Enhanced connectivity for greater economic growth<br />

Commencement of the RM9bil Light<br />

Rail Transit Line Three (LRT 3) project<br />

in 2016, is timely with the next wave<br />

of development <strong>WCT</strong> Land has in store for<br />

Klang South. The mature and established<br />

residential townships of Bandar Bukit<br />

Tinggi 1 & 2 has in place the right mix of<br />

infrastructure and socio-economic diversity<br />

for the emergence of modern integrated<br />

commercial hubs.<br />

The sizeable population here provides<br />

a captured market that is ready and<br />

hungry for mega mixed-development<br />

projects comprised of trendy and<br />

contemporary corporate towers, retail,<br />

commercial, hospitality, and entertainment<br />

establishments.<br />

In anticipation of current market demands,<br />

<strong>WCT</strong> Land will soon be introducing<br />

next-generation concepts of integrated<br />

corporate offices, hotels and retail centres<br />

all seamlessly linked and supported by<br />

a comprehensive public transportation<br />

network.<br />

With these projects in the works, we will<br />

soon see Klang South as Klang Valley’s<br />

new hot-spot for business and leisure with<br />

distance no longer a barrier.<br />

Given the ease of access to Klang<br />

South through numerous highways,<br />

and its strategic location between three<br />

international airports (Subang Airport ,KLIA<br />

and KLIA 2), two seaports (West Port &<br />

North Port) as well as five Komuter train<br />

stations, this high economic growth region<br />

has long been deemed as the promised land<br />

of boundless possibilities, both socially and<br />

economically.<br />

The LRT3 project undeniably adds value<br />

to the attractiveness of Klang South as a<br />

property hot-spot. And why shouldn’t it?<br />

Everything one could ask for in terms of<br />

modern living necessities and conveniences<br />

could be enjoyed here, with cost of living<br />

that is comparatively more affordable than<br />

other parts of the Klang Valley.<br />

Apart from attracting many to reside<br />

or relocate to Klang South, the factors<br />

above have inadvertently opened the<br />

new commercial<br />

HUB emerge<br />

flood gates of property and infrastructure<br />

construction initiatives by other players in<br />

the development industry.<br />

Complementing each other to meet the<br />

diverse and sophisticated needs of the<br />

property market, these initiatives have<br />

driven positive development to the greater<br />

Klang Valley area while addressing the issue<br />

of over congestion in the central regions.<br />

As new commercial and residential<br />

townships emerge, new access routes and<br />

highways are also being constructed for<br />

greater value creation through enhanced<br />

connectivity and<br />

accessibility. Travelling<br />

between various<br />

townships and major<br />

Klang Valley destinations<br />

are getting increasingly<br />

shorter with a lot less<br />

hassle.<br />

<strong>On</strong>e highly anticipated highway development<br />

set to propel the southern Klang<br />

development to the next level is the West<br />

Coast Expressway (WCE). Running parallel<br />

with <strong>WCT</strong> developments along Jalan Langat,<br />

the WCE is a 233km long highway linking<br />

Banting in a straight line to Taiping. This<br />

essentially would make travelling times<br />

from Putrajaya, Cyberjaya, KLIA, Sepang<br />

International Circuit and other destinations<br />

along 21 interchanges in Selangor and<br />

Perak to southern Klang significantly<br />

shorter.<br />

With distance no longer a prohibiting<br />

factor, greater opportunities are presented<br />

for capital appreciation for properties in<br />

southern Klang. Commercial ventures will<br />

benefit from the imminent increase in traffic<br />

flow, and greater demand can be expected<br />

for sale and rental of real estate in general.<br />
