Dear Friends,<br />

It is fair to say that the 2010<br />

Census confirmed what we have known<br />

for quite some time – AllianceTexas has<br />

matured into a thriving and vibrant<br />

community, and is the leading reason<br />

why Fort Worth is the fastest-growing<br />

large city in the United States.<br />

With nearly half a million residents<br />

and more than 260 of the world’s leading<br />

companies calling the region home,<br />

AllianceTexas has now created a sizeable<br />

$38.5 billion in economic impact over<br />

the project’s 22-year history.<br />

AllianceTexas is poised for even<br />

bigger impact. This fall, one of the<br />

world’s premier corporate training<br />

centers, Deloitte University, will open<br />

in the Circle T Ranch. The $300 million,<br />

over 700,000-square-foot campus will be<br />

home to nearly 500 employees, and will<br />

host Deloitte personnel from around<br />

the world. Deloitte University will<br />

not only be a spectacular corporate<br />

training campus, it will also be one<br />

of the leading hospitality locations<br />

in the Southwest, and will keep area<br />

restaurants and entertainment venues<br />

filled throughout the year.<br />

Alliance Town Center also continues<br />

to exceed market expectations with<br />

significant openings for new shopping<br />

and dining over the past year, including<br />

Kroger Marketplace, BJ’s Brewhouse,<br />

Olive Garden, Rooms To Go, Chickfil-A,<br />

JoS.A.Bank, Kirkland’s and more.<br />

New shopping and dining on the<br />

horizon include James Avery, Mi Cocina<br />

and Baker Bros. to name a few. In just<br />

eight years, Alliance Town Center has<br />

grown from a taxable base of $1.28<br />

million to more than $162 million – a<br />

staggering figure.<br />

In the year ahead, the Hillwood team<br />

will focus on ensuring that our regional<br />

infrastructure meets the demands of our<br />

community and businesses. For example,<br />

during the 82 nd Legislature, the 35W<br />

Coalition spent a significant amount of<br />

time working with our elected leaders<br />

in Austin to keep the I-35W portion of<br />

the North Tarrant Express project on<br />

track. This vital project will continue<br />

to move forward, and we’re working<br />

diligently to ensure that mobility<br />

in our region remains a top priority<br />

for lawmakers.<br />

In addition, substantial work has<br />

been achieved in extending the runway<br />

of Fort Worth Alliance Airport to 11,000<br />

feet. Both FM 156 and BNSF Railway’s<br />

rail line needed to be relocated in order<br />

to extend the runway. The new FM 156 is<br />

now open and efforts to move the rail line<br />

have begun.<br />

When contemplating the growth of<br />

the past few years, it may be surprising<br />

to some that we’ve only developed<br />

40 percent of available property at<br />

AllianceTexas. Our challenge is to<br />

continue to build upon the success of<br />

the last two decades, and make one of<br />

the finest public-private partnerships in<br />

the nation even better. n<br />
