What is Seller’s Coverage and Why Do You Need It?<br />
Selling your home doesn’t end at the sale. Protecting yourself is important and by listing your<br />
home with our <strong>Home</strong> Selling Team, you will receive an insured plan that covers you after the<br />
transaction closes.<br />
The Seller’s Protection Plan, administered by CRES Insurance Services, provides you with<br />
coverage for up to 180 days after your escrow closes. In the event of any inadvertent errors<br />
and omissions related to the sale of your home, you’ll receive up to $25,000, including defense<br />
costs, which you would be legally obligated to pay in the event of a claim.<br />
Actual Incident: Buyer claims a seller didn’t disclose a balcony was unpermitted or up to<br />
code, had broken roof tiles and improper drainage. Repair estimates ranged from $28,000-<br />
$87,000. Fortunately, the seller had a Seller’s Protection Plan (SPP), which paid $25,000 to the<br />

What About A Big Brokerage?<br />
One of the best things about hiring our team is that you have 12 people fully invested in the<br />
sale of your home. Instead of one agent trying to complete every task, you have a team of<br />
professionals.<br />
What you may not be aware of is that even if you hire a big brokerage like Sotheby’s or Keller<br />
Williams, you’re not hiring a team. The big brokerages are concerned with pushing their<br />
brand and logo. It is still up to the individual agent to market your home with their personal<br />
resources. And, unfortunately, even though the agent works in a big office, in most cases<br />
they are actually competing against each other.<br />
We feel that is an outdated model and choose to work synergistically as opposed to against<br />

What About A Neighborhood Expert?<br />
A lot of sellers feel that they need to hire an agent that specializes in their specific<br />
