All villas at Breezes <strong>Lifestyle</strong> <strong>Village</strong> <strong>Mackay</strong> are<br />

designed for the tropics and take full advantage of our<br />

wonderful elevated location and the gentle, cooling<br />

breezes from which we take our name. Most villas are<br />

freestanding residences facing onto tropical landscaped<br />

gardens and wide, open boulevards. You still get all the<br />

suburban openness and privacy you’re used to, but in a<br />

more secure environment with resort-style extras.<br />

The spaciousness continues once inside. Generous room<br />

sizes, high ceilings and neutral tones make your villa<br />

bright and airy. Large windows ensure that airiness can<br />

be felt as well as seen as those tropical breezes flow<br />

through. And tiled floors keep things cool underfoot.<br />

IS <strong>BREEZES</strong> AVAILABLE ONLY TO EX-SERVICE PEOPLE?<br />

Not at all! We pride ourselves on providing quality retirement lifestyle options to all members of<br />

the Australian community.<br />

WHAT IS RETIREMENT LIVING?<br />

Retirement living provides specially designed residences suited to older people. Australia offers<br />

many styles of villages and accommodation options – independent living villas, units, studios and<br />

apartments. Available services vary from village to village. Retirement living lets you be independent<br />

in your own home surrounded by neighbours and friends, but without having to maintain gardens,<br />

pools and other facilities. Residences also usually come with the reassurance of a 24 hour emergency<br />

call system. Breezes is a retirement lifestyle village featuring single level villas with resort style<br />

community amenities.<br />

WHEN IS THE RIGHT TIME TO MOVE INTO A RETIREMENT VILLAGE?<br />

Everyone is different and only you can decide when the time is right. But don’t wait too long!<br />

The most common thing we hear is: “I wish we’d moved to Breezes years ago!” Generally<br />

though, you’ll just know when the family home has got too big and tiresome to look after, or you<br />

feel that being part of a friendly, supportive community with the sort of facilities you’d normally<br />

find on a resort holiday starts to really excite you! Living in a community with people who have<br />

similar interests and hobbies, often provides our residents with a new lease on life.<br />

DOES <strong>RSL</strong> CARE OWN <strong>BREEZES</strong>?<br />

Yes, <strong>RSL</strong> <strong>Care</strong> purchased Breezes in June 2011 as a partially developed village. A master plan<br />

has been approved for the site to include a total of 234 villas. The plans and timing for future<br />

development will depend on demand.<br />

IS CARE AVAILABLE AT <strong>BREEZES</strong> IF MY NEEDS CHANGE IN THE FUTURE?<br />

<strong>RSL</strong> <strong>Care</strong> is an integrated service provider of retirement living, in-home care and support, and<br />

residential aged care. To arrange an appointment to find out how you can access care services<br />

WILL I ‘OWN’ MY VILLA AT <strong>BREEZES</strong>?<br />

The term ‘tenure’ describes the legal basis for occupation or ownership rights.<br />

Tenure at Breezes is in the form of a lease with <strong>RSL</strong> <strong>Care</strong>. In exchange for the<br />

lease, you provide an interest free loan to <strong>RSL</strong> <strong>Care</strong> for the market value of<br />

the villa. Under the lease arrangement, <strong>RSL</strong> <strong>Care</strong> retains ownership of the title<br />

that comprises the entire village and signs a lease with each resident granting<br />

them a long-term (99 year) exclusive right to occupy their villa. Each resident’s<br />

occupation rights are protected as a result of their lease being registered<br />

on the title to the village land. A lease is the most common type of tenure<br />

enjoyed by residents of retirement villages in Queensland.<br />

We recommend you consult a legal advisor to ensure you fully understand the<br />

implications of the leasehold arrangement at Breezes.<br />

DO I HAVE TO BE RETIRED TO LIVE AT <strong>BREEZES</strong>?<br />

You’ll obviously have more time to enjoy all our wonderful facilities if you<br />

are! But no, many of our residents enjoy working and volunteering long after<br />

they move in. The only requirement is that at least one person on the lease<br />

agreement has to be 55 or over.<br />

WHAT IS THE ROLE OF THE VILLAGE MANAGER?<br />

The <strong>Village</strong> Manager runs all village administration on a day to day basis, and<br />

manages staff and contractors responsible for property, gardens and grounds<br />

maintenance and emergency response. The <strong>Village</strong> Manager is your primary<br />

contact to access services and facilities within the village.<br />

CAN GUESTS STAY WITH US?<br />

Absolutely, it’s your home. Friends and family are very welcome to stay with<br />

you for a time and to use the communal facilities while in your company.<br />

All we ask is that you consider other residents and make sure your guests<br />

respect their needs as much as you do.<br />

CAN I BRING MY PET?<br />

Yes, small pets are welcome at Breezes. There are size and number of pet<br />

restrictions and a few simple rules and regulations to ensure the comfort of<br />

both your pet(s) and other residents. But, if approved, your pet(s) will enjoy<br />

life at Breezes as much as you do.<br />

CAN ANYONE RENT OUT OR SUB-LET THEIR HOME AT<br />

<strong>BREEZES</strong>?<br />

No, at Breezes we want all residents to have peace of mind and security<br />

knowing that everyone in the village has the same degree of commitment to<br />

the lifestyle they have chosen.<br />

WHAT HAPPENS IF I WANT TO GO ON HOLIDAYS?<br />

Easy! Just pack and go knowing that your home and garden will be taken<br />

care of while you’re away.<br />

ARE THERE ANY OTHER FEES OR CHARGES THAT I NEED<br />

TO PAY?<br />

There is a monthly General Services Charge (GSC). This charge covers<br />

the cost of council and water rates, maintenance of buildings, plant and<br />

equipment, common areas, gardens, lawns, energy costs of public and<br />

common property areas, village management and other general costs of<br />

running and maintaining the village.<br />

The GSC does not include charges for personal services such as laundry,<br />

meals or cleaning the interior of your home.<br />

The details and the amount of the GSC and a copy of the village budget are<br />

available upon request from your sales consultant.<br />

HOW IS THE GENERAL SERVICES CHARGE DETERMINED?<br />

The GSC is determined in consultation with the village residents. Charges are<br />

set and reviewed annually, and can only be increased in line with inflation or<br />

if the residents agree by a special majority.<br />
