THE BEGINNINGS<br />

• At <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong>, before any plans are drawn,<br />

prices calculated, or agreements signed, we take the<br />

time to sit down and work through essential preliminary<br />

details with you.<br />

• The process of selecting your new home begins with our<br />

experienced consultants who, rather than your usual pushy<br />

salespeople, are highly trained professionals employed to<br />

give you valuable advice.<br />

• Our display homes will demonstrate to you our innovative<br />

design and superior craftsmanship. To assist you with<br />

your decision, we will provide you with professional, easy<br />

to follow brochures, so at a glance you can see all the<br />

dimensions, sizes, inclusions and exclusions. We are open<br />

and transparent about the exclusions and don’t hide any<br />

information from you.<br />

• Once you have selected a home, our documentation<br />

starts with a Preparation of Plans Agreement and not<br />

directly with a building contract (as some builders do).<br />

This means that you will have copies of plans, addendas<br />

and specifications at your disposal before we ask you to<br />

sign any building contract.<br />

• We only use Fixed Price Lump Sum Housing Industry<br />

Association (HIA) Building Contracts for your peace<br />

of mind. Some builders will ask you to sign their own<br />

contracts. Our contracts are written by an independent<br />

body to provide equity to both parties.<br />

• Naturally, all of our homes include Home Owners<br />

Indemnity Insurance.<br />

• A feature survey is completed and an engineer’s report<br />

is commissioned for every home we build. Test holes are<br />

dug by the engineer to determine soil conditions and any<br />

possible adverse site conditions before commencement<br />

of construction. The engineer will design the foundations<br />

and slab for each individual home rather than use a<br />

blanket approach.<br />

• Prior to siteworks, we re-peg your building site. This<br />

ensures that existing boundary pegs and fences are<br />

in the correct locations and that the home will be<br />

accurately positioned on the site. This is included in<br />

every <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> home and is not a last<br />

minute extra cost to you. Some builders charge hundreds<br />

of dollars extra for this service even though it is an<br />

essential part of the construction process.<br />

THE SITEWORKS<br />

• All <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong>’ siteworkers are independent<br />

contractors with experience in all soil and site types. We<br />

utilise a two-quote system to achieve the most competitive<br />

price for you. Other building companies with their own<br />

siteworks contractors will not send your plans out for<br />

competitive quotes.<br />

• The sand levels between the house and the fences are<br />

intentionally lowered during siteworks, so that when your<br />

footings are dug the excess sand can be placed outside of<br />

the compacted slab area. That means not having to place<br />

uncompacted sand under the slab which may affect the<br />

structural integrity of the home at a later date. This can also<br />

reduce the need to remove a large amount of excess sand<br />

at a later date which may involve extra costs.<br />

THE SLAB AND FOOTINGS<br />

• As mentioned previously, the slab and footings are<br />

designed on an individual basis by an independent<br />

structural engineer.<br />

• Before your slab is poured we provide termite protection<br />

under the slab. We only use registered and approved<br />

treatments and adhere to strict application guidelines.<br />

• After completion, an additional treatment is provided<br />

around the home’s perimeter with a separate treatment<br />

applied under the garage as required by the Building<br />

Code of Australia. Some builders do not provide this twostage<br />

system.<br />

• 0.2mm thick polythene is used under all slabs for water<br />

proofing. All joints are overlapped and securely taped.<br />

• A seven-day cure period is allowed for slabs, with<br />

additional spray cure applied to slabs which may possibly<br />

become affected by extreme weather conditions.<br />

• We undertake random concrete strength testing by a<br />

NATA approved laboratory to ensure quality and strength<br />

is maintained. This analysis is fundamental to our quality<br />

assurance process.<br />

• We use a minimum reinforcing mesh size of F63 (F72 to<br />

wet areas) which is much stronger and more rigid than<br />

the mesh often used by many other builders. Our mesh is<br />

overlapped and wired firmly in place to prevent slippage<br />

during the concrete pour.<br />

• Ribbed reinforcing mesh is used to improve the bonding<br />

strength between the mesh and concrete.<br />

• ‘Bar Chairs’ are used to ensure the reinforcing mesh is<br />

located at the correct height within the middle of the slab.’<br />

This is often overlooked by other builders, leaving the<br />

reinforcing sitting at the bottom of the slab which will not<br />

produce maximum strength.<br />

• We use concrete pumps to spread our concrete, at no<br />

additional cost. We don’t allow trucks to run across<br />

prepared slab areas.<br />

• Concrete grano flooring to driveways, garages and carports<br />

is 100mm thick. Some builders only provide 75mm thick<br />

flooring, resulting in an obvious reduction in strength.<br />

BRICKWORK<br />

• Only clay bricks are used to both internal and external<br />

walls. (No lime silica or aerated concrete blocks are used.)<br />

• We offer a wide choice of face bricks in our standard<br />

allowances.<br />

• We supply a full two-course waterproofing parge to the<br />

edge of the concrete slab to resist water penetration into<br />

your home. The first course of internal & external brickwork<br />

is laid with a damp course mortar to minimise moisture<br />

penetration inside the home.<br />

• We provide our bricklayers with only the best high grade<br />

cements and do not use inferior mortar mixes often used by<br />

other builders.<br />

• To ensure that our homes are solidly built, our brick<br />

mortar is randomly tested by an external NATA approved<br />

laboratory.<br />

• Galvanised lintels & T Bars are used as standard.<br />

• Brick weld reinforcing wire is used in certain applications<br />

at our discretion even when it is not a requirement of the<br />

building codes. This will give you added peace of mind as<br />

to the structural integrity of your home for years to come.<br />

• Brick paving edges are bedded in mortar to prevent<br />

movement and spreading of paving.<br />

ELECTRICAL & GAS METER BOXES<br />

• Meter boxes are rebated, which means they sit neatly into<br />

brickwork and the brick cut out line is hidden from view.<br />

• Our meter boxes are constructed from PGI and the doors<br />

all have safety edges.<br />

• Combination gas/electric meter boxes are used as gas<br />

connection is a standard item in all our homes.<br />

• We exclusively use a special large meterbox which will<br />

accommodate 48 poles to allow for future add-ons.<br />

ROOF FRAMES<br />

• We use steel and timber beams in preference to purlin<br />

straps. This helps prevent abnormal roof sagging and<br />

ceiling cracks.<br />

• <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> roof frame standards adopt many<br />

tried and proven practices of the past, often well above<br />

current Australian building standards.<br />

• Specially graded timber (MGP) is used for ceiling joists and<br />

selected rafters, creating stronger and more stable roof<br />

and ceiling structures. Cross trimming of ceiling joists is<br />

carried out (often not done by other builders).<br />

• Main roof pitches are generally above 25 degrees<br />

(other builders’ sometimes pitch as low as 18 degrees).<br />

Higher roof pitch improves appearance and assists with<br />

weatherproofing and water run-off. Extensive wind-loading<br />

details are incorporated as required.<br />

FLASHINGS<br />

• <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> have developed and adhere to one<br />

of the most comprehensive set of flashing details.<br />

• Bond breakers are used to prevent cracking on all of our<br />

two storey homes.<br />

• Discrete soaker trays are also extensively used on our two<br />

storey homes.<br />

• Sill trays are used under sliding doors to upper floor<br />

balconies to prevent water ingress under the frames.<br />

• Galvanised flashings and fascias are made from quality<br />

zincalume. We only use 20kg lead, not 15kg as used by<br />

other builders.<br />

METAL FASCIAS & GUTTERS<br />

• WB fascias are 100mm deep and 0.65mm thick. This<br />

fascia is the heaviest gauge used in the residential market.<br />

• The advantage of a heavy gauge fascia is its ability to remain<br />

straight and is less susceptible to marking from the fascia clips.<br />

• Storm master gutters are available on request to <strong>Webb</strong><br />

& <strong>Brown</strong>-<strong>Neaves</strong> clients at no additional cost. This can<br />

prevent gutters overflowing into the roof if downpipes<br />

become blocked.<br />

• Colorbond fascias and gutters are standard on all our<br />

homes, at no additional cost.<br />

PLASTERING & CEILINGS<br />

• Protective corner beads are built into all plastered walls in<br />

trafficable areas as standard. This will help your home ride<br />

the wear and tear of everyday living smoothly.<br />

• We only use first grade cement for our float plaster finish.


• Periodical testing of plaster is undertaken by an<br />

independent NATA approved test laboratory.<br />

• Damp proofing is used to all shower recesses behind tiles<br />

Shower recesses are tanked to prevent water seepage<br />

problems later on.<br />

• The underneath of all balconies and external soffit’s are<br />

render finished (not just left unsightly and ‘off form’).<br />

• To control nail popping problems and to reduce long term<br />

maintenance, ceiling sheets are firmly screwed in place (not<br />

nailed). Ceilings are back blocked for added strength.<br />

CARPENTERS<br />

• Side, rear and front rails to robe and linen cupboard shelves<br />

are made from solid timber. They are plugged and nailed<br />

into the walls, not just glued or nailed directly into place.<br />

• White lined shelving to robes and linen cupboards are<br />

16mm thick melamine (not 12mm and not just raw<br />

chipboard).<br />

• Our external doors are sealed top and bottom before<br />

painting. (NOTE: The manufacturer’s warranty is voided if<br />

this is not done).<br />

• External door skins are made of Duracoat, not just MDF.<br />

• All mouldings and varnished timbers are sanded prior to<br />

being finished by the painter.<br />

• Where skirting boards are requested, they are securely<br />

plugged and nailed to walls (not just glued).<br />

• To avoid possible moisture problems we seal the<br />

bottoms & tops of doors in all wet areas, prior to<br />

painting and fixing of doors.<br />

CUPBOARDS<br />

• We use 16mm HMR (highly moisture resistant) board in all<br />

kitchens and vanities. Many other builders use 13mm nonmoisture<br />

resistant particle board to cut costs. This board can<br />

swell and distort when it comes into contact with moisture.<br />

• All our laminate doors have ABS edges.<br />

• We fit only quality adjustable soft-closing hinges to all<br />

cabinetwork doors and use soft-closing mechanisms on all<br />

our drawers.<br />

• We offer you the personal assistance of our interior<br />

designer to personalise your kitchen. Our extensive<br />

prestart demonstration room and the award winning<br />

showroom of our kitchen cabinetmakers are at your<br />

disposal to assist with your selections.<br />

• All of our cabinet work is custom made to your individual<br />

requirements. We do not use ‘off the shelf’ cabinets, so you<br />

are truly free to customise your cabinetwork.<br />

WINDOW FRAMES & MIRRORS<br />

• <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> exclusively use Jason Windows<br />

for our aluminium windows and sliding doors. Jason have<br />

been manufacturing quality windows and sliding doors for<br />

the WA housing industry for more than 50 years.<br />

• We use sliding doors with mortice deadlocks (not just a<br />

face mounted catch). Our sliding doors also include bolt<br />

locks which firmly lock the doors into the top and bottom<br />

of the frames.<br />

• Mortice deadlocks have keyed locks fitted inside the door,<br />

rather than the face mounted variety.<br />

• Key operated sliding door locks are dead lockable on<br />

both sides.<br />

• The door keeper is inside the frame, not on the outside.<br />

• Our sliding doors and hinged doors are keyed alike to the<br />

front door.<br />

• We also provide keylock integrated window locks for<br />

security that are all keyed alike.<br />

• Breezelocks are included as standard on opening windows<br />

which allow windows to be locked in the open position for<br />

security and ventilation. These are often an extra cost with other<br />

builders and may be required to qualify for insurance coverage.<br />

• We use mohair seals to both sides of sliding window frames<br />

to eliminate rattles and prevent draughts.<br />

• Our simple window catches only require a one handed<br />

action to open (ideal for children or the aged).<br />

• Instead of a 50mm wide frame, we use a robust<br />

75mm wide frame that firmly bridges the 50mm brick<br />

cavity. This ensures that your frames fit tightly into your<br />

brickwork and won’t rattle or leak.<br />

• We use extruded sections to flyscreens, not roll formed<br />

sections. The extruded sections are more resistant to<br />

creasing and bending.<br />

• We supply top hung sliding flyscreen doors with top rollers<br />

so no sand or dirt fouls the rollers and jams the doors.<br />

• A wide range of powder coated colours are available. All<br />

powder coating is an absolute minimum of 50 microns thick.<br />

• We use quality rollers to window sashes, not just plastic<br />

skids which are used in some other windows.<br />

• Extensive tests conducted by NATA certified testing<br />

authorities prove the suitability of Jason products for use in<br />

all areas of Western Australia.<br />

• All shower screens and bathroom windows come with<br />

laminated or toughened glass as standard.<br />

INTERNAL DOOR FRAMES<br />

• Benefits of our internal door frames include:<br />

• Roll formed profile from 1.12mm thick zinc annealed metal,<br />

which has excellent anti-corrosion qualities.<br />

• Corner joints are tagged, mitred and welded, eliminating<br />

ugly gaps in the corners.<br />

• All deluxe metal door frames have fully welded corners and<br />

are not just spot welded.<br />

• Door frames include a built-in bull nose architrave of<br />

substantial size.<br />

• Rubber buffers are provided on door frames to reduce<br />

noise as doors close.<br />

• Wire brick ties are attached to the frames to secure them<br />

firmly into the brickwork as standard practice.<br />

• Convenient lift-off hinges feature on toilet doors for<br />

emergency access.<br />

BALUSTRADING<br />

• Where wrought iron balustrading is selected, our<br />

engineering fabricators work to strict material<br />

specifications.<br />

• To achieve a premium external finish, wrought iron<br />

balustrading is hot dip galvanised then coated with a two<br />

pack epoxy paint finish.<br />

• This generally consists of an epoxy primer and<br />

polyurethane topcoat. This quality finish is standard in all<br />

areas, not just in salty coastal areas, for no extra charge.<br />

TIMBER ENTRY DOOR FRAMES<br />

• Our timber entry frames are rebated from a single piece<br />

of timber to create a solid door stop. We don’t just use a<br />

nailed on door stop which could come loose over time.<br />

• Keyed dead locks are standard on all external entry doors.<br />

• Painted entry door frames are made with durable<br />

hardwoods. Some of our homes also have speciality timber<br />

frames included as standard. These are always finished with<br />

quality varnishes and paints to our unique specifications.<br />

• Wherever possible, we utilise renewable timber resources<br />

and encourage our suppliers to use the same renewable<br />

resources in the construction of our homes.<br />

WALL & FLOOR TILES<br />

• We provide generous purchase allowances for wall and<br />

floor tiling. A full range of tiles can be selected from your<br />

choice of a large number of suppliers.<br />

• Flexible adhesives are used for large tiled areas, and<br />

in areas with possible ground movement to prevent<br />

unsightly cracking.<br />

• We ensure damp proofing is used in the plaster float coat<br />

of shower walls prior to tiling.<br />

• All shower floor and wall junctions and bases are tanked<br />

(fully sealed) with a special waterproof membrane prior to<br />

tiles being laid to prevent future water leakage.<br />

• For aesthetics, floor tiles continue under toilet pans and are<br />

not cut around the base, eliminating unsightly joints.<br />

• Baths are packed firmly to form a solid base and minimise<br />

any movement. This should prevent any shrinkage or cracks<br />

around the top of the bath. We seal this joint with a flexible<br />

silicon to prevent water leakage.<br />

• We use a flexible mould-resistant silicon for all junctions<br />

between cabinets and tiles and also between vertical<br />

and horizontal tile surfaces in showers to give a superior<br />

waterproofing finish.<br />

• We recommend an on site meeting with our tiler to discuss<br />

preferred layouts and patterns before work is commenced.<br />

• We include mitred tiles to corner tiling where required. This<br />

creates neater finishes where the sides and edges of tiles<br />

would otherwise have been exposed. Each tile is individually<br />

mitred to suit the corner joint. Other builders charge extra for<br />

this service.<br />

PLUMBING<br />

• Chrome metal-finish floor wastes are included in all <strong>Webb</strong><br />

& <strong>Brown</strong>-<strong>Neaves</strong> homes, rather than the cheaper, less<br />

durable plastic type.<br />

• We only use vitreous china vanity basins and toilet suites.<br />

• Our standard specification toilet suites include soft-closing<br />

seats.<br />

• Neat flanges are installed, where possible, to all shelves<br />

and cupboards around pipe penetrations.<br />

• All floor wastes flow to grated sumps on the external walls<br />

(rather than just spilling to open soil).<br />

• All water services under the slab are sleaved in PVC and<br />

insulated, hence minimising water hammer and heat loss.<br />

• Waste traps to kitchens are located under the top shelf,<br />

thus eliminating large elongated holes in the shelf. This also<br />

saves shelf space.<br />

• Washing machine connection points are located separately<br />

to spout taps to conceal unsightly washing machine hoses<br />

behind the machine.<br />

• We use inset laundry troughs built into cabinets, not cheap,<br />

prefabricated plastic laundry troughs and cabinets.<br />

• All homes with external rendered walls have water services<br />

and electrical connections chased into the wall (not just<br />

planted on the face of the render). Garden tap pipes are<br />

also chased into walls and include non-return valves as<br />

standard.<br />

• Tempering valves are used to safely control hot water<br />

temperatures in your home. We provide a minimum<br />

of two tempering valves to selectively control the water<br />

temperature in your bathroom and ensuite, not just one<br />

valve for the whole home. Many other builders provide a<br />

single tempering valve to the whole of the home which can<br />

result in you getting inadequate water temperatures to the<br />

remaining taps in your kitchen and laundry.<br />

ELECTRICAL COMP<strong>ONE</strong>NTS<br />

• <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> insisted on installing an RCD earth<br />

leakage safety circuit into our homes long before they were<br />

legally enforced. We use a minimum of two safety circuits<br />

as standard to prevent electrocution from light and power<br />

points.<br />

• We limit the number of light and power point circuits on<br />

each RCD to minimise avoidable power outages.<br />

• Wall boxes are insulated for all light and power switches.<br />

• We provide double power points as standard throughout<br />

our homes.<br />

• Conduits are chased into the walls for all horizontal wiring<br />

for safety.<br />

• Mains voltage smoke detectors are hardwired into the<br />

home for peace of mind.<br />

• Flame retardant covers are installed over recessed light<br />

fittings as standard.<br />

• Plug bases are fitted to all our exhaust fans in the roof<br />

space for easy removal and maintenance.<br />

• <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> use Australian made materials<br />

where possible. We encourage our suppliers to do likewise.<br />

• Where requested, TV points are installed in separate wall<br />

chases with conduits for safety and better reception.

• <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> was the first WA home builder to<br />

introduce a flexible structured cabling system for telephone,<br />

computer, audio and video signal distribution throughout<br />

your home as standard. We are at the forefront of this<br />

developing technology and want to make sure your home is<br />

accessible to all future technologies and want to make sure<br />

your home is future proofed.<br />

• We also provide an electronic security system with motion<br />

sensors, reed switch to front door, keypad and two sirens<br />

with all homes. We provide a digital ready television<br />

antenna on the roof of your home. This is all part of our<br />

technology package called ‘Futurelink’. (NOTE: Some<br />

promotional homes do not have a Futurelink package<br />

automatically included.)<br />

Note: White Series and some promotional homes do not<br />

have a Futurelink package included.<br />

PAINTING<br />

• All painting work is carried out by experienced and<br />

registered painting contractors using only quality A.P.A.S.<br />

(Australian Paint Approved Scheme) approved paints.<br />

• Galvanised primer and 2 top coats is used on all fascias,<br />

metal surfaces, gutters and downpipes prior to painting,<br />

where non-colorbond materials are requested. (most<br />

builders only include two coats).<br />

• Suitable primers, sealers and undercoats are applied to<br />

ensure the longevity of paint work.<br />

• Where full internal wall painting is included, or requested,<br />

we use a premium durable, washable acrylic paint. This is<br />

part of a three coat paint system which includes applying<br />

a solvent based sealer to the plastered walls before two<br />

finishing coats of premium washable paint are applied.<br />

• We also use a sealer coat to all ceilings followed by two<br />

coats of ceiling paint.<br />

• We supply a free consultation and expert advice for colour<br />

selections with our interior decorator and painter on site.<br />

AFTERWARDS<br />

• Sometimes your new home will require maintenance. We<br />

treat after sales maintenance as importantly as we would<br />

the commencement of your home.<br />

• We provide you with an easy to follow home care<br />

maintenance manual. Instruction booklets and appliance<br />

guarantees are supplied at your key handover meeting.<br />

• A comprehensive six month maintenance period is provided<br />

with each home (some builders consider four months to be<br />

enough).<br />

• Our maintenance commitment is real and we welcome<br />

your feedback at all times.<br />

• All our maintenance work is carried out by a dedicated,<br />

experienced team whose aim is to fix any problem as<br />

quickly as possible with minimum disruption to you.<br />

10 YEAR STRUCTURAL WARRANTY<br />

• In addition to our sincere commitment to maintenance, a<br />

real 10-year structural guarantee is provided with every<br />

one of our homes. This is well above the six-year statutory<br />

requirement and is transferable upon resale of your home to<br />

the new owners.<br />

CLIENT LIAISON<br />

• Our specialist client liaison teams are all highly<br />

experienced in the building industry and are always<br />

available to help and advise you on all facets of your<br />

homes’ construction. You are also able to talk about your<br />

home with our building supervisors and we welcome<br />

your feedback on the home as it progresses. Other<br />

builders often screen calls to their building supervisors<br />

and will not allow clients to talk with their supervisor. We<br />

see this access as an important point of feedback and<br />

communication in building your new home.<br />

QUALITY MATERIALS & CRAFTSMANSHIP<br />

• While we only use the highest quality building materials,<br />

we are constantly researching new methods of construction<br />

and inspiring new depths of innovation from our awardwinning<br />

• Many of our tradespeople have been working with us for<br />

years, and in fact, a large number of our staff members<br />

are registered builders in their own right. Not surprisingly,<br />

we build a large number of quality homes each year for<br />

• New trade contractors must meet our high standards<br />

before commencement of work. We examine past work<br />

and check references before allowing new contractors to<br />

large selection of innovative building designs and styles,<br />

and we are constantly improving and upgrading our<br />

design features. Our design department features talented<br />

teams of architects and designers who constantly produce<br />

outstanding homes which we are proud to construct.<br />

These design teams are readily available for you to make<br />

variations to any of our plans. They will also assist you with<br />

designing your new home from a blank canvas if preferred.<br />

• Independent research has shown that if/when the time<br />

comes to sell your home, you will quite likely realise a better<br />

price and sell your home faster because of the fact it was<br />

• To assist you with the finishing touches in your new home,<br />

<strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> offer the services of a Professional<br />

Interior Decorator at no extra cost. We will happily assist<br />

you with any facet of the decorating and interior design of<br />

your new home free of charge.<br />

• As an independent builder, <strong>Webb</strong> & <strong>Brown</strong>-<strong>Neaves</strong> has<br />

the freedom to specify any product or brand without fear<br />

or favour. Only products that meet our strict performance<br />

criteria and represent good value to you are considered.<br />

• These items represent a small sample of the standards to<br />

which we work, and are not necessarily readily apparent<br />

when you visit our display homes.<br />

• Naturally, all our new homes are treated as individual<br />

projects and can be personalised to your requirements.<br />

This includes customising everything from retaining wall<br />

positioning to bathroom layouts, appliance selections and<br />

roof coverings.<br />

• We recommend you consult the plans and specifications<br />

lists of the many home designs we offer to more accurately<br />

determine the specific features of each home.<br />

most sustainable building practices available. As one of the<br />

first HIA Greensmart partners, we are constantly looking at<br />

ways to minimise construction wastage and develop even<br />

commitment to being pro-active in the fight to sustain our<br />

• We offset carbon emissions by turning 100% of our CO2<br />

• We also ensure that our fleet vehicles, head office and<br />

display home emissions are offset with trees planted by<br />

GreenPower Accredited Renewable Energy. ‘Natural<br />

Power’ by Synergy is energy that is generated from<br />

renewable sources that either cannot be depleted or can be<br />
