Your breezy villa
All villas at Breezes Lifestyle Village Mackay are
designed for the tropics and take full advantage of our
wonderful elevated location and the gentle, cooling
breezes from which we take our name. Most villas are
freestanding residences facing onto tropical landscaped
gardens and wide, open boulevards. You still get all the
suburban openness and privacy you’re used to, but in a
more secure environment with resort-style extras.
The spaciousness continues once inside. Generous room
sizes, high ceilings and neutral tones make your villa
bright and airy. Large windows ensure that airiness can
be felt as well as seen as those tropical breezes flow
through. And tiled floors keep things cool underfoot.
Our villas come in a wide and wonderful range of sizes
and configurations (see floor plans on the following
pages), and you can choose two or three bedrooms and
either single or double garages with remote doors. All
have fully fenced patios and courtyards and 24 hour
emergency call systems for constant peace of mind.

IS BREEZES AVAILABLE ONLY TO EX-SERVICE PEOPLE?
Not at all! We pride ourselves on providing quality retirement lifestyle options to all members of
the Australian community.
WHAT IS RETIREMENT LIVING?
Retirement living provides specially designed residences suited to older people. Australia offers
many styles of villages and accommodation options – independent living villas, units, studios and
apartments. Available services vary from village to village. Retirement living lets you be independent
in your own home surrounded by neighbours and friends, but without having to maintain gardens,
pools and other facilities. Residences also usually come with the reassurance of a 24 hour emergency
call system. Breezes is a retirement lifestyle village featuring single level villas with resort style
community amenities.
WHEN IS THE RIGHT TIME TO MOVE INTO A RETIREMENT VILLAGE?
Everyone is different and only you can decide when the time is right. But don’t wait too long!
The most common thing we hear is: “I wish we’d moved to Breezes years ago!” Generally
though, you’ll just know when the family home has got too big and tiresome to look after, or you
feel that being part of a friendly, supportive community with the sort of facilities you’d normally
find on a resort holiday starts to really excite you! Living in a community with people who have
similar interests and hobbies, often provides our residents with a new lease on life.
DOES RSL CARE OWN BREEZES?
Yes, RSL Care purchased Breezes in June 2011 as a partially developed village. A master plan
has been approved for the site to include a total of 234 villas. The plans and timing for future
development will depend on demand.
IS CARE AVAILABLE AT BREEZES IF MY NEEDS CHANGE IN THE FUTURE?
RSL Care is an integrated service provider of retirement living, in-home care and support, and
residential aged care. To arrange an appointment to find out how you can access care services

WILL I ‘OWN’ MY VILLA AT BREEZES?
The term ‘tenure’ describes the legal basis for occupation or ownership rights.
Tenure at Breezes is in the form of a lease with RSL Care. In exchange for the
lease, you provide an interest free loan to RSL Care for the market value of
the villa. Under the lease arrangement, RSL Care retains ownership of the title
that comprises the entire village and signs a lease with each resident granting
them a long-term (99 year) exclusive right to occupy their villa. Each resident’s
occupation rights are protected as a result of their lease being registered
on the title to the village land. A lease is the most common type of tenure
enjoyed by residents of retirement villages in Queensland.
We recommend you consult a legal advisor to ensure you fully understand the
implications of the leasehold arrangement at Breezes.
DO I HAVE TO BE RETIRED TO LIVE AT BREEZES?
You’ll obviously have more time to enjoy all our wonderful facilities if you
are! But no, many of our residents enjoy working and volunteering long after
they move in. The only requirement is that at least one person on the lease
agreement has to be 55 or over.
WHAT IS THE ROLE OF THE VILLAGE MANAGER?
The Village Manager runs all village administration on a day to day basis, and
manages staff and contractors responsible for property, gardens and grounds
maintenance and emergency response. The Village Manager is your primary
contact to access services and facilities within the village.
CAN GUESTS STAY WITH US?
Absolutely, it’s your home. Friends and family are very welcome to stay with
you for a time and to use the communal facilities while in your company.
All we ask is that you consider other residents and make sure your guests
respect their needs as much as you do.
CAN I BRING MY PET?
Yes, small pets are welcome at Breezes. There are size and number of pet
restrictions and a few simple rules and regulations to ensure the comfort of
both your pet(s) and other residents. But, if approved, your pet(s) will enjoy
life at Breezes as much as you do.
CAN ANYONE RENT OUT OR SUB-LET THEIR HOME AT
BREEZES?
No, at Breezes we want all residents to have peace of mind and security
knowing that everyone in the village has the same degree of commitment to
the lifestyle they have chosen.
WHAT HAPPENS IF I WANT TO GO ON HOLIDAYS?
Easy! Just pack and go knowing that your home and garden will be taken
care of while you’re away.
ARE THERE ANY OTHER FEES OR CHARGES THAT I NEED
TO PAY?
There is a monthly General Services Charge (GSC). This charge covers
the cost of council and water rates, maintenance of buildings, plant and
equipment, common areas, gardens, lawns, energy costs of public and
common property areas, village management and other general costs of
running and maintaining the village.
The GSC does not include charges for personal services such as laundry,
meals or cleaning the interior of your home.
The details and the amount of the GSC and a copy of the village budget are
available upon request from your sales consultant.
HOW IS THE GENERAL SERVICES CHARGE DETERMINED?
The GSC is determined in consultation with the village residents. Charges are
set and reviewed annually, and can only be increased in line with inflation or
if the residents agree by a special majority.
