Add shade. Glass isn't an efcient insulator. It allows warmth out during the cold months while letting<br />

heat in during the warm months. Providing a shading device over these areas of glass will have the<br />

greenhouse effect and go a long way to keeping your home cooler. The beauty of shades is that<br />

they can be designed to block summer sun while allowing winter sun into the home.<br />

Choose light-colored roong. We all probably learned in high school science class that the colour<br />

black absorbs heat while white reects it. This is why in the warmer climates a white or light-colored<br />

roof will repel the heat, keeping your home cooler.<br />

UV-blocking glass & air circulation. Operable windows that blocks the UV rays will keep interiors from<br />

being bleached by the sun & keep it nice and cool inside. The air that's lower to the ground is going<br />

to be cooler. So having some awning windows down low that can capture this air will keep the<br />

house interior cooler<br />

Create a cool courtyard and/or incorporate plants. Courtyards are domestic oases, especially with<br />

some plantings and a water feature or two. Perhaps add a pergola or other shading device as well<br />

to keep the area even cooler. And make sure all the rooms that front the courtyard have big<br />

windows and doors to take advantage of the cooling effects of this space.<br />

Buying your premises: good for<br />

business, but also for the heart<br />

BUSINESS decisions should almost always be based on careful calculations and not mainly on emotions, but that<br />

doesn't mean that matters of the heart should be ignored. When it comes to the question of whether to rent or buy<br />

business premises, there are powerful psychological arguments in favour of buying, says Gerschwyne van Wyk,<br />

country manager at Business Partners International Namibia (BUSINESS/PARTNERS).<br />

The pure business case for buying premises for your business as opposed to renting is well known. In the longer term it<br />

works out cheaper, and minimises the risk of losing the goodwill that you would have built up in a particular spot<br />

when the landlord wants you out. It happens time and again that business owners who rent their premises for years<br />

suddenly clean up the yard when they buy the place. The workshop gets a good make-over, the signage is renewed<br />

and the whole business sparkles with a new lease on life.<br />

One psychological hurdle may be that business owners are so busy with their business operations that they fail to get<br />

around to it. Buying a property is a big decision that requires focused thinking and due diligence. Not all<br />

entrepreneurs are ready for it.<br />

Van Wyk believes that this limitation can be a good thing in the early years of a business, when it is still too soon to<br />

know whether the business will be strong enough to survive, let alone sustaining a bond repayment. A business must<br />

have a fair indication that they will be able to sustain occupation of at least seven years in a premises in order to<br />

make it worthwhile buying. The reason is that it is only then when the costs of renting versus buying even out.<br />

Usually, however, the main limitation to buying a business premises is nancial. Apart from the fact that the<br />

entrepreneur needs to be sure that the business can afford the bond repayment, the deposit required in a standard<br />

property-nance deal is prohibitive.<br />

That is why BUSINESS/PARTNERS have designed a product that does<br />

away with the need for a deposit.<br />

In its place, BUSINESS/PARTNERS takes an equity share in the building, which the business owner can buy back over<br />

time. This unique nance product has been designed to suit not only the nancial needs of entrepreneurs, but also<br />

their psychological needs, says Van Wyk.<br />

Firstly, a separate company is set up to house the ownership of the business premises. BUSINESS/PARTNERS take<br />

shares in this premises-holding company rather than the company through which the entrepreneurs own their<br />

operational business. Most business owners would feel uncomfortable with having a corporate shareholder in their<br />

operational business.<br />

Secondly, because ownership and control is centrally important to entrepreneurs, BUSINESS/PARTNERS will always<br />

take a minority share in the premises.<br />

Finally, built into the nance deal are clauses that give the business owner the option of incrementally buying<br />

BUSINESS/PARTNERS' share in the building so that they eventually end up with total ownership of their premises. Proud<br />

independence is, after all, what drives most entrepreneurs.
