Wednesday, April 25, 2012 On the <strong>Farm</strong> 9 Divide County land rental rates reaching upwards of $30 Through the years, one of the common requests for information from the Extension office has been on current or average cash rental rates for cropland, pastureland and hayland. The primary source of this data comes from the North Dakota Field office of USDA’s National Agricultural Statistics Service. They conduct an annual survey of farmers and ranchers to obtain average rental rates and the value of rented land on a county basis. The results of this survey were just recently released for 2012. Approximately 4,600 North Dakota agricultural producers were contacted for this survey with more than 2,950 reports collected out of which about 2,150 contained useable data. For Divide County the current average rental rate for non-irrigated County Agent By Keith Brown cropland based on the reports received is $33.40 per acre. The most frequently reported rental rate is $30.00 per acre with the minimum rent being reported at $25.00 per acre and the maximum rent at $60.00 per acre. The minimum and maximum values show the range of reported local average data in each county. For comparison, the average Divide County rental rate reported for non-irrigated cropland in 2011 was $33.00 per acre with a range of $24.00 to $45.00 per acre. The most frequent rental rate reported was $30.00 per acre, the same as 2012. The average cropland rental rate for the past 5 years is $30.50 per acre. For non-irrigated pastureland, the current average rental rate for Divide County is $10.20 per acre. The most frequently reported rental rate is $10.00 per acre with a range in reported rental rates from $5.00 to $15.00 per acre. In 2010, the average non-irrigated pastureland rental rate was $11.00 per acre. The most frequently reported rate was $10.00 with a range in reported rental rates of $5.50 to $22.00 per acre. The average pastureland rental rate over the past 5 years is $9.50 per acre. Non-irrigated hayland rental rates are broken down into 3 different categories. The first is alfalfa and alfalfagrass mixtures to be cut for hay. The second is other tame hay excluding grain hay, and the third is wild or prairie grass to be cut for hay. For Divide County, the current average rental rates for the various classes of hayland are $20.10 per acre for alfalfa and alfalfa-grass mixtures, $14.10 per acre for tame hay, and $11.20 per acre for wild or prairie grass. However, discretion is advised when using the Divide County hayland rental rate data due to the limited number of reports. For comparison, the average hayland rental rates for Divide County in 2010 were $24.70 per acre for alfalfa and alfalfa-grass mixtures, $18.40 per acre for tame hay, and $13.30 per acre for wild or prairie grass. As I know we have some individuals who also either own or farm land in Burke or Williams counties, there may be some interest in the current average rental rates for those counties as well. As with Divide County these rental rates are based on nonirrigated acres. For Burke County, the current average cropland rental rate is $32.80 per acre. The range in cropland rental rates is from $25.00 to $45.00 per acre with $35.00 per acre being the most frequently reported rental rate. For pastureland, the current average rental rate is $10.50 per acre. For hayland, the current average rental rates are $20.60 for alfalfa and alfalfa-grass mixtures, $13.90 per acre for tame hay, and $12.00 per acre or wild or prairie grass. For Williams County, the current average cropland rental rate is $32.30 per acre. The range in cropland rental rates is from $20.00 to $50.00 per acre with the most frequently reported rental rate being $30.00 per acre. For pastureland, the current average rental rate is $10.00 per acre. For hayland, the current average rental rates are $24.10 per acre for alfalfa and alfalfa-grass mixtures, $18.40 per acre for tame hay, and $10.20 per acre or wild or prairie grass. As with Divide County, discretion is advised when using the hayland rental rate data from either Burke or Williams counties due to the limited number of reports.
