At the main entrance of the park, in via Traiano
the hose-directed water fountain is covered with
light - coloured Trani/Colombino type stones.
Routes built with light-coloured Trani/

by emergency, removal and maintenance
vehicles.
The green and park spaces are equipped with
wooden or light-coloured concrete seats and
urban decorations. The turf is rich in seasonal
shrub species and middle to high trunk trees.

A foot and cycle bridge connects the
public square to Portello Park and to the
shopping area.
An automatic multi-door gate system with
pedestrian transit areas is located in Via

Le facciate saranno in parte ventilate con
finiture in fibro cemento, in parte con
rivestimento a cappotto di alto spessore,
mentre le parti non abitate, quali vele e
strutture di arredo architettonico, saranno
rasate con prodotti di alta qualità e
bassissimo spessore.
ATTICI, BALCONI, TERRAZZI
ROOF-TOP APARTMENTS, BALCONIES AND TERRACES
Pavimentazione per esterni in doghe di IPÈ
LAPACHO DECH o similare, composto da
doghe di dimensioni cm 9-10 in larghezza,
cm 80 in lunghezza, lavorate a doppia
scanalatura laterale. Parapetti con parti
in calcestruzzo trattato e parti rivestite in
vetro retrosmaltato, altri in cristallo.
SOTTOBALCONI
SOFFITS UNDER BALCONIES
Intonaco civile con coloritura come la
facciata.
FIORIERE SU TERRAZZI
PLANTERS ON TERRACES
Vasche prefabbricate in c.a. lavorate su disegno,
già predisposte con substrato vegetale, pronte
ad ospitare piante a medio fusto e, dove
previsto, sedute in cemento lavorato - come
da rappresentazione planimetrica.

INNER COURTYARD PLANTERS
In muratura con intonaco o rasature con
prodotti a basso spessore e copertine in
preverniciato di alluminio.
The façades will be partially ventilated
with fibre cement finishing coats and with
a high thick external insulation layer, while
the architectural structures and false fronts
will be finished with very low-thick high
quality products.
The external wood panel flooring by IPÈ
LAPACHO DECH or similar is made of both
sides double grooved panels 9-10 cm
width, 80 cm long. Parapets are made
with parts treated with concrete and other
coated with back enamelled glass or
crystal tiles/slabs.
Two-coat plaster with same colouring of the
façade.
Prefabricated fl owering stone planters made of
reinforced concrete and worked from drawings,
arranged with sieved peat for middle to high plant
stems and, where provided, casting concrete
seats - as per plan drawings presentation.
Masonry planters with plaster or finishing
coats made with low-thickness products
and pre-painted aluminium copings.

WINTER HANGING GARDENS
Dove previsto, in copertura degli edifici
saranno installate delle strutture vetrate
atte a creare spazi privati semi chiusi
tipo “giardini d’inverno”. Sarà previsto
il substrato vegetale per la eventuale
successiva piantumazione.
RECINZIONI PERIMETRALI
PERIMETER FENCES
Il perimetro dei giardini privati sarà realizzato
in parte con muri in c.a. rasato, sormontati da
pannello metallico elettrocolorato ed in parte
con grigliati atti a ricevere i rampicanti.

to the fi nal selection of the landscape architect.
Glass structures will be installed to cover
the buildings and create semi-closed private
spaces like ‘winter gardens’ arranged with
sieved peat for future planting out.
The perimeter of the private green spaces
will be partly realised with walls made of
finished reinforced concrete surmounted by
an electro-coloured metal panel and partly
by gratings for creepers.

COPERTURA PIANA
FLAT ROOF
Prefabbricata a base di bitume-elastomero e
di un’armatura in “non tessuto” di poliestere
a stabilità dimensionale controllata con fibre
minerali posizionate longitudinalmente. Ove
previsto verrà posato uno strato di coibente
termico. Il manto impermeabile avrà la
finitura ardesiata nelle parti in vista.
ISOLAMENTO ACUSTICO
ACOUSTIC INSULATION
Guaina per isolamento al rumore
(sottopavimento): l’isolamento acustico a
pavimento sarà realizzato mediante la posa
di materassini in polietilene espanso avente
caratteristiche isolanti tali da soddisfare la
Normativa Vigente.

In acciaio in vista sulle vele e sui

In muratura con intonaco e copertine in
alluminio inseriti nell’arredo architettonico
delle coperture.
Prefabricated elastomer bitumen-based
roof with a non woven polyester fabric
reinforcement for dimensional control
stability and mineral fi bres placed lengthwise.
A thermal insulation layer will be laid, where
required. The waterproof mantle/coat will
have a slate fi nish in the exposed parts.
Acoustic insulation sheath (below ground
level): the acoustic floor insulation will be
realised by laying polyethylene foam mats
in compliance with the law in force.
Steel soil pipes visible on the false fronts
and balconies.
Masonry chimneys with aluminium plaster
and copings integrated in the architectural
furnishing of the roofing structures.

AVVOLGIBILI
ROLLER SHUTTERS
I serramenti saranno completati da persiane
avvolgibili in alluminio, coibentate con
schiuma poliuretanica, colore grigio antracite
RAL 7022; saranno dotate di motorizzazione
elettrica.
SERRAMENTI PARTI COMUNI
WINDOWS AND DOORS FRAMES COMMON PARTS
I serramenti dei vani scala saranno realizzati
con profilati in alluminio a taglio termico
estrusi in lega di alluminio. I serramenti
esterni saranno verniciati con polveri per
esterno RAL 7022, monocolore, eseguite
secondo gli standard esecutivi di “Qualital”.
INFISSI ESTERNI
EXTERIOR WINDOWS AND DOORS FRAMES
Saranno SHÜCO in alluminio a taglio termico
con vetri basso emissivi secondo le norme
di contenimento dei consumi energetici per
la classe A degli edifici e predisposizione
delle zanzariere.
INFISSI SCALE
WINDOWS AND DOORS FRAMES FOR STAIRWAYS
In alluminio a taglio termico preverniciato
con vetri termici stratifi cati antisfondamento
- ad anta battente, saranno realizzati con
profi li SHÜCO AWS65; i serramenti con ante
scorrevoli saranno realizzati con profi li SHÜCO
ASS50. Nelle torri saranno tagliafuoco.
PORTE INTERNE A BATTENTE
INTERIOR HINGED DOORS
Le porte interne di primaria marca saranno
a battente con finitura a laccatura bianca.
Doors and windows frames will be furnished
with electric aluminium roller shutters
insulated with anthracite grey-coloured
polyurethane foam (RAL 7022).
The doors and windows frames of the
stairways will be made with aluminium
thermal cutting bars extruded in aluminium
alloy. Those external will be dust painted
with monocolour RAL 7022 in compliance
with ‘Qualital’ standard procedures.
By SCHÜCO the exterior aluminium thermal
cutting windows and doors frames with lowemittance
glasses and fly screen structures
in compliance with Class A building rules for
the containment of energy consumption.
By SCHÜCO both the aluminium or prepainted
thermal cutting bar frames with
shatterproof multi-layered thermal hinged
door glasses (AWS65 model) and the sliding
door frames (ASS50 model).
In the towers fi re-stop frames are provided.
Top quality white lacquered interior hinged
doors and finishes.
PORTONCINO D’INGRESSO
ENTRY DOOR
Portoncino blindato DIERRE con serratura a
doppia mandata cilindro europeo - classe
antieffrazione 3, che prevede l’utilizzo di
una doppia lamiera interposta tra i pannelli
di finitura.
PORTE INTERNE SCORREVOLI
INTERIOR SLIDING DOORS
Serramenti a scomparsa, tipo “Scrigno”,
formati da una apposita struttura in
carpenteria metallica rivestita con pannelli
a formare un’adeguata struttura tamburata
su entrambi i lati. Il “cassone” è invece
rivestito d’intonaco.
Gli spessori prevederanno l’alloggiamento
all’interno di una porta (modello anta
unica) o di due porte (modello anta doppia)
scorrevoli, rigide, a scomparsa; le finiture
saranno come le porte a battente.
Security door by DIERRE with double-bolt
European cylinder lock - certified burglar
proof in Class 3 with a double steel metal
sheet between the finishing panels.
‘Scrigno’ type metal frame structures,
covered with panels forming a doublepanelled
door, allow sliding doors to
disappear in the wall space. The door casing
is covered with plaster.
The thicknesses of the frame structure will
permit to a single or double sliding door to
disappear in the wall spaces. Finishes will
be like those of the hinged doors.

PAVIMENTI ZONA GIORNO - NOTTE
LIVING AND SLEEPING AREA FLOORING
Pavimento in legno incollato prefinito
essenza Iroko / Rovere: formato 90x600/950,
spessore 11 mm con parte nobile di 4 mm,
posato diritto, trattamento finale con vernici
protettive. In alternativa pavimento in
ceramica: Monocibel serie Cut, dimensioni
50x50, o similari.
PAVIMENTI BAGNI
TOILET FACILITY FLOORING
I pavimenti e i rivestimenti fi no ad altezza
di cm 210, in ceramica, saranno previsti
dei seguenti tipi: IMOLA GAISS 30x60 cm
con stuccature coordinate al colore delle
piastrelle; Atlas Concorde UP 30x60 cm con
stuccature coordinate.
In alternativa sono possibili materiali
equivalenti a scelta dell’acquirente per quelle
unità ancora da realizzare come fi nitura.
PAVIMENTI CUCINA
KITCHEN FLOORING
I pavimenti e i rivestimenti in piastrelle in
monocottura, fi no ad altezza di cm 180 per le
pareti attrezzate, saranno previsti dei seguenti
tipi: Atlas Concorde UP 30x60 cm con stuccatura
a tono o similari; in alternativa al rivestimento a
tutta parete sarà possibile avere la solo fascia
sopra al top della cucina in Marazzi sistema C
10x30 cm; tutti i pavimenti saranno dotati di
zoccolino in ceramica smaltata in abbinamento
ai pavimenti sopra indicati.
PAVIMENTI TERRAZZE E GIARDINI PENSILI
TERRACE AND ROOF GARDEN FLOORING
Pavimentazione per esterni in doghe di IPÈ
LAPACHO DECK sopraelevato o similare,
salvo le aree da piantumare.
First option: pre-defined glue down wood
floor planks, Iroko/Durmast wood texture:
format 90x600/950, thickness 11 mm with
4mm hardwood planks installed straight
and final protective paint finishes. Second
option: 50x50 tiled floor Monocibel Cut
series or similar.
The tiled coverings and fl oors up to 210 cm
in height are supplied as follows: 30x60 cm
IMOLA GAISS type with fi llings matching the
colour of the tiles; 30x60 cm Atlas Concorde
UP type with fi llings matching the colour of
the tiles.
Other similar materials can be supplied at
buyer’s choice for those units that still have
to be realised as fi nishes.
The single-fi red fl oor and wall covering tiles,
up to 180 cm in height are supplied as follows:
30x60 Atlas Concorde UP type with fi llings
matching the colour of the tiles or similar;
instead of using full-height wall covering tiles it
is possible to cover the wall just at the height of
the kitchen top (10x30 cm Marazzi C system);
all fl oors will be equipped with a glazed ceramic
skirting board matching the above mentioned
fl oors.

Grazie alla partnership tra Parco Vittoria e
Rossana Cucine, gli acquirenti di monolocali
e bilocali avranno una cucina arredata inclusa
nel prezzo di acquisto dell’immobile.

Concorde UP 30x60 cm con stuccatura a tono
o similari; nelle cucine aperte sui soggiorni è
prevista solo la fascia sopra al top della cucina
in Marazzi sistema C 10x30 cm; sono possibili
scelte similari con altri materiali ceramici di
uguale pregio e qualità.
Sono esclusi tutti i decori e i pezzi speciali dei
rivestimenti.
RIVESTIMENTI ZOCCOLINO
SKIRTING BOARD COVERINGS
In legno del colore dell’essenza del relativo parquet
e in ceramica dove previsto tale pavimento.
RIVESTIMENTI SOFFITTI
CEILING COVERINGS
Nelle unità abitative saranno controsoffi ttati i
bagni, i disimpegni contenenti i deumidifi catori,
mediante l’utilizzo di lastre in cartongesso con
botola di accesso agli impianti.
Thanks to the partnership between Parco
Vittoria and Rossana Kitchens, buyers of one or
two roomed fl ats will have a furnished Rossana
Kitchen included in the price.
Plaster finishing for the painting phase.
Tiled coverings up to 210/220 cm in height
matching the tiled fl oors as mentioned above.
Single-fi red wall covering tiles up to 180 cm in
height will be supplied in the closed kitchens
as follows: 30x60 cm Atlas Concorde UP type

L’intero complesso sarà dotato di pannelli
fotovoltaici installati in copertura dei fabbricati
e ubicati in aree comuni al fi ne di evitare
servitù di passaggio in aree private. Tale
impianto consentirà la re-immissione in rete
dell’energia prodotta con il benefi cio del
recupero economico su quella utilizzata nelle
parti comuni.
DOMOTICA
HOME AUTOMATION
Realizzazione di impianto domotico per il
controllo dell’impianto antitrusione e comando
con scenari per la motorizzazione delle
tapparelle elettriche. La centralina è predisposta
per essere collegata ad altri terminali tramite
rete wireless; i terminali possono essere adattati
alle più svariate esigenze.

Apparecchi Ideal Standard serie 21. Vasca
in resina dim. 170x70, con pannellatura di
chiusura e predisposizione per impianto
idromassaggio. Rubinetterie Grohe Essence

The whole building complex will be equipped
with photovoltaic panels installed on the roofs
of the residential buildings and located in
common areas to avoid right of ways in private
areas. Such system capturing and carrying
the energy in the network system allows a
recovery of the energy used in the common
parts.
Construction of a domotic system for controlling
the anti-intrusion alarm system and remote
control with usage scenarios for the automation
of electric rolling shutters. The control panel
can be connected to other terminals through a
wireless network. Terminals can be adapted to
any possible user’s need.

IMPIANTO SANITARIO
SANITARY FIXTURES
L’impianto di distribuzione dei circuiti di acqua
calda e fredda sanitaria, sottotraccia, sarà
in multistrato rivestito in materiale isolante
conforme alle Normative Vigenti in materia.
La produzione dell’acqua calda sanitaria
avverrà in modo centralizzato, attraverso uno
scambiatore allacciato alla rete del complesso
Parco Vittoria ed alle pompe di calore per
il recupero dell’energia termica. La rete di
scarico sarà in tubazioni di polipropilene rigido
ad alta densità, secondo la Normativa Vigente
in materia di isolamento acustico.
IMPIANTO DI RISCALDAMENTO
HEATING SYSTEM
L’impianto di riscaldamento sarà del tipo
centralizzato e distribuito in teleriscaldamento
di comprensorio dalla centrale termica
principale alle sottocentrali dei singoli edifi ci; le
unità abitative saranno dotate di contabilizzatori
autonomi. La diffusione del calore negli
appartamenti avverrà attraverso pannelli radianti
a pavimento; nei servizi igienici la diffusione del
calore sarà garantita da scaldasalviette a parete
dotate di valvola termostatica.
La termoregolazione dell’unità abitativa avverrà
tramite un unico cronotermostato ambiente,
programmabile dall’utente.
IMPIANTO DI RAFFRESCAMENTO
COOLING SYSTEM
Raffrescamento di tipo centralizzato attraverso
i pannelli radianti e sistema di deumidifi cazione
con ventilconvettore canalizzato. Il comando e
la gestione sono gestiti dal cronotermostato
ambiente.
IMPIANTO ELETTRICO APPARTAMENTI
RESIDENTIAL UNIT ELECTRICAL SYSTEM
Videocitofono con terminale a colori.
Antenna TV - Terrestre/Satellitare.
L’impianto comprenderà forza motrice ed
illuminazione, sarà impostato secondo le
normative CEI. Per la realizzazione dell’impianto,
che sarà totalmente incassato, verranno
impiegate apparecchiature di primaria marca
ABB; per gli interruttori e le prese saranno
previsti frutti e placche ABB con colore a scelta
del progettista.
Predisposizione Home Theatre.
The buried domestic hot/cold water distribution
system will be covered by a multilayered
insulating material in compliance with heat
dispersion regulations in force.
Central domestic hot water production will be
distributed by a heat exchanger connected to
the network system of Parco Vittoria building
complex and to heating pumps, to guarantee
thermal energy recovery. The drainwater
network system made of rigid high-density
polypropylene pipelines complies with soundproofi
ng regulations in force.
The central heating system will be distributed
through a district heating network by the main
thermal power plant to the sub-plants of each
single building; the residential units will be
equipped with independent systems measuring
the heat consumption. The diffusion of heat in
the apartments will be possible through radiant
fl oor panels; in the toilet facilities the diffusion
of heat will be guaranteed by wall-mount towel
warmers equipped with thermostatic valves.
A central heating timer programmed by the
user thermoregulates the environment in the
residential units.
The central cooling system is distributed
through radiant panels and a dehumidifi cation
system with duct fan convectors. A central

Colour video intercom.
Satellite and terrestrial antenna systems.
The electrical system will include emf (electric
motive force) and lighting according to CEI
regulations. Top quality ABB electric equipment
to realize the recessed electrical system; for
what concerns switches and sockets, coloured
power and switching units will be furnished and
chosen by ABB interior designers.
