General Instructions<br />

1. Statement having columns which represents as follows:-<br />

i. Column no 2:- Shows sector no/ sheet no. This is to be referred along with the plan of the<br />

sector.<br />

ii. Column no 3: - Shows purpose of designated site.<br />

iii. Column no 4: - Represents CTS No/ FP No/ Survey No of Peth/ Town planning scheme/<br />

Village. However in case of any omission of the number error in schedule, the boundaries<br />

as shown on plan shall prevail.<br />

iv. Column no 5: - Shown approximate areas of the site. This would remain corrected on<br />

actual measurement/ demarcation on site as per plan.<br />

v. Column no 6: - Represents appropriate authority for acquisition and development of the<br />

site. However, where the owner has been shown as appropriate authority, the question of<br />

acquisition does not arises, in that case owner develops the site.<br />

vi. Any printing error occurring in schedule of Reservations and Drafting errors on the plan<br />

required to be rectify as per actual situation on site and / or as per the verification of<br />

survey/revenue records, sanctioned layouts etc. shall be rectify by the Commissioner,<br />

THE <strong>DEVELOPMENT</strong> <strong>PLAN</strong> OF <strong>PUNE</strong><br />

PRIMARY SCHOOL<br />

PRIMARY SCHOOL IN RENTED PREMISES IN CONGESTED AREA<br />

Note-1- In Sector-I where existing Primary School is in rented premises owner be<br />

allowed to develop the property as per permissible Floor Area Ratio, and he should<br />

hand over to Pune Municipal Corporation built up area equal to existing area<br />

occupied by school. He may avail the additional Floor Area Ratio, to the extent of<br />

area occupied by the rented School, but limited to 40% of the plot area; which in<br />

no case should exceed total Floor Area Ratio of 3.0 subject to further conditions as<br />

stipulated in Development Control Regulations No N 2.1.3.<br />

Note 2 - Not withstanding anything above in Sector-I where Primary School was existing<br />

in rented premises having reserved area less than 0.015 Ha & if the property is<br />

vacated, the owner may be allowed to develop his property as per permissible<br />

Floor Area Ratio without handing over any area to PMC.<br />

PRIMARY SCHOOL (UNENCUMBERED LAND) – I to VI<br />

Note 3 For Sites designated for Primary Schools from Sectors-I to VI , Municipal<br />

Commissioner may allow, recognized public institutions registered under Public<br />

Charitable Trust Act, working in that field or the owner/s of the land to develop<br />

subject to conditions as stipulated in development Control regulation no N-2.1.3 &<br />

N-2.2.2.<br />

HIGH SCHOOL<br />

Note 4 The Municipal Commissioner may allow the development of sites designated for<br />

High School by recognized public charitable trust registered under Public<br />

Charitable Trust Act, working in that field, or the owner/s of the land subject to<br />

conditions as stipulated in Development Control Regulation no. N-2.1.3 & N-2.2.2.<br />

HOUSING THE DISHOUSED (HDH) IN CONGESTED AREA<br />

Note 5 Housing the Dishoused (HDH)- The Pune Municipal Corporation may acquire<br />

& develop the reservation OR the Owner may develop the land as per D C<br />

Regulations.


DISPENSARY, MATERNITY HOMES AND HOSPITALS<br />

Note 6 Sites designated for dispensaries which are encumbered in Sector-I, shall be<br />

allowed to be developed for mixed use as dispensary and residence provided the<br />

owners of properties give built up area of 100 sq m for the purpose of Dispensary<br />

in the newly constructed premises on the ground and or first floor to the<br />

satisfaction of Municipal Commissioner . They may avail additional Floor Area<br />

Ratio upto 40% of total plot area or the actual constructed area to be handed over<br />

to the Pune Municipal Corporation, whichever is less.<br />

Remaining built up area shall be used purely for Residential purposes.<br />

However, in no case Floor space Index (FSI) is to exceed 3.00.<br />

Note 7 Sites for Maternity Homes and Hospitals in Sector I, may be allowed to be<br />

developed for the designated purposes by the owner/s / public institutions<br />

registered under Public Charitable Trust Act, working in that field subject to the<br />

conditions mentioned in clause N2.1.3 & N 2.2.3. Out of total permissible FSI<br />

10% FSI may be used for Resident Doctors quarters.<br />

SITES <strong>FOR</strong> MATERNITY HOMES AND HOSPITALS IN SECTOR II TO VI<br />

Note 8 The P.M.C. may acquire, develop and maintain the amenity as a reservation, OR<br />

The owner may be permitted to develop the amenity only for the designated<br />

purpose as per DC Regulations subject to terms & conditions mentioned in clause<br />

no N-2.2.3 & N-2.1.3<br />

SHOPPING CENTRE<br />

Note 9 Pune Municipal Corporation may acquire the land and develop the same for<br />

shopping center OR The owner may be allowed to develop as per DC<br />

Regulations.<br />

CHILDREN’S PLAYGROUND, PLAY GROUND, PARKS, NALA GARDEN<br />

WATER SPORTS AND GARDENS<br />

Note 10 The P.M.C. to acquire the land and thereafter the site may be allowed to be<br />

developed/maintained through Public Institutions or the Commissioner, may<br />

entrust the development and ;maintenance of the facility to a suitable agency on<br />

terms to be decided by him.


PARKING<br />

Note 11 The Pune Municipal Corporation to acquire the land and develop, operate and<br />

maintain the parking lot either as open parking or multi-storeyed parking or<br />

mechanical parking or the owner may be allowed to develop the parking reserved<br />

plot as per DC Regulations.<br />

CIVIC & CULTURAL CENTRE<br />

Note 12 The Pune Municipal Corporation may acquire the land and develop for the<br />

designated purpose or reserved sites may be allowed to be developed by owners<br />

or private entrepreneurs of Institution for general public utility as per the users<br />

prescribed in the Development Control Regulations.<br />

FIRE BRIGADE<br />

Note 13 - The Pune Municipal Corporation may acquire the land and develop it for fire<br />

brigade OR The owner may be allowed to develop the designated site as per<br />

D.C. Regulations .<br />

COMMERCIAL CENTRE (C – 2 ZONE)<br />

Note 14 - The Corporation may acquire the land and develop it OR the owner may be<br />

allowed to develop the site for designated purpose as per DC Regulations.<br />

<strong>PUNE</strong> MAHANAGAR PARIVAHAN MAHAMANDAL LIMITED<br />

Note 15 - Sites reserved for PMPML, PMPML depot, PMPML parking and PMPML<br />

allied purposes may be acquired & developed on the Public Private Participation<br />

basis or by PMPML or by PMC as per DC Regulations.<br />

<strong>OLD</strong>-AGE HOME<br />

Note 16- The Pune Municipal Corporation may acquire the land and develop for the<br />

designated purpose alongwith Orphanage OR Sites reserved for Old-age Home<br />

may be allowed to be develop by owner /charitable trust/ Institutes/ organisations<br />

working in the social field as per Appendix ‘R’ of DC Regulations.

DHOBI GHAT<br />

Reserved sites may be acquired & developed by PMC OR the association<br />

or institution of washermen / owner may be allowed to develop a dhobi<br />

ghat.<br />

Note 18:-<br />

NIGHT SHELTERS / DORMITORIES<br />

The Pune Municipal Corporation may acquire the land and or develop for<br />

designated purpose or the Commissioner may entrust the development and<br />

maintenance of the facility to a suitable agency on terms to be decided by<br />

him.<br />

Note-19 -<br />

TIMBER INDUSTRIES / EXT. TO TIMBER MARKET<br />

Reservation to be converted in to zoning for very purpose, Pune Municipal<br />

Corporation to acquire land if the Associations of Steel and scrap Merchants<br />

or Timber merchants come forward for payment of acquisition cost.<br />

SPASTIC AND HANDICAPPED REHABILITATION CENTRE (S & HRC)<br />

Note 20 - Sites designated may be acquired and developed by the PMC OR Owner /<br />

Charitable institutes, educational institutes / NGO’s working in this field may<br />

be allowed to develop the site for the same purpose, if they wish to develop<br />

the same.
