ustria is known for the breathtaking<br />

snow-capped peaks, green valleys, happily babbling<br />
mountain streams, the coffee-houses in the<br />
towns, opera, as well as the open and cordial attitude<br />
of the people – all this makes Austria especially<br />
attractive. It was discovered by tourists long<br />
ago but now it is attracting more and more<br />
people who would like to fulfil a dream by living<br />
in this little gem.<br />

Vienna is currently ranked as the city with the best<br />
quality of life in the whole world. This was confirmed<br />
by the recently published study by Mercer<br />
consultancy (www.mercer.com). Thus in the European<br />
rankings Vienna comes out ahead of Zurich,<br />
Geneva, Düsseldorf and Munich. The analysis<br />
took account of 39 factors including political stability,<br />
economic strength, the health system, access<br />
to education, public services and transport,<br />
the range of leisure opportunities (restaurants,<br />
theatre, cinema, sport, etc), availability of consumer<br />
goods, as well as climate and environment<br />
and the likelihood of natural disasters.<br />

Austria comes out equally well in the Global<br />
Peace Index. According to a report by the research<br />
institute Vision of Humanity (www.visionofhumanity.org)<br />
Austria comes fourth in the world-wide<br />
ranking of countries according to security and<br />
actually second in Europe, after Iceland. For this<br />
study 149 countries were investigated and compared<br />
with each other on the basis of criteria such as<br />
criminality, relations with neighbouring states,<br />
and social and political conflicts. Internationally<br />
only New Zealand, Iceland and Japan stand ahead<br />
of Austria in this index. Germany and Switzerland<br />
come 16th and 18th, Spain, Great Britain,<br />
France and Italy are way down and the USA manages<br />
only 85th.<br />
So it is somewhat surprising that luxury apartments<br />
in Austria – newly built, in an optimal location,<br />
and in spite of the best international ranking<br />
– achieve relatively modest purchase prices<br />
per square metre. Whilst in Rome, London or<br />
Moscow one pays on average 20,000 and in<br />
Monte Carlo even 37,000 euros per square metre<br />
of living area are the prices in Vienna and Salzburg<br />
between 5,000 – 10,000 euros per square<br />
metre very moderate.<br />
For Salzburg in particular – its airport provides<br />
good international connections, and with its cultural<br />
as well as scenic highlights it is becoming<br />
increasingly attractive for the international jet set<br />
– prices can be expected to rise strongly in the coming<br />
years. “Those who now decide to buy a property<br />
in the Salzburg area can not only be sure of<br />
a safe investment but also will have great enjoyment<br />
from it”, says <strong>Marlies</strong> <strong>Muhr</strong>. Her experience,<br />
