General<br />

Development Overview<br />

The development will be set up as a single facility with coshared<br />

hardstand areas, springkler tanks and pumps and<br />

service connections.<br />

Individual services to tenancies will be sub-metered as outlined<br />

within this Design Brief.<br />

Regulations and Standards<br />

The development shall comply with the requirements of the<br />

current edition of the Building Code of Australia, the referenced<br />

Australian Standards and all relevant Statutory Authorities.<br />

Consistency of Documents<br />

The development shall comply with the requirements set out in<br />

this design brief, which shall then be read in conjunction with<br />

the attached drawings.<br />

The various documents shall be read and construed as being<br />

complementary to each other and where discrepancies occur<br />

the more onerous requirement shall apply.<br />

Development and Building Approvals<br />

<strong>Australand</strong> Holdings Limited is responsible for obtaining<br />

all necessary Planning Scheme and Building approvals.<br />

<strong>Australand</strong> Holdings Limited will be responsible for the<br />

payment of all permit and development fees. The client will be<br />

responsible for additional fees and/or delays created by major<br />

design changes that impact on the approvals process.<br />

Documentation<br />

Four (4) weeks after practical completion the client is to be<br />

provided with two (2) full sets of as-built drawings with a<br />

minimum scale of 1:200 covering:<br />

Nominated Suppliers<br />

<strong>Australand</strong> Holdings Limited under its National Supply<br />

Agreements has the right to specify products and/or materials<br />

from a contracted supplier.<br />

External Works<br />

Site Preparation - Excavation<br />

All excavation, supply and compaction of filling material and<br />

the preparation necessary to ensure the site is cut and filled to<br />

the correct gradient.<br />

All excess spoil including imported and site derived materials<br />

shall be removed from site on completion of the specified<br />

works.<br />

Landscaping<br />

Plants will be a selected range of Australian Native ground<br />

cover, shrubs and non-deciduous trees. Designated landscape<br />

areas to the street frontage and side boundaries will be<br />

designed in accordance with Local Authority guidelines. High<br />

standard specific landscaping to the office entry areas. Fifty<br />

two (52) week maintenance period will be provided.<br />

Watering<br />

Automatic drip feed irrigation system will be installed to<br />

maintain landscaped areas adjacent to the main office areas<br />

only.<br />

Fencing<br />

Perimeter fence consisting of black PVC coated chain wire on<br />

painted black posts with 3 rows of barbed wire to an overall<br />

height of 2100mm is to be installed to all site boundaries.<br />

Security Entry Gates<br />

At the carpark entry / exit point as indicated on Site Plan,<br />

lockable swing open cyclone gates will be installed to match<br />

the adjacent fencing.<br />

Auto-Sliding Gate<br />

At the truck entry / exit point as indicated on the Site Plan an Auto<br />

Sliding gate will be installed in accordance with manufacturers<br />

instructions including power connection controls connected<br />

back to each individual main office reception.<br />

Access Roads and Truck Maneuvering Pavements<br />

Reinforced concrete paving to structural and civil engineer’s<br />

design to suit B-Double truck operations & all relevant<br />

Australian Standards.<br />

All concrete paving to be laid to the correct gradients including<br />

a 150mm high perimeter kerb & channel connected to the<br />

stormwater drainage system.<br />

Car Parking Areas<br />

Bituminous Concrete pavements to designated car parking<br />

areas, with the number of car spaces in accordance with the<br />

layout, as indicated on the Site Plan and within the limitations<br />

of Main Road’s Authority, or Local Authorities guidelines,<br />

including all the required disabled car spaces.<br />

All paving to be laid to correct gradients and shall include<br />

perimeter kerb & channel connected to stormwater drainage<br />

system.<br />

Pavement Loading<br />

The following maximum weight loadings apply in respect of<br />

external pavements:<br />

On any heavy duty concrete pavements:<br />

– Unlimited repetitions of B-Double with maximum truck axle<br />

load allowed by Main Road’s Authority on new roads<br />

– Unlimited repetitions of 2 tonne S.W.L. forklift with 4.7<br />

tonne maximum front axle load (pneumatic tyres)<br />

– Uniformly distributed load of 20 kPa.<br />

Crossovers<br />

Crossovers as indicated on Site Plan constructed in<br />

accordance with Local Council requirements.<br />

Linemarking<br />

Car parking areas will be linemarked in accordance with Site<br />

Plan.<br />

Stormwater<br />

To be designed in accordance with local authorities<br />

requirements and discharging to the nominated legal point(s)<br />

of discharge for the development.<br />

Pedestrian Pavements<br />

To outdoor areas and entry paving light duty dye coloured<br />

concrete paving will be provided, laid over prepared sub-grade<br />

to correct gradients.<br />

External Schedule of Finishes<br />

External finishes to be designed by <strong>Australand</strong> Holdings<br />

Limited in conjunction with Local Council and relevant Estate<br />

Development Guidelines.<br />

Outdoor Area<br />

Provide outdoor area adjacent to each individual office<br />

comprising:<br />

– Perimeter screen to future details<br />

structural and civil engineers design including handrail and<br />

balustrade to BCA requirements with hot-dipped galvanised<br />

finish to sides, reinforced concrete paving and heavy-duty<br />

grated trench drain.<br />

Bike Racks<br />

Provide capacity ‘Cora’ or equivalent bike rack as indicated<br />

on plan to each individual tenancy including pedestrian<br />

paving under.<br />

Warehouse<br />

External Walls<br />

Dado precast concrete, horizontal panels to 2100mm high,<br />

with paint finish, sealed panel joints and selected colorbond<br />

metal wall cladding above.<br />

Internal inter-tenancy walls shall comprise dado precast<br />

concrete horizontal panels to 2100mm high, with sealed panel<br />

joints and selected colorbond metal wall cladding above (to<br />

one side only).<br />

Monolithic concrete finish to the internal faces of all precast<br />

panels.<br />

Roof<br />

0.42 BMT zincalume metal roof sheeting including sarking<br />

and safety wire mesh. Colorbond rainwater goods including<br />

capping, flashings and eaves gutters.<br />

Structural Steel<br />

Portal fr<strong>am</strong>e construction to structural engineer’s design, with<br />

internal columns as indicated on plans. Zinc phosphate primer<br />

finish with power wire brush surface preparation to steelwork.<br />

Building springing height to be defined as the height from<br />

finished floor level to the underside of the eave gutter purlin.<br />

Minimum springing height to be 10000 mm above finished<br />

floor level.<br />

Awnings<br />

Structural steel fr<strong>am</strong>e construction to structural engineers<br />

design. Zinc phosphate primer finish with power wire brush<br />

surface preparation to steelwork.<br />

0.42 BMT zincalume metal roof sheeting including safety wire<br />

mesh. Colorbond rainwater goods including capping, and<br />

flashings with internal zincalume box gutters and overflow<br />

outlets.<br />

Internal Floor<br />

Clear chlorinated rubber sealed reinforced concrete floor slab<br />

with steel trowel finish laid over an approved sub-grade in<br />

accordance with structural engineer’s design, geotechnical<br />

advice and according to the nominated design loadings.<br />

Construction and saw-cut joints in slab. Tolerances in concrete<br />

floors will be in accordance with normal industry standards.<br />

Floor Design Loadings<br />

Floor slabs shall be designed to allow for the following<br />

preliminary racking post load dependant on the building<br />

springing height nominated and based on a pallet height of<br />

1500mm per pallet.<br />

Unlimited repetitions of 2.0 tonne S.W.L. forklift with 4.7 tonne<br />

Roller Shutter Doors<br />

6000mm wide x 4800mm high motorised roller shutter doors to<br />

on grade doors and 2700mm wide x 3000mm high motorised<br />

roller shutter doors to recessed loading docks, with powdercoat<br />

finish to all doors, as indicated on plans.<br />

Pedestrian Exit Doors<br />

Warehouse external access doors, number and locations in<br />

accordance with BCA egress requirements, to be solid core,<br />

metal clad and paint finish. Provide external strike shields with<br />

restraint chains and “Lockwood” 900 series or similar approved<br />

hardware.<br />

Metal Work<br />

Bollards to be 150mm di<strong>am</strong>eter galvanised steel pipe, painted<br />

and filled with concrete, installed to the following locations:<br />

– 2 off. Internally and externally at roller shutter doors (flush<br />

docks only)<br />

– 2 off. Internally at roller shutters doors (recessed loading<br />

docks)<br />

– 2 off. Trafficable corners.<br />

Protection, as and if required, to downpipes and electrical<br />

switchboards. Warehouse exit doors externally, to be protected<br />

only if required by Local Authority.<br />

Dock Levellers<br />

Provide standard pit mounted (710H) Tieman Dock Leveller<br />

or equivalent installed in accordance with manufacturers<br />

instructions as shown on Site Plan.<br />

External Walls<br />

Combination of powder coated aluminium fr<strong>am</strong>ed wall<br />

system with combination of exposed and concealed fr<strong>am</strong>ing.<br />

Peformance glazing to suit architectural details, BCA section<br />

and Local Authority requirements.<br />

Other areas to be painted fibre cement cladding, steel fr<strong>am</strong>ing<br />

or precast concrete to suit design details with paint finish to<br />

unfinished surfaces.<br />

External composite wall systems to have a minimum R-value<br />

of 1.4 in accordance with the requirements of the BCA.<br />

Airlocks (where provided)<br />

Full height aluminium fr<strong>am</strong>ed internal glazed partitions in<br />

selected powder coat finish with safety glazing as required in<br />

accordance with BCA and relevant Standards requirements.<br />

Provision to be made for plasterboard partitioning to services<br />

cupboards as required including timber doors and associated<br />

hardware.<br />

Unpolished selected floor tiling with polished feature border<br />

and recessed entry mat including perimeter fr<strong>am</strong>e.<br />

Roof<br />

Structural steel fr<strong>am</strong>e construction, to structural engineer’s<br />

design, with internal and perimeter columns as required.<br />

Provide main entry stair to structural engineer’s design including<br />

Hardware to be “Lockwood” 900 series or similar approved.<br />

External strike shields to exit doors. All exit and internal door<br />

hardware shall comply with the provisions of the BCA.<br />

performance requirements of the site location (refer to AIRAH<br />

air conditioning system automatic controls consisting of an<br />

adequate number of zones, temperature sensors and control<br />

panel. Designed as open plan arrangement.<br />

System design has assumed that internal shading of external<br />

windows (ie: blinds or curtains) will be provided by client.<br />

Warehouse Building<br />

The entire warehouse shall be protected by an Early<br />

Suppression Fast Response (ESFR) sprinkler system,<br />

installed at roof level only (no in-rack sprinklers), designed in<br />

accordance with AS 2118.1. The ESFR sprinkler systems shall<br />

suit a building with a maximum roof height of 12.20 metres and<br />

with storage approved for protection by ESFR sprinklers to suit<br />

maximum building springing height as nominated.<br />

Awnings<br />

Ordinary Hazard in accordance with AS 2118.1.<br />

Office Building<br />

Light Hazard in accordance with AS 2118.1.<br />

coverage to the building, excluding allowance for obstacles<br />

such as machinery or racking. Where possible hydrants shall<br />

be located a minimum of 10 meters from the building and in all<br />

vulnerable to d<strong>am</strong>age from vehicles, protective bollards shall<br />

be provided.<br />

Hose Reel Service<br />

Fire hose reels serviced from external mains connected<br />

to towns main shall be provided throughout the facility in<br />

accordance with AS 2441. Fire hose reels shall provide<br />

coverage throughout the entire building excluding allowance<br />

for obstacles such as machinery or racking. Fire hose reels<br />

located within office and <strong>am</strong>enity areas shall be housed in<br />

cupboards or cabinets.<br />

Signage<br />

Statutory signage as required to suit BCA requirements.<br />

ESD Elements<br />

Rain Water Tanks<br />

Provide PVC rain water storage tanks connected to warehouse<br />

downpipes with alternative slow fill water supply connected to<br />

Towns Water Service for use during non-rain periods.<br />

Office <strong>am</strong>enities areas and landscape irrigation system to be<br />

serviced via reticulation pump located adjacent to rain water<br />

storage tanks.<br />

Solar Hot Water Service<br />

Provide roof mounted solar heating panels and water storage<br />

plant to service each individual office <strong>am</strong>enities described in<br />

this design brief.<br />
