Case study<br />

Our client is a Nairobi based business man who had<br />

accumulated wealth during his 40 year business career<br />

in petrol and tyre retailing. He had significant <strong>Real</strong><br />

<strong>Estate</strong> holdings in Kenya, Canada and <strong>the</strong><br />

United States.<br />

He approached <strong>Aprirose</strong> in 1989 with £1m to build a<br />

UK real estate portfolio for him. This was invested into a<br />

portfolio of single let buildings with a weighted average<br />

lease length of some 15 years and geared<br />

to 60%.<br />

This was managed through <strong>the</strong> recession and high<br />

interest rates of <strong>the</strong> early 90’s by a mixture of fixing<br />

interest rates, careful acquisition strategy and actively<br />

managing <strong>the</strong> assets.<br />

As this case study shows, we are experts at identifying and<br />

realising potential. We create true value through well judged<br />

selection, meticulous due diligence, robust negotiation and<br />

proactive asset management.<br />

Our client continued to add fur<strong>the</strong>r funds to <strong>the</strong><br />

surpluses generated by his portfolio and built up a<br />

portfolio of property worth £5m by 1995.<br />

After various asset management initiatives, refinancing<br />

and <strong>the</strong> reinvestment of surpluses, <strong>the</strong> portfolio is<br />

now worth some £25m with borrowing against it of<br />

some £12m.<br />

Fur<strong>the</strong>rmore, our client has over time withdrawn<br />

£3m of equity for investment in various<br />

<strong>Aprirose</strong> syndicates.<br />

Today, <strong>the</strong> combined value of our client’s portfolio and<br />

investments in <strong>Aprirose</strong> syndicates is approximately<br />

£75m and his initial equity has generated an<br />

average internal rate of return of approximately 14%<br />

compounded every year for <strong>the</strong> last 20 years.<br />
