ONE HOMEBUILDER. 101 REASONS.
WHAT DEFINES WEBB & BROWN-NEAVES FROM ALL OTHER BUILDERS?
AN UNWAVERING DEDICATION TO CRAFTSMANSHIP.
Every day, our designers and builders go
above and beyond traditional expectations to
craft homes which are timelessly flawless in
both style and functionality. In fact, we’ll give
you over 101 reasons why we believe we build
better homes – many you would rightly expect
from a reputable builder, though far too often
they are overlooked.
It’s all the detail you can see, and the endless detail you can’t,
which gives every Webb & Brown-Neaves home eternal style
and value; qualities which you are sure to appreciate for years
and years to come.
No wonder so many of those who build with us once, build
with us for life.
We hope you too choose to build with Webb & Brown-
Neaves. We know of at least 101 reasons why this is one
decision you’ll be forever thankful for.
THE BEGINNINGS
• At Webb & Brown-Neaves, before any plans are drawn,
prices calculated, or agreements signed, we take the
time to sit down and work through essential preliminary
details with you.
• The process of selecting your new home begins with our
experienced consultants who, rather than your usual pushy
salespeople, are highly trained professionals employed to
give you valuable advice.
• Our display homes will demonstrate to you our innovative
design and superior craftsmanship. To assist you with
your decision, we will provide you with professional, easy
to follow brochures, so at a glance you can see all the
dimensions, sizes, inclusions and exclusions. We are open
and transparent about the exclusions and don’t hide any
information from you.
• Once you have selected a home, our documentation
starts with a Preparation of Plans Agreement and not
directly with a building contract (as some builders do).
This means that you will have copies of plans, addendas
and specifications at your disposal before we ask you to
sign any building contract.
• We only use Fixed Price Lump Sum Housing Industry
Association (HIA) Building Contracts for your peace
of mind. Some builders will ask you to sign their own
contracts. Our contracts are written by an independent
body to provide equity to both parties.
• Naturally, all of our homes include Home Owners
Indemnity Insurance.
• A feature survey is completed and an engineer’s report
is commissioned for every home we build. Test holes are
dug by the engineer to determine soil conditions and any
possible adverse site conditions before commencement
of construction. The engineer will design the foundations
and slab for each individual home rather than use a
blanket approach.
• Prior to siteworks, we re-peg your building site. This
ensures that existing boundary pegs and fences are
in the correct locations and that the home will be
accurately positioned on the site. This is included in
every Webb & Brown-Neaves home and is not a last
minute extra cost to you. Some builders charge hundreds
of dollars extra for this service even though it is an
essential part of the construction process.
THE SITEWORKS
• All Webb & Brown-Neaves’ siteworkers are independent
contractors with experience in all soil and site types. We
utilise a two-quote system to achieve the most competitive
price for you. Other building companies with their own
siteworks contractors will not send your plans out for
competitive quotes.
• The sand levels between the house and the fences are
intentionally lowered during siteworks, so that when your
footings are dug the excess sand can be placed outside of
the compacted slab area. That means not having to place
uncompacted sand under the slab which may affect the
structural integrity of the home at a later date. This can also
reduce the need to remove a large amount of excess sand
at a later date which may involve extra costs.
THE SLAB AND FOOTINGS
• As mentioned previously, the slab and footings are
designed on an individual basis by an independent
structural engineer.
• Before your slab is poured we provide termite protection
under the slab. We only use registered and approved
treatments and adhere to strict application guidelines.
• After completion, an additional treatment is provided
around the home’s perimeter with a separate treatment
applied under the garage as required by the Building
Code of Australia. Some builders do not provide this twostage
system.
• 0.2mm thick polythene is used under all slabs for water
proofing. All joints are overlapped and securely taped.
• A seven-day cure period is allowed for slabs, with
additional spray cure applied to slabs which may possibly
become affected by extreme weather conditions.
• We undertake random concrete strength testing by a
NATA approved laboratory to ensure quality and strength
is maintained. This analysis is fundamental to our quality
assurance process.
• We use a minimum reinforcing mesh size of F63 (F72 to
wet areas) which is much stronger and more rigid than
the mesh often used by many other builders. Our mesh is
overlapped and wired firmly in place to prevent slippage
during the concrete pour.
• Ribbed reinforcing mesh is used to improve the bonding
strength between the mesh and concrete.
• ‘Bar Chairs’ are used to ensure the reinforcing mesh is
located at the correct height within the middle of the slab.’
This is often overlooked by other builders, leaving the
reinforcing sitting at the bottom of the slab which will not
produce maximum strength.
• We use concrete pumps to spread our concrete, at no
additional cost. We don’t allow trucks to run across
prepared slab areas.
• Concrete grano flooring to driveways, garages and carports
is 100mm thick. Some builders only provide 75mm thick
flooring, resulting in an obvious reduction in strength.
BRICKWORK
• Only clay bricks are used to both internal and external
walls. (No lime silica or aerated concrete blocks are used.)
• We offer a wide choice of face bricks in our standard
allowances.
• We supply a full two-course waterproofing parge to the
edge of the concrete slab to resist water penetration into
your home. The first course of internal & external brickwork
is laid with a damp course mortar to minimise moisture
penetration inside the home.
• We provide our bricklayers with only the best high grade
cements and do not use inferior mortar mixes often used by
other builders.
• To ensure that our homes are solidly built, our brick
mortar is randomly tested by an external NATA approved
laboratory.
• Galvanised lintels & T Bars are used as standard.
• Brick weld reinforcing wire is used in certain applications
at our discretion even when it is not a requirement of the
building codes. This will give you added peace of mind as
to the structural integrity of your home for years to come.
• Brick paving edges are bedded in mortar to prevent
movement and spreading of paving.
ELECTRICAL & GAS METER BOXES
• Meter boxes are rebated, which means they sit neatly into
brickwork and the brick cut out line is hidden from view.
• Our meter boxes are constructed from PGI and the doors
all have safety edges.
• Combination gas/electric meter boxes are used as gas
connection is a standard item in all our homes.
• We exclusively use a special large meterbox which will
accommodate 48 poles to allow for future add-ons.
ROOF FRAMES
• We use steel and timber beams in preference to purlin
straps. This helps prevent abnormal roof sagging and
ceiling cracks.
• Webb & Brown-Neaves roof frame standards adopt many
tried and proven practices of the past, often well above
current Australian building standards.
• Specially graded timber (MGP) is used for ceiling joists and
selected rafters, creating stronger and more stable roof
and ceiling structures. Cross trimming of ceiling joists is
carried out (often not done by other builders).
• Main roof pitches are generally above 25 degrees
(other builders’ sometimes pitch as low as 18 degrees).
Higher roof pitch improves appearance and assists with
weatherproofing and water run-off. Extensive wind-loading
details are incorporated as required.
FLASHINGS
• Webb & Brown-Neaves have developed and adhere to one
of the most comprehensive set of flashing details.
• Bond breakers are used to prevent cracking on all of our
two storey homes.
• Discrete soaker trays are also extensively used on our two
storey homes.
• Sill trays are used under sliding doors to upper floor
balconies to prevent water ingress under the frames.
• Galvanised flashings and fascias are made from quality
zincalume. We only use 20kg lead, not 15kg as used by
other builders.
METAL FASCIAS & GUTTERS
• WB fascias are 100mm deep and 0.65mm thick. This
fascia is the heaviest gauge used in the residential market.
• The advantage of a heavy gauge fascia is its ability to remain
straight and is less susceptible to marking from the fascia clips.
• Storm master gutters are available on request to Webb
& Brown-Neaves clients at no additional cost. This can
prevent gutters overflowing into the roof if downpipes
become blocked.
• Colorbond fascias and gutters are standard on all our
homes, at no additional cost.
PLASTERING & CEILINGS
• Protective corner beads are built into all plastered walls in
trafficable areas as standard. This will help your home ride
the wear and tear of everyday living smoothly.
• We only use first grade cement for our float plaster finish.
• Periodical testing of plaster is undertaken by an
independent NATA approved test laboratory.
• Damp proofing is used to all shower recesses behind tiles
Shower recesses are tanked to prevent water seepage
problems later on.
• The underneath of all balconies and external soffit’s are
render finished (not just left unsightly and ‘off form’).
• To control nail popping problems and to reduce long term
maintenance, ceiling sheets are firmly screwed in place (not
nailed). Ceilings are back blocked for added strength.
CARPENTERS
• Side, rear and front rails to robe and linen cupboard shelves
are made from solid timber. They are plugged and nailed
into the walls, not just glued or nailed directly into place.
• White lined shelving to robes and linen cupboards are
16mm thick melamine (not 12mm and not just raw
chipboard).
• Our external doors are sealed top and bottom before
painting. (NOTE: The manufacturer’s warranty is voided if
this is not done).
• External door skins are made of Duracoat, not just MDF.
• All mouldings and varnished timbers are sanded prior to
being finished by the painter.
• Where skirting boards are requested, they are securely
plugged and nailed to walls (not just glued).
• To avoid possible moisture problems we seal the
bottoms & tops of doors in all wet areas, prior to
painting and fixing of doors.
CUPBOARDS
• We use 16mm HMR (highly moisture resistant) board in all
kitchens and vanities. Many other builders use 13mm nonmoisture
resistant particle board to cut costs. This board can
swell and distort when it comes into contact with moisture.
• All our laminate doors have ABS edges.
• We fit only quality adjustable soft-closing hinges to all
cabinetwork doors and use soft-closing mechanisms on all
our drawers.
• We offer you the personal assistance of our interior
designer to personalise your kitchen. Our extensive
prestart demonstration room and the award winning
showroom of our kitchen cabinetmakers are at your
disposal to assist with your selections.
• All of our cabinet work is custom made to your individual
requirements. We do not use ‘off the shelf’ cabinets, so you
are truly free to customise your cabinetwork.
WINDOW FRAMES & MIRRORS
• Webb & Brown-Neaves exclusively use Jason Windows
for our aluminium windows and sliding doors. Jason have
been manufacturing quality windows and sliding doors for
the WA housing industry for more than 50 years.
• We use sliding doors with mortice deadlocks (not just a
face mounted catch). Our sliding doors also include bolt
locks which firmly lock the doors into the top and bottom
of the frames.
• Mortice deadlocks have keyed locks fitted inside the door,
rather than the face mounted variety.
• Key operated sliding door locks are dead lockable on
both sides.
• The door keeper is inside the frame, not on the outside.
• Our sliding doors and hinged doors are keyed alike to the
front door.
• We also provide keylock integrated window locks for
security that are all keyed alike.
• Breezelocks are included as standard on opening windows
which allow windows to be locked in the open position for
security and ventilation. These are often an extra cost with other
builders and may be required to qualify for insurance coverage.
• We use mohair seals to both sides of sliding window frames
to eliminate rattles and prevent draughts.
• Our simple window catches only require a one handed
action to open (ideal for children or the aged).
• Instead of a 50mm wide frame, we use a robust
75mm wide frame that firmly bridges the 50mm brick
cavity. This ensures that your frames fit tightly into your
brickwork and won’t rattle or leak.
• We use extruded sections to flyscreens, not roll formed
sections. The extruded sections are more resistant to
creasing and bending.
• We supply top hung sliding flyscreen doors with top rollers
so no sand or dirt fouls the rollers and jams the doors.
• A wide range of powder coated colours are available. All
powder coating is an absolute minimum of 50 microns thick.
• We use quality rollers to window sashes, not just plastic
skids which are used in some other windows.
• Extensive tests conducted by NATA certified testing
authorities prove the suitability of Jason products for use in
all areas of Western Australia.
• All shower screens and bathroom windows come with
laminated or toughened glass as standard.
INTERNAL DOOR FRAMES
• Benefits of our internal door frames include:
• Roll formed profile from 1.12mm thick zinc annealed metal,
which has excellent anti-corrosion qualities.
• Corner joints are tagged, mitred and welded, eliminating
ugly gaps in the corners.
• All deluxe metal door frames have fully welded corners and
are not just spot welded.
• Door frames include a built-in bull nose architrave of
substantial size.
• Rubber buffers are provided on door frames to reduce
noise as doors close.
• Wire brick ties are attached to the frames to secure them
firmly into the brickwork as standard practice.
• Convenient lift-off hinges feature on toilet doors for
emergency access.
BALUSTRADING
• Where wrought iron balustrading is selected, our
engineering fabricators work to strict material
specifications.
• To achieve a premium external finish, wrought iron
balustrading is hot dip galvanised then coated with a two
pack epoxy paint finish.
• This generally consists of an epoxy primer and
polyurethane topcoat. This quality finish is standard in all
areas, not just in salty coastal areas, for no extra charge.
TIMBER ENTRY DOOR FRAMES
• Our timber entry frames are rebated from a single piece
of timber to create a solid door stop. We don’t just use a
nailed on door stop which could come loose over time.
• Keyed dead locks are standard on all external entry doors.
• Painted entry door frames are made with durable
hardwoods. Some of our homes also have speciality timber
frames included as standard. These are always finished with
quality varnishes and paints to our unique specifications.
• Wherever possible, we utilise renewable timber resources
and encourage our suppliers to use the same renewable
resources in the construction of our homes.
WALL & FLOOR TILES
• We provide generous purchase allowances for wall and
floor tiling. A full range of tiles can be selected from your
choice of a large number of suppliers.
• Flexible adhesives are used for large tiled areas, and
in areas with possible ground movement to prevent
unsightly cracking.
• We ensure damp proofing is used in the plaster float coat
of shower walls prior to tiling.
• All shower floor and wall junctions and bases are tanked
(fully sealed) with a special waterproof membrane prior to
tiles being laid to prevent future water leakage.
• For aesthetics, floor tiles continue under toilet pans and are
not cut around the base, eliminating unsightly joints.
• Baths are packed firmly to form a solid base and minimise
any movement. This should prevent any shrinkage or cracks
around the top of the bath. We seal this joint with a flexible
silicon to prevent water leakage.
• We use a flexible mould-resistant silicon for all junctions
between cabinets and tiles and also between vertical
and horizontal tile surfaces in showers to give a superior
waterproofing finish.
• We recommend an on site meeting with our tiler to discuss
preferred layouts and patterns before work is commenced.
• We include mitred tiles to corner tiling where required. This
creates neater finishes where the sides and edges of tiles
would otherwise have been exposed. Each tile is individually
mitred to suit the corner joint. Other builders charge extra for
this service.
PLUMBING
• Chrome metal-finish floor wastes are included in all Webb
& Brown-Neaves homes, rather than the cheaper, less
durable plastic type.
• We only use vitreous china vanity basins and toilet suites.
• Our standard specification toilet suites include soft-closing
seats.
• Neat flanges are installed, where possible, to all shelves
and cupboards around pipe penetrations.
• All floor wastes flow to grated sumps on the external walls
(rather than just spilling to open soil).
• All water services under the slab are sleaved in PVC and
insulated, hence minimising water hammer and heat loss.
• Waste traps to kitchens are located under the top shelf,
thus eliminating large elongated holes in the shelf. This also
saves shelf space.
• Washing machine connection points are located separately
to spout taps to conceal unsightly washing machine hoses
behind the machine.
• We use inset laundry troughs built into cabinets, not cheap,
prefabricated plastic laundry troughs and cabinets.
• All homes with external rendered walls have water services
and electrical connections chased into the wall (not just
planted on the face of the render). Garden tap pipes are
also chased into walls and include non-return valves as
standard.
• Tempering valves are used to safely control hot water
temperatures in your home. We provide a minimum
of two tempering valves to selectively control the water
temperature in your bathroom and ensuite, not just one
valve for the whole home. Many other builders provide a
single tempering valve to the whole of the home which can
result in you getting inadequate water temperatures to the
remaining taps in your kitchen and laundry.
ELECTRICAL COMPONENTS
• Webb & Brown-Neaves insisted on installing an RCD earth
leakage safety circuit into our homes long before they were
legally enforced. We use a minimum of two safety circuits
as standard to prevent electrocution from light and power
points.
• We limit the number of light and power point circuits on
each RCD to minimise avoidable power outages.
• Wall boxes are insulated for all light and power switches.
• We provide double power points as standard throughout
our homes.
• Conduits are chased into the walls for all horizontal wiring
for safety.
• Mains voltage smoke detectors are hardwired into the
home for peace of mind.
• Flame retardant covers are installed over recessed light
fittings as standard.
• Plug bases are fitted to all our exhaust fans in the roof
space for easy removal and maintenance.
• Webb & Brown-Neaves use Australian made materials
where possible. We encourage our suppliers to do likewise.
• Where requested, TV points are installed in separate wall
chases with conduits for safety and better reception.
#BG-1519WBN
• Webb & Brown-Neaves was the first WA home builder to
introduce a flexible structured cabling system for telephone,
computer, audio and video signal distribution throughout
your home as standard. We are at the forefront of this
developing technology and want to make sure your home is
accessible to all future technologies and want to make sure
your home is future proofed.
• We also provide an electronic security system with motion
sensors, reed switch to front door, keypad and two sirens
with all homes. We provide a digital ready television
antenna on the roof of your home. This is all part of our
technology package called ‘Futurelink’. (NOTE: Some
promotional homes do not have a Futurelink package
automatically included.)
Note: White Series and some promotional homes do not
have a Futurelink package included.
PAINTING
• All painting work is carried out by experienced and
registered painting contractors using only quality A.P.A.S.
(Australian Paint Approved Scheme) approved paints.
• Galvanised primer and 2 top coats is used on all fascias,
metal surfaces, gutters and downpipes prior to painting,
where non-colorbond materials are requested. (most
builders only include two coats).
• Suitable primers, sealers and undercoats are applied to
ensure the longevity of paint work.
• Where full internal wall painting is included, or requested,
we use a premium durable, washable acrylic paint. This is
part of a three coat paint system which includes applying
a solvent based sealer to the plastered walls before two
finishing coats of premium washable paint are applied.
• We also use a sealer coat to all ceilings followed by two
coats of ceiling paint.
• We supply a free consultation and expert advice for colour
selections with our interior decorator and painter on site.
AFTERWARDS
• Sometimes your new home will require maintenance. We
treat after sales maintenance as importantly as we would
the commencement of your home.
• We provide you with an easy to follow home care
maintenance manual. Instruction booklets and appliance
guarantees are supplied at your key handover meeting.
• A comprehensive six month maintenance period is provided
with each home (some builders consider four months to be
enough).
• Our maintenance commitment is real and we welcome
your feedback at all times.
• All our maintenance work is carried out by a dedicated,
experienced team whose aim is to fix any problem as
quickly as possible with minimum disruption to you.
RELAX, YOU’RE BUILDING WITH THE BEST
• Webb & Brown-Neaves was established in 1978 and
is a privately owned and operated Western Australian
company.
• The founding director, Garry Brown-Neaves is still very
much a part of the company today, ensuring that the
quality and service being delivered is as superior as it was
when the company first started.
• At Webb & Brown-Neaves we actually design and build the
homes we sell (unlike some other ‘builders’ which are only
marketing fronts that never actually build any homes).
• Year after year, Webb & Brown-Neaves continues to
win almost every building award available including the
Golden Key Award and numerous HIA and MBA Building
Excellence awards. We are eight-time winners of both the
WA and National Quality Builder of the Year Award.
• We were also proud recipients of the inaugural Ministry for
Fair Trading’s Award for Excellence in Customer Service.
• However, winning awards and accolades is not what our
building company is about. Our success can only be
measured by the satisfaction we deliver to our clients. This
is evident in the repeat and referral business we receive
from past clients. References and testimonials are readily
available for your perusal in our offices.
QUALITY ASSURED
• To ensure that the optimum level of quality is achieved,
Webb & Brown-Neaves operates a Quality Assurance system
complying with the requirements of Australian Standard
AS/NZS ISO 9001. We were one of the first home builder
in WA to achieve this rating. Many other builders still do not
conform to this quality standard.
10 YEAR STRUCTURAL WARRANTY
• In addition to our sincere commitment to maintenance, a
real 10-year structural guarantee is provided with every
one of our homes. This is well above the six-year statutory
requirement and is transferable upon resale of your home to
the new owners.
CLIENT LIAISON
• Our specialist client liaison teams are all highly
experienced in the building industry and are always
available to help and advise you on all facets of your
homes’ construction. You are also able to talk about your
home with our building supervisors and we welcome
your feedback on the home as it progresses. Other
builders often screen calls to their building supervisors
and will not allow clients to talk with their supervisor. We
see this access as an important point of feedback and
communication in building your new home.
QUALITY MATERIALS & CRAFTSMANSHIP
• While we only use the highest quality building materials,
we are constantly researching new methods of construction
and inspiring new depths of innovation from our awardwinning
inhouse design team.
• Many of our tradespeople have been working with us for
years, and in fact, a large number of our staff members
are registered builders in their own right. Not surprisingly,
we build a large number of quality homes each year for
people who are actually qualified builders themselves.
• At Webb & Brown-Neaves we are committed to
occupational health and safety with continuous training
and reviews of methods and safety procedures. We
periodically request independent safety reports and work
closely with industry bodies to create and maintain a safe
work environment for your home site.
• New trade contractors must meet our high standards
before commencement of work. We examine past work
and check references before allowing new contractors to
work on your home.
YOUR OWN INDIVIDUAL DESIGN TEAM
• Webb & Brown-Neaves are renowned for providing a
large selection of innovative building designs and styles,
and we are constantly improving and upgrading our
design features. Our design department features talented
teams of architects and designers who constantly produce
outstanding homes which we are proud to construct.
These design teams are readily available for you to make
variations to any of our plans. They will also assist you with
designing your new home from a blank canvas if preferred.
• Independent research has shown that if/when the time
comes to sell your home, you will quite likely realise a better
price and sell your home faster because of the fact it was
built by Webb & Brown-Neaves. Ask your local real estate
agent to confirm this information.
YOUR OWN INTERIOR DECORATOR
SERVICE
• To assist you with the finishing touches in your new home,
Webb & Brown-Neaves offer the services of a Professional
Interior Decorator at no extra cost. We will happily assist
you with any facet of the decorating and interior design of
your new home free of charge.
• As an independent builder, Webb & Brown-Neaves has
the freedom to specify any product or brand without fear
or favour. Only products that meet our strict performance
criteria and represent good value to you are considered.
• These items represent a small sample of the standards to
which we work, and are not necessarily readily apparent
when you visit our display homes.
• Naturally, all our new homes are treated as individual
projects and can be personalised to your requirements.
This includes customising everything from retaining wall
positioning to bathroom layouts, appliance selections and
roof coverings.
• We recommend you consult the plans and specifications
lists of the many home designs we offer to more accurately
determine the specific features of each home.
ENVIRONMENTAL DESIGN AND
SUSTAINABILITY
• Webb & Brown-Neaves understand the importance of
creating a home that is comfortable all year round and
minimises energy consumption. The principles of passive
solar design are considered with all of our homes, as the
correct orientation of your home ensures that it maximises
the full solar aspect of your site.
• We respect the need to develop environmentally
responsible construction technology through utilising the
most sustainable building practices available. As one of the
first HIA Greensmart partners, we are constantly looking at
ways to minimise construction wastage and develop even
more efficient construction methods.
• At Webb & Brown-Neaves, we’ve made a genuine
commitment to being pro-active in the fight to sustain our
environment.
• We offset carbon emissions by turning 100% of our CO2
emissions into trees.
• We also ensure that our fleet vehicles, head office and
display home emissions are offset with trees planted by
Carbon Neutral.
• Our office buildings and display homes now use 25%
GreenPower Accredited Renewable Energy. ‘Natural
Power’ by Synergy is energy that is generated from
renewable sources that either cannot be depleted or can be
replaced, such as solar and wind. Generating renewable
energy produces no greenhouse gas with minimal impact
on the environment.
• Our commitments to the environment are externally
audited to ensure our compliance every year.
COMMUNITY PARTNERSHIP
• As the founding company of the Alcock Brown-Neaves
(ABN) Group, our company contributes to the Western
Australian community in areas such as medical research,
community assistance, relief work and most importantly,
supporting positive environmental outcomes.
