LARGE HOUSE OF THE YEAR COMMENDATION:
Old Avenue, St Georges Hill, Surrey
Help Build the Way
to a Greener Future
The 2010 British Homes Awards, in association with The Daily Telegraph,
are encouraging architects and builders to submit their sustainable ideas for
an eco lifestyle, which would help deliver carbon neutral homes by 2016.
“The British Homes Awards reflect the very best of British industry,” says
Rt Hon Margaret Beckett MP, Former Minister for Housing and Planning.
“They continue to demonstrate that the most forward-thinking, imaginative
and innovative designs do not have to result in sterile, abstract places –
instead, they can help to shape great places to live, with a real sense of
character and identity.”
While last year’s competition addressed the issue of housing for the UK’s
ageing population, with designs submitted for a Lifetime Home won by
Sunnyside-up house, the emphasis this year is for innovative, sustainable
and energy-efficient retrofit design solutions for our existing housing stock.
In partnership with one of the UK’s most innovative housing providers,
The Gentoo Group, The 2010 Retrofit Design Competition, invites architects
to submit their ideas for a redundant housing block in Shakespeare Street,
Sunderland to discover a blueprint for the home of the future.
In addition to the design competition the BHA invite homebuilders,
developers, housing associations and their architects to enter their designs
within the 10 categories featured here, and within the BuildQuality awards,
sponsored by Premier Guarantee, which see how well the building’s
construction achieves the creative aspirations of the architect.
The Awards Categories 2010:
1 Small house of the year
2 Large house of the year
3 Interior design of the year
4 Apartment building of the year
5 Conversion development of the year
6 Innovation award for building technology
7 Affordable housing development of the year
8 Mixed-use development of the year
9 Development of the year
10 Housing project of the year
The winning and commended schemes, together with the short-list for the
retrofit design competition, will be announced at a black-tie event at the
London Marriott Hotel, Grosvenor Square on Thursday, 1st July.
Their winning scheme is to be announced in October at the RIBA Stirling
prize, the highlight of the UK’s architectural calendar, by RIBA president
Ruth Reed.
For more information on this year’s Award categories, the BuildQuality
Awards, plus the brief for the Retrofit Design competition, visit
Kids Get First Glimpse of New £5.3 million School
Gateshead kids got their first
£5.3 million school this week.
Nine members of the school
council from Barley Mow Primary
School in Birtley, aged between 7
BSW Timber Launches Second Constructive Timber Training Course
BSW Timber, the UK’s largest
sawmilling business, is extending
its free customer training
programme with a Timber
Products and Projects course
targeted at timber and builders’
merchants. It builds on the
success of the company’s
Constructive Timber Training
course, which enhanced the skills
and performance of over 1000
members of the timber trade since
its launch three years ago.
The industry-leading one-day
course, accredited by the Wood
Technology Society, has been
independently developed and
designed to increase delegates’
knowledge of common timber
products and increase sales.
To boost its impact, BSW Timber
will deliver this specialist training at
any of its locations throughout the
UK or at a conference facility
convenient to customers. Each
session is ideally suited to 12 – 20
students to maximise the learning
experience. Bryan Crennell, group
marketing manager at BSW
Timber, said: “BSW Timber invests
heavily in training to reflect our
responsibility to educate customers
and help improve business
Primary Capital Programme, the
new building is costing £5.3 million
to develop and will accommodate
210 pupils from nursery-age
through to 11-years-old.
The development is just one of
seven Primary and seven
Secondary schools being built or
refurbished across Gateshead as
part of a £130 million investment to
transform educational provision
performance across the timber
trade. We are determined to set
the industry standard through our
training courses and bridge the
knowledge gaps which exist in our
industry. It is essential that BSW,
as the UK’s largest sawmilling
group, offers quality training to
customers to help them retain staff,
educate them about wood
products and hopefully boost
productivity. Recent research from
a community room, staff
facilities, internal break out
spaces for group work and
storages areas and will be
complete by September in
time for the start of the new
term. A second phase will
involve demolishing the
existing building and
developing an outdoor
learning environment to make
room for landscaping areas, two
playing fields and a
Multi-Use-Games-Area (MUGA),
which is expected to be finished by
March 2011. 9-year-old Bethany
Hodgson said “I'm so glad to be at
this school. Going into the new
building was a sight I'm never
going to forget”.
David Hewitson, Headteacher at
Barley Mow Primary School, said:
a City & Guilds report has found
that one in four workers have left,
or would leave a job, because of
poor training or career prospects.
We already have seven training
days booked and look forward to
welcoming more bookings over the
coming weeks and months.”
The course covers 16 topics,
ranging from timber & forestry,
softwoods, floor joists and
cladding, to specialist timbers,
Cardiff Architect to Design Indian Temple
A leading Cardiff University
architect is playing a central role in
a prestigious project aiming to
build a Hindu temple in a style that
has not been practised for over
seven hundred years.
Dr Adam Hardy from Cardiff
University’s Welsh School of
Architecture, a leading authority on
Indian temple architecture,
has been commissioned to design
a Hindu temple in the complex and
ornate 12th century style of the
Hoysala dynasty of south India.
The Shree Kalyana
Venkateshwara Hoysala Art
Foundation, the organisation
behind the project, has assembled
a network of sculptors skilled in the
intricate carving of soapstone – but
lacked an architect able to design
the temple until they discovered
Dr Hardy’s work.
Dr Hardy, who has just returned
from a visit to the proposed site in
India, said: “An architectural
tradition can be learnt, just like a
musical or a literary tradition.
It can be passed down by masters,
but if none are around it can be
learnt and internalised from its
products – the surviving temples,
in this case.
“This project is particularly
exciting for me because it is not a
copy of a medieval temple that the
clients are asking for, but a new
creation coming out of the
tradition.
“Within the architectural rules
that the tradition developed, the
particular circumstances and
requirements of the project –
the deities to appear in the walls,
and so on – seem to lead naturally
to new forms.”
Built of grey soapstone and
hand-carved, the temple will be
located on a granite outcrop at
Venkatapura, near Nangali in the
Kolar District of Karnataka, about
60 miles from Bangalore.
It’s hoped it will rival the famous
Hoysala monuments at Halebid
and Belur in scale and splendour.
During his visit, Dr Hardy met
with craftsmen who will work on
the temple and visited quarries to
ensure that beams of the required
size would be available.
With members of the Hoysala Art
Foundation he met the Chief
Minister of Karnataka to enlist
support for the project from the
state government.
Dr Hardy also took part in a
bhumi-puja (worship of the earth)
ceremony at the temple site.
He added: “I was really warmly
received and made to feel part of
the whole venture. Having seen
the building emerge on paper it
was moving to take part in
orientating the future temple
towards the rising sun, and
marking out its crucial points on
the actual site. It suddenly seemed
very real.”
The temple project is the latest
commission for PRASADA
(Practice, Research and
Advancement in South Asian
Design and Architecture), a unique
centre designed to integrate
research and creative practice in
its field.
PRASADA, based at the Welsh
School of Architecture, is one of
the research groups of the British
Association for South Asian
Studies (BASAS) and is linked to a
wide network of scholars, artists
and designers. A large group of
students have taken their
doctorates with the centre, the
majority from India, where several
now hold influential
posts in architectural
education and
conservation.
PRASADA’s
design consultancy
projects have
included
contributions to
several new temples
in the UK, a
multi-faith prayer
room for a hospital
and street furniture
for Birmingham’s
‘Balti zone’.
Alongside the
PRASADA recently completed a
large interdisciplinary research
project, funded by the Arts and
Humanities Research Council of
the United Kingdom, entitled
‘The Indian Temple: Production,
Place, Patronage’. The project was
a collaboration between Cardiff
University, the School of Oriental
and African Studies (SOAS) and
The British Museum.
Dr Hardy, who led the project,
focused on the question of how
medieval Indian temples were
designed and constructed.
His work included detailed
measurement of temples, analysis
of Sanskrit architectural treatises,
and documentation of a unique set
of 11th century architectural
drawings engraved on rocks at the
site of the unfinished temple at
Bhojpur. This research will help
provide an understanding that can
be put to creative use in designing
a temple today.
Renson, a European leader in ventilation and sun protection, has received a
RIBA accreditation for its CPD about the Healthy Building Concept (HBC).
This concept is a combination of background ventilation, night cooling and
solar shading. Renson’s headquarters are situated in Waregem, Belgium and
are built according to this concept. The building itself is a true working model
of how to overcome the sick building syndrome, CO2 poisoning but also
overheating, all realised without the use of air-conditioning. It is essential that
both practical and aesthetical needs are combined in order to provide a
healthy atmosphere to work in. The Healthy Building Concept also cuts in energy costs and is environmentally
The Japanese Teahouse
The Timber Frame Company were engaged as the timber frame
specialists for the Japanese Teahouse, an exciting project constructed
entirely of timber.
The Timber Frame Company provided the primary Douglas Fir Frame,
structural timber and rendered rain screen panels and bespoke joinery and
glazing to provide the shell of this hybrid building.
The tight delivery schedule was resolved by accurate and well-managed
off-site manufacture of both the primary frames and secondary structural
elements. A thorough design process and careful co-ordination with the
other design-build team members ensured a smooth and accurate on-site
construction period. With good teamwork and clear communication, the
Timber Frame Company delivered the building on time and on budget.
The Timber Frame Company regularly work as a design build partner
directly with architects and main contractors, as was the case with The
Japanese Teahouse, alternatively they work directly with the client on projects
of any size.
The best results both in terms of cost and aesthetics are achieved from a
collaborative design process, utilising the Timber Frame Company’s
experience and knowledge of working with timber frames in order to reach
an agreed design, specification and budget cost. This approach has aided
the enjoyable creation of a naturally beautiful building that will last for
generations.
The Timber Frame Company have a particular interest in assisting eco
self-builders and can take these type of projects to shell if required.
Pilot Scheme Takes Off
An ambitious cross-boundary
project, to tackle unoccupied
houses in a poor state if repair
across the districts of Mansfield
and Bolsover is being piloted
by an East Midlands
regeneration agency.
The eyes of the UK social
housing sector are on Meden
Valley Making Places (MVMP),
which is running a project funded by £700,000 in grant aid from the
Homes and Communities Agency (HCA) and £106,000 from the
Department of Local Government and Communities (DLGC).
South Yorkshire Housing Association has also invested heavily into the
pilot project and will become the landlord of the improved properties.
The scheme will breathe new life into ‘eyesore’ properties that threaten
to blight otherwise desirable housing areas in Mansfield and Bolsover.
Homes that have been empty and neglected for months – or even years
– can drag entire neighbourhoods into a downward spiral, according to
MVMP, a regeneration specialist formed in 2003 to address the problem
of poor housing stock in the former mining communities of
Nottinghamshire and Derbyshire.
MVMP chief executive Gary Kirk said: “The government has set a target
of building 240,000 new homes each year, but the economic downturn
makes it extremely unlikely that this will be achieved.
“We hope that our initiative will stem the number of skilled people
leaving the construction industry as a result of the decline in new build
activity. Their skills will be urgently needed by developers in order to
meet demand for new homes as the economy recovers.”
The grant funding will be used to refurbish 10 houses selected from the
two districts, in a project that will provide much-needed employment for
local construction workers in a deprived area, while helping to preserve
construction skills.
At the same time it aims to create a number of apprenticeships for
young people in the area.
The selected houses will be refurbished to a high level of energy
efficiency that meets the latest regulations on thermal and carbon
emissions, helping keep heating and lighting bills to a minimum.
South Yorkshire Housing Association is also involved in the pilot project.
Chief executive, Tony Stacey said: “As a country we are building far fewer
new homes than we used to, and this is unlikely to change in the
foreseeable future. It is therefore more important than ever that we make
the best use of the homes we have. That’s why SYHA has also got
involved in this work.
“We will bring our award winning design and environmental expertise to
demonstrate what can be achieved for older homes. In addition we will
maximise employment and training opportunities for local people.”
If the pilot is successful it is hoped that it can be rolled out across
adjoining local authorities.
Empty houses present a double quandary for local authorities at a time
when the demand for homes is great.
Not only do they deprive families and individuals of a place to live, they
also contribute to more widespread dereliction as neighbours move away,
adding to the perceptions that an area is in decline.
David Ireland, chief executive of the Empty Homes Agency said: “MVMP
has been very successful in revitalising the pit villages in the area, and has
gained a lot of expertise in the process. It’s a great that that expertise will
now be applied to help get empty homes back into use across the area.
“It’s a positive idea that we welcome. No one wants to live next to
property that’s empty and in poor repair, but landlords who own these
properties have had to cope with added financial pressure during the
downturn – many are unable to do the necessary work without help.
This initiative will provide that help.”
Mr Ireland added: “Improving empty homes may not be as glamorous
as building new houses, but it provides homes just as well, for less money
and at less environmental cost.”
The aim is to enable people to experience what it is like to live
in a space designed by a great architect, changing the
perception of contemporary architecture in the UK and
hopefully thus increasing the demand for good buildings.
This will hopefully stimulate and encourage more people to
commission and build outstanding modern homes for themselves, and
ultimately to increase demand for modern design-led products from
volume house-builders. Living Architecture will complete the first four
houses in 2010 and the fifth in 2011. It is intended that more will follow in
due course. We see Living Architecture as broadly similar to the
Landmark Trust but with a focus on contemporary architecture.
What are the five houses, who are the architects and when will the
houses complete?
The Balancing Barn, Winy Maas at MVRDV (the Netherlands) in
Thorington, Suffolk. Due to complete June 2010.
The Shingle House, Alan Pert at Nord Architecture (UK) in Dungeness,
Kent. Due to complete July 2010.
The In-Between House, Einar Jarmund and Hakon Vigsnaes at
Jarmund/Vigsnæs Architects (Norway) in Thorpeness, Suffolk. Due to
complete September 2010.
The Long House, Michael and Patty Hopkins at Hopkins Architects (UK)
in Cockthorpe, Norfolk. Due to complete Spring 2011.
A Secular Retreat, Peter Zumthor (Switzerland) in South Devon. Due to
complete Winter 2011.
Four of the five houses have planning permission and are in
construction. The fifth house, Peter Zumthor's, is expected to go before
the planners imminently. The Single House and Balancing Barn will
accommodate 8: 3 doubles and a twin. The Long House and In-Between
House accommodates 10: 3 doubled and two twins. The Zumthor
House – tba.
The architects practices were chosen by Living Architecture and its
advisors, who wanted to build up a picture of architecture today, using
selected architects from emerging and established practices both here
and overseas. The progress of the houses can be viewed at
www.livingarchitectureblog.com
The ethos of the project
The funding for the project is backed by investors who wish to remain
anonymous. They have been drawn to the project by a mutual love of
great architecture. They see their project as chiefly motivated by a
The Balancing Barn The In-Between House
What is Living Architecture?
Living Architecture has been set up to build houses of outstanding architectural merit
around Britain that will be available to the public to rent by the week.
philanthropic impulse and have funded the capital cost of the houses.
The houses are expected to pay their day-to-day running costs, routine
and long-term maintenance, from rental fees once up and running from
spring 2010. If the project proves successful, there will be a further round
of fundraising for future houses.
The aim is to inspire and excite as many people as possible about the
potential of living with great architecture, so we will be promoting this
project widely to the general public. We want the young and the old from
all backgrounds and many different nationalities to come and rent. As
regards the cost of renting these houses exact costings as yet have not
been confirmed, however they will be comparable to properties offered
by The Landmark Trust and companies like Rural Retreats. The monies
collected in rent will go into the management and short-term and
long-term maintenance of the houses.
At the core of the organisation is a belief that one of the key ways in
which to raise the level of architecture in the UK is to get more people to
stay in well-designed buildings (rather than simply watching Grand
Designs or reading Elle Deco, interesting though such activities are).
Therefore, the organisation fully intends to make sure that over the span
of an average year, the houses will always be available at some point at
modest rates. Living Architecture will be an inclusive organisation with
education at its heart.
Who works at Living Architecture?
Mark Robinson, director, ex-manager of the Serpentine Pavilion scheme.
Dickon Robinson, chairman, ex-CABE commissioner, Chair of Building
Futures at RIBA, former Director of Development at the Peabody Trust,
where he was responsible for commissioning many award winning
housing schemes, such as the BedZED zero carbon housing scheme in
South London, which was shortlisted for the Stirling Prize.
Meredith Bowles (Mole Architects), the architect and Manser-medal prize
winner, who designed the Black House in Ely and is famous for
pioneering low-cost, environmentally-friendly architecture. Meredith will
be acting as executive architect on the houses in Suffolk.
Jane Wernick will be the engineer on four of the schemes.
Endorsers and advisors to the project include Sir Stuart Lipton, of
Chelsfield; Tom Bloxham, chairman of Urban Splash; Ambassador Alexis
Lautenberg, Swiss ambassador to the UK; Michael Morris, co-director of
Artangel; Alain de Botton, writer and architectural critic and Peter Rogers,
director of Stanhope.
There is a great opportunity this summer, especially with the
World Cup and other major sporting events in the calendar,
for the hospitality industry to guarantee revenue in spite of the
UK’s unpredictable weather. Restaurants, gastro pubs, wine
and sports bars can now spill out and extend comfortably
into an outdoor space with high quality UV protection and shelter for
outdoor environments.
Reg Pearson runs award-winning CAMRA pub, The Robin Hood in
Clifton Reynes, Buckinghamshire: “Proprietors of gastropubs and
restaurants who invest in high quality outdoor structures, that give
weather protection, will benefit from valuable extra dining cover outdoors
and position the venue to take advantage of summer events without
being at the mercy of the great British weather!”
These high quality UV protection and shelter structures can also be
personalised to act as a strong promotional tool – either for the
promotion of the establishment itself or perhaps that of a drinks brand
that may be happy to pay for the placement.
A High-Wire Act
Charles Leon of hotel interior designers, Charles Leon Associates,
the practice currently refurbishing the former Central Hotel, Glasgow, which will reopen
this September as the Grand Central Hotel, considers the particular challenges of working
with heritage buildings.
Designing for a Grade A listed building means treading a
very narrow path between different parties, in this case
between Scottish Heritage, and the client. Each party has
a differing agenda, sometimes conflicting, while the
building has a soul of its own which asks to be revealed.
The Central Hotel, Glasgow is one such building. Grand, dignified,
neglected and misused, it comes with every conceivable problem related
to an ageing listed building. It is the job of the designers to find the path
which will bring life back to such venerable hotels by sympathetically
responding to the aesthetic, operational and heritage requirements.
The Central Hotel is situated on top of Central Station, Glasgow and
was originally built in 1898 to a design by Sir Rowand Anderson that
converted and extended the original Caledonian Railway company
offices. It was built with what may be described as imperial principles.
James Millar then further converted and added to the design by altering
the building. This involved major structural changes and succeeded in
making the building a grand hotel. Later, towards the mid 1960s, the
former booking hall wall was obscured by the new Kintyre Suite for
Banqueting. Then in 1988 further changes were made to update the
building and meet current thinking. The ballroom ceiling was lowered,
losing the impressive scale of the room, and, at the same time, a new
Malmaison restaurant was put into the ground floor. Bedrooms were
chopped around to increase their size and bathrooms were added.
Since then, nothing has been changed.
The hotel has always been an important destination in Glasgow, not
just because of its location and proximity to the station, but as an
essential meeting place for the city. Yet, years of neglect had left the
building in a very poor state of repair and decoration. The weight of its
heritage had become its burden. Happily, the Central Hotel has now
been acquired by Principal Hayley who will be spending £20 million in
order to renovate and bring the hotel back to its former glory and status in
Glasgow as the Grand Central Hotel.
As designers, when we take on a building of this importance we inherit
the good with the bad. It is a distressed asset. In the case of the Central
Hotel, it still maintained its Grade A listing and Scottish Heritage was very
enthusiastic to see the building restored to its proper use as a working
hotel but needed to protect its integrity and its details. At the same time,
the hotel operator needed to ensure that this ageing asset had the
potential to deliver a profitable yield efficiently.
Therein lies the typical conflict. The parties have potentially
contradicting agendas and somehow these differing interests have to be
resolved to create a fully functioning, successful hotel. That’s where the
designers come in.
Whilst Scottish Heritage is conscious of the need for buildings to
function viably, its agenda is to conserve, for future generations,
the heritage of Scotland’s listed buildings. That means looking carefully
into the historic architectural, functional and decorative uses of the hotel
throughout its life. The guidelines set out by Scottish Heritage are
general and prescriptive. There is a lot of subjective interpretation of what
is of historical importance or what is relevant to the hotel’s history, and
what is not.
The conflict of interest arises where we wish to integrate a modern
design and hotel operation which is appropriate to contemporary
standards, complies with current building regulations and meets guests’
expectations. In addition, hotels today must be as sustainable and
ecologically friendly as possible and, above all, yield a profit for the
operator. This means being in line with contemporary views of
technology and operating systems, with the business plan and the
budget as well as meeting the demands of air conditioning, internet
access, fast flowing showers, UV values and heat loss standards.
Service must also be efficient, and to achieve this the internal layout must
be effective. Also, we have to integrate into a building that wasn’t built for
it, all the new DDA requirements, within the envelope of a Grade A
listed building.
In practice, one of the major challenges for the designer is to find a
at www.adfonline.eu
route between all the conflicting opinions and still provide dramatic,
impressive and functionally operational design. In this context, lighting is
often one of the most transforming elements within an historic building.
Guests’ expectations of atmospheric, theatrical hotel environments are
very high today so designers must deliver a complex lighting scheme
making legion demands on the building. We need a wide diversity of
lighting types, a multitude of locations and a great deal of control in order
to be able to set the mood. To achieve this, routes have to be found that
do not interfere with any listed element, or require any walls to be chased,
and each and every item has to be negotiated with Scottish heritage.
In the past this has proved difficult but fortunately, LED lighting, which is
discrete, uses less energy and has lower heat omissions, is now helping
us achieve not just our goals but those of Scottish Heritage and building
control too.
The requirement for sustainable design has become an imperative, not
just for legislative and conservation reasons, but also as part of the hotel
brand positioning. However, integrating energy efficient systems into an
old property often leads to a serious dilemma. The building itself has its
own demands and needs; it has its own soul, which has to be listened to.
Scottish Heritage sees itself as the guardian of that soul at the Central
Hotel. The owners /operators want to make the building work for them
and yield profit. The designers want to produce an effective design. The
guests want to be transported to a place beyond their daily routine where
fantasy becomes reality. The building deserves to be alive again as a fully
functioning hotel.
We may all have differing agendas and the end result of a hotel
refurbishment project has to be an amalgam of these viewpoints that
meets all the needs. Designing within an historic building is a very fine
and delicate balance, one that requires respect for the details, negotiating
the solutions and a high regard by all concerned for the building’s soul.
“This is an incredibly exciting project for Glasgow and we’re thrilled to
be working with Charles Leon Associates as we bring this grand building
back to its former glory. When it reopens in September it truly will be the
Grand Central Hotel.” Commented Regional General Manager for
Principal Hayley Scotland, David Welch. Enquiry N o 118
After the highly publicized fires of timber frame homes under construction in recent
months, timber has taken a bit of a battering in terms of its credentials as a building
material, particularly from its masonry counterparts. Geoff Arnold, UKTFA Chairman
discusses why it’s time to re-address the balance and focus on long-term benefits as
opposed to short-term issues, whilst addressing the benefits of using timber as the core
fabric of a building.
“Whilst we must not underestimate the impact of these fires on
the local community, shouldn’t we now be tackling the need to
cut energy use and place the emphasis on using sustainable
building products for the benefit of the entire planet? When
considering the benefits of utilising timber frame as the core
building envelope we should look past the obvious ‘green’ argument.
By now, just about everyone, from architects to builders, understands
timber frame’s unrivalled sustainability and green credentials. However,
to become the number one construction method of choice, timber
frame must face its rivals head on, looking at more than just the
environmental factors.
We must think about how timber frame works in real world situation –
its thermal performance; the financial benefits, and how easy it is to work
– with if we are to truly understand why timber is not just the future of the
construction industry, but the here-and-now.
Timber frame is going to win the argument, not with rhetoric or vitriol
aimed at highlighting the deficiencies of its competitors, but with cold,
hard, indisputable figures; so lets start with a few. Timber frame’s share
of the construction market continues to increase year on year, currently
25 % of all new builds utilise timber frame. This figure alone indicates
timber frame must now be considered a mainstream method of delivering
quality construction.”
A two year continuous assessment of timber frame homes built at the
BRE Innovation Park has shown unequivocally that timber frames are
ideally suited to the Code for Sustainable Homes (CfSH). It is no surprise
that the first homes reaching Code levels 5 and 6 were timber frame
buildings. Timber frame is a perfect fit with the low carbon agenda and
more and more architects appreciate its benefits; finding it much easier to
achieve very high insulation levels, fewer defects and increased air
tightness, all with extremely low embodied energy.
Geoff adds, “The priority now is getting the fabric of a building right,
which is great news for timber frame. Forget about sourcing fancy
renewable energy systems to bolt onto leaky, poorly built buildings with
high embodied carbon – the emphasis should now be on putting the
fabric first.
“The CfSH is shaping the future of construction along with the
government’s target to see all new homes reach Code level 6 by 2016.”
Geoff continues, “This will only be possible if the right choices are made
now. To achieve the right amount of credits to demonstrate compliance
with the Code, the construction method chosen by architects appears to
be affected by two key factors: energy efficiency and the environmental
rating, and sourcing of the building materials themselves.
The environmental argument has already been won by timber, so the
Enquire via:
Our online database
at www.adfonline.eu
Fabric First
emphasis should now be placed on energy efficiency and the financial
implications of ignoring timber’s advantages.”
A report commissioned by the UKTFA and Wood for Good, revealed a
barrage of technical benefits in choosing timber over masonry when
aiming for Code compliance. The Comfort and Cost report based on
research by ESD and Buro Happold, explains how to gain credits in
relevant sections of the Code, particularly heat loss parameters.
Geoff adds, “Importantly, this report measures the costs of compliance,
comparing timber frame with more traditional construction methods.
The higher the Code level attempted the more it will cost. That’s obvious,
but what’s not obvious is that the percentage uplift in cost for each Code
level will always be higher for masonry buildings than with timber frame
buildings. To uplift from the current building standard to Code level 5 will
cost 8 – 24 % more in timber, but 10 – 30 % more in masonry –
a not inconsiderable amount when multiplied by tens of thousands of
new buildings.”
This report also highlights that timber frame dwellings generally show a
lower additional cost to achieve compliance with a Heat Loss Parameter
(HLP) of 1.3, 1.1 and 0.8 than a typical masonry dwelling, with the cost
differential assumed to be in the order of 2.2 to 5.2 %, depending on the
type of building.
Geoff concludes, “It would be simple to think the case for timber frame
is overwhelming and conclusive, but every genius has a flaw and timber
frame is no different. In recent months, fires on construction sites have
brought into question the use of timber frame in multi-storey buildings.
Firstly, it has to be stated that most constructions site fires, irrespective of
construction method are treated as arson and therefore the problem is
not an inherent issue with timber as a construction material. Secondly,
timber frame appears only to be vulnerable for a small window of
opportunity during the construction process and the UKTFA has
initiated its SiteSafe campaign to educate the industry to this danger and
how a few simple steps will dramatically reduce the risk of fire on
construction sites.
“It would be easy for the detractors to invent reasons to reject the use
of timber, but that would be missing the point and show a lack of
appreciation of the bigger picture. This is about more than them losing
sector share, it's about the wider implications for the global community
and the need to cut energy use and focus all our efforts on using
sustainable building products for the benefit of the entire planet – it’s
about time.”
Lindapter Secures Target Field Canopy
The new $425 million Target Field ballpark features an inspiring 1,988 ton
steel sunshade canopy that sweeps around the stadium, with a 7,432 m 2
glistening soffit safely suspended overhead with Lindapter steelwork
fixings. The 40,000 seat, open-air Target Field is the new home of
Minnesota Twins, an American professional baseball team based in
Minneapolis, Minnesota. The architecturally stunning curved canopy
presented a challenge to the connection design due to the connecting
beams varying in size and angle throughout. The engineers also had to
meet a vital criterion of accommodating up to 22.3 kN of wind load, while
the contractor favoured a simple to install, universal connection that could
be used on both primary and secondary steel sections. Lindapter
provided a single solution that exceeded these requirements with the Type
LR Girder Clamp connection system, independently approved to a safe
working load of 58.8 kN at a 5:1 factor of safety. The self-adjustable
assembly is compatible with flange thicknesses of 3 to 20 mm, while an
over-sized slotted location plate enabled the simple adjustment to fit
variations in beam width and connection angle. The efficient connection
allowed the canopy risers to be easily aligned into position, allowing a
faster installation in comparison to more time consuming conventional
methods such as drilling, or repeated tack welding and grinding, thereby
reducing on-site costs.
Broadview
Control of solar gain and glare is vital to give
children a good physical and social environment.
As a result, Daybreak Nursery contracted
Broadview, a leading manufacturer and supplier
of awnings and blinds, to design and install an
awning to ensure children enjoy the outdoor
space. One 5.5m by 4m folding arm Broadview
35 electric awning system has been positioned
over the play area and is operated via a remote.
An automatic override retracts the product in
windy conditions. Daybreak Nursery says: “The
awning has created an ‘outdoor classroom.”
Dales Fabrications
Dales Sigma Fineline was originally launched in October
2005 and consists of a variable dimension ‘M Profile’.
Whilst it was intended to compliment the range of
Aluminium Fascia profiles, we have found over the last
couple of years, that it has been used as a ‘band
course’ detail as well. Architects on schools and
colleges have requested its integration to unify the roof
trim and lower storey details as the profile is both
versatile in its width and depth.
The ability to use it to conceal a gutter is obviously one
of the many benefits. Clients who are looking for a
more ‘industrial’ concept use the profile to replicate an ‘I
Beam’ without the weight, maintenance or fixing issues
associated with Steel. The ability to offer a huge range
of BS or RAL colours also enables the profile to be
matched with windows or cladding in both colour and
even gloss level.
Unique Ventilation Saves Energy and Lifetime Costs
A new and innovative concept in domestic ventilation developed by Passivent Ltd is promising savings
of 55% in electrical energy, 39 % in lifetime costs and cuts carbon emissions over alternative,
mechanical solutions. The company’s unique iHybrid system combines the benefits of proven natural
‘intelligent’ passive ventilation with those of heat recovery, to give a ‘mixed mode’ hybrid option.
Passivent iHybrid predominantly uses well-designed natural ‘passive stack’ ventilation, harnessing natural
air movement principles to draw fresh air into a home and exhaust the ‘used’ internal air without any
electrical consumption, coupled with ‘as and when necessary’ heat recovery. An external thermostat
monitors the outside temperature: when above 9°C, the natural ventilation wall vent remains open to
provide fresh air into the dwelling, with ceiling mounted extracts drawing the ‘used’ internal air out via
convection and the venturi effect (whereby warm air rises, and air moves faster with height, creating
suction). When the external temperature falls below 9°C, the system senses the coolness and switches
to heat recovery mode, closing the wall vent and switching air transfer to via the heat exchanger,
transmitting warmth from the exhaust air to the cooler incoming air to reduce heat loss, and maintain a
comfortable internal ambient temperature and air quality.
Enquire via:
Ventilation Ducting Q & A
We have been providing expert ventilation advice to architects, designers and contractors
who come to us for technical help. As a result, we often get asked the same questions on
a regular basis. We have answered below some of the most frequently asked questions,
some as a result of new developments in the market and some of a more traditional
nature. We are sure you will find them all beneficial, by Jon Hill, Technical Manager,
Polypipe Ventilation.
Q: The NHBC have recommended I fit a condensation trap to my
ducting; how does it work and where does it go?
A: When extracting warm moist air, for example, from a shower room,
through a cold space such as a loft, condensation will form on the inside
of the duct, run back down and may damage the electrics of a fan or
cause damage to decorated surfaces. The trap has a gutter inside that
collects the moisture and an overflow port then allows condensate build
up to drain to the outside. The traps are installed in the loft space as low
as possible on vertical ducts but high enough to allow for a slight fall in
the overflow pipe.
Q: I am installing an exhaust air heat pump and need to have
provision for replacement air into the property. How is this
achieved?
A: Building Regulations consider these to be System 3. They state that
provision for make up air should be made in every habitable room other
than wet rooms at a minimum of 2500 mm 2 of equivalent area per room
inlet, ideally mounted at over 1.7m to avoid draughts and discomfort;
generally it should be left permanently open. This can be achieved using
traditional window mounted trickle vents, ensuring they are not blocked
by curtains or blinds or by purpose designed wall mounted, draught free,
air supply kits designed to match exactly the air usage requirements of
the heat pump.
Q: Can I connect two individual fans into one duct run?
A: This is permissible under current Building Regulations; however care
must be taken to avoid exhausting through the other fan instead of to
outside. This can be achieved by installing fans that have backdraught
dampers built in, such as domestic centrifugal surface mounted fans –
ideal for this type of application. Alternatively, duct system connectors
with built in gravity non-return flaps can be installed after each fan.
It should be noted that the single duct should have a geometrical free
area of the sum of the two feeder ducts to provide sufficient flow if both
fans are running simultaneously.
Q: I have to pass a duct through a fire rated wall. What fire-stopping
methods are available to me?
A: Current Building Regulations state that when a duct or any other
service passes through a fire rated wall, or to use the correct terminology,
a fire-separating element, it should be adequately protected by
Our online database
at www.adfonline.eu
fire-stopping so that the fire resistance of the element is not impaired.
Furthermore, only fire-stopping systems which have been shown by test
to maintain the fire resistance of the element may be used. In a masonry
wall, intumescent wraps may be used as the masonry will contain the
expansion of the intumescent. Alternatively, steel intumescent-filled
collars can be fitted around the duct on both sides of the wall. For stud
walls the only suitable solution is to employ steel sheathed intumescent
duct connectors; the steel sheath contains the expansion of the
intumescent within the stud wall cavity. This type of product is the most
suitable for all applications as it forms an integral part of the duct system
as well as providing fire-stopping.
It is vital in this safety critical field of application that the fire-stopping
products used have been tested by a reputable test establishment such
as BRE on both the size and type of duct being used and in the type of
fire wall being constructed. Make sure you ask for those supporting test
reports and check carefully if the test data matches your intended
installation; you will be surprised how often they don’t, especially with
wraps and collars. Contractors can be held liable for installing a product
that is not fit for purpose.
Q: How can I prevent cold draughts entering a room through the
extract vent?
A: There are a number of ways of preventing this. The first is by fitting a
simple gravity flap outlet in place of an open fixed louvered grille on the
exterior of the building. However, if the outlet is mounted on a very
exposed wall, a more robust single gravity flap outlet with protective cowl
should be installed. If access to the outside of the building is difficult, a
gravity flap built in to a duct connector should be employed in the duct
system. These products are often used as non-return valves in larger
duct systems and are readily available.
Q: The extract fan is not ducted to the outside and is venting directly
into the loft space. Is this OK?
A: The simple answer is no. All extract ventilation must exhaust to the
outside, as clearly stated in Building Regulations. The exhausted warm
moisture laden air will condense forming water droplets in the colder
environment causing mould to form in the long term and other associated
moisture damage to both the roof structure and the insulation.
Look Up to Save on the Bottom Line
One of the more positive aspects to come out of the recession is the advantage to businesses
who, by looking up to find savings for the bottom line, are now utilising flat roofs on industrial and
commercial buildings to locate such things as plant, motor and boiler rooms. An increasing
number of businesses are freeing up space within their premises by utilising the space afforded
by flat roofs. This not only brings them financial and practical advantages but also often saves
energy and adds value to their premises. Access is one of the main considerations of this move
upwards and retractable loft ladders which - unlike fixed stairways – don’t take up any floor space,
are proving to be the most cost-effective and reliable access solution. The preferred supplier of
loft ladders is global specialist Premier Loft Ladders. This UK-based company offers the most
extensive range of quality aluminium and wooden loft ladders available in the market, making it
the number one choice of architects and designers throughout the construction industry.
Premier’s most popular ladder is the Supreme, a concertina-style aluminium ready to fit counter
balance stairway which is built to individual requirements and offered with several options.
Church Roof Restored to Former Glory with
Sadolin Classic
The derelict Oxton Congregational Church in Birkenhead has been
transformed into a new home for the Wirral Christian Centre as a result of a
£1 million restoration project. Sadolin Classic, from Crown Paints, was
used to bring all the interior woodwork in the church, including the
impressive barrelled ceiling, back to its former glory. The premium
woodcare product was specified because of the longlasting protection it
offers for new and previously stained wood and for its consistent
translucent finish which allows all the natural grain and detailing of the
wood to show through. Many new sections of wooden panelling had to be
blended with original and repaired sections, all with different colouring and
absorbencies. The restoration team was able to draw upon the range of
finely differentiated shades in the Sadolin Classic range to build up a
consistent rich and warm teak colour across the entire ceiling.
Good Blinds Need Not Restrict the View
The world has moved on over the years, have the blinds in
your office? Or the way you think about them? Do you still
believe blackout blinds are the only way to stop glare and
dazzle, at the total loss of external view and free natural day
lighting? Let us show you another way.
With a range of shading materials, which includes black-out if
necessary but otherwise, with light transmissions (Tv) from 1 to 10%
we have a blind fabric that will suit your premises’ requirements for
light control.
Within the same range we have materials with solar reflectance’s (Rs)
of over 70%, ideal for reflecting the solar energy (including the visible
light) back out and reducing heat gain.
(Did you know that direct sunlight can ‘throw’ 100,000 + Lux at your
window, this being the equivalent to nearly 14 Kw per Msq?) With over
25 years of experience you could just take our word for it, but just in
case, we have commissioned a series of laboratory reports and
calculations that confirm our materials reflectances and transmissions
Lighting designer Bruce Munro announces the completion of a project to light the
common parts at the new Hotel Grosvenor, Shaftesbury, Dorset.
Lighting designer Bruce Munro announces the completion of a
project to light the common parts at the new Hotel Grosvenor,
Shaftesbury, Dorset. Munro designed and made spectacular
bespoke chandeliers, wall panels, and illuminated sculptures
for recesses as well as garden lighting. He also placed
general lighting to maintain the light levels throughout. “I wanted the hotel
to have a wow-factor. It needed to be chic, moody, and ‘Londonesque’,
especially in the bar. I realised the lighting was vitally important, so I
called Bruce Munro.” says the owner Charlie Barkshire.
The boutique hotel had a soft opening on December 4th 2009. It is a
listed building that has been a coaching inn for hundreds of years and it
overlooks the main street in the heart of the historic town. It has been
given a totally new lease of life, and renamed after the eighteenth century
Duke of Westminster who elegantly remodelled it in classic Georgian style
for his use when hunting in the Blackmore Vale.
The new interior offers high quality contemporary design in 16
bedrooms, including Cecil Beaton fabrics by Beaudesert in recognition of
Beaton’s connections with the area. A 40ft ballroom, drawing room,
courtyard terrace, bar, and Greenhouse Restaurant with Michelin starred
chef Mark Treasure are the common parts where Munro’s lighting now
plays such a pivotal role.
The brief for Hotel Grosvenor was to create an elegant lighting solution
effective both day and night, with a few twists in the form of custom-made
pieces. Munro’s aim was to weave the pieces into a simple but functional
general lighting scheme. In the downstairs bar, Munro’s ten glamorous
‘Tear Drop Cluster’ bespoke chandeliers provide a stunning explosion of
light. They are fibre optic chandeliers, illuminated by two remote
low-energy 12 v halogen projectors using only 100 W. The Tear Drop
Clusters came to his mind on a rainy day by Loch Osian in The Highlands
of Scotland.
More discrete, but no less captivating, are Munro’s ‘Illuminated
Shelves’, specially designed and made for two mirrored recesses either
side of the fireplace in a corner of the bar. They feature 72 dimmable
porcelain candles of varying heights and diameters, placed above two
xenon 2.5 Watt lamps. Though made of porcelain they have the
welcoming, calming feel of candlelight.
Next comes a wall mounted sculpture called Harvest Moon.
This sculpture features a projection of the moon, thrown onto bas-relief
on a disk floating on a rectangle, in landscape format. Either side of the
base of the Harvest Moon sculpture, on the perimeter of a banquette,
are Munro’s two illuminated Stalagmite sculptures, called “Light of the
Munros” these are a reference to the mythical stag that once roamed the
Scottish mountains. These are lead crystal stalagmite light catchers,
under-lit by recessed LED lamps. The Harvest Moon is more personal
“I love harvest moons and have always wanted to make one. Here in the
bar, it provided a solution to lighting a dark corner in an interesting way.
The Gobo projection of a moon is given a three dimension quality by
creating a bas-relief background and box frame. The joinery was made
by highly skilled local furniture maker Luke Haughton. Initially I
experimented with coloured backgrounds, but eventually (after the fourth
attempt) settled for a charcoal grey, slate grey and a white paint finish.”
says Munro. Proving that the simple ideas are not always simple
to realise!
In the courtyard garden, the Fireflies were original designed for a
Caribbean garden. Constructed in copper and brass, they are very robust
and withstand all weathers. By day they dissolve into the background, by
night the fibre optic strands create a little bit of magic as they catch the
eddies and breezes in the predominantly hard surface courtyard. Munro
has made five ‘Firefly’ luminaires to enliven the evergreen border at night.
Staked into the ground, they are made of copper, brass, and 375 thin
fibres, and together they are illuminated by one 12 v remote 100 W
halogen projector.
The Yin Yang Bas-Relief is a simple idea to interpret the Yin Yang into
three dimensions, and for Munro it's something that he feels is beautiful
and fun. It’s not intended to be anything more complicated than that and
was made with the help of local sculptor Mark Merer. Munro’s Yin Yang
sculpture is the last piece to mention: a colourful wall panel consisting of
6 white cast forms with Yin Yang bas-relief design. They are illuminated
with two pairs of adjustable recessed 12 v spotlights, with blue and
magenta dichroic filters. Together with the Greenhouse restaurant,
the new Hotel Grosvenor looks set to prove an irresistible temptation in
the heart of Shaftesbury.
Biomass Appliances and Chimneys
Increasingly architects are seeing the benefits of
wood burning appliances in achieving lower SAP
ratings delivering on renewable sources and lower
carbon emissions. Wood burning stoves are able to
give efficiencies of 80 plus percent. That combined
with the carbon benefits of burning wood make
them a real option for space & water heating.
SAP 2009, which will come into use in October will
allow stoves than can heat more than one room to
be used in primary heating. An efficient heating
appliance needs an efficient chimney system.
The key to a well performing chimney is consistent
insulation along the entire length of the flue.
The Schiedel Isokern DM system is the ideal
chimney system to be used with stoves in new
houses. Manufactured with pumice, a natural
insulator, it is light weight and easy to construct.
Contemporary Design
The National Fireplace Association discusses the different design options now available
for fires & fireplaces.
Before the advent of central heating, customers bought new
fires for the amount of heat they generated. In reality, most
home owners had little choice of fuel or fire because the
house they moved into probably had multiple chimneys
serving open fires in the living rooms and bedrooms.
A few, in major towns and cities, could choose gas fires powered by
Towns gas, as it was called. The bulk though burnt solid fuel for heat –
coal in the urban areas and readily available wood in the country.
Today, heat output is only important to a small minority of the 800,000
households that purchase a fire, fireplace or stove each year. Statistics
show nearly 90 % of our twenty two million households have some sort of
central heating – yet nearly thirteen million of these same houses also
have a fire or other independent room heater. The motive for these
fireplace purchasers is aesthetics – to achieve a look in their homes and
to create a room centrepiece to counteract the television
The popularity of contemporary design in fires, particularly in gas,
electric and bioethanol models, has led to the introduction of a wealth of
new materials. For fire fronts and frames these include stainless steel,
brushed aluminium and cultured marble (a composite material made
from resin with filling material and colouring). There has also been a vast
increase in the range of flame effects offered on gas fires and many
designs available with three of four alternatives. While coals remain the
number one choice because they realistically represent a coal fire, the
popularity of other options has spiralled with the contemporary boom.
Alternatives to coals include pebbles (rounded, light-coloured cobbles),
driftwood, ribbon burners (thin lines of dancing flames) and geometric
shapes. This certainly isn’t an exhaustive list and it is worth asking what
options are available on the gas fires that you are interested in.
The overall efficiency of the fire is not affected greatly by the type of fuel
bed used. Designs that use a heat exchanger or a glass front will be
more efficient than those that only seek to create a decorative look.
Flueless Fires Design
The flueless gas fire uses a catalytic converter to scrub all traces of
carbon monoxide from the burnt gas, this results in near 100 % efficiency
although in reality, a tiny amount of heat is lost in the burning process.
Our online database
at www.adfonline.eu
As the burnt gas is emitted directly in to the room, most installations will
require an air vent adjacent to the fire to provide sufficient air changes
within the room.
Most flueless gas fires only require 3.0 kW of heat to function at its
optimum, whereas anything up to 7 kW are required by
conventionally-flued gas fires to produce the same output. This reduced
requirement for fuel helps to conserve the world's natural resources.
These figures also mean that, pro rata, there are less emissions of
greenhouse gases, potentially as little as only 20 % of emissions from
flued gas appliances. The catalytic converter also acts as an air cleaner
destroying airborne particles which often aggravate allergies.
Designs include traditional hearth-mounted models, hang on the wall,
contemporary looks and stoves.
Bioethanol Fires
New to the UK over the last couple of years comes the bioethanol living
room fire. As they burn denatured alcohol – bioethanol – these fires are
flueless and require no chimney or additional ventilation! Bioethanol is an
environmentally friendly, non-polluting, non-smelling, carbon neutral fluid
made from sustainable sources, such as cereal crops, across Europe.
Many designs are a combination of stainless steel or aluminium with
tempered glass to create a chic, and typically contemporary, live-fuel
effect fire. They can be set in to a coffee table, or designed as a
free-standing unit (example top image), wall mounted or be designed for
use outdoors. Look for designs that ensure the highest safety possible,
for the bioethanol and the fire that burns it.
The fuel is typically held in a stainless steel burner tray which comes
with a closing device to extinguish the burning fuel at the end of the
burning period and to stop it evaporating.
Some designs use ceramic fuel sets to enhance the reality of the flame
effect but be careful; this may cause soot to form. The majority allow the
flames to play in the heat chamber to create a realistic, lazy burning
flame. A bioethanol fire can be quickly installed in any room in a matter
of minutes, using basic DIY skills. Additional quantities of the bioethanol
fuel can be ordered in 4 or 5 litre plastic bottles.
Levolux at ‘The Hub’ of Eco-Architecture
When the UK’s largest
engineering and design
consultancy, Atkins, developed its
new HQ in Bristol, it wanted the
design to show the world how
modern buildings could play a
key role in the battle against
climate change. Among the
many initiatives which enabled
the completed 9000 m 2 office
building, known as “The Hub”, to
achieve a BREEAM ‘Excellent’
rating is a Levolux Solar
Shading solution. Levolux was
chosen by Atkins to design and
install a custom solution
comprising of horizontal and
vertical extruded Aerofoil Fins
with an integral Walkway system.
