<strong>The</strong>se should be fixed before the cold weather arrives. Water that gets inside these<br />

cracks will freeze and expand, making the cracks larger.<br />

Autumn is also the last time you can do any lawn maintenance before winter sets in.<br />

This would be an ideal time to plant a new lawn and to fertilize the existing lawn.<br />

Winterize your shrubs and bushes against the cold by wrapping them with burlap.<br />

Keep in mind that the warranty is not all inclusive. You may wish to review what is<br />

covered, as well as what is not covered. Remember also that even if a problem is<br />

covered by warranty (for a short time period) it is still a problem, and is up to the<br />

homeowner to try to prevent it from occurring. We don't say this to minimize any<br />

Survey Pins<br />

<strong>The</strong> surveyor installs pins at all lot corners, when a lot is surveyed during the<br />

development <strong>of</strong> the land and before construction <strong>of</strong> the house. After the foundation<br />

has been poured, the surveyor carefully records the position <strong>of</strong> the house and a lot<br />

plan is prepared. You will receive a copy <strong>of</strong> this legal survey plan as part <strong>of</strong> your legal<br />

documents when you close.<br />

Often homeowners assume certain physical features on the property are boundaries.<br />

However, scales (depressions in the terrain) are a function <strong>of</strong> the drainage system<br />

and hydro or telephone junction boxes are placed only within an easement reserved<br />

for this purpose. <strong>The</strong>se items cannot be accepted as boundary lines.<br />

Survey pins may become dislodged or buried during construction. It is advisable to<br />

hire a qualified surveyor to relocate the lot lines if you wish to build a fence, hedge<br />

or any other boundary. Encroaching on others' property can mean costly realignment<br />

<strong>of</strong> the boundaries.<br />

Easements<br />

Your lot may have easements in favour <strong>of</strong> various public utilities. For underground<br />

services, it is advisable that the utility involved be contacted before any digging for<br />
