and south with details of existing and proposed ground<br />

levels and finished floor levels in relation to a fixed datum,<br />

preferably Ordnance Survey, to show how the development<br />

would relate to adjacent buildings and land.<br />

c. Plans, elevations and sections of the proposed<br />

house, showing the dimensions and type and colour of<br />

external materials, with the proposed house, comprising<br />

accommodation at ground floor level, with any first floor<br />

accommodation contained entirely within the roofspace,<br />

and served as necessary, by dormers and/or roofightings.<br />

Windows shall be designed to face east and west.<br />

3. The house shall occupy no more than 30% of the<br />

plot area, unless otherwise agreed in writing by the Council,<br />

and shall be positioned to maximise the amount of useable<br />

garden ground within the site.<br />

4. Notwithstanding the terms of Classes 1A, 1B, 1C<br />

and 1D of the Schedule to the Town and Country Planning<br />

(General Permitted Development)(Scotland) Amendment<br />

Order 2011, any future enlargement of the house following<br />

completion will require the prior written approval of the<br />

Council, as Planning Authority.<br />
