LOCATION<br />

Affectionately known as the ‘land of the long white cloud’ and famous for being 100% pure, New<br />

Zealand is steeped in natural beauty and abundant in cultural history. Separated almost in the middle by the Tasman<br />

Sea, the two islands that make up New Zealand are the result of extreme weather cycles and tectonic movement.<br />

Stemming from 700 years of Polynesian and Maori culture that place importance on family and links to the land,<br />

LOCATION<br />

Auckland is going places! With its’ exciting international profile<br />

and expanding population, Auckland is ranked third out of 223 world<br />

cities for quality of living in the 2016 Mercer Quality of Living Survey.<br />

Internationally known as one of the top 10 most liveable cities, it is quite<br />

simply the jewel of the southern hemisphere.<br />

Known as New Zealand’s gateway, Auckland airport flies to 46 destinations<br />

worldwide and accommodates 22 international airlines making it the<br />

2 nd largest airport in Australasia with an astounding 91% of international<br />

arrivals to NZ.<br />

Home to New Zealand largest university, Auckland ranked in the top 100<br />

universities in the world and number one in the country. It is also a member<br />

of the worldwide universities network with more than 4000 overseas students.<br />

With a huge media presence, Auckland’s screen industry last year was<br />

worth $3.2 billion and according to Auckland council “business is booming”<br />

with a large portion coming from overseas clients such as the BBC<br />

and Hollywood film companies.<br />

It is also celebrated as a top sports city with its basketball team and football<br />

team playing in the larger Australian leagues to the Auckland Blues rugby<br />

team based at New Zealand’s most famous stadium - Eden Park it is the<br />

rugby capital of the world helping New Zealand’s successful hosting of the<br />

rugby World Cup in 2011. Alongside a wonderful 328m tall iconic observational<br />

communications tower boasting a 360 degree restaurant called the<br />

Skytower. Also famous for the Americas cup sailing team, there’s not much<br />

you can’t do or see here.<br />

Home to bands like The Naked And Famous and the 90’s group OMC<br />

with their hit ‘How Bizarre,’ top bands originate and flourish here. When<br />

you add in the buzzing nightlife and wide choice of bars and restaurants,<br />

outdoor spaces, museums and galleries and great shopping precincts. It’s<br />

not difficult to see how Auckland’s relentless rise has been boosted by its<br />

extensive cultural, media, music and sporting scene making the city a<br />

PROJECT SPECIFIC<br />

The area in Auckland has been selected over many considerations, not least being<br />

the world’s 8 th liveable city as voted in the Economist 2016, through researching up and<br />

coming areas chosen by the government for regeneration projects.<br />

The current diversity of amenities that support the local community are thriving, with<br />

schools and colleges close by it would appeal to a wider ranging market. The choice of<br />

house design satisfies the majority of interest coming from the largest market of home<br />

buyers. This demographic is looking for a spacious house for children and with it storage,<br />

an outdoor area that maximises external activities and garage-able parking for those fun<br />

summer toys.<br />

With improved earthquake specific construction, the house has been designed using New<br />

Zealand’s most popular cladding material, timber weatherboard, and built to government<br />

standards which both enable the cost to be considerably lower than most competing designs<br />

and to ensure a high quality of construction and finish. With floor to ceiling windows<br />

and a large entrance, natural light floods the internal spaces illuminating the popular<br />

open-plan living style to create a bright and dynamic living space.<br />

POPULATION INFO<br />

The population of Auckland is booming. In the past 10<br />

years the population has grown by over 500,000 people, with nearly<br />

100,000 of those between June 2015 and 2016. This is an astounding<br />

rise in population of 2% in only one year.<br />

Auckland is being readily populated due to both native Kiwis<br />

moving into the city in search of jobs and also a rising number of<br />

wealthy Asian immigrants moving to New Zealand, and particularly<br />

Auckland, to take advantage of the idyllic surroundings and<br />

incredibly high quality of life.<br />

EMPLOYMENT INFO<br />

Unemployment in New Zealand has dropped to its lowest<br />

rate in the past 8 years, to only 4.9%. The majority of jobs in New<br />

Zealand can be found in Auckland, making it the prime hotspot<br />

for property. With the economy of New Zealand expected to grow<br />

steadily over the next several years, more jobs will become available<br />

in Auckland and the demand for housing will grow exponentially<br />

with the rise in the economy.<br />

DARREN PADDOCK - New Zealand Managing Director<br />

With a background in technical site experience and two degrees [with<br />

honours] from the UK in 3D Design & International Architecture. Darren’s expertise<br />

empowered him to develop and grow this skill set over a short period of almost six years<br />

after moving to New Zealand during the 2011 Rugby World Cup to progress his career<br />

in architecture and 3D design.<br />

During these last five years, Darren has enjoyed a myriad of projects ranging from government<br />

social housing, Housing New Zealand, to the largest home builders in New Zealand,<br />

Mike Greer Homes. Alongside the foremost engineering and surveying company, Fletcher’s,<br />

to education, Kauri Montessori Primary School giving him experience in many different<br />

aspect of the complicated industry of design & build.<br />

In May of 2014, spotting a gap in an incredibly progressive housing market in Christchurch<br />

following the 2011 earthquake, he and a fellow business partner started a 3d rendering<br />

and architectural design company. The advantage of this lies in the network of contacts<br />

built up over his time working in and around the length of the country.<br />

MICHAEL AKERS - UK Managing Director<br />

With a £2.5 million property portfolio, Michael is no stranger to real<br />

estate investment and development. At the age of 21, Michael purchased his first development<br />

project and has not looked back since. Over the last 15 years, Michael has developed<br />

his property portfolio through sheer hard work and determination. He has navigated his<br />

investments through a multitude of housing markets still maintaining his passion and<br />

drive for property. His portfolio has been independently grown from a stand alone rental<br />

property to a lucrative, highly profitable company comprising of domestic, commercial and<br />

multiple occupancy lettings. Michael had had hundreds of tenants over this time and prides<br />

himself on providing high quality lettings whilst consistently amassing a rewarding profit.<br />

Alongside the property portfolio, Michael has also been the CEO for a successful housing<br />

2011. Michael strives for excellence in all his business endeavours and has the drive and<br />

TIME SCALE<br />

OF TURN AROUND<br />

After the initial purchase of the land, the team will work<br />

incredibly quickly to ensure a fast turnaround for the project. The<br />

full build of each stunning house we estimate to take around six<br />

months. Our aim is to have all bases covered and prepared before<br />

and during the build to ensure the quickest turnaround possible.<br />

Although we are unable to guarantee a quick sale our intention is<br />

to market the property off plan and secure a buyer before completion<br />

so our target taking into account some time to sort through<br />

the important legalities, investors can expect their inputted money<br />

back, along with the accrued profit for investment within just nine<br />

to twelve months of when they first invest. This incredible turnaround<br />

on investment is higher than any bank account rate you can<br />

find and makes this project an incredibly worthwhile investment.<br />

SAFEGUARDING INVESTOR MONEY<br />

We know that our investors are the key to this project and we strive<br />

to offer a smooth and secure service throughout this project. In order to do<br />

so we have crafted an efficient and safe scheme to protect your money at<br />

all times. First and foremost we will ensure that each investor will receive<br />

a legal charge over the land and property. This charge means that we will<br />

not be able to sell the property on without also paying you.<br />

For extra security we will be keeping the money in the United Kingdom<br />

and only transferring certain amounts to New Zealand once each of our<br />

exciting milestones are met. In brief, these milestones are as follows:<br />

for one-on-one video calls on site to show you live, and first hand,<br />

exactly what is happening with your money as and when it happens. We<br />

OFF PLAN SELLING<br />

Our remarkable development will be marketed off plan and will entice potential buyers before the<br />

property is even built. Buyers are desperate to buy property in this way as it means that they can plan ahead<br />

and save for their purchase whilst knowing they will have an amazing home at the end of the project. Selling<br />

our property in this way allows us to offer the buyers the option to choose certain stylistic aspects of their new<br />

home including kitchen and bathroom layouts and design. This personalised touch allows potential buyers the<br />

freedom to feel genuinely connected to the building process.<br />

For you, the investor, this scheme of payment is incredibly dependable as will know that our buyer is committed<br />

to the property as we are building it. We will secure a deposit from the interested buyers meaning that we<br />

can complete the project knowing that a buyer is ready to move into the house straight away. Combining this<br />

with the house being marketed in Auckland itself is bound to lead to quick turnaround. We wish to minimise<br />

time wasted in finding a buyer at the end of a build and will utilise this selling plan as a catalyst for the return<br />

3 YEAR PLAN<br />

We’ve got big plans. We have confidence that our project will be a resounding<br />

success and we are eager to grow our company. We do however appreciate that everyone<br />

has to start somewhere. We want to make sure that we know exactly what we are doing<br />

so that we can go forward and continue to build property with true conviction. That’s<br />

why we plan to build just one property in our first year, before moving on to build three<br />

properties in our second year, ten in our third year and so on as we grow over time. We<br />

believe in the integrity of our business plan and we are certain that following this calculated<br />

strategy will lead to high capital gains for our investors.<br />

This systematic increase in production will be beneficial to us, the investors and potential<br />

buyers. We want to start slow but grow fast. We believe in the value of showcasing our<br />
