MINUTES OF THE BOARD OF DIRECTORS MEETING OF<br />

LAS PALMAS OF SARASOTA CONDOMINIUM ASSOCIATION INC.,<br />

A FLORIDA CORPORATION NOT FOR PROFIT<br />

The meeting <strong>of</strong> <strong>the</strong> Board <strong>of</strong> Directors <strong>of</strong> Las Palmas <strong>of</strong> Sarasota Condominium Association,<br />

Inc., A Florida Corporation Not for pr<strong>of</strong>it was held at <strong>the</strong> Las Palmas Clubhouse in Sarasota,<br />

Florida on April 16, 2013 at 6:00 P.M.<br />

The meeting was called to order by Liz Ballard, President, who chaired <strong>the</strong> meeting. Kacy<br />

Clark CAM, CMCA <strong>of</strong> C & S Condominium <strong>Management</strong> Services, Inc., kept <strong>the</strong> record <strong>of</strong> <strong>the</strong><br />

meeting.<br />

It was announced that notice <strong>of</strong> <strong>the</strong> meeting was properly made to all parties and notice was<br />

properly posted on <strong>the</strong> association grounds. Directors present at <strong>the</strong> meeting were:<br />

President Liz Ballard<br />

Vice President William Schneider<br />

Treasurer Steve McMahon<br />

Secretary Dianne D’Auria<br />

Director Larry Dominiczak<br />

Constituting a quorum <strong>of</strong> <strong>the</strong> authorized number <strong>of</strong> Directors <strong>of</strong> Las Palmas <strong>of</strong> Sarasota<br />

Condominium Association, Inc,<br />

Minutes: Motion was duly made by William Schneider and seconded to approve <strong>the</strong><br />

<strong>minutes</strong> <strong>of</strong> <strong>the</strong> March 19, 2013 meeting as corrected. The motion passed.<br />

Dominiczak<br />

Opposed: None<br />

Treasurer’s Report: Motion was duly made by Dianne D’Auria and seconded to<br />

receive <strong>the</strong> March financial report as photocopied and presented. The Motion<br />

Passed.<br />

In Favor: Liz Ballard, Dianne D’Auria, William Schneider, Steve McMahan & Larry<br />

Dominiczak<br />

Opposed: None<br />

Committee Reports:<br />

A) Building and Grounds: The Board asked Kacy to give a report to <strong>the</strong> Board about<br />

last month. Building and Grounds will report any broken items to <strong>the</strong> <strong>of</strong>fice.<br />

B) Financial: The committee suggests that <strong>the</strong> maintenance staff work weekends<br />

without overtime by staggering <strong>the</strong>ir shifts. The committee will ask BC Restoration<br />

to take monthly installments for balance. They will be reviewing <strong>the</strong> budget for<br />

2013 and reporting back to <strong>the</strong> Board. There is a question with <strong>the</strong> 30 day column <strong>of</strong><br />

<strong>the</strong> receivables. Board asked Kacy to have Jessica with C&S contact <strong>the</strong> treasurer<br />

and go over <strong>the</strong>se issues. The committee had a meeting with C&S and BC Restoration<br />

and found an issue with BC biting <strong>of</strong>f $60,000. BC made a mistake on <strong>the</strong> estimated<br />

cost but BC will finish <strong>the</strong> project with <strong>the</strong> original cost estimate.<br />

Business:<br />

A) Ongoing Dog Violations: Steve asked Attorney about a firm letter for <strong>the</strong> dog<br />

violations.<br />

B) Vote on <strong>Management</strong> Company: The Board tabled this vote until Tuesday at 6PM.<br />

Thank you to <strong>the</strong> committee.<br />

C) Bids to Approve:<br />

Motion was duly made by Steve McMahon and seconded approve <strong>the</strong> RJM bid for<br />

unit 9-108 in <strong>the</strong> amount <strong>of</strong> $2807.43 to fix <strong>the</strong> damage. The motion passed.<br />

Opposed: None<br />

Motion was duly made by Steve McMahon and seconded to approve <strong>the</strong> repaires for<br />

$514.72 or $85.00 if under warranty, if not already fixed. The motion passed.<br />

Opposed: None<br />

No fur<strong>the</strong>r business coming before <strong>the</strong> meeting, upon motion duly made, seconded and<br />

carried, <strong>the</strong> meeting adjourned.<br />
