1.0 Introduction
1.1 This Rent Collection Strategy creates a framework for the
effective/efficient collection of current and former tenant rent arrears.
1.2 The strategy embraces the Association’s vision to be :
“A provider of choice offering a wide range of housing and related
services for the whole community with a focus on low cost housing
solutions for people in the greatest need”.
1.3 It also fits neatly with the Association Mission:
“To listen, demonstrate that we care and work hard and effectively
every day to achieve excellence in all that we do”.
1.4 Through the implementation of the Strategy, the Association aims to:
Provide a high performing rent service by maximising rental income
and reduce rent arrears year on year.
Have professional, highly trained employees who understand and
appreciate the demands on our tenants and can identify special needs
requirements.
Attain top quartile performance within the G8 Benchmarking Group and
other Associations in our peer group.
Improve the performance of our tenants owing 13 weeks rent and
more.
Maximise income and prevent arrears.
Sustain tenancies and stop the repeat cycle of homelessness.
Reduce the number of Notice of Proceedings being served.
Be innovative and cost effective in our service delivery.
Reduce the number of evictions.
Work closely with other agencies to help alleviate debt.
Consider shared services.
Consider our equality and diversity policy at all times.
Promote work with the voluntary sectors to support tenants at times of
difficulty.
Ensure/develop clear lines of responsibility and accountability at each
stage of an arrears case.
Ensure speedy posting of all transactions to rent accounts.
1.5 This Strategy should be considered in conjunction with: The Rent Arrears
Recovery Procedure and the Equality & Diversity Policy.
