Activity in the Belfast<br />
office market was<br />
relatively subdued<br />
in 2015 with take-up<br />
reaching approximately<br />
210,000 sq ft, 40%<br />
less than 2014.<br />
This is largely due to a lack of availability<br />
rather than a reduced appetite from<br />
occupiers. The largest letting of the<br />
year was to PwC (21,200 sq ft) on<br />
Laganbank Road. This was followed<br />
by Whitehat Security taking 9,000<br />
sq ft in the Linenhall Building.<br />
There is currently a combined<br />
unsatisfied requirement for in excess<br />
of 330,000 sq ft of space across<br />
central Belfast, including a number<br />
of sizable requirements. Invest NI has<br />
estimated that there will be a need<br />
for about 680,000 sq ft over a three<br />
year period from 2014 – 2017, focused<br />
on traditional office locations. This is<br />
interesting as in the period 2012 – 2014,<br />
FDI activity resulted in an average<br />
take-up of 143,000 sq ft per annum.<br />
The supply of Grade A and B<br />
accommodation continued to fall in 2015<br />
with availability standing at 150,000<br />
sq ft and 338,000 sq ft respectively at<br />
the end of the year. It is worth noting<br />
that a significant proportion of this<br />
is in small floor plate sizes across a<br />
large number of buildings. This makes<br />
it difficult for Belfast to satisfy large<br />
scale requirements particularly those<br />
that are likely to be originating from<br />
overseas. Outside the traditional city<br />
centre core, the last remaining floor at<br />
City Quays (CQ1) is understood to be<br />
under offer. The second phase of this<br />
scheme, (CQ2) totalling 96,000 sq ft,<br />
is under construction but will not be<br />
available for occupation until Q2 2017.<br />
The lack of Grade A space being built<br />
remained the key issue in the office<br />
