SOUTH MIDDLETON TOWNSHIP PLANNING COMMISSION<br />

JULY <strong>21</strong>, <strong>2009</strong><br />

PRESENT: TROY TRUAX, TONY GONZALEZ, TOM HOUF, HOWARD ROSE<br />

PHYLLIS GIVLER – PLANNING COMMISSION, Tim Duerr – Zoning Officer, Brian O’Neill<br />

– Engineer, La Donna Miller – Recording Secretary, Rob Frey, Steve Tiley, Doug & Helen Gale,<br />

Bob Beers, Jeff Ernico<br />

ABSENT: Duff Manweiler<br />

The meeting was called to order at 7:00 pm by Chairman Truax.<br />

Phyllis made a motion to approve the minutes. Tom seconded, & the vote in favor was<br />

unanimous.<br />

There was no public input.<br />

#06-25 TRAMMEL CROW (SPARKS TRACT) – Final Subdivision<br />

This plan was tabled.<br />

#07-04 LIMESTONE CREEK, PHASE 1 – Final Subdivision & Land Development:<br />

Steve Tiley presented this plan. The applicant proposes to construct the first 44 of 186 new lots<br />

on 100 acres along <strong>South</strong> Spring Garden Street. The 100 acres includes approximately 13 acres<br />

along the Letort Spring Run. Of those 13 acres, there will be 1 lot for the existing house of<br />

approximately 1.62 acres, and the remaining area of 11.26 will remain as open space/recreation<br />

area. Discussion on the new phasing schedule took place with Planning Commission stating the<br />

applicant will need to convince the Board of Supervisors of the phase schedule change.<br />

There was no public comment.<br />

Phyllis made a motion to recommend approval of plan #07-04 subject to staff comments.<br />

Howard seconded and the roll call vote was unanimous.<br />

#08-11 SPARKS TRACT, LOTS 2 & 3 (TRAMMEL CROW) – Final Land<br />

Development<br />

This plan was tabled.<br />

#08-22 ST. PATRICK CATHOLIC CHURCH ACTIVITY CENTER – Final Land<br />

Development<br />

#09-05C NEW CINGULAR WIRELESS, PCS d/b/a AT&T Mobility c/o Bechtel<br />

Telecommunications – Conditional Use<br />

Jeff Ernico presented this conditional use. The applicant is proposing to construct additional<br />

antennas on an existing telecommunications tower in the AC (Agricultural and Conservation)<br />

Zoning District. The property is located at 420 W. First Street, Boiling Springs, PA. Planning<br />

Commission stated their approval of co-locating on an existing tower.<br />

There was no public comment.<br />

Tom made a motion to recommend approval of conditional use #09-05C. Phyllis seconded and<br />

the roll call vote was unanimous.<br />
