What’s New at the Resort?<br />
Starting in June we will begin remodeling the <strong>Club</strong> <strong>Regency</strong> units. On the agenda is new living room<br />
furniture, texturized paint and decor in the master bathroom along with a new table, chairs and bar stools<br />
in the dining room. <strong>The</strong> pictures on this page are the new living room and dining room. We are very<br />
pleased with this fresh decor and hope you will be too.<br />

With the summer months upon us the staff is full of hustle and<br />
bustle. June started out with the new living room and dining room<br />
furniture being delivered. <strong>The</strong> new furniture was installed on<br />
Saturday, June 5 th and again on June 19 th, between check-outs<br />
and check-ins.<br />
In August, we will start a cosmetic update to the master bathrooms.<br />
Wallpaper will be removed and the walls textured and painted.<br />
Border and new lighting will finish the project. We are very excited<br />
about the unit refurbishment project and can’t wait for you to enjoy<br />
the new furniture.<br />
Landscaping was replaced by the wood sun decks by the pool and<br />
three large (11ft) umbrellas were purchased for the pool area.<br />
<strong>The</strong> Front Office will be receiving a facelift as well, with a new<br />
check-in area and four windows being replaced.<br />
As everyone returns year after year, families grow, but please<br />
remember that the maximum occupancy per unit is six. If you find<br />
your family has outgrown your unit, please see Lee about adding<br />
an additional unit. Through the purchase of intervals or rentals of<br />
units we can certainly accommodate your growing needs.<br />

WE HONOR THOSE WHO ARE NO LONGER WITH US<br />
<strong>Club</strong> <strong>Regency</strong>’s Memory Tree<br />

This season brought the<br />
realization that not everyone<br />
returns each year as expected.<br />
As a way to remember those<br />
who have touched our lives, a<br />
group of owners got together<br />
and took up donations for a tree<br />
to be planted in remembrance<br />
of loved ones and special<br />
friends that they spent time<br />
with at <strong>Club</strong> <strong>Regency</strong>. Working<br />
with the landscape architect,<br />
a Japanese Fern Tree was<br />
selected and planted near<br />
the river area. This is an<br />
area that needed attention<br />
and is being funded strictly<br />
by donations. We would like<br />
to receive enough donations<br />
to include a plaque with an<br />
inscription. <strong>The</strong> plaque would<br />
be mounted on a rock that<br />
matches the other rocks in<br />
the river area. A suggested<br />
sentiment is<br />
“ W h e n s o m e o n e y o u<br />
love becomes a memory,<br />
the memory becomes a<br />
treasure.”<br />
RECORD BREAKING SALES<br />
<strong>Hilton</strong> <strong>Grand</strong> <strong>Vacation</strong>s Company timeshare sales had a<br />
record breaking first quarter; this was also true here at <strong>Club</strong><br />
<strong>Regency</strong>. Sales figures are well above the previous years and<br />
are on track for a record year.<br />
HGVC provided the Marco Island sales team with a local<br />
advertising budget. We now have an ad running in the Marco<br />
Island Eagle newspaper. Our “take-one” brochure will be<br />
available at many sites on Marco in the next few weeks. In<br />
addition, a new website for the HGVC Marco timeshares will<br />
be unveiled very soon.<br />
<strong>The</strong>re is availability throughout the year. Please let me know<br />
if there is a specific week or unit that you are interested in<br />
purchasing. When it becomes available, you will be notified.<br />
<strong>The</strong> “wish list” has accounted for many sales to date.<br />
Remember – your wish is my command!<br />

CLUB REGENCY OF MARCO ISLAND<br />
ANNUAL MEETING<br />
FRIDAY, JANUARY 9, 2004<br />
<strong>The</strong> meeting was called to order at 10:00 a.m. by<br />
President Ralph Pearman at <strong>Club</strong> <strong>Regency</strong> of Marco<br />
Island. All Board members were in attendance except<br />
Mr. Mottley: Jan Brehm, Chuck Irle, Ralph Pearman,<br />
Charles Pineno and Arnold Zimmerman. Attending from<br />
<strong>Hilton</strong> <strong>Grand</strong> <strong>Vacation</strong>s Company (HGVC) were: Sharry<br />
Luneke – Resort Manager, Lynette Wexell – Assistant<br />
to the Resort Manager, E. J. Nees – Regional Manager<br />
Resort Operations, Randy Piatt – Senior Director Resort<br />
Operations, Lee Shook – Sales Associate and Riki<br />
Martin – Administrative Assistant and Acting Recording<br />
Secretary for this meeting.<br />
A sign-in sheet was circulated for the owners present in<br />
lieu of a formal roll call. <strong>The</strong>re was a call for outstanding<br />
proxies. A quorum was established.<br />
♦ APPROVAL PREVIOUS MINUTES<br />
<strong>The</strong> minutes of the 2003 Annual Meeting were sent to the<br />
owners in the newsletter in 2003. A copy was included<br />
in the agenda packet distributed to owners in attendance.<br />
Judge Pearman asked if there were any corrections to the<br />
minutes. MOTION was made and seconded to approve<br />
the minutes of the 2003 Annual meeting. All voted in<br />
favor. Motion carried.<br />
♦ MANAGER’S REPORT – Sharry Luneke<br />
Pool refurbishment completed.<br />
New signage for pool and spa per code installed.<br />
No diving signs per code installed.<br />
Landscape replacement program in progress.<br />
Master bedroom refurbishment has been completed.<br />
Wallpaper has been removed from the units and walls<br />
were textured and painted.<br />
King size bed has been added to master bedroom along<br />
with new armoire and artwork.<br />
Guest bedrooms have a new bedspread and a cornice<br />
board was added.<br />
<strong>Club</strong> <strong>Regency</strong> is the first HGVC property on Marco to<br />
have three TV’s in the units.<br />
Purchased new gas grills.<br />
Drainage was added to the courtyard to prevent<br />
flooding.<br />
Roof inspection was complete by Crowthers Roofing.<br />
Model unit E105 is ready for viewing.<br />
Water heaters are scheduled for 2004.<br />
Mrs. Luneke thanked her staff for their hard work and<br />
dedication. Lupi has done the super cleans to the units for<br />
the past couple of years with the hourly staff in order to<br />
save money. Tim completed the wiring for the additional<br />
TV’s. Lee is doing a great job with the resale’s. She also<br />
thanked Management for their support.<br />
♦ BOARD OF ADMINISTATION REPORT<br />
– Judge Pearman<br />
Judge Pearman introduced the Board of<br />
Administration.<br />
Dr. Pineno stated that it has been a pleasure to serve<br />
on the Board. Judge Pearman has provided great<br />
leadership, Management and the <strong>Club</strong> <strong>Regency</strong> staff<br />
is doing a good job. He asked the owners to go look<br />
at the new model unit E-105.<br />
Mr. Zimmerman feels Judge Pearman has done a<br />
great job and that the Board members are looking<br />
at the owner’s best interests. <strong>The</strong> Board decisions<br />
are most always unanimous. He appreciates being<br />
a part of the Board.<br />
Mrs. Brehm thanked the owners for their support<br />
and feed back. She enjoys serving on the Board<br />
as Secretary. She asked the owners to look at the<br />
model unit.<br />
Mr. Irle feels it is an honor and pleasure to serve the<br />
owners of <strong>Club</strong> <strong>Regency</strong>.<br />
Judge Pearman is happy that the sale price of the units<br />
is increasing, keeping the value of your investment<br />
up. Week 6 and 7 recently sold for $23,000 per week.<br />
He stated that the lanais are not looking great, but we<br />
cannot afford to replace the lanai furniture this year.<br />
He welcomes the comments of the owners.<br />
♦ INSURANCE REPORT – Randy Piatt<br />
<strong>The</strong> Association has property insurance through<br />
<strong>Hilton</strong> Hotels Corporation, including all risk perils,<br />
flood and windstorm at 100% replacement cost with<br />
a $25,000 primary deductible. <strong>The</strong> perils of flood<br />
and “windstorm” – storms named by the National<br />
Weather Service and with sustained winds of at<br />
least 75 mph when it is within 25 miles of shore<br />
– carry larger deductibles. <strong>The</strong> policy also provides<br />
coverage for landscaping. <strong>The</strong> primary carriers<br />
are ACE, Lexington, Commonwealth, Columbia<br />
Casualty, and Lloyd’s of London. Public liability<br />
insurance coverage for the association continues<br />
in effect for injury or damage to third parties with<br />
limits well in excess of $100 million. Directors<br />
and Officers liability insurance of $5 million and<br />
crime insurance as required by the State are also<br />
maintained. Premiums have started to stabilize,<br />
although workers compensation continues to<br />
increase by about 10%.<br />
Mr. Piatt stated that the Board’s contribution is<br />
excellent. <strong>The</strong> property looks better than ever. We<br />
are very pleased to have <strong>Club</strong> <strong>Regency</strong> as part of<br />
HGVC.

♦ COMMENTS:<br />
As you can see from the statistical information above, the<br />
number of owners trying to rent their weeks continues to<br />
decline from previous years. Owners who belong to <strong>Hilton</strong><br />
<strong>Grand</strong> <strong>Vacation</strong>s <strong>Club</strong> have many more options and are<br />
taking advantage of these options rather than renting. <strong>The</strong><br />
increase in the average rate is due, in part, to the lateness<br />
of Easter this year. <strong>The</strong> first 8 months of 2001 was by far<br />
the most successful time in our history, but even with the<br />
reduction in the number of weeks made available for rental<br />
last year, the improvements in occupancy and penetration<br />
into that availability is better overall than any year in our<br />
history.<br />
Between now and Easter, rental guests will pay from $1,500<br />
to $2,200 per week for their stay at <strong>Club</strong> <strong>Regency</strong>. I think<br />
you will agree that <strong>Vacation</strong> Ownership makes good sense,<br />
doesn’t it?<br />
♦ F I N A N C I A L R E P O RT - A r n o l d<br />
Zimmerman<br />
Mr. Zimmerman was pleased to be able to say once<br />
again that the financial condition of <strong>Club</strong> <strong>Regency</strong> is<br />
very healthy, although not quite as healthy as in the<br />
past several years.<br />
<strong>The</strong> financial records, through December 31, 2002,<br />
have been audited by the CPA firm, Myers, Brettholtz<br />
& Company, PA of Ft. Myers. A copy of that report is<br />
available to any owner who may request a copy. This<br />
firm has been engaged to audit the financial records for<br />
the year ending December 31, 2003.<br />
Unaudited internal figures through November 30,<br />
the latest currently available, show the following:<br />

After considering accounts receivable, inventory,<br />
prepaid assets less liabilities and unearned revenue,<br />
our operating fund balance is a negative of $25,366.<br />
This is $9,302 lower than the balance as of December<br />
31, 2002. This is due to the operating deficit for the<br />
year to date of $9,302, and compares with a negative<br />
of $18,682 on November 30, 2002.<br />
Some of the details were mentioned earlier, but the<br />
total amount we have spent during the year on capital<br />
improvements and replacements is $236,080. <strong>The</strong><br />
balance in the reserve fund is $435,113 on November<br />
30.Our operating fund income and expenditures<br />
through November 30 are a net $9,302 negative and<br />
are in a negative variance from the budget of $8,101.<br />
Considering an annual budget of $693,716, this is a<br />
1.2% variance. We project that the year-end results<br />
will show actual amounts close to the budget. This is<br />
because of an anticipated reduction in the income tax<br />
accrual due to lower interest rates and other items.<br />
While the actual and budget amounts are very close for<br />
the 11 months, there are variances in certain categories<br />
of income and expense as follows:

♦ RATIFICATION OF 2004 BUDGET<br />
Judge Pearman advised that the proposed 2004 operating<br />
and reserve budget was sent to each owner with the<br />
maintenance fee statement and a copy was included in<br />
the agenda packet distributed at this meeting. MOTION<br />
was made and seconded to ratify the 2004 budget as<br />
presented by the Board of Administration. All voted<br />
in favor. Motion carried.<br />
♦ TELLER’S REPORT<br />
<strong>The</strong>re were 395 unit weeks represented, both in person<br />
and by proxy, out of a possible 1,632 unit weeks, which<br />
represents 24.2% owner response.<br />
♦ WAIVER OF STATUTORY FUNDING OF<br />
RESERVES<br />
<strong>The</strong>re were 359 votes to waive the statutory funding of<br />
reserves and 2 votes not to waive the statutory funding<br />
of reserves. <strong>The</strong>refore, the waiver of statutory funding of<br />
reserves was approved and the reserve funding will remain<br />
at the level approved in the 2004 budget.<br />
♦ ELECTION OF BOARD MEMBERS<br />
<strong>The</strong>re were 4 candidates seeking election to fill the<br />
two seats available on the Board of Administration.<br />
<strong>The</strong> candidates receiving the highest number of<br />
votes were: Chuck Irle and James Chinavare<br />
who were elected to serve a three-year term. <strong>The</strong><br />
current Board of Administration is: Jan Brehm,<br />
James Chinavare, Chuck Irle, Ralph Pearman,<br />
Charles Pineno, Arnold Zimmerman.<br />
♦ DISCUSSION<br />
An owner has a concern that he had week one up<br />
for rent and was told it was rented until Wednesday.<br />
Mr. Piatt stated that we are not able to email each<br />
owner of the status of the rental.<br />
