The <strong>rental</strong> <strong>contract</strong> is a written or oral agreement that establishes or modifies<br />
the terms and conditions concerning the use and occupancy of a flat, office,<br />
house and its premises.<br />
It is recommended to seal the <strong>contract</strong> and any further agreement in written<br />
form.<br />
Once the <strong>contract</strong> is signed it is binding. Only sign <strong>contract</strong>s that you<br />
understand!<br />
Make sure the correct size of the flat is written down in the <strong>contract</strong>.<br />
What are the additional costs? Make sure these are included in the <strong>contract</strong>!<br />
Is an oven or a kitchen included in the <strong>contract</strong>? If so you might have a claim to<br />
it being replaced if the oven/kitchen breaks down.<br />
Do not make any payments without any reason. Make payments only against<br />
receipt!<br />
Be careful about taking over furnishing. It might be bulk trash. Make sure the<br />
furniture is in good condition during the first view of the flat.<br />
Be careful about temporary <strong>contract</strong>s. You cannot terminate the <strong>contract</strong> early<br />
and after the fixed period you will have to leave the flat.<br />
The landlord can forbid you to have a dog or a big pet in the flat and you would<br />
need a separate permission to have one. For pets like small birds, fish, rabbits<br />
and cats you do not need a permission.
