<strong>Tristan</strong>/<strong>AEW</strong> <strong>Europe</strong> <strong>Fund</strong> <strong>Sells</strong> <strong>Frankfurt</strong> <strong>Karstadt</strong><br />
<strong>Store</strong> <strong>for</strong> €115 Million<br />
London, 8th October – EPI, a fund co-advised by pan-<strong>Europe</strong>an real estate investment<br />
managers <strong>Tristan</strong> Capital Partners and <strong>AEW</strong> <strong>Europe</strong>, has sold the flagship <strong>Karstadt</strong> department<br />
store in the premier Zeil shopping area of <strong>Frankfurt</strong>, Germany, <strong>for</strong> €115 million.<br />
Ric Lewis, CEO of <strong>Tristan</strong> Capital Partners and Portfolio Manager <strong>for</strong> the fund said: “There is strong<br />
investor interest in core German real estate assets, as the market is a relative safe haven against the<br />
background of the eurozone crisis. We felt it was there<strong>for</strong>e an opportune time to realise the value of our<br />
investment in the <strong>Karstadt</strong> store <strong>for</strong> investors in the EPI <strong>Fund</strong>.”<br />
The 44,412 square metres retail asset is one of the 10 largest department stores in Germany and was<br />
sold to a German housing company. EPI acquired the <strong>Frankfurt</strong> store in 2006, together with the<br />
Alsterhaus in Hamburg, which is also operated by <strong>Karstadt</strong>, and was sold by the fund in 2008.<br />
<strong>Tristan</strong> and <strong>AEW</strong> <strong>Europe</strong>’s local partner in the sale was PBG in <strong>Frankfurt</strong> and the sales agent Jones<br />
Lang LaSalle.<br />

Die Firma Sahle Wohnen setzt ihre Investitionen in hochkarätige innerstädtische<br />
Handelsimmobilien <strong>for</strong>t. Das Familienunternehmen aus Greven<br />
im Münsterland hat den <strong>Karstadt</strong> auf der Zeil in <strong>Frankfurt</strong> am Main gekauft.<br />
Die Sahle-Gruppe frönt weiter ihrer neuen Leidenschaft für innerstädtische Handels-<br />
immobilien. Nach Investitionen in Geschäftshäuser in Köln, Hannover, Hamburg, Bie-<br />
Alte und neue Fassade des <strong>Karstadt</strong> auf lefeld, Osnabrück und Paderborn hat sich die Firma den <strong>Karstadt</strong> (früher Hertie) auf<br />
der Zeil.<br />

zahlt", heißt es auf Anfrage. Die Firma setzte sich in einem Bieterverfahren durch. Verkäufer<br />
ist ein Joint Venture aus einem von <strong>AEW</strong> <strong>Europe</strong> und <strong>Tristan</strong> Capital Partners<br />
gemanagten Fonds und der <strong>Frankfurt</strong>er Firma PBG (Christoph Gutmann/Lars Müller) als Minderheitsgesellschafter; sie hatten<br />
das Objekt 2006 im Paket mit dem Alsterhaus in Hamburg von <strong>Karstadt</strong>Quelle übernommen.<br />
<strong>Karstadt</strong> zahlt 18 Euro/qm Miete<br />
Der Zeil-<strong>Karstadt</strong> hat 33.800 qm Fläche auf sieben Etagen. Das Haus mit der Adresse<br />
Zeil 90 wurde unlängst renoviert und bekam eine neue Fassade. Der Mietvertrag läuft<br />
noch ca. 25 Jahre und ist zurzeit mit angeblich 18 Euro/qm dotiert. Marktkenner<br />
gehen davon aus, dass dies etwa die Hälfte dessen ist, was am Standort bei Neubau<br />
Erstvermietung heute möglich wäre. Diese Miete muss <strong>Karstadt</strong> laut Vertrag aber angeblich<br />
erst in etwa zwölf Jahren zahlen.<br />
Kaufhof ist der stärkere Standort an der Zeil<br />
Die Filiale ist eines der Flaggschiffe von <strong>Karstadt</strong>, gilt aber als der schwächere der beiden<br />
großen Warenhaus-Standorte in der <strong>Frankfurt</strong>er Innenstadt. In seinem Aufsatzband<br />
"Zukunft der Warenhausstandorte in Deutschland" ordnet Autor Gerd Hessert den <strong>Karstadt</strong> Zeil in die Gruppe der Warenhäuser<br />
mit mehr als 30 Mio. Euro Jahresumsatz und einer Flächenproduktivität von 2.000 Euro bis 2.500 Euro/qm. Der<br />
Kaufhof an der Ecke Hauptwache/Zeil hat Hesserts Berechnungen zufolge eine Flächenproduktivität von mehr als 2.500<br />
Euro/qm.<br />
