1.0 Introduction<br />

1.1 This <strong>Rent</strong> <strong>Collection</strong> <strong>Strategy</strong> creates a framework for the<br />

effective/efficient collection of current and former tenant rent arrears.<br />

1.2 The strategy embraces the <strong>Association</strong>’s vision to be :<br />

“A provider of choice offering a wide range of housing and related<br />

services for the whole community with a focus on low cost housing<br />

solutions for people in the greatest need”.<br />

1.3 It also fits neatly with the <strong>Association</strong> Mission:<br />

“To listen, demonstrate that we care and work hard and effectively<br />

every day to achieve excellence in all that we do”.<br />

1.4 Through the implementation of the <strong>Strategy</strong>, the <strong>Association</strong> aims to:<br />

Provide a high performing rent service by maximising rental income<br />

and reduce rent arrears year on year.<br />

Have professional, highly trained employees who understand and<br />

appreciate the demands on our tenants and can identify special needs<br />

requirements.<br />

Attain top quartile performance within the G8 Benchmarking Group and<br />

other <strong>Association</strong>s in our peer group.<br />

Improve the performance of our tenants owing 13 weeks rent and<br />

more.<br />

Maximise income and prevent arrears.<br />

Sustain tenancies and stop the repeat cycle of homelessness.<br />

Reduce the number of Notice of Proceedings being served.<br />

Be innovative and cost effective in our service delivery.<br />

Reduce the number of evictions.<br />

Work closely with other agencies to help alleviate debt.<br />

Consider shared services.<br />

Consider our equality and diversity policy at all times.<br />

Promote work with the voluntary sectors to support tenants at times of<br />

difficulty.<br />

Ensure/develop clear lines of responsibility and accountability at each<br />

stage of an arrears case.<br />

Ensure speedy posting of all transactions to rent accounts.<br />

1.5 This <strong>Strategy</strong> should be considered in conjunction with: The <strong>Rent</strong> Arrears<br />

Recovery Procedure and the Equality & Diversity Policy.<br />
