b. A sectional drawing showing the proposed house
and the existing houses and flats immediately to the north
and south with details of existing and proposed ground
levels and finished floor levels in relation to a fixed datum,
preferably Ordnance Survey, to show how the development
would relate to adjacent buildings and land.
c. Plans, elevations and sections of the proposed
house, showing the dimensions and type and colour of
external materials, with the proposed house, comprising
accommodation at ground floor level, with any first floor
accommodation contained entirely within the roofspace,
and served as necessary, by dormers and/or roofightings.
Windows shall be designed to face east and west.
3. The house shall occupy no more than 30% of the
plot area, unless otherwise agreed in writing by the Council,
and shall be positioned to maximise the amount of useable
garden ground within the site.
4. Notwithstanding the terms of Classes 1A, 1B, 1C
and 1D of the Schedule to the Town and Country Planning
(General Permitted Development)(Scotland) Amendment
Order 2011, any future enlargement of the house following
completion will require the prior written approval of the
Council, as Planning Authority.
