OFFICE:<br />

There is approximately 90,000 square feet of office space on three floors. The office areas are all<br />

in above average condition. They have 10’ finished ceiling heights, a mix of open office and private<br />

office areas, as well conference/training rooms, and some engineering/dry lab areas. A large<br />

window band provides plenty of natural light into the offices.<br />

WAREHOUSE:<br />

There is over 30,000 square feet of climate-controlled high-bay warehouse space, most of which<br />

has approximately 28’-30’ clear heights. The warehouse has an upper and lower window band<br />

providing plenty of natural light into this area. Five loading docks, one delivery truck door and two<br />

large (approximately 12’ X14’) drive-in doors provide for flexible receiving and distribution<br />

Roof: Steel frame, rubber membrane cover with stone ballast.<br />

Elevator: One 4-stop passenger elevator serves the building.<br />

Fire Protection: The entire building, with the exception of a small document<br />

storage area and computer network area, has a wet sprinkler system. The<br />

document storage area and computer network area have a dry system. All<br />

engineered steel primary support structures have sprayed fire retardant to<br />

assist in eliminating structural failure in case of fire.<br />

Security System: The building has a central security system with individual<br />

keycard access. The system allows for employee entrance via a card reader<br />

at one of the multiple entry points without disabling the system. The elevator<br />

and stairwells can also be set up for controlled access to each floor.<br />

Data Handling: Substantial data and telephone wiring is provided<br />

throughout the office and production areas via ceiling runs and floor runs<br />

to each work area. These are the blue sheathed clusters with combination<br />

cable data and phone wire runs within. There is a UPS system with a<br />

diesel generator for data backup. The building is on a redundant fiber<br />

optic loop.<br />

Electrical Service: Main electrical service is 3,000 amps, 3 phase with<br />

150 KVA diesel generator by Onan with UPS to serve critical business<br />

functions and emergency lights. There are numerous distribution panels<br />

throughout all spaces. The building has redundant electrical service.<br />

HVAC System: Heat is provided via a hot water system from two natural<br />

gas fired boilers in the basement. Cooling is through a forced air system<br />

via short ducts from seven rooftop air handling units (six serve the<br />

office/production areas, and one serves the warehouse). The units have<br />

an adequate number of zones with the flexibility of a VAV system. The<br />

heating and cooling systems can operate at the same time in each zone.<br />

Plumbing: Plumbing feeds from the municipal water supply and into<br />

municipal sewer lines.<br />

Utility Providers: Alliant Energy provides electricity. MG&E provides<br />

natural gas. The city of Madison provides water and sewer service.<br />
