MAKING THE FUNCTIONAL BEAUTIFUL
TOHBC has created a synergy between expertise in property ownership, architectural design and construction. Our mission
is to deliver a high quality and comprehensive service for home buyers through exciting designs by making the functional beautiful.
We look beyond the conventional and mundane by harnessing the attraction of outdoor spaces with a convenience of inner city habitation,
providing a blueprint for a contemporary living platform. Our designs are created to be visually appealing both internally and
externally, highlighting our attention to design and flexible use of space to reflect the architectural design.
Beginning the design journey through a meaningful analysis of customer expectations, our design team are able to understand the
subtle complexities of everyday life and the functions of space. With this understanding of how spaces function on a day to day basis,
our innovative designs aspire to bring our customers a sense of belonging.
We believe that housing is a built environment with the sole purpose of enhancing our everyday habits. A house from TOHBC is your
chance to share our vision of what contemporary living can offer. Timber and glass are just the raw materials used to build a space for
you to live, grow and enjoy. However, by responding to human practices, physical boundaries can become a playful freedom... After
all, the home is where the heart is.
TOHBC understands the importance of social spaces within any housing development. We are driven by a clear philosophy that puts
the community at the heart of our projects and promotes social environments by creating dynamic and diverse civic spaces.
Driven by a dedicated team that provides a personal high end service and design standard, our tailored schemes reflect the needs of
the community whilst continually striving to achieve innovative, efficient and elegant design solutions.
LOCATION
Affectionately known as the ‘land of the long white cloud’ and famous for being 100% pure, New
Zealand is steeped in natural beauty and abundant in cultural history. Separated almost in the middle by the Tasman
Sea, the two islands that make up New Zealand are the result of extreme weather cycles and tectonic movement.
Stemming from 700 years of Polynesian and Maori culture that place importance on family and links to the land,
Auckland is a powerful example of the successful symbiotic relationship with man and nature. Voted the 8 th most
liveable city in the world by the Economist in August 2016, New Zealand’s most populous city, you are literally
in the shadow of tourist attractions such as mount Rangitoto, an extinct volcano, which is a short boat trip away.
Kiwis, as they like to be known, enjoy a varied and active lifestyle benefiting from the countries outdoor beauty.
From the internationally renowned ski slopes in Wanaka to the world class cycling tracks of Christchurch, New
Zealand embodies stunning natural scenery with modern man made cities.
New Zealand is quickly becoming a powerhouse of innovation and charisma by paving its unique way in the
world of business and trade. Along with the dominant All Blacks rugby team the Silver Fern, which is emblematic
of New Zealand’s culture, encapsulates the ‘give it a go kiwi attitude.’
LOCATION
Auckland is going places! With its’ exciting international profile
and expanding population, Auckland is ranked third out of 223 world
cities for quality of living in the 2016 Mercer Quality of Living Survey.
Internationally known as one of the top 10 most liveable cities, it is quite
simply the jewel of the southern hemisphere.
Known as New Zealand’s gateway, Auckland airport flies to 46 destinations
worldwide and accommodates 22 international airlines making it the
2 nd largest airport in Australasia with an astounding 91% of international
arrivals to NZ.
Home to New Zealand largest university, Auckland ranked in the top 100
universities in the world and number one in the country. It is also a member
of the worldwide universities network with more than 4000 overseas students.
With a huge media presence, Auckland’s screen industry last year was
worth $3.2 billion and according to Auckland council “business is booming”
with a large portion coming from overseas clients such as the BBC
and Hollywood film companies.
It is also celebrated as a top sports city with its basketball team and football
team playing in the larger Australian leagues to the Auckland Blues rugby
team based at New Zealand’s most famous stadium - Eden Park it is the
rugby capital of the world helping New Zealand’s successful hosting of the
rugby World Cup in 2011. Alongside a wonderful 328m tall iconic observational
communications tower boasting a 360 degree restaurant called the
Skytower. Also famous for the Americas cup sailing team, there’s not much
you can’t do or see here.
Home to bands like The Naked And Famous and the 90’s group OMC
with their hit ‘How Bizarre,’ top bands originate and flourish here. When
you add in the buzzing nightlife and wide choice of bars and restaurants,
outdoor spaces, museums and galleries and great shopping precincts. It’s
not difficult to see how Auckland’s relentless rise has been boosted by its
extensive cultural, media, music and sporting scene making the city a
popular place to live, work and invest.
NEW ZEALAND HOUSING PROJECT | PAGE 7
PROJECT SPECIFIC
The area in Auckland has been selected over many considerations, not least being
the world’s 8 th liveable city as voted in the Economist 2016, through researching up and
coming areas chosen by the government for regeneration projects.
The current diversity of amenities that support the local community are thriving, with
schools and colleges close by it would appeal to a wider ranging market. The choice of
house design satisfies the majority of interest coming from the largest market of home
buyers. This demographic is looking for a spacious house for children and with it storage,
an outdoor area that maximises external activities and garage-able parking for those fun
summer toys.
With improved earthquake specific construction, the house has been designed using New
Zealand’s most popular cladding material, timber weatherboard, and built to government
standards which both enable the cost to be considerably lower than most competing designs
and to ensure a high quality of construction and finish. With floor to ceiling windows
and a large entrance, natural light floods the internal spaces illuminating the popular
open-plan living style to create a bright and dynamic living space.
POPULATION INFO
The population of Auckland is booming. In the past 10
years the population has grown by over 500,000 people, with nearly
100,000 of those between June 2015 and 2016. This is an astounding
rise in population of 2% in only one year.
Auckland is being readily populated due to both native Kiwis
moving into the city in search of jobs and also a rising number of
wealthy Asian immigrants moving to New Zealand, and particularly
Auckland, to take advantage of the idyllic surroundings and
incredibly high quality of life.
This rise in population, and the type of the individuals making the
move, all point to now being the prime time to invest in the property
market in New Zealand. Outstanding quality, high specification
houses are not just desired but are becoming a necessity to the thriving
population of Auckland who want future facing architectural
homes that they can be proud of.
HOUSE PRICES
House prices in Auckland are more than 80% higher than
they were just 5 years ago. This extraordinary spike in house prices
shows that the demand for property in this flourishing city is at an
impressive high. Paired with the steady increments in house value
over the past 5 years all indications show that the housing market
is very strong.
Investing in property in New Zealand at this time is not only a
safe choice but also one which will inevitably be highly profitable.
With the current trend in house prices, the future is positive and
lucrative for those who capitalize at the right time, that time is
now. We want to help you be part of this rapidly increasing market
by offering our project as a simple and effective way to positively
exploit this economic boom.
EMPLOYMENT INFO
Unemployment in New Zealand has dropped to its lowest
rate in the past 8 years, to only 4.9%. The majority of jobs in New
Zealand can be found in Auckland, making it the prime hotspot
for property. With the economy of New Zealand expected to grow
steadily over the next several years, more jobs will become available
in Auckland and the demand for housing will grow exponentially
with the rise in the economy.
The ever rising population also lends to an increase in job prospects
for New Zealand. The government are incredibly keen to open
up their workforce to migrants and look to target foreigners from
abroad to come and work in cities like Auckland. Kiwi’s understand
that a diverse workforce is key to a thriving business and this open
door policy only helps to boost the need for housing within these
key player cities.
NEW ZEALAND HOUSING PROJECT | PAGE 15
QUALITY OF LIFE
Auckland is known across the globe for its astoundingly
high quality of life. In a recent international survey, Auckland was
ranked third best city in the world in terms of lifestyle and inhabitant
satisfaction. The survey considered numerous important factors
including economic environment, cultural freedom, standard of
education, health services, environment and, of course, housing.
In keeping with this New Zealand has also been ranked 8 th in the
World Happiness Report 2017, published by the UN. These statistics
unquestionably speak for New Zealand’s inexhaustible spirit.
In another recent survey, 99% of people in New Zealand believed
that they know someone that they could rely on in a time of need.
New Zealand is truly built with community in mind and offers a
strong and secure base for new and existing families.
This illustrious balance between the lifestyle available in Auckland,
and the natural beauty of New Zealand itself, creates an understandable
and cogent pull for people seeking a new life.
THE PROPERTY ITSELF
With a cutting edge contemporary style, this open-plan
design showcases a stunning four double bedroom layout that encourages
a convenient and flexible living experience. The floor to ceiling windows
and large entrance space, including a cloakroom, provoke natural sunlight
to flood the internal spaces, illuminating the popular open-plan living style
creating a bright and dynamic living space.
The elongated north facing living, dining and kitchen is the perfect space
for entertaining family and friends and opens directly out to the garden
creating that amazing indoor/outdoor atmosphere that we love to enjoy.
This layout provides room for playing with children and enjoying each
other’s company whilst having the sensation of space and freedom to move
around freely without bumping into one another.
You will find lots of room to create your culinary masterpieces in the large
kitchen and store all of your utensils in the island bench or the ample space
provided in wall cupboards. The butlers pantry offers a plentiful amount
of storage space for food and includes a second sink for washing dishes and
food preparation making it a saviour for those whom live busy lives and
have last minute visitors.
There are double bedrooms with built in cupboards and a master bedroom
complete with large walk in wardrobe, en-suite and sliding door to the
garden, this design will appeal to young professionals and families alike.
With modern living and hectic lifestyles in mind, additional storage has
been included close to the garage and bathroom in the shape of a separated
linen and storage cupboard for those extras that need a home. Similarly, the
laundry has been neatly tucked away beside the garage and has an external
door for ease of access to the service court and washing line etc.
The fixture and fittings chosen aim to reflect the modern layout and promote
the high quality that TOHBC continuously endeavour to achieve. Floor to
ceiling tiled shower to the ensuite and engineered timber planks to the other
wet areas gives this design a real sense of quality and durability. We believe
the ‘devil is in the detail’ which is why right down to the light switches
and plug boxes, care and attention has been devoted in accomplishing the
Come and live in the new Ryman subdivision in
Pukekohe. This modern four bedroom is the perfect
place to call home for a growing family.
Located in the Valley district, this property is close
to Valley Primary (Decile 8), Day care, Medical
With Darren’s experience and local knowledge of Auckland’s
hotspot building opportunities, Darren will be highlighting key areas
of subdivisions throughout Auckland where potential building prospects
arise. Due to the changing nature of availability, once proposed investment
is secured, we’ll work with our network of land surveyors to focus
on obtaining the premium building plot for our investment property. As
you can see from the comparables listed, the house price’s are stabilising
consistently around the $850k - $1Mil NZD price. Therefore on our projected
TIME SCALE
OF TURN AROUND
After the initial purchase of the land, the team will work
incredibly quickly to ensure a fast turnaround for the project. The
full build of each stunning house we estimate to take around six
months. Our aim is to have all bases covered and prepared before
and during the build to ensure the quickest turnaround possible.
Although we are unable to guarantee a quick sale our intention is
to market the property off plan and secure a buyer before completion
so our target taking into account some time to sort through
the important legalities, investors can expect their inputted money
back, along with the accrued profit for investment within just nine
to twelve months of when they first invest. This incredible turnaround
on investment is higher than any bank account rate you can
find and makes this project an incredibly worthwhile investment.
SAFEGUARDING INVESTOR MONEY
We know that our investors are the key to this project and we strive
to offer a smooth and secure service throughout this project. In order to do
so we have crafted an efficient and safe scheme to protect your money at
all times. First and foremost we will ensure that each investor will receive
a legal charge over the land and property. This charge means that we will
not be able to sell the property on without also paying you.
For extra security we will be keeping the money in the United Kingdom
and only transferring certain amounts to New Zealand once each of our
exciting milestones are met. In brief, these milestones are as follows:
•
Stage 1: Buying the land
•
•
Stage 2: Building the property foundations
Stage 3: Building the shell of the property
and weatherproofing the site
•
Stage 4: The final fix – completing
all other elements of the property
This flexible approach allows you, the investor, to release your money into
the project in carefully planned stages, thus emphasising our strong wish
to safeguard your funds. This mutual trust will drive the project forward
as we include you in our project step-by-step along the way.
Throughout the build our team will give regular updates to our investors
detailing the progress being made on the project. Darren will also be available
for one-on-one video calls on site to show you live, and first hand,
the build in progress. This ever present communication allows you to see
exactly what is happening with your money as and when it happens. We
believe that this synergy between our ground team and you will lend to a
sense of clarity which we deem integral to the future success of our projects.
OFF PLAN SELLING
Our remarkable development will be marketed off plan and will entice potential buyers before the
property is even built. Buyers are desperate to buy property in this way as it means that they can plan ahead
and save for their purchase whilst knowing they will have an amazing home at the end of the project. Selling
our property in this way allows us to offer the buyers the option to choose certain stylistic aspects of their new
home including kitchen and bathroom layouts and design. This personalised touch allows potential buyers the
freedom to feel genuinely connected to the building process.
For you, the investor, this scheme of payment is incredibly dependable as will know that our buyer is committed
to the property as we are building it. We will secure a deposit from the interested buyers meaning that we
can complete the project knowing that a buyer is ready to move into the house straight away. Combining this
with the house being marketed in Auckland itself is bound to lead to quick turnaround. We wish to minimise
time wasted in finding a buyer at the end of a build and will utilise this selling plan as a catalyst for the return
of your funds and profit.
3 YEAR PLAN
We’ve got big plans. We have confidence that our project will be a resounding
success and we are eager to grow our company. We do however appreciate that everyone
has to start somewhere. We want to make sure that we know exactly what we are doing
so that we can go forward and continue to build property with true conviction. That’s
why we plan to build just one property in our first year, before moving on to build three
properties in our second year, ten in our third year and so on as we grow over time. We
believe in the integrity of our business plan and we are certain that following this calculated
strategy will lead to high capital gains for our investors.
This systematic increase in production will be beneficial to us, the investors and potential
buyers. We want to start slow but grow fast. We believe in the value of showcasing our
ability to create stunning homes with a quick turnaround, whilst learning and developing
along the way to build a truly exceptional brand.
ESTABLISHING A TEAM
We believe in creating a dedicated team of professionals who will support our cause and work hard to make
this project a success. That’s why we will be working with specifically selected individuals to ensure that the
work carried out on our properties will be of the highest standard. In New Zealand we will build up an intimate
team of builders, estate agent and solicitor. We strongly believe that this small, but dedicated, team will foster
a powerful work ethic directed toward the creation of our properties.
We have extensive experience in crafting loyal and committed teams in the UK and have the means and enthusiasm
to create a strong unit in New Zealand as well. The combination of Michael’s professional track record
and Darren’s home grown knowledge put The Ordinary House Building Company in a position to facilitate a
truly dynamic and trustworthy team. We will build our brand based upon a mutual respect for each key part of
the process. Learning and encouraging each other to develop our team and reputation.
