UNDERSTANDING YOUR SERVICE
CHARGE STATEMENT
The information in this part of the
1 Statement tells you the financial
year the Service Charge relates to. It also
provides details of the scheme name and
unique information relating to you, the
property, estate and scheme.
Apportionment of service charge
2
– this details how the costs for
services and repairs are shared out to
properties on the scheme. In this example,
the costs are shared out according to floor
space. The total floor space for all the
properties in the scheme is 100.04 square
metres. The floor space of the resident’s
property is 2.1 square metres. To calculate
their share of the scheme costs for the
year, the scheme costs are divided by
100.4 then multiplied by 2.1.
These are services and repairs,
3
provided to the estate your scheme
and property belong to. If your scheme has
no estate services, then this section will
not appear on your statement.
These are the services and
4
repairs provided to your scheme.
The services on your statement may be
different to the example shown.
The services here are payable by
5 homeowners only. If you are a
tenant, these costs may be included within
your rent and they will not appear on your
statement.
These are the administration
6
and accounting costs involved in
providing services and repairs. On the
majority of schemes the cost of providing
heating, lighting and buildings insurance
are not included in the calculation of
management fees.
These are the estimated costs of
7
services and repairs to your estate
or scheme. They were included within the
Annual Service Charge Estimate sent in
February each year.
These are the actual costs of
8
services and repairs to your estate
or scheme.
9
This is your share of actual costs of
services provided to the scheme.
This is your share of the actual
10
costs shown as a weekly or monthly
amount.
This amount will tell you if there is
11
a deficit or surplus for the financial
year. If there is a surplus then the cost is
less than what we have estimated for the
year. If the actual costs have exceeded
our estimates then this will be shown as a
deficit. This example has a deficit.
