Tract 1 - 80 +/- acres: Legal Description: N ½ NE ¼ 10-97-50 Lincoln County, SD. Tract 1 is located at<br />

the intersection of 286th St and 474th Ave., or from the Davis/Hurley exit #59 on I-29, 3 ½ miles east on 285th<br />

Ave (Hwy 151), 1 ½ miles west on 263rd St. FSA estimates there is 205.1 acres of cropland with a 102.36<br />

acre corn base with a PLC yield of 143 bu. and a 94.28 acre soybean base with a PLC yield of 38 bushel. 2018<br />

and land that is covered by an easement for Waterfowl Management Rights with the U. S. Fish and Wildlife<br />

Service. According to Surety/Agridata the land has a productivity rating of 79.0.<br />

Tract 5: 160+/- acres: S ½ NW ¼ and the N ½ SW ¼, 8-101-51, Minnehaha County, SD This tract would include<br />

four housing eligibilities, cropland and land that is covered by an easement for Waterfowl Management Rights<br />

with the U. S. Fish and Wildlife Service. According to Surety/Agridata the land has a productivity rating of 66.4.<br />

TERMS: 15% nonrefundable down payment the day of the auction with balance due at closing on or before<br />

March 29, 2019. Possession to be given at closing. Title insurance and closing costs split 50/50 between buyer<br />

and seller. 2018 taxes due in 2019 to be paid by the seller. 2019 taxes due in 2020 to be paid by the buyer. The<br />

acres in these tracts are based on acres stated in the county tax records with acres to be understood to be “more<br />

or less”. The sellers do not warranty or guarantee that the existing fences lie on the true and correct boundary<br />
