Crossrail’s Abbey Wood station hits major
milestone
Work to complete the construction of the new landmark station at Abbey Wood as part of the Crossrail
programme has reached another milestone today.
The new Kent-bound platform has come into use and marks the completion of the work to reconstruct the
tracks and platforms used by Southeastern services.
The North Kent line tracks have been realigned and rebuilt to make space for the new Elizabeth line tracks and
platforms. In total, 4.5km of new track was installed as part of the work to the North Kent line. The new
London-bound platform opened in February. Some weekend station closures will continue as Network Rail,
which is delivering the work as part of the Crossrail programme, continues to build the new state-of-the-art
station. Efforts will now focus on constructing the new tracks and platforms that will be used by the Elizabeth
line services from the end of 2018.

NEWS
Hazelwood, a strikingly renovated former
barn and cart shed in Dumfriesshire
belonging to Lily Jencks, has been shortlisted
for an RICS Scotland Award, in the
Design Through Innovation category.
The category winners and overall Project
of the Year will be announced at the RICS
Scotland Awards Ceremony and dinner
on Wednesday 26 April at the Sheraton
Grand Hotel & Spa, Edinburgh. BBC
broadcaster Catriona Shearer will be
hosting the event.
Savills were the project’s executive architects,
working with Lily Jencks and French
architect Nathanael Dorent. Together the
team transformed the derelict ruins of a
small Dumfriesshire farm into a modern
rural family retreat, making the most of
the beautiful panoramic country views.
The result is a building which cleverly
blends traditional and contemporary
structures.
The project required an innovative
solution in order to mesh the traditional
and contemporary. By inserting the
modern building into the original ruins,
through the use of a simple timber and
steel external shell clad in plywood and
covered with a EPDM membrane, the two
have combined seamlessly with beautiful
results. The team also employed a local
stonemason to match in re-shaped stone
work.
The interiors are equally cutting-edge,
with a curving and undulating internal
tube structure made from plywood ribs
and polystyrene covered in fibre glass.
This has created a cave-like atmosphere,
contrasting with the simple lines of the
external shell.
Savills Architect Michael Leybourne said:
‘Hazelwood is a particularly innovative
building, both inside and out, and for
this extraordinary piece of architecture
to receive recognition by RICS Scotland
is wonderful. To be shortlisted is a
testament to the hard work of all who
worked on the project, from Lily Jencks
and her studio to Nathanael Dorent and
the Savills Architects, not forgetting all
the contractors who collaborated closely
with designers throughout the project to
produce excellent results.’
The RICS Awards showcase the achievements
of the most inspirational regional
initiatives and developments in land,
property, construction and the environment.
Regarded as the premier property
and construction Awards in the country,
RICS bring together the most innovative
projects in the region and awards the very
best entries across eight categories.

ISG named number one London
office fit out contractor
ISG have been named as the number one central London
corporate office interior fit out contractor for the fifth consecutive
year. A report confirms that ISG’s dominant share
of the Cat B office fit outs in the capital since 2012 is 33 per
cent amongst the top 10 firms – totalling over 5 million sq
ft of space.
The report produced by independent office and ‘mover’
research company Metropolis Property Research, ranks
firms involved in ‘Cat B’ projects for corporate occupiers
taking new space and covers the period 2012 to 2016. ISG’s
tally includes major schemes for global financial services
firms, including the recently completed 700,000 sq ft fit out
at 5 Broadgate – one of the largest office projects in central
London over the past five years. Other notable projects
include the award-winning fit out of international law firm
CMS’ 160,000 sq ft headquarters at Cannon Place and a
100,000 sq ft scheme for Saatchi & Saatchi in Midtown. In
the five-year period covered by the research (2012-2016), a
total of 57.3 million square feet of new office space has been
let in central London. The report looked at deals of 25,000
square feet, which amounts to 30.3 million square feet of
‘Cat B’ projects for corporate occupiers taking new space
fitted out in a total of 433 projects.
Scientists at Queen Mary University of London (QMUL)
have made an object disappear by using a composite material
with nano-size particles that can enhance specific properties
on the object’s surface. Researchers from QMUL’s School of
Electronic Engineering and Computer Science, worked with
UK industry to demonstrate for the first time a practical
cloaking device that allows curved surfaces to appear flat to
electromagnetic waves.
While the research might not lead to the invisibility cloak
made famous in J.K Rowling’s Harry Potter novels quite yet,
this practical demonstration could result in a step-change in
how antennas are tethered to their platform. It could allow
for antennas in different shapes and sizes to be attached in
awkward places and a wide variety of materials. Co-author,
Professor Yang Hao from QMUL’s School of Electronic Engineering
and Computer Science, said: “The design is based
upon transformation optics, a concept behind the idea of the
invisibility cloak. The researchers coated a curved surface
with a nanocomposite medium, which has seven distinct
layers (called graded index nanocomposite) where the electric
property of each layer varies depending on the position.
The effect is to ‘cloak’ the object: such a structure can hide
an object that would ordinarily have caused the wave to be
scattered.
The underlying design approach has much wider applications,
ranging from microwave to optics for the control of any
kind of electromagnetic surface waves.

Celebrating
10 years in
business
Founded by Directors Paul Lusty and Tony Davis back in
March 2007 as a small but specialist motorcycle transport business,
we’ve come a long way and are now proud to work with
some of the world’s biggest brands.
Our unique cradling system for safely and securely carrying
bikes is what initially set us apart from the rest of the transport
business. In the last 10 years we’ve grown into a complete logistics,
warehousing and event support company.
Director Paul Lusty said: “We’ve worked hard to build a reputation
as being the best transporter of motorcycles in the UK,
but that’s not all we do now and our business continues to grow.
We’ve expanded into temperature controlled transport, we have
significant warehouse space and we now work with specialist
event companies to take famous brands on tour. We have big
plans for the next ten years, expanding what we do and launching
our own range of cleaning products for the motorcycle

industry. So watch this space!”
Operations Director Tony Davis added: “The success of the last
ten years has been down to the commitment and passion of our
staff and the real pride we all have in what we do. From the motorcycle
technicians and warehouse team here at the Gloucester
depot, to our drivers out on the road, we all care about the
WMB brand and doing the best we can for our clients. We are
already the number 1 choice motorbike transporter, our aim is
to build a similar reputation as a general logistics provider here
in the south west.”
Watch out for special blogs to mark our tenth year and as well
new products and special events.
WMB Group is now made up of WMB Logistics, WMB Palletised,
WMB Chilled and WMB Events.

ASME Engineering is one of London’s leading
specialist steelwork contractors who have worked
on many of London’s iconic buildings during its 30
year history. They were especially proud to have
been selected by McLaren Construction to carry
out a refurbishment project at Herbal House, a
magnificent building set over 10 floors located in
Farringdon and Clerkenwell, the heart of London’s
creative district.
Over 500 tonnes of structural steelwork and architectural
metalwork was used to sustain and modernise
this iconic building, whilst maintaining its
unique architecture and character.
The extensive structural works included the upwards
extension of the existing building by two
storeys from level 5 to roof, the construction of
a new ground floor, six new lift cores and the
strengthening of the existing structure. The works
also consisted of supplying and installing temporary
steelwork, over 2500 m² of new metal decking
and the on-site painting of intumescent coating
to all new steelwork.
deadlines imposed by constant evolving design
changes; all of which were overcome because
ASME Engineering is not only a proactive company
but also a highly competent and reactive company
with a very positive attitude both on and off site.
Further logistical challenges included the scheduling
of road closures and mobile cranes which
carefully had to manoeuvre 10 meter long plate
girders, each weighing 5 tonne. A spider crane
was also lifted and utilised at roof level to assist in
the construction of this new extension, which took
precise planning as the works had to be executed
in tandem with the installation of other core areas
of the job.
Site teams often worked 7 days a week, alongside
McLaren’s team to deliver this project on time, on
budget and above all safely, whilst overcoming all
the usual challenges associated with refurbishing
such old historic buildings, amongst the everyday
hustle and bustle of London’s thriving city.
ASME’s project team worked very closely with Watermans
engineers to overcome the unpredictable
challenges uncovered as the existing structure
was exposed. One such challenge was the tight

Herbal House celebrates its industrial past
rather than conceals it, nothing is lost and
nothing is stripped out. Exposed brickwork,
Crittall windows and remnants of the former
print works are interlaced with new bespoke
workspace and amenity, resulting in an
environment that is both creative and contemporary.
An environment that’s modern,
yet gives a nod to its notable history – it’s a
flexible approach to a dynamic building.
Iconic design features modernised for employee
wellbeing.
The working environment has a direct impact
on employee health, productivity and morale,
so it makes sense that the design of Herbal
House is conducive to the wellbeing of the
workforce.
Various studies have found that well ventilated
and well illuminated spaces with natural
elements such as daylight, air circulation and
greenery can improve creativity and learning
as well as enhance wellness.
The Herbal House design is enhanced by the
perfect location
and abundance of natural light and fresh
air. The Crittal windows allow fresh air to
flow through the building and natural light
to flood the floor plates, creating a sense of
space and lightness that promotes wellbeing.
The importance of these natural elements
should not be overlooked, they can all have
a significant effect on employees. Herbal
House can truly help your business in more
ways than just workspace and infrastructure
– it can enhance your culture and improve
the health of your people.
Herbal House has been at the forefront of the creative
industry since the 1950s. Michael Caine, Baroness
Thatcher, Jack Nicholson, and the Rolling Stones were all
shot here by the likes of renowned photographers Donovan,
It plans to open 50-65 new stores a year, piling
pressure onto other larger chains.
The ambitious opening programme for stores of
typically 12,000-15,000 sq ft will double the number
of Aldi stores around the country to 1,000 by
2021.
The discounter is also working on plans to upgrade
its existing stores to boost sales and win
even more customers from its big rivals.
Joint managing director Matthew Barnes said: “For
the foreseeable future, 65 new stores a year is
not out of the question. We think 1,000 stores is
an absolute possibility.”
The plans could bring a big boost to local builders
THIS YEAR.
Golden Hill in Romsey, Hampshire has to be one
of the most eye catching country homes to be
built in recent years with many unique features.
It has even come to the attention of TV, Radio,
local and National Press.
This exemplary residence is the crowning jewel
for local Developers A&B Homes and emulates
their reputation for building superior quality
homes. With a guide price of £7.5m the discerning
purchaser will be able to create the all important,
bespoke finishing touches to the interior
design.
This brand new substantial country home is set
within 11 acres of grounds with the focal point
being the 100 metre long lake overflowing onto a
water wheel within a lower pond. A notable feature
is the two storey summer house overlooking
the lake with the lower floor having spectacular
aquarium glazing. The beautiful grounds will also
benefit from six ponds, two fountains and has a
footpath leading all the way to‘The Old Romsey
Canal’ at the bottom of the garden.
The house and outbuildings amount to approximately
22,000 square feet of internal floor area
including 10 bedrooms, (1,500 sq ft master bedroom
suite with a unique optional automated private
access straight down to the indoor swimming
pool) 7 kitchens, 17 bath/shower rooms and 14
reception rooms. The double height ballroom with
its vaulted ceiling and extensive terrace overlooking
the grounds provide the most wonderful
space to host a party.
Recreational facilities include a tennis court, a 52
ft long outdoor swimming pool and the luxurious
indoor 52 ft long overflow swimming pool. This
provides space for serious length swimming with
steps leading up from the side of the pool into a
large spa. There is a separate sauna and steam
room and for Golf enthusiast’s there is an optional
225 yard Par 3 golf hole to practice on. Be careful
though as you wouldn’t want to lose your golf
balls in the lake.
The house also includes a gym and billiards room
with a bespoke bar. The cinema/conference room
is truly impressive and has comfortable recliner
seats for up to 34 guests.
The grounds are approached through automatic
gates which lead to the sweeping drive and a detached
triple garage (with a separate entrance to
the 2 bedroom staff apartment above). There is
also the option of underground car parking for 10
cars with direct access into the house.
For those who are security conscious A&B Homes
have thought of everything including a nuclear
shelter/panic room with sleeping quarters, kitchen
and bathroom within 3ft thick concrete walls,
underground tunnel.

South Korea:
The Bandwidth
Captial Of The World
The country South Korea was once again leading
in position with the world’s fastest internet broadband
speed and offers an average internet speed
of 22.2 Mbps. It was the first country to complete
the conversion from dial-up internet to broadband
internet by 2005. It also ranks first in e-Government,
ICT Development, 4G LTE coverage and IoT
devices online. Over the past few years, country’s
broadband internet speed has become relatively
easy, cheap, fastest and very widespread in the
world via the range of technologies in various
forms such as DSL internet, dial-up internet, ADSL
internet, satellite internet, DSL speed, ISDN (Integrated
Services Digital Network) etc. In January
2006, it became the first country to achieve over
50% broadband penetration per capita.
It was the day of 28 Jan 2002, when SK Telecom launched the
world’s first commercial 3G network based on CDMA2000
1xEV-DO network. This 3G technology took the internet speed
to a new level. In January 2006, the country became the first
nation to achieve over 50% broadband internet penetration per
capita and the capital city Seoul has been called the bandwidth
capital of the world. The country topping on the global ranking
list for peak connection speed with an average internet speed
South Korea is 23.1 Mbps.
In Jun 2013, SK Telecom launched world’s first LTE (Long Term
Evolution) advance network as a 4G standard. By 2013, according
to the internet state report published through Akamai Technologies,
South Korea has the fastest average internet speed in
the world with 21.0 Mbps. In Jan 2014, South Korea became the
world’s first country to introduce a blazing fast 5G mobile internet
service offering quick enough to allow the users to download
a full length feature film in less than a second.

South Korea is the
third largest city
with more than
50.22 million
peoples and a
leading global
city with the 4th
largest economy in
the world.

EW
IES for 3PLs

The first meeting of the newly formed UKWA Technology
Advisory Board on February 8th brought
together technology leaders and 3PL operators
from within the membership, with logistics end
users, to consider the latest advances in technology
and how best 3PLs could harness new developments
to compete in the rapidly changing marketplace.
The board, led by Associate Member Maginus,
were addressed by guest speakers including Jim
Butler of Blue Horseshoe, Kevin Horlock of Microsoft
and Marc Leurs of PC Data, who shared a
case study of Holland & Barratt.
Market disruptors and ‘Amazonification’
Looking at global trends, Jim Butler identified
the new market ‘disruptors’ - Brexit, the rise of
nationalism across Europe and the US – which
look set to drive massive change that is already
impacting the logistics industry. These trends are
compounded by what he described as the ‘Amazonification’
of the marketplace, continually raising
customer expectations and ‘killing traditional
retailers’.
“Fulfilment has changed how we do business and
requirements are still extending,” he said. “Now
3PLs must pack individual pieces, not boxes of
product and provide a range of valueadded services,
such as gift wrapping.” However, he added,
this change brings great opportunities for 3PLs.
“For retailers who need multiple locations for
different products and channels, 3PLs can offer
a lower cost solution to investment in infrastructure.”
Building from the inside
Another great disruptor ahead will be Brexit,
which will bring new global trade agreements,
new regulations and new demands for compliance.
Here again, Jim pointed out, retailers will look to
3PLs.
“3PLs must be ready – building from the inside,
so that their systems are flexible enough to take
care of all this for customers. In short, 3PLs must
invest in technology, so their customers don’t
have to.”
He called for 3PLs to evolve from asset focussed
to information focussed operations, geared to
building closer relationships with customers,
working in partnership as trusted advisors.
“The Pallet in/Pallet out era is dying, 3PLs need to
be more efficient and productive, providing service
through systems. Going forward, providing
just pick, pack and ship will simply not be enough
– increasingly it’s about handling cases or even individual
pieces, enabling massive inventory reduction
and consequently, massive savings,” he said.
Warehouse staffing is sues
The problems of a contracting labour force are
also expected to get worse with post-Brexit immigration
curbs, so investment in more automation
will become vital at this level too, so that fewer
employees will be required, but more training will
be necessary to upskill workers. Therefore, Jim
argued, 3PLs must invest in systems to give retailers
access to skills at lower cost.
“3PLs must play at the Amazon level. A wave of
demand is coming and 3PLs must be prepared to
deal with it!” he concluded.
Training & support for change
Joshila Makan of Worldwide Chain Stores made
the point that 3PLs need guidance and support to
implement change. “It’s not enough just to provide
3PLs with the necessary technology tools;
as systems providers, we must first ensure they
understand how, why and what it takes to make
‘the box’ more efficient at that level. We need to
educate, look at the business model, look at foundations
and then build a technology solution.”
She added, “We’re passionate about industry
standards, benchmarking and regulations – and
this is where I believe UKWA have something really
important to offer, advising 3PLs on the options,
sharing ideas and discussing the issues.”
Mark Thornton of Maginus concurred, “Systems
make stuff happen faster, but only if they are set
up correctly in the first place. Retailers are investing
in data analysts, but the warehouse needs to
be properly mapped out, or the data is useless.
Understanding what must be achieved at a strategic
level is vital, but first we need educated warehouse
supervisors.”
From a retailer perspective, John Munnelly of John
Lewis Partnership endorsed this view. “Getting the
basics right is essential, starting with warehouse
layout,” he said. “Otherwise profits and margins
are eroded. Listen to the workforce too – in my
experience, it’s a question of Workforce + Technology
= maximum efficiency. All the bells and
whistles don’t matter if the system is not executed
properly at the sharp end.”
Jim Butler emphasised the importance of a holistic
approach, helping to raise standards for whole
industry – throwing labour at the problem doesn’t
fix the problem, he said. “Get the fundamentals
right first, then you can scale. Everyone can sell
systems, but what 3PLs need are advisors and
partners, not just vendors.
According to UKWA CEO Peter Ward, getting out
of legacy systems is part of the challenge. “Some
legacy systems are inhibiting growth, particularly
where capability requires visibility and control
over multiple stocking locations. The question for
many businesses is how to move from legacy to
cloud – which enables multiple stocking locations
and communications across a global network.”
Pick to Light – accurate and
affordable
The Technology Advisory Board heard from Marc
Leurs of PC Data how leading vitamins and health
food retailer Holland & Barratt had benefited from
Pick to Light technology within their fast growing
e-commerce and mail order operation, which handled
3,500 totes and 55,000 order lines per day.
“Pick to Light has proved the fastest and most accurate
for single items”, he said. “B2B ecommerce
is different from B2C, but Pick to Light is a good
example of a basic entry level solution for e-com-

merce. Accuracy is important to avoid returns and
so is affordability!”
Marc explained that Pick to Light had reduced
search time, with fewer workers using RFID needed.
“New technology can generate hostility in the
workforce, as people fear for their jobs, so it’s important
to foster good communication and ensure
that workers understand the company’s productivity
goals,” he said.
Mark Thornton of Maginus observed that as fulfilment
contracts get shorter, 3PLs don’t want to
invest in new systems, so Pick to Light offers a
good solution in the right context.
“It’s a matter of identifying the right system for
right process. Not just a fad, but a mix of technologies
to meet individual business needs,” Jim
Butler agreed.
Working together
Graeme Undy, Vice Chair of UKWA and former
director of Eddie Stobart, suggested that 3PLs
should work closely with customers and share
ideas, while Joshila Makan said customers want
transparency, visibility and full integration on a
cloud platform.
Illustrating the point, Chris Warren of Infor shared
an example of a customer who made major savings
as a result of implementing a cloud based
system. “They saved a fortune once they had
global visibility,” he said. “Previously, they literally
didn’t know or couldn’t ‘see’ where their inventory
was. A global network model is imperative, but
multimillion pound businesses can’t simply ‘start
again’ with a new system, they need support
through transition and change. The question is
how we make system change accessible.”
He added that in his view, the only way to compete
effectively with Amazon is for 3PLs to work
together.
Update from Microsoft
Kevin Horlock of Microsoft asked ‘Where does the
cloud fit?’ and pointed out that 90% of Fortune
100 companies use Microsoft Cloud. He said there
was huge momentum ‘out there’, with high volumes
of data to process.
Kevin described the current digital transformation
at Microsoft, which he said was about retooling
business, enabling connection with customers,
optimisation of operations and empowering employees.
The next generation applications have been
brought together more closely, are purpose built,
familiar and productive; The App store makes it
easy to pick and build a system, taking solutions
that are appropriate to each individual business.
“Microsoft growth has been driven by cloud technology,”
Kevin explained. “The cloud means you
don’t need specialist skills to maintain and support
your system, so it’s much less threatening.”
“There has been a big change in mind-set,” he
noted. “Rather than looking at ROI – businesses
are now looking at reskilling their people, innovation,
support of systems – and all the time the
lines between business and consumers are becoming
more and more blurred.”
The way ahead
Summing up the session, UKWA CEO Peter Ward
concluded that the emergence of consumer led
demand chains together with the rise of online
retailing had brought unprecedented pressures on
logistics businesses. New requirements for multiple
stocking locations, reduction of inventory and
value added services offered both challenges and
opportunities that could only be met by embracing
new technology. He said the role of UKWA was to
support continuous improvement in the industry
and pledged that the association would tease out
best practice, identify affordable and appropriate
technology and provide practical guidance to
members. “It’s not just the big companies leading
the charge,” he said, “Often it’s the small, inventive
and innovative SMEs that are winning precisely
because they’re NOT Amazon!”
The UKWA Technology Advisory Board is one of a
number of Advisory Boards established to provide
specialist advice and support to members. Others
include UKWA Training & Education Advisory Board
and UKWA Customs & Excise Advisory Board.
Each meets on a quarterly basis to consider latest
developments and potential impacts on members.
They share expert insight, practical advice and
best practice with the wider membership.
Barratt Homes established the first Barratt
property development company in Newcastle
upon Tyne and grew the business steadily,
laying the foundation for the growth that
followed. We were listed on the London Stock
In 1972, a programme of rapid expansion
followed, seeing a series of acquisitions and
the creation of new companies.
During the 1990s the Barratt Group grew
organically, establishing an unrivalled track
record of consistent growth. In April 2007,
Barratt acquired Wilson Bowden PLC and
today has a network of 27 housebuilding
divisions throughout Britain, selling new build
Each year, the Home Builders Federation gives homebuilders
a star rating, based on feedback from a customer
The survey is entirely independent and awards a star
rating of one to five based on the answer to the question:
‘Would you recommend your builder to a friend?’
We’ve been awarded five stars every year since 2009,
which means over 90% of our homeowners would
Putting Renewable Energy to Work
in Buildings
Buildings account for about one-third of the
energy consumed in the United States. Heating
and cooling systems use 60 percent of this energy,
while lights and appliances use another 40
percent. Manufacturing and transporting building
materials requires additional energy.
By carefully applying design principles that capture
natural breezes and the sun’s energy and
light, and by using solar water heating systems,
energy use in buildings can be reduced dramatically.
These renewable energy practices save
money, result in more attractive buildings, and
they improve the environment and strengthen the
economy by reducing the need for fossil fuels and
nuclear energy.
In this paper we discuss design considerations for
environmentally responsible buildings and communities.
We emphasize approaches that do not
significantly alter the initial cost of a structure but
that provide substantial long-term savings and a
more comfortable living environment.
Passive Solar Design. Buildings constructed in
the United States today are more energy efficient
than ever before; their energy requirements
can be much further reduced, however. Sunlight,
landscaping, natural breezes, and the choice of
building materials can all reduce the need to use
and pay for fuel and electricity. Passive solar design—the
use of a building’s structure to capture
sunlight and store heat—can alone save up to 50
percent or more of the energy used in a home.
Building orientation and window location. With
little or no extra cost, a building can usually be
oriented with its long face within at least 30
degrees of true South, creating energy savings
without changing the design. (An orientation of
within 15 degrees is optimal; within 30 degrees is
acceptable.)
The next most important design feature is placing
a high percentage of the building’s windows on
the south side. Conventional houses have about
a quarter of their windows on the south side, and
this generally averages about 3 percent of the
house’s total floor area. Ideally, the total area of
south-facing windows should represent about 7
percent of the house’s total floor space. Such a
shift would allow the building to use more of the
sun’s energy by absorbing it into the materials of
the house. This zero-cost option can save up to 25
percent of the house’s conventional heating fuel
and, with protection from a shading overhang,
can help reduce summer cooling bills as well.
In winter, when the sun arcs low in the sky, the
south-facing glass will let in the sunshine to heat
the space. In summer, when the sun is high in
the sky, an overhang can prevent unwanted heat
gain.

The total south-side window area could be expanded
to up to 12 percent of floor area without
overheating and without having to manage
windows (opening and closing curtains), but this
increase in window area requires a commensurate
design feature for storing the additional heat,
such as concrete or brick. In general, keeping
such thermal storage uncovered and near the
heated space increases its performance.
Additional low-cost passive design features. The
interior layout of a building should allow for the
natural flow of heat in the winter and for the
enhancement of ventilation during the summer.
Keeping the most lived-in spaces to the South,
and storage spaces or garages as buffers to the
North and West are common starting design features
for new buildings.
The windows on the three nonsolar sides of a
building must also be given careful attention.
North-facing windows offer even light, but they
also lose the most heat in winter. East and west
windows, because of the low morning and evening
sun, can produce the highest air-conditioning
demands. West-facing windows transmit especially
large amounts of heat on summer afternoons,
and they can cause extensive overheating.
Double-glazing should always be the norm, and
high-efficiency, low-E coated glazing is almost
always worth the extra cost.
To enhance passive cooling, a building’s windows
should be placed and designed to capture prevailing
winds. A casement window that opens to the
wind can allow breezes into the building; a window
on the opposite side will allow stagnant air to
be flushed out.
The use of breezes for cooling can be used in
conjunction with the natural tendency of hot air
to rise. With a high point designed in a building,
the natural movement of hot air to the ceiling can
be combined with an opening to the outside. This
air movement is called “stack effect” and acts as
a vent during the summer months. In parts of the
country where the climate supports it, the same
effect can be used at night to draw cool air into
the building, replacing the heat built up during the
day.
The color of building materials can also play an
important role in helping passive design. In hot
southern climates, for example, the roofs of buildings
should be light colored to allow the sun’s heat
to be reflected rather than absorbed.
More complex design options. The addition of
energy-absorbing thermal mass—material that
stores and slowly releases heat—inside a house
can help maximize its use of sunlight; slab floors
are one zero- to low-cost thermal mass option.
Any thermal mass option requires careful design
to promote adequate distribution of the solar
heat.
In addition, specific components can be designed
into the building’s shell or interior to capture and
redistribute the heat from the sun’s energy. Such
features include glazed mass walls on the south
side, and attached or integral “sunspaces”—isolated
glazed rooms on the south side of the house
where the solar energy is converted to heat and
distributed by natural means to interior spaces.
Rooftops are important sites for electric energy
resources for the future. Electric utilities in several
parts of the country are currently analyzing
the cost of renting rooftops for the placement of
photovoltaic cells. These cells convert sunlight
directly into electricity, and the systems may be
tied directly into the utility grid. When the photovoltaic
system produces more electricity than the
house is using, that electricity flows back into the
utility’s wires, and it is purchased by the utility at
a competitive rate. When the house requires more
electricity than the photovoltaics can provide, it is
purchased from the utility in conventional fashion.
Active Systems. Active systems involve moving
parts that circulate air through a building or move
a liquid, most often water. Such systems may be
used either in conjunction with passive design or
as stand-alone heating or cooling systems. A fan,
when combined with a passive system, is a common
method to pull hot air to other locations in
the building. Warm air is often brought to a low
point in the building to create an assisted convective
loop, helping to circulate air throughout the
building. These systems may also be combined
with thermal storage to further increase energy
savings and comfort.
Roofs can also support active systems, such as
solar water heaters. Today’s water heating technology
is far superior to the solar water heaters
of the 1970s, and utility incentives for solar water
heating are on the increase. The payback period
for the heaters depends on the system, on the
climatic conditions, and on local utility incentives.
Possible future use of the roof for photovoltaics
and solar water heaters represents an additional
rationale for orienting roofs to the south.
Daylighting. Daylighting, or the use of natural
light in a building, reduces the need for electric
lights and improves the visual qualities of a space.
It is one of the most rewarding design measures
and is consistent with the heating and cooling
aspects of passive design. Placing light-colored
reflective surfaces close to windows will allow light
to bounce farther into a room. Shades and blinds
almost always enhance the ability to control the
light.
It is possible for carefully controlled daylight to
provide all of the necessary interior lighting with
less heat emitted to the interior spaces than is
released by incandescent or fluorescent lights.
Because electric lights create an excess amount
of internal heat, they can cause air conditioners
to be on through much of the year. Open interior
plans that enable natural light to penetrate to all
parts of the structure, therefore, are especially
important in commercial buildings, where electric
lights are in the highest demand.

Builders see biggest rise in orders in nearly a year
Builders have kept up the New Year cheer after the industry saw the biggest rise in orders for almost
12 months.
Housebuilding is driving the construction industry forward as December workloads recovered from a
post-Brexit blip, the Chartered Institute of Procurement & Supply said.
Despite rising costs, orders grew at their fastest rate since last January while overall industry activity
is rising at its quickest since March, it added. Chief executive David Noble said: “In the short term at
least, the sector looks set to enjoy these improved demand conditions for the coming months, which is
positive news after many months of instability.”
Manufacturers also saw a strong performance in December. Key data from the much larger services
sector are out tomorrow.
Elsewhere the news was more mixed as Bank of England figures showed faltering business lending and
fewer mortgage loans than expected in November. But consumer spending is rising at its fastest in 11
years, the figures added.
