Consumers are most comforted by dealing 

with one of the big Canadian banks and 

we’re not sure why. Perhaps it’s because they 

believe the money comes from a dierent source. In 

fact, the money that mortgagestogo.ca secures for 

mortgages comes from banks, trust companies, and 

some of the largest mortgage corporations in Canada. 

Let’s go over some terms and some extremely 

misleading advertising by the banks. 

IRD: Interest Rate Dierential. Banks have posted 

rates and discounted rates. Here’s why they have 

posted rates. If you obtain a bank mortgage at 3.59% 

and the posted rate on that same mortgage is 5.99% 

you pay the dierence if you want out of the 

mortgage. Could be $50,000 or much more forcing 

you to stay with the bank. at’s an Interest Rate 

Dierential. Most bank employees have never heard 

of it. 

Re-advance clause. is one should be called an 

insanity clause. All bank mortgages now have a 

re-advance clause that authorizes the bank to control 

100% of the value of your house. Even if you have a 

$150,000 mortgage on a $300,000 home the bank 

controls 100% of your home. You become a slave to 

the bank. e bank sells it as a convenience and 

nothing could be further from the truth. 

Term and amortization: e banks are advertising 

that you can own your home sooner suggesting that 

the term of the mortgage matches the amortization 

period and that is simply untrue. You may have a 25 

year amortization and theoretically if the interest rate 

never changed your mortgage would be paid o in 25 

years. e truth is the term of the mortgage is most 

likely 5 years and will, most likely, reset every 5 years 

which, in eect, will lengthen the time it takes to pay 

o your home unless you make additional monthly 

payments or annual lump sum payments. 

Mortgage Specialists: is is a person that 

works exclusively for the bank and sells only 

that bank’s products. is person is not licensed 

to broker mortgages in any province. is 

person’s knowledge is limited to the interest of 

the bank. is person is a bank employee and the 

furthest thing from independent. 

e banks are releasing many ‘Mortgage Specialists’ 

on an unsuspecting public. e banks are also 

attempting to control the mortgage market with their 

re-advance clause and their IRD helping to explain 

why each big bank makes about 1.4 billion dollars 

every 3 months. Still, it’s not enough they want more 

money and full control of the consumer. Look no 

further than Saturday and Sunday openings. ey 

only close Christmas day because there would be little 

trac in their branches.

The best way to reprogram your mind into 

positive thinking is to always be conscious 

of the thoughts you think. If they are not 

positive, then you must immediately replace 

that negative thought with a positive one. 

For example, if I was thinking, “I hate it that 

it’s raining outside!” the way to replace that 

negative thought would be, “I’m so thankful 

for this rain, we must need it and I feel so 

blessed to be alive to enjoy this experience. 

It’s not my favorite, but I’m still grateful!” If 

you can remember to literally stop in those 

moments when your mind wanders to negativity, 

you will be able to retrain your mind 

to turn those thoughts into all positive ones.

Pool Maintenance - WHY do we need to bother with 

chemicals?

Sanitizer – Health Canada requires EVERY pool (and 

hot tub for that matter) use some form of sanitizer. 

With the amount of bacteria commonly carried on 

our bodies, once introduced into a body of water, 

it, the bacteria is easily transferred to another body. 

Isn’t very inviting is it? Most commonly pools use 

chlorine, bromine is an option. Chlorine can be introduced 

by a multitude of products. Most commonly 

sticks or pucks are dissolved in the skimmer basket; 

while granular products are broadcast over the water 

surface. Automated chlorine systems, inject chlorine 

through the return lines; most commonly used on in 

ground pools and in commercial settings. All of these 

products ensure that bacteria introduced into the water 

is suspended, protecting us. 

Algaecide – Every pool which comes into contact 

with a light source requires algaecide. This along with 

your sanitizer ensures that the algae microorganisms 

will not BLOOM. No one wants to see algae in their 

pool. FYI algae comes in many forms and appears as 

brown/black, pink, yellow or most commonly green 

tint. Algae is expensive to get rid of, so an ounce of 

cure prevents unnecessary work and cost. 

Shock – While bacteria is being “held” by the chlorine, 

the only way it is removed from the water is by 

shocking. When the recommended dosage is applied 

these toxins are released into the atmosphere. A 

shock treatment should be used once a week. 

Balancing your water - Balanced water require less 

sanitizer to give the same results, the water will even 

feel better. Generally just adjusting your alkalinity, PH 

and calcium, this creates an environment that not 

only protects you from transferable body bacteria but 

also ensures that the pool you invested your money 

on will last longer, need less repairs and provide the 

enjoyment you expected it to. 

Cloudy water? – There are many reasons for cloudy 

water. It may be a simple as the sanitizer level is a bit 

too low, or the pool needs to be shocked. Even rain, 

pollen and pollutants affect your water, so if you have 

questions, make note of what the weather has been 

like and what has been happening in your neighbourhood, 

we will try to help you get that sparkle back 

into the pool.

“Doctor, why is my tooth cracked?” is a common question 

I get as we both stare at the monitor showing the 

evidence. 

Teeth are under tremendous vertical and lateral loading 

throughout our lives. If you are blessed with a 

combination of good genetics, varied diet, proper oral 

hygiene and a low stress personality, teeth are up to 

the task and can last a lifetime without too much help 

from the restorative aspect of our profession. 

When formed, the outside hydroxyapatite coating, or 

enamel of our teeth acts like an inanimate crystalline 

envelope surrounding the sensitive inner structures. It 

simultaneously rebuffs the noxious oral environment 

forces and corrosion while transferring those forces 

through to bone and muscle of our jaws. 

Too often teeth are weakened early by cavities which 

in adulthood often leaves them vulnerable over time to 

night-time grinding, acid erosion from diet, acid reflux 

and habits such as smokeless tobacco and yes, old 

fillings. The crystalline nature of enamel becomes a 

liability once weakened, and fractures develop along 

natural fault lines. Which brings us to a developing 

chapter in the history of modern dentistry. The now 

controversial filling material silver-mercury amalgam 

was the most commonly used restorative until the 

eighties and early nineties, as the modern porcelains 

were being developed. Amalgam had many great 

properties as a filling material but being a metal, its 

expansion and contraction properties were always 

greater then tooth structure. Certain designs of fillings 

results in wedging effect now becoming more evident 

and epidemic in the tooth fractures I see daily. A high 

percentage of teeth with silver amalgam fillings will

develop a fracture in a patient’s lifetime. 

So how do you know if your teeth are developing 

cracks? Often as these fractures grow in length and 

depth, there are symptoms of increasing sensitivity 

to cold temperatures. In later stages, one might feel 

short sharp discomfort when chewing certain foods in 

a certain place in the mouth. Most often, though, the 

fractures are not symptomatic but can be visualized 

under the right light and magnification. The consequences 

cover as a broad spectrum as the patient’s 

response to symptoms. Most commonly, fractures will 

end with a loss of a portion of the tooth; not an emergency. 

But sometimes fractures will kill a tooth, usually 

proceeded by increasing pain, usually on a weekend, 

and usually when your dentist is away fishing or golfing! 

Joking aside, I have seen some serious consequences 

in my career and I tell patients that cracked 

teeth are very unpredictable, as one would expect 

when dealing with a biological system. 

So what are your options? 

Removal of existing fillings in 

order to fully visualize the position 

and angle of a fracture 

is the proactive approach. From there the treatment 

options vary according to many factors. Treatment 

might be as simple as restoring with bonded porcelain 

composite. Teeth which are expected to be under 

heavier loads such as molars will also need additional 

strength provided by a full coverage restoration such 

as an onlay or crown. At the darker end of the spectrum 

are the situations where a fracture is likely going 

to penetrate the nerves in the center of the tooth, or 

where symptoms have already made it obvious that 

the nerves in the tooth are in jeopardy. Patients will 

be given the option of root canal treatment to save 

the tooth or the option of extraction leading to different 

treatment. 

In summary I have pointed out that keeping teeth 

whole and strong is the best defense against fractures. 

When that is not possible, fractures do happen, 

sometimes but not always involving pain, and your 

dental team has many preventative and restorative 

suggestions for you.

The Final Count Down 

You’ve spent months of planning, deciding, changing 

your mind, making lists and more lists, and now the 

day is finally approaching. So what is left to do in those 

final days? We went ahead and created yet another 

list of some of our most useful tips for all those brides 

to be this month. 

Hire a certified wedding coordinator for day of service. 

This, I guarantee will be the best money you spend on 

your wedding. Even if you are the DIY type of bride, 

this service is invaluable. You are still able to plan your 

entire wedding, but now you have an experienced professional 

to assist in those final days. A second set of 

eyes that is able to make sure all the i’s are dotted 

and the t’s are crossed. This way that last month is as 

stress free as possible, and you and your fiancé can 

focus on each other. After all, isn’t that what the day is 

about in the first place. 

Wear your wedding shoes at least two weeks before 

the wedding. We all know what it feels like to wear a 

pair of fabulous heels for the first time. Ouch. So do 

yourself a favor and break them in a little. This brings 

us to our next helpful hint. Have a small bride’s emergency 

kit made up. In this kit make sure to have Vaseline. 

If at any time you or your girls feel your shoes 

rubbing. Place some Vaseline on that spot, and you 

will be free and clear of any blisters. If you hire a certified 

Wedding Coordinator she will have an emergency 

kit full of things available for your use, leaving you one 

less thing to think about. 

Send a copy of your vows to your wedding coordinator, 

officiant, and pack a hard copy in with your accessories. 

This way in all the craziness of a wedding morning 

you have a copy. Include a copy of the seating chart for 

your coordinator as well. 

Compile all your attire into a box ahead of time as 

so not to forget anything. I can’t tell you how many 

times, a tie, pair of shoes or accessories gets forgotten. 

This includes compiling a box of all the necessary 

items for the ceremony. Your unity candle, matches for 

the candle (just in case), and that special pen for the 

marriage license signing etc. 

Schedule a time to pick up your dress and have it 

brought to the location where you will be dressing. The 

more you can pre-schedule for items to be where that 

need to be, the less you will need to worry about. 

Pay all the vendors you can ahead of time. The last 

thing you and your fiancé need to be concerned with 

on the day is who needs to be paid. You can also prepare 

envelopes with the payments ahead of time and 

have your Best Man responsible for delivering all outstanding 

payments. This includes envelopes for any 

tips that you may need to give out. 

Plan to have a snack available for you while you are 

getting ready, or after the ceremony as you are on your 

way to pictures. It’s a long day and it’s common for 

both brides and grooms to forget to eat. All of a sudden 

you get to your reception at 6pm and you realize 

no one has eaten since 7 that morning, if at all. Trust 

me, you and your wedding party will be so thankful 

for a little bit of nourishment half way through the day. 

Just make sure it’s not something messy! You can 

even appoint someone to do a booster juice run. Take 

orders ahead of time, like during rehearsal and have 

it called in. 

Most importantly, smile. Enjoy the moment, and let go 

of all the little things.

Q: I’m thinking about buying 

an area rug for my family room. 

When it gets dirty, how can I get it 

cleaned? 

A: Area rugs are made from a wide 

variety of textiles. The manufacturers 

give little thought to the cleanability 

of their area rugs - they’d 

like to see them discarded and 

replaced rather than cleaned! So, 

some textiles used to make area 

rugs are relatively easy to clean 

and others are either difficult or 

even impossible. 

Cleanability 

Area rugs made from synthetic 

materials like nylon or cut pile 

polypropylene (also called olephin) 

require skillful cleaning. Those

made from wool are 

also cleanable but 

require even more attention 

to detail, while 

those made from other 

natural fabrics like cotton, 

silk or viscose are 

only cleanable under a 

narrow range of conditions. 

A textile currently popular in the 

making of area rugs is seizal. This 

textile is made from reconstructed 

hemp fibre fibre. Because the fibres 

have so much of the natural 

tanin still present (tanin is found in 

all plants - it’s the product in your 

cup of tea that stains the cup), the 

rug’s appearance can be very negatively 

affected when it’s cleaned. 

Generally, these rugs are meant to 

be discarded rather than cleaned. 

Keep in mind that cleanability and 

stain resistance are not always the 

same thing. Usually, synthetic textiles 

are more cleanable and more 

stain resistant than natural textiles. 

But some foods or beverages will 

permanently stain any textile. 

Another factor affecting the cleanablility 

of area rugs is the presence 

of cotton tassles or fringes. These 

decorative features are either 

extensions of the cotton backing 

of the rug itself or sewn on afterwards. 

This means cotton fringes 

or tassles require professional expertise 

to look their best. Cotton 

fringes are vulnerable to staining. 

Cleaning Options 

So now you know that some area 

rugs require more care and attention 

than others. For natural fibres 

such as wool, cotton, silk or viscose, 

professional cleaning is a requirement. 

This professional care 

is only possible at a fully equipped 

cleaning plant, where factors like 

water temperature, water volume 

and drying times can be carefully 

controlled. 

We have such a plant, the only one 

in Central Alberta, where you can 

drop off your area rugs or arrange 

to have us do the cartage for you. 

You might be tempted to ask the 

carpet cleaner to clean your synthetic 

area rug while he or she is in 

your house, but most often a synthetic 

area rug looks its best when 

it’s been cleaned professionally at 

a cleaning plant as well. It’s not 

unusual for a number of years to 

pass between cleanings, so more 

than one cleaning will give a better 

result, and two or more cleanings 

are only possible if the rug goes to 

a cleaning plant. 

And we don’t recommend ever 

cleaning any area rug while it’s laying 

on top of hardwood or ceramic 

tile. 

Cleaning Frequency 

People often ask us how often they 

should get their area rugs clean. 

The answer depends to a large extent 

on the textiles of the area rug.

at minimum if the rug is in a high 

use area of the house. Owners of 

natural fibre area rugs will need to 

invest in regular cleanings in order 

to lengthen the life of their rugs as 

well as to maintain appearance and 

cleanliness. This is because natural 

fibres will eventually degrade 

and deteriorate if enough organic 

material (skin oil, perspiration, food 

and beverage residue) is allowed 

to accumulate. We also suggest 

these rugs have a fibreprotectant 

(“scothguarding”) applied to them 

after cleaning to increase resistance 

to soiling and staining. 

While synthetic area rugs are 

generally more resistant to the 

effects of normal wear, we still 

recommend a regular 

cleaning schedule. 

They may not have to 

be cleaned as often 

as area rugs made 

from natural textiles, 

but they will look (and 

smell) much better if 

they are cleaned once every year, 

and maybe more frequently if they 

are in an active home with young 

children and pets.
