Foreword<br />

Welcome to the <strong>Hyde</strong> <strong>New</strong> <strong>Homes</strong> <strong>Annual</strong> <strong>Review</strong> which I hope you will<br />

find interesting.<br />

It’s been a year of change at The <strong>Hyde</strong> Group, but we’re now more integrated<br />

as a business than we’ve ever been, and our financial health is robust.<br />

<strong>Housing</strong> associations in England, however, face many unprecedented<br />

challenges. Low levels of government investment (grant) means that <strong>Hyde</strong><br />

needs to develop more homes for sale, to create more surplus for investment<br />

into our business so we are able to continue to make a lasting difference,<br />

both in homes and in value added services, for our residents.<br />

<strong>Hyde</strong> <strong>New</strong> <strong>Homes</strong> continues to assist people get onto the housing ladder as<br />

interest in Shared Ownership soars. This is, for many people, the only way of<br />

acquiring their first home. This year it has been particularly exciting for us to<br />

work on regeneration sites such as Bermondsey Spa in south London, and<br />

Packington Square in north London, creating homes people want to live in,<br />

in areas of the capital that are becoming increasingly desirable.The property<br />

market is buoyant, with huge demand in London, in particular, as property<br />

values continue to grow.<br />

This year we celebrate our 10th anniversary and our award winning team is<br />

more focused than ever on delivering exceptional customer service. We’ve<br />

been innovative, using our expertise and reputation in the Shared Ownership<br />

market, to offer our sales service to other housing associations. This has<br />

resulted in <strong>Hyde</strong> <strong>New</strong> <strong>Homes</strong> adding fees it has earned from these activities,<br />

to boost <strong>Hyde</strong>’s surplus pot for the year.<br />

Thank you to the <strong>Hyde</strong> <strong>New</strong> <strong>Homes</strong> team and other teams within <strong>Hyde</strong> for<br />

their commitment to customer service. This review is a tribute to your sterling<br />

work delivered in a challenging economic climate.<br />

This review has been produced to provide<br />

information to the <strong>Hyde</strong> Group and all<br />

stakeholders on the <strong>Hyde</strong> <strong>New</strong> <strong>Homes</strong> activity<br />

which took place during the financial year ending<br />

31 March 20<strong>12</strong>.<br />

This review contains information on Marketing<br />

Activity, Shared Ownership and Open Market<br />

Sale, Intermediate Market Rent and After<br />

Sales Activity.<br />

After Sales<br />

The After Sales team provides an end to end<br />

marketing and sales service to assist existing<br />

shared owners to sell or purchase further<br />

shares in their home. This service provides<br />

flexibility and mobility for shared owners and<br />

also ensures <strong>Hyde</strong> maintains its affordable stock<br />

and financially benefits from staircasing receipts<br />

for future investments. The team also markets<br />

and sells Retirement <strong>Housing</strong> for Sale, Mortgage<br />

Rescue and Repossessions.<br />

Intermediate Market Rent<br />

The Rentals team manages the re-letting and<br />

tenancies of the Intermediate Market Rent<br />

properties (IMR) and also the market rent<br />

properties for <strong>Hyde</strong> Vale.<br />

The Intermediate market rent properties<br />

are let at 80% of open market rent to assist<br />

people on lower incomes and those who are<br />

unable to afford private market rents or access<br />

social housing. The team carry out marketing,<br />

viewings, property and void inspections.<br />

The team also manages anti social behaviour<br />

issues and deals with evictions.<br />

In <strong>2011</strong>/<strong>12</strong> the team has let 104 relets and<br />

30 new build properties, an annual total of<br />

134 lettings.<br />

The average void period across the 134 lettings<br />

was 2.8 weeks, a reduction from the previous<br />

year which was 3.39 weeks.<br />

Resales<br />

The secondary market has seen a large increase<br />

in the volume of enquiries, valuations, marketing<br />

and sales this year. Despite the continued<br />

challenging market conditions and the impact of<br />

negative equity in some areas, the team sold<br />

88 properties to first-time buyers assisting them<br />

to get that first foot on the housing ladder.<br />

This is an increase of 28 properties from the<br />

previous year.<br />

Feedback from our customers has told us that<br />

the main reason shared owners sell their home<br />

is that their circumstances have changed; that<br />

they need to move to a larger property as they<br />

have had children; that they have gone through<br />

a relationship breakdown or they are relocating<br />

due to a new job.<br />

This service is essential to give our shared<br />

owners the opportunity to move on and ensure<br />

mobility within the sector.<br />

Average Household Income: £21,324<br />

Average Household Age: 29<br />

Staircasing<br />

The team completed 43 staircasing sales this<br />

year. Of these, 24 households staircased to<br />

100% and stayed in the property, 15 households<br />

staircased to 100% and simultaneously sold on<br />

the open market and four households<br />

part-staircased.<br />

Out of the 43 sales the average time that buyers<br />

remained shared owners prior to staircasing was<br />

8.2 years.<br />

Repossessions<br />

During this financial year, 11 shared ownership<br />

properties were repossessed by the lender.<br />

This is an increase of one property from last<br />

year. The After Sales team is working with<br />

lenders at an early stage to ensure that as many<br />

options as possible are considered to avoid<br />

repossession. We have been successful in<br />

negotiating and selling properties on the verge<br />

of being repossessed with the lender’s consent.<br />

This has ensured that the property is kept within<br />

affordable housing. At a time that repossessions<br />

generally have increased, <strong>Hyde</strong> has not seen a<br />

significant increase due to the early intervention<br />

methods and specialism of the team.<br />

Mortgage Rescue<br />

<strong>Hyde</strong> is committed to supporting the<br />

Government’s mortgage rescue scheme.<br />

The scheme provides essential support to<br />

vulnerable homeowners struggling to maintain<br />

their mortgage payments and on the verge of<br />

repossession. <strong>Hyde</strong> purchases the property<br />

from vulnerable homeowners and allows them<br />

to remain in the property by renting it to them<br />

at an affordable rent. The After Sales team<br />

completed 15 mortgage rescue sales this year<br />

which has enabled 15 families to stay in their<br />

home, alleviating the stress of threatened<br />

repossession.<br />

Retirement <strong>Housing</strong> for Sale<br />

The team sold <strong>12</strong> Retirement <strong>Housing</strong> for Sale<br />

properties in London and Kent this year.<br />

These properties are very popular with older<br />

people needing a secure and supportive home in<br />

which to live in their later years.<br />

Lease Extensions<br />

The After Sales team administered 10 lease<br />

extensions enabling leaseholders to extend the<br />

term of their lease by an additional 90 years.<br />

This assisted with re-mortgaging or selling the<br />

property on the open market. Lenders are<br />

increasingly resistant to lend on properties<br />

with a short lease.<br />

questionnaire is available on-line for<br />

customers to complete and to receive<br />

a £10 ‘Love2Shop’ voucher.<br />

Recommend a Friend<br />

Buyers are encouraged to spread the<br />

news about the <strong>Hyde</strong> <strong>New</strong> <strong>Homes</strong> shared<br />

ownership scheme and for every successful<br />

recommendation they receive £250 to<br />

‘We spent years in grotty student<br />

accommodation and didn’t want our<br />

first home together to be depressing’<br />

Bethan and Tom bought a two bedroom apartment at Patrick Court.<br />

They had been looking for somewhere to live for quite a while. They<br />

realised that the only properties that were within their price range<br />

were the ones that were in need of updating.<br />

‘This is estate agent speak for ‘totally<br />

dilapidated’, these are properties that not even a<br />

student would want to live in.<br />

‘We had both spent years in grotty student<br />

accommodation and didn’t want our first home<br />

together to be depressing.<br />

‘We registered on the First Steps website, after<br />

attending the new homes show. We looked at<br />

a few properties before settling on this one. We<br />

were attracted by the really big rooms and the<br />

location. We are minutes from the South Bank,<br />

The Tate and Borough Market. We didn’t want to<br />

commute into London because we are not too<br />

good in the morning and the thought of a twohour<br />

journey into work was a bit much!<br />

‘We are amazed at how quiet the area is,<br />

considering we are minutes from central London.<br />

‘Tom was living at home in Surrey with his<br />

parents and I was living in Kennington with my<br />

sister. We can now both walk to work which<br />

saves us lots of money, and we are considering<br />

getting rid of our car once we have finished the<br />

endless trips to IKEA to furnish our new home.<br />

‘We did look into renting in this area, and to rent<br />

a similar apartment would cost about £2,000 per<br />

month. Our mortgage, rent and service charge<br />

comes to just £1,200 making it much cheaper for<br />

us to buy!<br />

“One minute I was casually<br />

asking my Dad about whether he<br />

thought it was a good idea, the<br />

next minute I was moving in!“<br />

Media executive Hannah Jones moved into Casterbridge House in<br />

September <strong>2011</strong>. She went from living with her parents to owning her<br />

new home in Dartford in just a few weeks.<br />

Hannah had spent three years at university in<br />

Bournemouth and wasn’t really adjusting to living<br />

back at home again. ‘I was very lucky and got a<br />

job straight from university but the hours are very<br />

long and I was feeling guilty about disturbing my<br />

parents. I often didn’t get in from work until 10pm<br />

and then I was out of the house again by 7am.<br />

Michelle and Barry lived in a <strong>Housing</strong> Association rented flat in East<br />

Dulwich for over 20 years. They started saving towards buying a<br />

“We did have a bit of trouble<br />

adjusting to having stairs after<br />

living in a ground floor flat.<br />

Angela, Jason and Gene were renting a two bedroom flat in Milton<br />

Keynes before they moved into their new home at Oakgrove.<br />

‘We had planned to move to a better area near<br />

to a good school, and we always wanted a<br />

garden. Things were a little cramped as I used<br />

the second bedroom in our flat as an office to<br />

prepare my lesson plans. Jason stored a lot of<br />

his gardening tools in the flat as it was more<br />

secure. It was the day when I came home to<br />

find a cement mixer in the hall that made up my<br />

mind that we should move!<br />

‘We looked around on the open market for a<br />

while, got rather depressed and then saw that<br />

houses were being built in Oakgrove through the<br />

Shared Ownership scheme.<br />

‘We applied through Catalyst <strong>Housing</strong>,<br />

the <strong>Housing</strong> Association responsible for<br />

administering applications from buyers in<br />

Buckinghamshire and we were given the details<br />

to contact <strong>Hyde</strong> <strong>New</strong> <strong>Homes</strong>. We were eligible<br />

to apply as we were in <strong>Housing</strong> Association<br />

rented accommodation and if we vacated<br />

we would be taking a family off the <strong>Housing</strong><br />

waiting list.<br />

‘We had a financial interview to check that we<br />

could afford to have a life and pay the mortgage!<br />

The ironic thing is that we are only paying about<br />

£200 more a month for our three bedroom<br />

house than we were for our flat.<br />

‘Gene doesn’t really like change but even he said<br />

that he loves living in this house. I think he is<br />

relieved that he has his own space for toys and<br />

is not competing with his Daddy’s shovels.<br />

I work in a local school part time, and the rest<br />

of the time I can go for walks in the countryside<br />

with Gene and we can walk into Milton Keynes<br />

village for our shopping.’<br />

“I feel really settled now and I’m<br />

only paying what most people<br />

would pay to rent a studio flat in<br />

this area!”<br />

School administrator Alison, 34, moved into her two bedroom<br />

apartment in Deptford in March <strong>2011</strong>. Alison had been renting since<br />

returning from travelling, but decided to move back in with her<br />

parents to save for a deposit.<br />

‘I wanted to find a home somewhere close<br />

to where I work in Bermondsey. I looked on<br />

the open market for a while and couldn’t find<br />

anything that had a roof within my price range!<br />

I had been looking for about two years when<br />

boxes for location, and size; I was sure I would<br />

have to settle for a one bedroom or a studio<br />

the whole process was very speedy; the<br />

current owners were moving into rented<br />

accommodation. This just left my mortgage<br />

and legal work to arrange; I must admit I had<br />

no clue how to go about buying a property, but<br />

the resales team were brilliant and were always<br />

on hand to answer my questions. The whole<br />

thing took about three months from viewing to<br />

moving in.<br />

‘It is nice to have my own space! I can walk<br />

into Greenwich in half an hour along the river<br />

and I love the fact I can park my car outside the<br />

development, not five miles away. I work nearby<br />

in Bermondsey, so the commute time is really<br />

short. The public transport links into central<br />

London are also very good if I fancy a wild<br />

night out!<br />

‘The flat itself is spacious and light. I feel really<br />

settled now and I’m only paying what most<br />

people would pay to rent a studio flat in this<br />

area! Shared Ownership is a great way of<br />

allowing ordinary people to live in areas that they<br />
