When Bruce Langson says<br />

developing property in <strong>Las</strong><br />

<strong>Vegas</strong> is a family affair, he<br />

means it.<br />

Langson, a native <strong>Las</strong><br />

Vegan with 38 years of construction<br />

and development<br />

experience, may be the<br />

president of Langston Development,<br />

responsible for<br />

overseeing everything from<br />

operations to design. But<br />

he’s only part owner.<br />

“There are four owners<br />

— my wife Cathy,<br />

my son Ryan and my<br />

daughter Nicole Terry,”<br />

he said proudly.<br />

And building, it seems,<br />

is in Langson’s blood. “My<br />

grandfather was a builder<br />

and my father was a builder<br />

in <strong>Las</strong> <strong>Vegas</strong>,” he said.<br />

In fact, when it comes to<br />

naming the person most<br />

influential in his own life,<br />

Langson is quick to credit<br />

his father. “As a teenager<br />

he allowed me to sit in on<br />

meetings and that’s where I<br />

learned how to put together<br />

a subdivision and all about<br />

lending,” he remembered.<br />

Langson Development is<br />

building <strong>Las</strong> <strong>Vegas</strong> Central,<br />

a $1 billion, 1,000-home luxury<br />

high-rise condominium<br />

project that will include more<br />

than 100,000 square feet of<br />

shopping and dining.<br />

Amazingly, it requires demolishing<br />

apartments built<br />

by Langston’s father more<br />

than 40 years ago — the<br />

Kona Loha apartments on<br />

Sierra Vista Drive — as<br />

part of the undertaking. “I<br />

was a laborer on that project!”<br />

he said.<br />

Langson said developing<br />

property has been a profitable<br />

family business because<br />

it is one of life’s three necessities.<br />

“There’s food, clothing<br />

and housing. It’s not a fad<br />

thing. We’ve just stayed with<br />

the basics.”<br />

Susan Wincn is an expert<br />

in the art of negotiation.<br />

IN her position as vice president<br />

of EJM Development<br />

Co.’s Nevada properties, her<br />

job makes her responsible<br />

for negotiating all leases and<br />

proposals for the city’s thirdlargest<br />

commercial real estate<br />

developer.<br />

In addition, she oversees<br />

the property and<br />

facility management<br />

departments, develops<br />

tenant retention<br />

practices and represents<br />

the company in<br />

the public sector.<br />

EJM is privately owned<br />

and headquartered in Los<br />

Angeles with a portfolio in<br />

excess of 10 million square<br />

feet of industrial property in<br />

California, Nevada, Arizona,<br />

Utah and New Mexico.<br />

EJM is developing the Arroyo,<br />

a master-planned business<br />

park located off I-215<br />

between Rainbow and Buffalo<br />

drives that will accommodate<br />

4.5 million square<br />

feet of industrial, office and<br />

retail space.<br />

With more than 12 years of<br />

experience at EJM, Wincn<br />

stands behind major projects<br />

including Arrowhead Commerce<br />

Center, Spencer Helm<br />

Business Center, Warm<br />

Springs Business Center and<br />

Century Park. Since she<br />

opened the Nevada operations<br />

of EJM in 1994, the local<br />

staff has grown from one<br />

to 20 employees.<br />

Before joining EJM, Wincn<br />

spent many years living in<br />

Europe as well as multiple locations<br />

within the U.S. where<br />

she worked in a variety of real<br />

estate-related disciplines.<br />

After relocating to <strong>Las</strong><br />

<strong>Vegas</strong>, Wincn worked for<br />

CB Commercial in their industrial<br />

division. She then<br />

joined EJM.<br />
