While the grocery store’s eventual departure is causing concern for some Gateway business owners and store managers, many remain hopeful that the center will survive without it. “It’s a loss for this place, but I hope we’ll continue to thrive here,” said Shaun Dean, store manager at Texas Running Co. David Schoenemann, a broker associate with Retail Solutions—which provides leasing assistance for several H-E-B– anchored centers in Austin, including the Market at Parmer near MoPac in Northwest Austin—said that when a grocery store leaves a retail center, it can have a devastating effect on the center, especially when the grocery store is the only anchor tenant. This was the case for the Anderson Arbor shopping center at US 183 and Anderson Mill Road. Albertsons closed its Anderson Arbor location about five years ago, and it took until 2011 for the anchor retail space to be filled. Two new retail centers—or 43,500 square feet of new shopping space—will fill the final void at The Shops at Avery Ranch, said Matt Marshall, StoneCrest Investments project leasing director. Development deals have already been signed with Kid Spa Austin, Avery Ranch Dance & Yoga, Tutti Frutti Frozen Yogurt, Realty Austin, Tony C’s Pizza & Wine Bar, The League Kitchen & Tavern and Time Masters Clock & Watch Repair. An agreement is also pending with other retailers to fill the shops to capacity before even being fully constructed. Marshall has sought out tenants to fill the four commercial corners at Avery Amy denney the latter of which opened in July. However, because the Gateway Shopping Center has other anchor tenants, including REI, Best Buy, Crate & Barrel and The Container Store, Schoenemann said the effect of Whole Foods’ departure should be minimal. For instance, Dean said that Texas Running Co. often draws customers who are at the shopping center to visit REI, which is located next to Whole Foods. Nonetheless, Dean, who has worked at the Gateway Shopping Center for several years, including stints at Whole Foods and The Container Store, said the natural grocer helps bring customers to the center. He said he is unsure of what surrounding businesses could do to keep up that momentum. “In retail, you’re always trying to find ways to get people into the store,” Dean said. The area has been particularly attractive to retailers, Marshall said, because it has been so underserved and because of Avery Ranch residents’ broad income base, as houses typically range between $200,000 and $800,000. “Like any good retail developer will tell you, we basically chase the rooftops,” he said. The Avery Ranch brand is catching the attention of business owners from some of Austin’s premier commercial corridors. Owner Tony Ciola has been working with StoneCrest the past two years to bring Tony C’s to Avery Ranch, he said. The modern Italian restaurant already has one location in Lakeway, but the large number of affluent technology sector employees in North Austin makes the area ideal for the higher-end restaurant, Ciola said. “We do a great job of looking at demographic studies, and there’s a lot of similarities between Lakeway and Avery Ranch—only Avery Ranch features a lot more people in a much more condensed area,” he said. Business Texas wine industry grows Leander Texas is the fifth-largest wineproducing state in the nation, according to the Texas Department of Agriculture. With more than 220 wineries—compared to 46 a decade ago—the Texas wine industry is growing. Craig Pinkley and his wife, Beth, are part of the trend. In June 2011, they opened the Pilot Knob Vineyard wine tasting room about 20 miles north of Leander. The venue—with wood floors, high ceilings and rustic decor—overlooks the vineyard to the north and rolling hills to the south. “People who come here generally just want to relax and unwind, and they don’t want a pretentious environment,” Pinkley said. “We are family-oriented. A lot of folks bring their kids, and that’s a good way to unplug for people who maybe never thought they could go to a winery.” Full story by Emilie Boenig Central Texas Olive Ranch Georgetown About 13 years ago, Curtis Mickan was debating whether to turn his family’s farmland near Walburg into an olive orchard or a winery. “I felt that it was necessary for us to find a better product to grow on the farm other than corn or wheat, which [were] basically the staples,” Mickan said. “It was not only just for us—for our family—but for all the families around here to develop something that would give everyone a better product.” Mickan studied the two options with his grandson Joshua Swafford, who was a junior at Texas A&M University at the time. After speaking with a friend who had recently had difficulty with his grape crop, Mickan and Swafford settled on olives and planted 23,000 trees in their olive orchard in 2009.
