All of the regeneration areas in the LBB are at <strong>risk</strong> of shallow surface water <strong>flood</strong>ing. Five of the<br />

Stonebridge sites, the Welsh Harp and the Wembley Central sites are at <strong>risk</strong> from surface<br />

water, groundwater and river <strong>flood</strong>ing. This analysis highlights the importance of ensuring that<br />

any new development takes <strong>flood</strong> <strong>risk</strong> into account to prevent exacerbating the situation. These<br />

regeneration areas provide an opportunity to reduce the <strong>flood</strong> <strong>risk</strong> within the LBB.<br />

Due to the scale of these developments, their impact on <strong>flood</strong> <strong>risk</strong> is potentially significant and<br />

will therefore need to be managed strategically (rather than on a site-by-site basis).<br />
