SEASON 1925 The following talk on Seashore Property was taken from the Philadelphia Public Ledger of June 21st, 1925: CURRENT TOPICS OF THE TOWN A Rising Tide of Real Estate Price* at the Mcripe Metropob of America |OR a site on the Boanhvalk at Atlantic City the turn of $ 15.- 000 per front foot has juat been paid by a real estate syndicate. The frontage is 200 feet with a depth of 405 feet, and the transaction is the largest sale of Boardwalk realty ' that has been recorded.- _ • , • • ' . • _ In January, !922. a tract with a Boardwalk frontage, between Elberon and Albany Avenues, was sold at a price said to be more than • $2,000 a front foot, and it was considered-a large sum. - - I t is amusing to note that when the first Boardwalk was built, in 1870, rfomeof the leading real estate owners fought tooth and nail the proposed expenditure of $5,000 for the purpose, as a preposterous waste of funds. '. ; - . :. That entire sum i» one-third of the price for a single foot frontage upon the Boardwalk today, though the depth behind that foot must, of course, be taken into the reckoning, • . • In 1887, Vice Chancellor Alfred Reed, of New Jersey, said: •From New Jersey Avenue down to Chelsea the present value of the accretions—the lands 'thrown up" by the sea or the gift of Providence —is at least ten millions of dollars." ' ' • ' But the sum of money changing hands today in this purchase of one relatively insignificant tract is$3,000,000.- Consist these figures with the values set for the early days, when "Absecon Island" was a region of sand hills, brier patches, cedar groves, marshes, salt ponds and fresh water sloughs breeding greenhead flies, gnats and mosquitoes in such profusion as almost to darken the face of the sun. . . ; . . Away back in 1695. Thomas Budd. a pioneer of public-school education in America, bought 440 acres of this insalubrious wilderness for approximately 4 cents an acre. , . . A century later Jeremiah Leeds was able to buy the same land for ten timesias much—-"40 cents an acre! •'• , In 1854 his family parted with their holdings to the Camden and Atlantic Land Company for $17.50 pe/acre; • It was about this time that Atlantic City got its name. Among the suggestions were "Seabeach," "Surfing." "Strand" and "Bath/ At the first municipal election, May 1. 1854. the eighteen votes were deposited in a cigar box. The big business of the city at that toe was cutting down hills, filling up hollows, swatting the mosquito. With lavish hand the authorities appropriated $1,500 to pay for improvements. . . . • In August. 1858, the insects were such a plague that the horses lay down in the country roads that served as streets, and wallowed in the dust, while the cows waded into the ocean to escape their persecutors. The winged pests accelerated the work of destroying their • swamp-land nurseries.' - • • - Even'as late as I860 a tract behind the sea beach was much more .highly prized than one that confronted the ocean. During the year following, Thomas Sovereign bought land between Iowa and Boston Avenues for $100. In 1881 his purchase had appreciated in value to $200,000. By 1904 it had risen to $2,000,000. •. ' • . Commodore Louis'Kuehnle and others in 1894 bought for $12,- 500 the sand lots adjoining the lighthouse and bordering on the Inlet. Within two years the property was worth twenty times what they Had paid for it. At the end of a decade the value was nearly $1,000.000. Yet in 1889 an investor refused about $13,000 for a beachfront site at Connecticut Avenue, saying that there was a slight prospect of any increase in its value. •'•.' ' • . In the ten years from 1860. to 1670 so little did our forefathers esteem Atlantic City that the population grew from 687 to only 1,043. A census of 1864, in.fact, showed that there were .twelve fewer '-persons in residence than in 1860. . • . _ The Centennial year disclosed a total of only 2.550. the official valuation barely exceeding $1,000,000. The 10,000 mark for the population was not reached till 1888. and the total did not exceed 20.000 until 1896. . . • Henry Disston, the Philadelphian saw manufacturer, in 1873 made predictions of the future wealth and prosperity of Atlantic City • which at that time were scoffed at as visionary. He said: "Atlantic Gty will become the greatest American watering-place, if the city authorities mind the affairs of the public as they ought to. . • • " "You are chiefly dependent on Philadelphians. and they know it.. If you get too inconsiderate for their welfare, they will find a place where there is less selfishness. Improve your beach, front, burn down your mean bathhouses and put up finer ones. : . "You ought in a few years to have a winter population of Id.OOO and fast trains all the year, that could be patronized by Philadelphia business-men. You can iriake Atlantic City a fambus'winter resort if you have a mind to work for it. .' • • "Pitch in with a will..
