1. MAKE YOUR DECISION

Too often I hear sellers say "I'm in not

rush" "It doesn't matter if it takes a while

to sell" "I've got plenty of time".

What I can tell you about this way of

thinking is that, a quick sale is a good sale!

Why? After selling fast I've never had an

upset seller, because if you've sold quickly

you are going to be happy. It's when it

takes time that often a seller isn't happy

with the end result.

So, Number 1 - Make your decision, are

you going to sell or are you going in half

hearted?

2. DO THE RIGHT CORRECTIVE

AND COSMETIC WORK BEFORE

PUTTING YOUR PROPERTY ON

THE MARKET.

✔ Preparing your house for sale involves much more than

just sticking a For Sale sign in your front yard.

✔ don't just spend and hope for the best, seek

professional advice well in advance on what is going to

show a return and what is going to be a complete was of

time and money.

✔ high impact at the lowest cost is how we will determine

what will profit you the most.

✔ think about first impressions, your buyers will form an

opinion in the first 8 seconds!


3. STAGING IS WHERE THE

MONEY IS!

✔ there is more to a price than just a physical, what is the

bricks and mortar worth!

a record price is generally based on how much someone

loves the home and this is created by creating the wow

factor.

✔ make kmart or target your best friend! you will find there

so many little props you can use.

think about the art work, cushions, throw rugs, cook book

display stands, pot plants, lamps & outdoor table.

it's a great idea to buy these yourself, after the sale you

could keep them or sell them to get some of your money

back for it.

✔ if your not confident, professional staging will make a big

difference


4. WHAT IS THE RIGHT PRICE?

✔ The best way to strategically achieve a record price is by

pricing the home in a pocket where people see value, think

about when you buy a home. do you even look at one that

looks way over price? causing competition and an upward

spiraling negotiation is where the money is!

✔ We can get an idea on value based on numerous areas, -

what is the market doing - what is selling around it - what is

on the market as competition to you - what would it cost to

replace it - what would it rent for - what do the council rates

say?

✔ is the agent genuine, or do they just

want to get your home and sell it for

any price so they can get paid?

✔ what is your agent selling? are they

actively selling in your marketplace?

✔ Does your agents marketing stand

out from everyone else?

is the marketing selling your home, or

is the agency getting you to market

their company?

✔ is your agent someone who your

buyers will get along with?
