The development comprises of up to 1,000<br />
homes, together with landscaped squares, a<br />
community centre and commercial units. It is<br />
being delivered over six phases: construction<br />
of Phase 1 started in 2007 and was completed<br />
in 2009 with the first 162 homes released<br />
for sale. Construction of Phase 2 is currently<br />
underway for a further 195 homes and a the<br />
City of York Council resolved to grant planning<br />
permission for the remaining four phases in<br />
December 2015.<br />
Understanding environmental impacts<br />
and constraints was a key component of<br />
this project. To this end, Waterman were<br />
commissioned to prepare a series of<br />
environmental reports to accompany the<br />
original outline planning application in 2002,<br />
followed by subsequent revised submissions in<br />
2005 and 2007, and more recently, a revised<br />
Masterplan Planning Submission in 2015.<br />
The reports included an Environmental Impact<br />
Assessment and Sustainability Statement and<br />
preparation of technical reports in relation to<br />
ground conditions, noise, air quality, ecology,<br />
flood risk and drainage. Key issues in relation<br />
to these technical studies included the<br />
contamination present as a result of the former<br />
uses of the site; noise and air quality issues<br />
associated with the Stonebow – a busy road<br />
adjacent to the site; the ecological value of<br />
the site and surrounds, in particular the Foss<br />
Islands Nature Reserve and River Foss which<br />
are known to support otters; and the history of<br />
flooding within York.<br />
Our team also provided landscape design<br />
services for the redevelopment and we are<br />
currently engaged in the detailed drainage<br />
design for Phases 3 to 6, in addition to<br />
developing management plans to enable<br />
environmental risks to be minimised during<br />
construction.<br />
