of deals in which you both want to be involved. I usually look<br />

at each joint venture proposal on its own individual merits.<br />

I decide if I want to get involved and then promote it out to<br />

suitable partners who I already know will be interested in that<br />

type of venture. I consider all the potential partners, and decide<br />

who I think would be best to get involved in that particular<br />

project, and then we set up a deal that is a WIN/WIN solution<br />

to both of us.<br />

CASE STUDY: Gavin Barry.<br />

I have been a property investor for more than ten years<br />

now investing predominantly in Liverpool and specialising<br />

in HMO and LHA property.<br />

In 2001, I decided I wanted to get into the property<br />

industry. After much research, I came to the conclusion<br />

that Liverpool offered the best long term potential in terms<br />

of capital growth and letting potential. In early 2003,<br />

I decided to drop everything I was doing in London and<br />

move to Liverpool, to set up a small residential development<br />

company, specialising in sourcing land and obtaining<br />

planning permission, renovating houses and splitting large<br />

houses into flats. My initial strategy was to sell everything I<br />

purchased. In 2007, I decided to alter my strategy and focus<br />

more on buy to hold strategy and build a large portfolio<br />

which would provide a pension in later life.<br />

I decided to focus on student property and other multi-let<br />

properties, such as young professional house- shares and<br />

large houses split into self contained units, where rents<br />

can be maximised and returns can be significantly more<br />

substantial than single lets.<br />

I currently have a portfolio of more than 60 properties, my<br />

own letting agency and separate maintenance company.
