25 Kent Avenue will be the first iconic office building to be constructed<br />
in Williamsburg in decades. Covering the full block on Kent Avenue between<br />
North 12th and 13th Streets, this one-of-a-kind new development will be a<br />
nine-story, 480,000-square-foot office building that will include light<br />
manufacturing and creative space, retail and two public plazas. The building<br />
embodies the cultural shift that has been sparked by millennials<br />
throughout all sectors, but until <strong>no</strong>w has been without a home.<br />
While Williamsburg is established as a destination to live and play, until<br />
<strong>no</strong>w the work element of the live, work, play trifecta has been neglected.<br />
25 Kent will cater to TAMI tenants who already live in and love Williamsburg.<br />
The building will meet the wants and needs of local residents <strong>no</strong>t only<br />

DIANA D. BOUTROSS<br />

Diana Boutross joined Cushman & Wakefield in November 2015, bringing with her 20-years<br />
of experience in the real estate industry. She worked with Winick Realty Group, Murray Hill<br />
Properties, Tri-Star Properties and Aegis Properties – both in leasing and investment sales. Prior<br />
to her real estate career, Ms. Boutross worked for Dr. Henry A. Kissinger, former Secretary of<br />
State, as an Executive Assistant.<br />
Diana’s understanding of Ownership needs and tenant requirements has gained her a solid<br />
reputation among private investors, clients and within the real estate brokerage community.<br />
She recently completed a very complex transaction using all of her k<strong>no</strong>wledge and experience<br />
on West 34th Street, where she was involved in a property swap to complete an assemblage<br />
for retail and hotel development.<br />
Diana has successfully completed leasing transactions throughout the five boroughs, particularly<br />
concentrating on the Manhattan and Brooklyn Markets. She has been an integral part of changing<br />
markets, such as being the exclusive broker for the Trump Organization that redefined the Third<br />
Avenue retail corridor, and truly being a pioneer driving national and local retailers to Brooklyn<br />
and beyond.<br />
Diana serves on the REBNY Commercial Committees for Brooklyn and Queens helping to both<br />

number of Manhattan property Owners and retailers alike. Prior to joining C&W, Mr. Schwart was<br />

In the Tenant representation area, Mr. Schwart most recently successfully negotiated leases for<br />
New York Flagship stores for Lillian August, Dr. Martens in both Soho and Union Square, Flexform<br />
S.p.A. and remains active with a number of other international, national, regional and local<br />
retailers in the Manhattan marketplace.<br />
In addition to leasing, Mr. Schwart recently represented Acadia Realty Trust in the purchase of a<br />
retail condominium in the Union Square marketplace and continues to advise property owners on<br />
various acquisitions throughout Manhattan.<br />
Mr. Schwart is a member of the Real Estate Board of New York and International Council of<br />

Jordan Kaplan joined Cushman & Wakefield as an Associate of Retail Services in the spring 2016.<br />
He is based in Cushman & Wakefield’s Headquarters in Midtown and makes it a priority to work<br />
out of the firm’s Brooklyn office as much as possible. Mr. Kaplan’s focus is on strategic planning<br />
and execution of leasing strategies for various landlords and multinational retailers throughout<br />
New York City.<br />

Prior to joining Cushman & Wakefield, he began his brokerage career at Midtown based<br />
Winick Realty Group. Mr. Kaplan worked closely with senior executives at the firm representing<br />
both landlord and tenants completing <strong>no</strong>table transactions throughout New York City totaling<br />
over 25,000 SF in just over two and half years.<br />
Mr. Kaplan is a member of the International Council of Shopping Centers (ICSC) and is a licensed<br />
Real Estate Salesperson. He currently resides in Northern New Jersey and enjoys playing and<br />
watching sports, such as hockey and baseball. Mr. Kaplan also co-founded the DZ Foundation,<br />
a 501(C)(3) charitable organization, which raises money towards finding a cure for Juvenile<br />
Diabetes. Founded in memory of Mr. Kaplan’s childhood best friend, the foundation gives out two<br />
scholarships each year to one male and one female student at Mr. Kaplan’s alma mater, Mahwah<br />
High School, who have demonstrated above and beyond leadership and plan to attend a fouryear<br />
accredited university.<br />
Nicole Mendelson joined Cushman & Wakefield as an Associate of Retail Services in the summer<br />
2015. She is based in Cushman & Wakefield’s Headquarters in Midtown.<br />

Prior to joining Cushman & Wakefield, Nicole completed Macy’s Executive Development training<br />
program, a two month intensive training program in Buying and Planning. She spent the last<br />
three years working as an Assistant Buyer for Macys.com. At Macy’s, she was managed accounts<br />
for over 133 vendors across the United States. In addition to the extensive vendor matrix, these<br />
vendors spanned over a wide array of retail classifications. The k<strong>no</strong>wledge she acquired at Macy’s<br />
has afforded her a well rounded understanding of the retail marketplace and looks forward to<br />
applying her prior experience to the retail real estate industy.<br />
Nicole graduated Magma Cum Laude from Syracuse University, from the Whitman School of<br />
Management. She received a Bachelors of Science in both Retail Management and Marketing.<br />
Nicole was also into Beta Gamma Sigma, a premier ho<strong>no</strong>rs society recognizing business<br />
excellence. She is a member of the International Council of Shopping Centers (ICSC) and the Real<br />

Cushman & Wakefield’s Professional Real Estate Program is an intensive, 12-month rotational<br />
program designed for a selective group of graduates to begin their career in commercial real<br />
estate. The program is designed to provide a solid foundation for growth in the industry by<br />
having the associates rotate through different Cushman & Wakefield service lines to take on a<br />
wide-range of projects and network with professionals in the industry. Prior to joining the Retail<br />
Services group Molly rotated through Cushman & Wakefield’s Capital Markets group focusing<br />
in Investment Sales, and Cushman & Wakefield’s Valuation and Advisory Group focusing on<br />
appraising retail properties.<br />
Prior to Cushman & Wakefield Molly interned at Massey Knakal. During her time at Massey Knakal<br />
Molly worked on a small team where they built a comprehensive database of all of the retail<br />
spaces in Manhattan.<br />
Molly graduated from Brown University with a Bachelors of Arts in Architectural Studies. Molly<br />
was a member of Brown’s women’s rowing team where she was a runner-up to the national<br />
