REVERSIONARY POTENTIAL<br />
Under the review provisions of the lease, we are of the opinion the property has a<br />

We have been instructed to seek offers in excess of £8.76 million (Eight Million<br />
Seven Hundred and Sixty Thousands Pounds) subject to contract and exclusive<br />
of VAT, for the benefit of our client’s freehold interest in the property. An acquisition<br />
at this level will show a purchaser a net initial yield of 7.25% assuming standard<br />

ERV, the net reversionary yield in June 2009 is 7.75% and an equivalent yield of<br />
