What’s New at the Resort?
Starting in June we will begin remodeling the Club Regency units. On the agenda is new living room
furniture, texturized paint and decor in the master bathroom along with a new table, chairs and bar stools
in the dining room. The pictures on this page are the new living room and dining room. We are very
pleased with this fresh decor and hope you will be too.
A message from
Club Regency’s
Resort Manager,
Sharry Luneke
With the summer months upon us the staff is full of hustle and
bustle. June started out with the new living room and dining room
furniture being delivered. The new furniture was installed on
Saturday, June 5 th and again on June 19 th, between check-outs
and check-ins.
In August, we will start a cosmetic update to the master bathrooms.
Wallpaper will be removed and the walls textured and painted.
Border and new lighting will finish the project. We are very excited
about the unit refurbishment project and can’t wait for you to enjoy
the new furniture.
Landscaping was replaced by the wood sun decks by the pool and
three large (11ft) umbrellas were purchased for the pool area.
The Front Office will be receiving a facelift as well, with a new
check-in area and four windows being replaced.
As everyone returns year after year, families grow, but please
remember that the maximum occupancy per unit is six. If you find
your family has outgrown your unit, please see Lee about adding
an additional unit. Through the purchase of intervals or rentals of
units we can certainly accommodate your growing needs.
Have a happy and safe summer!

WE HONOR THOSE WHO ARE NO LONGER WITH US
Club Regency’s Memory Tree
This season brought the
realization that not everyone
returns each year as expected.
As a way to remember those
who have touched our lives, a
group of owners got together
and took up donations for a tree
to be planted in remembrance
of loved ones and special
friends that they spent time
with at Club Regency. Working
with the landscape architect,
a Japanese Fern Tree was
selected and planted near
the river area. This is an
area that needed attention
and is being funded strictly
by donations. We would like
to receive enough donations
to include a plaque with an
inscription. The plaque would
be mounted on a rock that
matches the other rocks in
the river area. A suggested
sentiment is
“ W h e n s o m e o n e y o u
love becomes a memory,
the memory becomes a
treasure.”
RECORD BREAKING SALES
Hilton Grand Vacations Company timeshare sales had a
record breaking first quarter; this was also true here at Club
Regency. Sales figures are well above the previous years and
are on track for a record year.
HGVC provided the Marco Island sales team with a local
advertising budget. We now have an ad running in the Marco
Island Eagle newspaper. Our “take-one” brochure will be
available at many sites on Marco in the next few weeks. In
addition, a new website for the HGVC Marco timeshares will
be unveiled very soon.
There is availability throughout the year. Please let me know
if there is a specific week or unit that you are interested in
purchasing. When it becomes available, you will be notified.
The “wish list” has accounted for many sales to date.
Remember – your wish is my command!
SUMMER WEEKS ARE NEEDED – The inventory of summer
weeks is low. Please call me at 239-394-8197 ext. 1115 or 239-
♦ BOARD OF ADMINISTATION REPORT
– Judge Pearman
Judge Pearman introduced the Board of
Administration.
Dr. Pineno stated that it has been a pleasure to serve
on the Board. Judge Pearman has provided great
leadership, Management and the Club Regency staff
is doing a good job. He asked the owners to go look
at the new model unit E-105.
Mr. Zimmerman feels Judge Pearman has done a
great job and that the Board members are looking
at the owner’s best interests. The Board decisions
are most always unanimous. He appreciates being
a part of the Board.
Mrs. Brehm thanked the owners for their support
and feed back. She enjoys serving on the Board
as Secretary. She asked the owners to look at the
model unit.
Mr. Irle feels it is an honor and pleasure to serve the
owners of Club Regency.
Judge Pearman is happy that the sale price of the units
is increasing, keeping the value of your investment
up. Week 6 and 7 recently sold for $23,000 per week.
He stated that the lanais are not looking great, but we
cannot afford to replace the lanai furniture this year.
He welcomes the comments of the owners.
♦ INSURANCE REPORT – Randy Piatt
The Association has property insurance through
Hilton Hotels Corporation, including all risk perils,
flood and windstorm at 100% replacement cost with
a $25,000 primary deductible. The perils of flood
and “windstorm” – storms named by the National
Weather Service and with sustained winds of at
least 75 mph when it is within 25 miles of shore
– carry larger deductibles. The policy also provides
coverage for landscaping. The primary carriers
are ACE, Lexington, Commonwealth, Columbia
Casualty, and Lloyd’s of London. Public liability
insurance coverage for the association continues
in effect for injury or damage to third parties with
limits well in excess of $100 million. Directors
and Officers liability insurance of $5 million and
crime insurance as required by the State are also
maintained. Premiums have started to stabilize,
although workers compensation continues to
increase by about 10%.
Mr. Piatt stated that the Board’s contribution is
excellent. The property looks better than ever. We
are very pleased to have Club Regency as part of
HGVC.

♦ COMMENTS:
As you can see from the statistical information above, the
number of owners trying to rent their weeks continues to
decline from previous years. Owners who belong to Hilton
Grand Vacations Club have many more options and are
taking advantage of these options rather than renting. The
increase in the average rate is due, in part, to the lateness
of Easter this year. The first 8 months of 2001 was by far
the most successful time in our history, but even with the
reduction in the number of weeks made available for rental
last year, the improvements in occupancy and penetration
into that availability is better overall than any year in our
history.
Between now and Easter, rental guests will pay from $1,500
to $2,200 per week for their stay at Club Regency. I think
you will agree that Vacation Ownership makes good sense,
doesn’t it?
♦ F I N A N C I A L R E P O RT - A r n o l d
Zimmerman
Mr. Zimmerman was pleased to be able to say once
again that the financial condition of Club Regency is
very healthy, although not quite as healthy as in the
past several years.
The financial records, through December 31, 2002,
have been audited by the CPA firm, Myers, Brettholtz
& Company, PA of Ft. Myers. A copy of that report is
available to any owner who may request a copy. This
firm has been engaged to audit the financial records for
the year ending December 31, 2003.
Unaudited internal figures through November 30,
the latest currently available, show the following:
2003 2002
Cash in the operating fund
$ 3,536 $ 40,423
Cash in the reserve fund
436,319 456,172
Cash in the real estate escrow
450 97,227
$440,305 $399,368
After considering accounts receivable, inventory,
prepaid assets less liabilities and unearned revenue,
our operating fund balance is a negative of $25,366.
This is $9,302 lower than the balance as of December
31, 2002. This is due to the operating deficit for the
year to date of $9,302, and compares with a negative
of $18,682 on November 30, 2002.
Some of the details were mentioned earlier, but the
total amount we have spent during the year on capital
improvements and replacements is $236,080. The
balance in the reserve fund is $435,113 on November
30.Our operating fund income and expenditures
through November 30 are a net $9,302 negative and
are in a negative variance from the budget of $8,101.
Considering an annual budget of $693,716, this is a
1.2% variance. We project that the year-end results
will show actual amounts close to the budget. This is
because of an anticipated reduction in the income tax
accrual due to lower interest rates and other items.
While the actual and budget amounts are very close for
the 11 months, there are variances in certain categories
of income and expense as follows:

Late fees and interest $ -5,492
Other revenue -976
Administration 1,135
Operating services and supplies 12,817
Utilities -11,039
Grounds 7,974
Pool & Spa -766
Recreation -355
Building -2,769
Insurance & Taxes 883
Profit on sale of Association weeks -9,000
$533.46 $545.89 $579.13* $679.02
* This represents an increase of 6.09%
Comparison with other HGVC properties on Marco
Island
Surf Club $606.28
Charter Club $615.92
Eagle’s Nest $650.00 - $700.00
♦ RATIFICATION OF 2004 BUDGET
Judge Pearman advised that the proposed 2004 operating
and reserve budget was sent to each owner with the
maintenance fee statement and a copy was included in
the agenda packet distributed at this meeting. MOTION
was made and seconded to ratify the 2004 budget as
presented by the Board of Administration. All voted
in favor. Motion carried.
♦ TELLER’S REPORT
There were 395 unit weeks represented, both in person
and by proxy, out of a possible 1,632 unit weeks, which
represents 24.2% owner response.
♦ WAIVER OF STATUTORY FUNDING OF
RESERVES
There were 359 votes to waive the statutory funding of
reserves and 2 votes not to waive the statutory funding
of reserves. Therefore, the waiver of statutory funding of
reserves was approved and the reserve funding will remain
at the level approved in the 2004 budget.
♦ ELECTION OF BOARD MEMBERS
There were 4 candidates seeking election to fill the
two seats available on the Board of Administration.
The candidates receiving the highest number of
votes were: Chuck Irle and James Chinavare
who were elected to serve a three-year term. The
current Board of Administration is: Jan Brehm,
James Chinavare, Chuck Irle, Ralph Pearman,
Charles Pineno, Arnold Zimmerman.
♦ DISCUSSION
An owner has a concern that he had week one up
for rent and was told it was rented until Wednesday.
Mr. Piatt stated that we are not able to email each
owner of the status of the rental.
♦ ADJOURNMENT MOTION was made
and seconded to adjourn the meeting.
