Enhanced connectivity for greater economic growth
Commencement of the RM9bil Light
Rail Transit Line Three (LRT 3) project
in 2016, is timely with the next wave
of development WCT Land has in store for
Klang South. The mature and established
residential townships of Bandar Bukit
Tinggi 1 & 2 has in place the right mix of
infrastructure and socio-economic diversity
for the emergence of modern integrated
commercial hubs.
The sizeable population here provides
a captured market that is ready and
hungry for mega mixed-development
projects comprised of trendy and
contemporary corporate towers, retail,
commercial, hospitality, and entertainment
establishments.
In anticipation of current market demands,
WCT Land will soon be introducing
next-generation concepts of integrated
corporate offices, hotels and retail centres
all seamlessly linked and supported by
a comprehensive public transportation
network.
With these projects in the works, we will
soon see Klang South as Klang Valley’s
new hot-spot for business and leisure with
distance no longer a barrier.
Given the ease of access to Klang
South through numerous highways,
and its strategic location between three
international airports (Subang Airport ,KLIA
and KLIA 2), two seaports (West Port &
North Port) as well as five Komuter train
stations, this high economic growth region
has long been deemed as the promised land
of boundless possibilities, both socially and
economically.
The LRT3 project undeniably adds value
to the attractiveness of Klang South as a
property hot-spot. And why shouldn’t it?
Everything one could ask for in terms of
modern living necessities and conveniences
could be enjoyed here, with cost of living
that is comparatively more affordable than
other parts of the Klang Valley.
Apart from attracting many to reside
or relocate to Klang South, the factors
above have inadvertently opened the
new commercial
HUB emerge
flood gates of property and infrastructure
construction initiatives by other players in
the development industry.
Complementing each other to meet the
diverse and sophisticated needs of the
property market, these initiatives have
driven positive development to the greater
Klang Valley area while addressing the issue
of over congestion in the central regions.
As new commercial and residential
townships emerge, new access routes and
highways are also being constructed for
greater value creation through enhanced
connectivity and
accessibility. Travelling
between various
townships and major
Klang Valley destinations
are getting increasingly
shorter with a lot less
hassle.
One highly anticipated highway development
set to propel the southern Klang
development to the next level is the West
Coast Expressway (WCE). Running parallel
with WCT developments along Jalan Langat,
the WCE is a 233km long highway linking
Banting in a straight line to Taiping. This
essentially would make travelling times
from Putrajaya, Cyberjaya, KLIA, Sepang
International Circuit and other destinations
along 21 interchanges in Selangor and
Perak to southern Klang significantly
shorter.
With distance no longer a prohibiting
factor, greater opportunities are presented
for capital appreciation for properties in
southern Klang. Commercial ventures will
benefit from the imminent increase in traffic
flow, and greater demand can be expected
for sale and rental of real estate in general.
