2015 Highlights:<br />

• In the last two years 70 homesites have sold in <strong>Silverleaf</strong>, significantly reducing<br />

the inventory in the community. Many of the homesites were purchased by<br />

custom home builders. Our expectation is they will build spec homes as well<br />

as offer build-to-suit opportunities.<br />

• The Arcadia neighborhood experienced revitalization with 16 homesites<br />

sold this year at a 13% increase in price – more than double the 2014 sales.<br />

This activity reinforces the strong belief and confidence buyers have in the<br />

<strong>Silverleaf</strong> community.<br />

• Historically, the highest comps on custom homes in <strong>Silverleaf</strong> have been in<br />

the Upper Canyon. This proved to be the case in 2015 as well.<br />

• The Village at <strong>Silverleaf</strong> broke ground and sales are underway. The proximity<br />

to the Club makes this neighborhood extremely desirable for buyers who are<br />

drawn to the lifestyle of the Club. Some of the highest values are found in<br />

these neighborhoods and are attributed to their location.<br />

• The highest comps in the neighborhood are found on new and like-new<br />

homes in the community.<br />

The Village at <strong>Silverleaf</strong><br />

Sales and construction are underway and we are looking forward<br />

to welcoming our first group of homeowners to the neighborhood.<br />

The Village at <strong>Silverleaf</strong> is a creative collaboration of Don Ziebell<br />

– Oz Architects and luxury homebuilder Rod Cullum of Cullum<br />

Homes. Located adjacent to the <strong>Silverleaf</strong> Club and Spa, the Villas<br />

and Cottages will feature distinctive Mediterranean architecture<br />

comparable to the <strong>Silverleaf</strong> Club and will exemplify the ultimate in<br />

Club living. Cottages range from 2,600 to 4,500 square feet and the<br />

Villas start at 3,800, expanding to 6,000 square feet. Only a limited<br />

<strong>Silverleaf</strong> Club Update<br />

The <strong>Silverleaf</strong> Club celebrated a wonderful 2015 with highlights<br />

including an exciting spring concert featuring music from Grammy<br />

nominated singer Mayer Hawthorne; visits by guests such as Jason<br />

Pahlmeyer of Pahlmeyer Winery, The Phoenix Symphony and<br />

novelist Eric Rill. Many updates were made to enhance the Club<br />

including a Practice Range overhaul and complete renovation of<br />

the Club’s main kitchen. The Club welcomed 18 Golf Members<br />

and 23 Clubhouse Members.<br />
