Crossrail’s Abbey Wood station hits major<br />
milestone<br />
Work to complete the construction of the new landmark station at Abbey Wood as part of the Crossrail<br />
programme has reached another milestone today.<br />
The new Kent-bound platform has come into use and marks the completion of the work to reconstruct the<br />
tracks and platforms used by Southeastern services.<br />
The North Kent line tracks have been realigned and rebuilt to make space for the new Elizabeth line tracks and<br />
platforms. In total, 4.5km of new track was installed as part of the work to the North Kent line. The new<br />
London-bound platform opened in February. Some weekend station closures will continue as Network Rail,<br />
which is delivering the work as part of the Crossrail programme, continues to build the new state-of-the-art<br />
station. Efforts will now focus on constructing the new tracks and platforms that will be used by the Elizabeth<br />
line services from the end of 2018.
NEWS<br />
Hazelwood, a strikingly renovated former<br />
barn and cart shed in Dumfriesshire<br />
belonging to Lily Jencks, has been shortlisted<br />
for an RICS Scotland Award, in the<br />
Design Through Innovation category.<br />
The category winners and overall Project<br />
of the Year will be announced at the RICS<br />
Scotland Awards Ceremony and dinner<br />
on Wednesday 26 April at the Sheraton<br />
Grand Hotel & Spa, Edinburgh. BBC<br />
broadcaster Catriona Shearer will be<br />
hosting the event.<br />
Savills were the project’s executive architects,<br />
working with Lily Jencks and French<br />
architect Nathanael Dorent. Together the<br />
team transformed the derelict ruins of a<br />
small Dumfriesshire farm into a modern<br />
rural family retreat, making the most of<br />
the beautiful panoramic country views.<br />
The result is a building which cleverly<br />
blends traditional and contemporary<br />
structures.<br />
The project required an innovative<br />
solution in order to mesh the traditional<br />
and contemporary. By inserting the<br />
modern building into the original ruins,<br />
through the use of a simple timber and<br />
steel external shell clad in plywood and<br />
covered with a EPDM membrane, the two<br />
have combined seamlessly with beautiful<br />
results. The team also employed a local<br />
stonemason to match in re-shaped stone<br />
work.<br />
The interiors are equally cutting-edge,<br />
with a curving and undulating internal<br />
tube structure made from plywood ribs<br />
and polystyrene covered in fibre glass.<br />
This has created a cave-like atmosphere,<br />
contrasting with the simple lines of the<br />
external shell.<br />
Savills Architect Michael Leybourne said:<br />
‘Hazelwood is a particularly innovative<br />
building, both inside and out, and for<br />
this extraordinary piece of architecture<br />
to receive recognition by RICS Scotland<br />
is wonderful. To be shortlisted is a<br />
testament to the hard work of all who<br />
worked on the project, from Lily Jencks<br />
and her studio to Nathanael Dorent and<br />
the Savills Architects, not forgetting all<br />
the contractors who collaborated closely<br />
with designers throughout the project to<br />
produce excellent results.’<br />

New Care, one of the UK’s<br />

the multi award-winning construction<br />
company, McGoff & Byrne, also part of the Group,<br />
to build Ashlands Manor.<br />
The expertly designed, purpose built ‘new generation’<br />
care facility will provide the highest standards<br />
of safety, comfort and care. It will offer high<br />
quality, person-centred care and an exceptional<br />
clinical offering, including residential and specialist<br />
dementia care services, in a superb state-of-theart<br />
environment.<br />
The well-appointed bedrooms benefit from en<br />
suite wet rooms, while the rest of the home offers<br />
a variety of communal lounges and dining rooms,<br />
each dressed by an interior designer.<br />
The care facility boasts a number of spa assisted<br />
bathrooms, for residents to relax and indulge in a<br />
nice bathing experience. Other features include<br />

Battersea Bus Depot Refurbishment & Extension<br />
Abellio London have appointed Stocksfield<br />
Construction as Principal Contractor for a major<br />
refurbishment and extension of their existing bus<br />
depot in Battersea.<br />
Abellio London operates the depot at Silverthorne<br />
Road, Battersea which they acquired from a previous<br />
bus operator “National Express”. Since their<br />
occupation of the facility in 2011, it has become<br />
increasingly apparent that Abellio London has<br />
been in need of alterations to enable the safe continued<br />
operation of the depot.<br />
The new facility will see an increase of 60% of usable<br />
floor area with a 2-storey office extension to<br />
the front and a 4-bay depot extension to the rear.<br />
The vehicle capacity at the site will be increased<br />
from 195 N° buses up to a maximum of 245 N°<br />
buses.<br />
Work is currently underway on site with structural<br />
steelwork now in place for the office extension.
Stocksfield were the principal contractor for<br />
Abellio London<br />
A brief description of the scope of works is as<br />
follows:<br />
Site setup and enabling works – All site setup<br />
carried out to current CDM standards and all<br />
other relevant HSG guidance etc. 4No Temporary<br />
cabins provided for the drivers and office staff to<br />
use throughout the contract duration. This included<br />
temporary toilets, wash facilities and break<br />
rooms. All associated temporary drainage works<br />
were carried out by Stocksfield with the plumbing<br />
and electrical being undertaken by our approved<br />
sub-contractors.<br />
Strip out and demolition – Existing offices systematically<br />
dismantled with care being taken to retain<br />
the fittings and fixtures which require re-use.<br />
Elements of waste recycled where possible and all<br />
waste removed by licenced contractors in line with<br />
our WMP.<br />
New works / internal fit out – Full office fit out<br />
was undertaken, erecting new partition walls and<br />
suspended ceilings. All joinery works including<br />
manufacturing and fit were also carried out by<br />
our in house team (doors, skirtings, architraves<br />
etc). Toilet fit outs undertaken with installation of<br />
replacement vinyl flooring, new showers and WC’s<br />
linked to macerator system. Bespoke joinery undertaken<br />
to provide new allocation reception office<br />
desks and associated shelving. All associated decorations<br />
were also carried out.Externally general<br />
civils works carried out including provision of new<br />
footpath and kerbing to the site. Also break out,<br />
excavation, sub-base prep and concreting works<br />
were undertaken to provide an access ramp to<br />
new falls to allow new buses to access an internal<br />
parking area. This had to be achieved with rapid<br />
turnaround to facilitate the storage of the new<br />
fleet.<br />
Mechanical & Electrical Installations-All mechanical<br />
and electrical installations were undertaken by our<br />
approved contractors. This included lighting, data<br />
and plumbing works. As principal contractor we<br />
manage and oversee the health and safety of both<br />
ourselves and our sub-contractors.<br />
Installation of new vehicle access doors- New roller<br />
shutter doors were installed to provide access<br />
into the facility.<br />
Construction & installation of specialist equipment<br />
– Stocksfield carried out saw cutting and<br />
excavation, associated steel fixing and concreting<br />
to create a new access pit for a bus break testing<br />
machine.<br />

Ltd are now one of Stocksfield Group’s<br />
preferred sub contractors. They offer a<br />
complete electrical design and installation<br />
service, working within budgets and<br />
delivering quality work on time. Working<br />

ISG named number one London<br />
office fit out contractor<br />
ISG have been named as the number one central London<br />
corporate office interior fit out contractor for the fifth consecutive<br />
year. A report confirms that ISG’s dominant share<br />
of the Cat B office fit outs in the capital since 2012 is 33 per<br />
cent amongst the top 10 firms – totalling over 5 million sq<br />
ft of space.<br />
The report produced by independent office and ‘mover’<br />
research company Metropolis Property Research, ranks<br />
firms involved in ‘Cat B’ projects for corporate occupiers<br />
taking new space and covers the period 2012 to 2016. ISG’s<br />
tally includes major schemes for global financial services<br />
firms, including the recently completed 700,000 sq ft fit out<br />
at 5 Broadgate – one of the largest office projects in central<br />
London over the past five years. Other notable projects<br />
include the award-winning fit out of international law firm<br />
CMS’ 160,000 sq ft headquarters at Cannon Place and a<br />
100,000 sq ft scheme for Saatchi & Saatchi in Midtown. In<br />
the five-year period covered by the research (2012-2016), a<br />
total of 57.3 million square feet of new office space has been<br />
let in central London. The report looked at deals of 25,000<br />
square feet, which amounts to 30.3 million square feet of<br />
‘Cat B’ projects for corporate occupiers taking new space<br />
fitted out in a total of 433 projects.<br />
Scientists at Queen Mary University of London (QMUL)<br />
have made an object disappear by using a composite material<br />
with nano-size particles that can enhance specific properties<br />
on the object’s surface. Researchers from QMUL’s School of<br />
Electronic Engineering and Computer Science, worked with<br />
UK industry to demonstrate for the first time a practical<br />
cloaking device that allows curved surfaces to appear flat to<br />
electromagnetic waves.<br />
While the research might not lead to the invisibility cloak<br />
made famous in J.K Rowling’s Harry Potter novels quite yet,<br />
this practical demonstration could result in a step-change in<br />
how antennas are tethered to their platform. It could allow<br />
for antennas in different shapes and sizes to be attached in<br />
awkward places and a wide variety of materials. Co-author,<br />
Professor Yang Hao from QMUL’s School of Electronic Engineering<br />
and Computer Science, said: “The design is based<br />
upon transformation optics, a concept behind the idea of the<br />
invisibility cloak. The researchers coated a curved surface<br />
with a nanocomposite medium, which has seven distinct<br />
layers (called graded index nanocomposite) where the electric<br />
property of each layer varies depending on the position.<br />
The effect is to ‘cloak’ the object: such a structure can hide<br />
an object that would ordinarily have caused the wave to be<br />
scattered.<br />
The underlying design approach has much wider applications,<br />
ranging from microwave to optics for the control of any<br />
kind of electromagnetic surface waves.

Herbal House<br />
Originally built in 1928, and extended in the 1960’s. McLaren’s<br />
works<br />
will take the building to a size of approximately 150,695 sq ft.<br />
Herbal House will comprise new office space and nearly 9,000<br />
sq ft<br />
of sought after high specification residential space.<br />
This premise is constructed of a steel frame, encased in concrete,<br />
with three floors below ground level.<br />
McLaren’s works will include an extensive internal<br />
demolition, construct two new floors on the roof,<br />
replace the existing glazing and complete façade clean and<br />
repair.<br />
With especially limited access and egress the Herbal House<br />
project poses significant challenges to the team.

ASME Engineering is one of London’s leading<br />
specialist steelwork contractors who have worked<br />
on many of London’s iconic buildings during its 30<br />
year history. They were especially proud to have<br />
been selected by McLaren Construction to carry<br />
out a refurbishment project at Herbal House, a<br />
magnificent building set over 10 floors located in<br />
Farringdon and Clerkenwell, the heart of London’s<br />
creative district.<br />
Over 500 tonnes of structural steelwork and architectural<br />
metalwork was used to sustain and modernise<br />
this iconic building, whilst maintaining its<br />
unique architecture and character.<br />
The extensive structural works included the upwards<br />
extension of the existing building by two<br />
storeys from level 5 to roof, the construction of<br />
a new ground floor, six new lift cores and the<br />
strengthening of the existing structure. The works<br />
also consisted of supplying and installing temporary<br />
steelwork, over 2500 m² of new metal decking<br />
and the on-site painting of intumescent coating<br />
to all new steelwork.<br />
deadlines imposed by constant evolving design<br />
changes; all of which were overcome because<br />
ASME Engineering is not only a proactive company<br />
but also a highly competent and reactive company<br />
with a very positive attitude both on and off site.<br />
Further logistical challenges included the scheduling<br />
of road closures and mobile cranes which<br />
carefully had to manoeuvre 10 meter long plate<br />
girders, each weighing 5 tonne. A spider crane<br />
was also lifted and utilised at roof level to assist in<br />
the construction of this new extension, which took<br />
precise planning as the works had to be executed<br />
in tandem with the installation of other core areas<br />
of the job.<br />
Site teams often worked 7 days a week, alongside<br />
McLaren’s team to deliver this project on time, on<br />
budget and above all safely, whilst overcoming all<br />
the usual challenges associated with refurbishing<br />
such old historic buildings, amongst the everyday<br />
hustle and bustle of London’s thriving city.<br />
ASME’s project team worked very closely with Watermans<br />
engineers to overcome the unpredictable<br />
challenges uncovered as the existing structure<br />
was exposed. One such challenge was the tight
Herbal House celebrates its industrial past<br />
rather than conceals it, nothing is lost and<br />
nothing is stripped out. Exposed brickwork,<br />
Crittall windows and remnants of the former<br />
print works are interlaced with new bespoke<br />
workspace and amenity, resulting in an<br />
environment that is both creative and contemporary.<br />

yet gives a nod to its notable history – it’s a<br />
flexible approach to a dynamic building.<br />

The investment was supported with £4.5m business<br />
finance from the Welsh Government.<br />

Regional Distribution Centre, said: “South Wales<br />

areas of significant growth for us, and the new<br />
distribution centre will help support our immediate<br />

living in Cardiff and the surrounding areas.”
German discount grocer Aldi is planning to ramp up its store<br />
opening programme in the UK over the next seven years.<br />
It plans to open 50-65 new stores a year, piling<br />
pressure onto other larger chains.<br />
The ambitious opening programme for stores of<br />
typically 12,000-15,000 sq ft will double the number<br />
of Aldi stores around the country to 1,000 by<br />
2021.<br />
The discounter is also working on plans to upgrade<br />
its existing stores to boost sales and win<br />
even more customers from its big rivals.<br />
Joint managing director Matthew Barnes said: “For<br />
the foreseeable future, 65 new stores a year is<br />
not out of the question. We think 1,000 stores is<br />
an absolute possibility.”<br />
The plans could bring a big boost to local builders<br />
with new store contracts typically valued from<br />
£1.5m – £3m and extensions costing upwards of<br />
£300,000.<br />

The country South Korea was once again leading<br />
in position with the world’s fastest internet broadband<br />
speed and offers an average internet speed<br />
of 22.2 Mbps. It was the first country to complete<br />
the conversion from dial-up internet to broadband<br />
internet by 2005. It also ranks first in e-Government,<br />
ICT Development, 4G LTE coverage and IoT<br />
devices online. Over the past few years, country’s<br />
broadband internet speed has become relatively<br />
easy, cheap, fastest and very widespread in the<br />
world via the range of technologies in various<br />
forms such as DSL internet, dial-up internet, ADSL<br />
internet, satellite internet, DSL speed, ISDN (Integrated<br />
Services Digital Network) etc. In January<br />
2006, it became the first country to achieve over<br />
50% broadband penetration per capita.<br />
It was the day of 28 Jan 2002, when SK Telecom launched the<br />

IES for 3PLs
The first meeting of the newly formed UKWA Technology<br />
Advisory Board on February 8th brought<br />
together technology leaders and 3PL operators<br />
from within the membership, with logistics end<br />
users, to consider the latest advances in technology<br />
and how best 3PLs could harness new developments<br />
to compete in the rapidly changing marketplace.<br />
The board, led by Associate Member Maginus,<br />
were addressed by guest speakers including Jim<br />
Butler of Blue Horseshoe, Kevin Horlock of Microsoft<br />
and Marc Leurs of PC Data, who shared a<br />
case study of Holland & Barratt.<br />
Market disruptors and ‘Amazonification’<br />
Looking at global trends, Jim Butler identified<br />
the new market ‘disruptors’ - Brexit, the rise of<br />
nationalism across Europe and the US – which<br />
look set to drive massive change that is already<br />
impacting the logistics industry. These trends are<br />
compounded by what he described as the ‘Amazonification’<br />
of the marketplace, continually raising<br />
customer expectations and ‘killing traditional<br />
retailers’.<br />
“Fulfilment has changed how we do business and<br />
requirements are still extending,” he said. “Now<br />
3PLs must pack individual pieces, not boxes of<br />
product and provide a range of valueadded services,<br />
such as gift wrapping.” However, he added,<br />
this change brings great opportunities for 3PLs.<br />
“For retailers who need multiple locations for<br />
different products and channels, 3PLs can offer<br />
a lower cost solution to investment in infrastructure.”<br />
Building from the inside<br />
Another great disruptor ahead will be Brexit,<br />
which will bring new global trade agreements,<br />
new regulations and new demands for compliance.<br />
Here again, Jim pointed out, retailers will look to<br />
3PLs.<br />
“3PLs must be ready – building from the inside,<br />
so that their systems are flexible enough to take<br />
care of all this for customers. In short, 3PLs must<br />
invest in technology, so their customers don’t<br />
have to.”<br />
He called for 3PLs to evolve from asset focussed<br />
to information focussed operations, geared to<br />
building closer relationships with customers,<br />
working in partnership as trusted advisors.<br />
“The Pallet in/Pallet out era is dying, 3PLs need to<br />
be more efficient and productive, providing service<br />
through systems. Going forward, providing<br />
just pick, pack and ship will simply not be enough<br />
– increasingly it’s about handling cases or even individual<br />
pieces, enabling massive inventory reduction<br />
and consequently, massive savings,” he said.<br />
Warehouse staffing is sues<br />
The problems of a contracting labour force are<br />
also expected to get worse with post-Brexit immigration<br />
curbs, so investment in more automation<br />
will become vital at this level too, so that fewer<br />
employees will be required, but more training will<br />
be necessary to upskill workers. Therefore, Jim<br />
argued, 3PLs must invest in systems to give retailers<br />
access to skills at lower cost.<br />
“3PLs must play at the Amazon level. A wave of<br />
demand is coming and 3PLs must be prepared to<br />
deal with it!” he concluded.<br />
Training & support for change<br />
Joshila Makan of Worldwide Chain Stores made<br />
the point that 3PLs need guidance and support to<br />
implement change. “It’s not enough just to provide<br />
3PLs with the necessary technology tools;<br />
as systems providers, we must first ensure they<br />
understand how, why and what it takes to make<br />
‘the box’ more efficient at that level. We need to<br />
educate, look at the business model, look at foundations<br />
and then build a technology solution.”<br />
She added, “We’re passionate about industry<br />
standards, benchmarking and regulations – and<br />
this is where I believe UKWA have something really<br />
important to offer, advising 3PLs on the options,<br />
sharing ideas and discussing the issues.”<br />
Mark Thornton of Maginus concurred, “Systems<br />
make stuff happen faster, but only if they are set<br />
up correctly in the first place. Retailers are investing<br />
in data analysts, but the warehouse needs to<br />
be properly mapped out, or the data is useless.<br />
Understanding what must be achieved at a strategic<br />
level is vital, but first we need educated warehouse<br />
supervisors.”<br />
From a retailer perspective, John Munnelly of John<br />
Lewis Partnership endorsed this view. “Getting the<br />
basics right is essential, starting with warehouse<br />
layout,” he said. “Otherwise profits and margins<br />
are eroded. Listen to the workforce too – in my<br />
experience, it’s a question of Workforce + Technology<br />
= maximum efficiency. All the bells and<br />
whistles don’t matter if the system is not executed<br />
properly at the sharp end.”<br />
Jim Butler emphasised the importance of a holistic<br />
approach, helping to raise standards for whole<br />
industry – throwing labour at the problem doesn’t<br />
fix the problem, he said. “Get the fundamentals<br />
right first, then you can scale. Everyone can sell<br />
systems, but what 3PLs need are advisors and<br />
partners, not just vendors.<br />
According to UKWA CEO Peter Ward, getting out<br />
of legacy systems is part of the challenge. “Some<br />
legacy systems are inhibiting growth, particularly<br />
where capability requires visibility and control<br />
over multiple stocking locations. The question for<br />
many businesses is how to move from legacy to<br />
cloud – which enables multiple stocking locations<br />
and communications across a global network.”<br />
Pick to Light – accurate and<br />
affordable<br />
The Technology Advisory Board heard from Marc<br />
Leurs of PC Data how leading vitamins and health<br />
food retailer Holland & Barratt had benefited from<br />
Pick to Light technology within their fast growing<br />
e-commerce and mail order operation, which handled<br />
3,500 totes and 55,000 order lines per day.<br />
“Pick to Light has proved the fastest and most accurate<br />
for single items”, he said. “B2B ecommerce<br />
is different from B2C, but Pick to Light is a good<br />
example of a basic entry level solution for e-com-
merce. Accuracy is important to avoid returns and<br />
so is affordability!”<br />
Marc explained that Pick to Light had reduced<br />
search time, with fewer workers using RFID needed.<br />
“New technology can generate hostility in the<br />
workforce, as people fear for their jobs, so it’s important<br />
to foster good communication and ensure<br />
that workers understand the company’s productivity<br />
goals,” he said.<br />
Mark Thornton of Maginus observed that as fulfilment<br />
contracts get shorter, 3PLs don’t want to<br />
invest in new systems, so Pick to Light offers a<br />
good solution in the right context.<br />
“It’s a matter of identifying the right system for<br />
right process. Not just a fad, but a mix of technologies<br />
to meet individual business needs,” Jim<br />
Butler agreed.<br />
Working together<br />
Graeme Undy, Vice Chair of UKWA and former<br />
director of Eddie Stobart, suggested that 3PLs<br />
should work closely with customers and share<br />
ideas, while Joshila Makan said customers want<br />
transparency, visibility and full integration on a<br />
cloud platform.<br />
Illustrating the point, Chris Warren of Infor shared<br />
an example of a customer who made major savings<br />
as a result of implementing a cloud based<br />
system. “They saved a fortune once they had<br />
global visibility,” he said. “Previously, they literally<br />
didn’t know or couldn’t ‘see’ where their inventory<br />
was. A global network model is imperative, but<br />
multimillion pound businesses can’t simply ‘start<br />
again’ with a new system, they need support<br />
through transition and change. The question is<br />
how we make system change accessible.”<br />
He added that in his view, the only way to compete<br />
effectively with Amazon is for 3PLs to work<br />
together.<br />
Update from Microsoft<br />
Kevin Horlock of Microsoft asked ‘Where does the<br />
cloud fit?’ and pointed out that 90% of Fortune<br />
100 companies use Microsoft Cloud. He said there<br />
was huge momentum ‘out there’, with high volumes<br />
of data to process.<br />
Kevin described the current digital transformation<br />
at Microsoft, which he said was about retooling<br />
business, enabling connection with customers,<br />
optimisation of operations and empowering employees.<br />
The next generation applications have been<br />
brought together more closely, are purpose built,<br />
familiar and productive; The App store makes it<br />
easy to pick and build a system, taking solutions<br />
that are appropriate to each individual business.<br />
“Microsoft growth has been driven by cloud technology,”<br />
Kevin explained. “The cloud means you<br />
don’t need specialist skills to maintain and support<br />
your system, so it’s much less threatening.”<br />
“There has been a big change in mind-set,” he<br />
noted. “Rather than looking at ROI – businesses<br />
are now looking at reskilling their people, innovation,<br />
support of systems – and all the time the<br />
lines between business and consumers are becoming<br />
more and more blurred.”<br />
The way ahead<br />
Summing up the session, UKWA CEO Peter Ward<br />
concluded that the emergence of consumer led<br />
demand chains together with the rise of online<br />
retailing had brought unprecedented pressures on<br />
logistics businesses. New requirements for multiple<br />
stocking locations, reduction of inventory and<br />
value added services offered both challenges and<br />
opportunities that could only be met by embracing<br />
new technology. He said the role of UKWA was to<br />
support continuous improvement in the industry<br />
and pledged that the association would tease out<br />
best practice, identify affordable and appropriate<br />
technology and provide practical guidance to<br />
members. “It’s not just the big companies leading<br />
the charge,” he said, “Often it’s the small, inventive<br />
and innovative SMEs that are winning precisely<br />
because they’re NOT Amazon!”<br />

Its construction marks another milestone in the regeneration of Anfield and forms part of Liverpool<br />

The installation of 91 glass panels - which weighed 27,500kgs and required 3,650kgs of metal - has been completed<br />

Putting Renewable Energy to Work<br />
in Buildings<br />
Buildings account for about one-third of the<br />
energy consumed in the United States. Heating<br />
and cooling systems use 60 percent of this energy,<br />
while lights and appliances use another 40<br />
percent. Manufacturing and transporting building<br />
materials requires additional energy.<br />
By carefully applying design principles that capture<br />
natural breezes and the sun’s energy and<br />
light, and by using solar water heating systems,<br />
energy use in buildings can be reduced dramatically.<br />
These renewable energy practices save<br />
money, result in more attractive buildings, and<br />
they improve the environment and strengthen the<br />
economy by reducing the need for fossil fuels and<br />
nuclear energy.<br />
In this paper we discuss design considerations for<br />
environmentally responsible buildings and communities.<br />
We emphasize approaches that do not<br />
significantly alter the initial cost of a structure but<br />
that provide substantial long-term savings and a<br />
more comfortable living environment.<br />
Passive Solar Design. Buildings constructed in<br />
the United States today are more energy efficient<br />
than ever before; their energy requirements<br />
can be much further reduced, however. Sunlight,<br />
landscaping, natural breezes, and the choice of<br />
building materials can all reduce the need to use<br />
and pay for fuel and electricity. Passive solar design—the<br />
use of a building’s structure to capture<br />
sunlight and store heat—can alone save up to 50<br />
percent or more of the energy used in a home.<br />
Building orientation and window location. With<br />
little or no extra cost, a building can usually be<br />
oriented with its long face within at least 30<br />
degrees of true South, creating energy savings<br />
without changing the design. (An orientation of<br />
within 15 degrees is optimal; within 30 degrees is<br />
acceptable.)<br />
The next most important design feature is placing<br />
a high percentage of the building’s windows on<br />
the south side. Conventional houses have about<br />
a quarter of their windows on the south side, and<br />
this generally averages about 3 percent of the<br />
house’s total floor area. Ideally, the total area of<br />
south-facing windows should represent about 7<br />
percent of the house’s total floor space. Such a<br />
shift would allow the building to use more of the<br />
sun’s energy by absorbing it into the materials of<br />
the house. This zero-cost option can save up to 25<br />
percent of the house’s conventional heating fuel<br />
and, with protection from a shading overhang,<br />
can help reduce summer cooling bills as well.<br />
In winter, when the sun arcs low in the sky, the<br />
south-facing glass will let in the sunshine to heat<br />
the space. In summer, when the sun is high in<br />
the sky, an overhang can prevent unwanted heat<br />
gain.
The total south-side window area could be expanded<br />
to up to 12 percent of floor area without<br />
overheating and without having to manage<br />
windows (opening and closing curtains), but this<br />
increase in window area requires a commensurate<br />
design feature for storing the additional heat,<br />
such as concrete or brick. In general, keeping<br />
such thermal storage uncovered and near the<br />
heated space increases its performance.<br />
Additional low-cost passive design features. The<br />
interior layout of a building should allow for the<br />
natural flow of heat in the winter and for the<br />
enhancement of ventilation during the summer.<br />
Keeping the most lived-in spaces to the South,<br />
and storage spaces or garages as buffers to the<br />
North and West are common starting design features<br />
for new buildings.<br />
The windows on the three nonsolar sides of a<br />
building must also be given careful attention.<br />
North-facing windows offer even light, but they<br />
also lose the most heat in winter. East and west<br />
windows, because of the low morning and evening<br />
sun, can produce the highest air-conditioning<br />
demands. West-facing windows transmit especially<br />
large amounts of heat on summer afternoons,<br />
and they can cause extensive overheating.<br />
Double-glazing should always be the norm, and<br />
high-efficiency, low-E coated glazing is almost<br />
always worth the extra cost.<br />
To enhance passive cooling, a building’s windows<br />
should be placed and designed to capture prevailing<br />
winds. A casement window that opens to the<br />
wind can allow breezes into the building; a window<br />
on the opposite side will allow stagnant air to<br />
be flushed out.<br />
The use of breezes for cooling can be used in<br />
conjunction with the natural tendency of hot air<br />
to rise. With a high point designed in a building,<br />
the natural movement of hot air to the ceiling can<br />
be combined with an opening to the outside. This<br />
air movement is called “stack effect” and acts as<br />
a vent during the summer months. In parts of the<br />
country where the climate supports it, the same<br />
effect can be used at night to draw cool air into<br />
the building, replacing the heat built up during the<br />
day.<br />
The color of building materials can also play an<br />
important role in helping passive design. In hot<br />
southern climates, for example, the roofs of buildings<br />
should be light colored to allow the sun’s heat<br />
to be reflected rather than absorbed.<br />
More complex design options. The addition of<br />
energy-absorbing thermal mass—material that<br />
stores and slowly releases heat—inside a house<br />
can help maximize its use of sunlight; slab floors<br />
are one zero- to low-cost thermal mass option.<br />
Any thermal mass option requires careful design<br />
to promote adequate distribution of the solar<br />
heat.<br />
In addition, specific components can be designed<br />
into the building’s shell or interior to capture and<br />
redistribute the heat from the sun’s energy. Such<br />
features include glazed mass walls on the south<br />
side, and attached or integral “sunspaces”—isolated<br />
glazed rooms on the south side of the house<br />
where the solar energy is converted to heat and<br />
distributed by natural means to interior spaces.<br />
Rooftops are important sites for electric energy<br />
resources for the future. Electric utilities in several<br />
parts of the country are currently analyzing<br />
the cost of renting rooftops for the placement of<br />
photovoltaic cells. These cells convert sunlight<br />
directly into electricity, and the systems <strong>may</strong> be<br />
tied directly into the utility grid. When the photovoltaic<br />
system produces more electricity than the<br />
house is using, that electricity flows back into the<br />
utility’s wires, and it is purchased by the utility at<br />
a competitive rate. When the house requires more<br />
electricity than the photovoltaics can provide, it is<br />
purchased from the utility in conventional fashion.<br />
Active Systems. Active systems involve moving<br />
parts that circulate air through a building or move<br />
a liquid, most often water. Such systems <strong>may</strong> be<br />
used either in conjunction with passive design or<br />
as stand-alone heating or cooling systems. A fan,<br />
when combined with a passive system, is a common<br />
method to pull hot air to other locations in<br />
the building. Warm air is often brought to a low<br />
point in the building to create an assisted convective<br />
loop, helping to circulate air throughout the<br />
building. These systems <strong>may</strong> also be combined<br />
with thermal storage to further increase energy<br />
savings and comfort.<br />
Roofs can also support active systems, such as<br />
solar water heaters. Today’s water heating technology<br />
is far superior to the solar water heaters<br />
of the 1970s, and utility incentives for solar water<br />
heating are on the increase. The payback period<br />
for the heaters depends on the system, on the<br />
climatic conditions, and on local utility incentives.<br />
Possible future use of the roof for photovoltaics<br />
and solar water heaters represents an additional<br />
rationale for orienting roofs to the south.<br />
Daylighting. Daylighting, or the use of natural<br />
light in a building, reduces the need for electric<br />
lights and improves the visual qualities of a space.<br />
It is one of the most rewarding design measures<br />
and is consistent with the heating and cooling<br />
aspects of passive design. Placing light-colored<br />
reflective surfaces close to windows will allow light<br />
to bounce farther into a room. Shades and blinds<br />
almost always enhance the ability to control the<br />
light.<br />
It is possible for carefully controlled daylight to<br />
provide all of the necessary interior lighting with<br />
less heat emitted to the interior spaces than is<br />
released by incandescent or fluorescent lights.<br />
Because electric lights create an excess amount<br />
of internal heat, they can cause air conditioners<br />
to be on through much of the year. Open interior<br />
plans that enable natural light to penetrate to all<br />
parts of the structure, therefore, are especially<br />
important in commercial buildings, where electric<br />
lights are in the highest demand.

Builders see biggest rise in orders in nearly a year<br />
Builders have kept up the New Year cheer after the industry saw the biggest rise in orders for almost<br />
12 months.<br />
Housebuilding is driving the construction industry forward as December workloads recovered from a<br />
post-Brexit blip, the Chartered Institute of Procurement & Supply said.<br />
Despite rising costs, orders grew at their fastest rate since last January while overall industry activity<br />
is rising at its quickest since March, it added. Chief executive David Noble said: “In the short term at<br />
least, the sector looks set to enjoy these improved demand conditions for the coming months, which is<br />
positive news after many months of instability.”<br />
Manufacturers also saw a strong performance in December. Key data from the much larger services<br />
sector are out tomorrow.<br />
Elsewhere the news was more mixed as Bank of England figures showed faltering business lending and<br />
fewer mortgage loans than expected in November. But consumer spending is rising at its fastest in 11<br />
years, the figures added.
