KL Eco City
An Iconic
Landmark
in the making
To say that KL Eco City was a challenging project
to design is a considerable understatement. Its magnitude
plus its ambition to be a holistic development in a
cosmopolitan setting have tested the designers’ skills and
experience to the limit.
Slated to become an iconic landmark in the buzzing
enclave of Bangsar, the project is a joint venture between
S P Setia and Dewan Bandaraya Kuala Lumpur. Its
innovative design is the result of a creative collaboration
between the internationally-renowned, Los Angelesbased
urban designers, Jerde Partnership International,
and leading local architects BEP, GRA and GDP.
The design comprises 7.5 million sq ft of residential
towers, service apartment as well as office towers, while
the podium integrates public and private gardens and
amenities, retail, parking, a mosque and a relocated
heritage house.
Together with Mid Valley City, KL Eco City will
soon form a major new hub for central Kuala Lumpur.

The Jerde Approach
As part of the brief, S P Setia required that
KL Eco City should be a place where it is a joy
to live, learn, work and play – and that was not
all. In line with its development philosophy, S P
Setia insisted that two other elements should be
built into the master plan: the creation of a truly
sustainable living environment, and the inclusion
of all the ingredients necessary to nurture a viable
and dynamic community.
To achieve these goals, S P Setia turned to the
Jerde Partnership. To Jerde, architecture and urban
planning are meat and drink. More significantly,
the firm regards itself as visionary.
“We make unique places,” say Jerde,
“places that attract millions of people, places that
deliver memorable experiences, places that create
huge social and economic value, places that people
love to visit and go back to time and again.”
It’s quite a claim but is it true? By
commissioning Jerde as one of the designers of
KL Eco City, S P Setia challenged the firm to
realize its urban vision here in Kulala Lumpur.
To find out more about Jerde’s approach,
we talked to their designer, Stuart Berriman.
Here’s what he told us.
Where did you find your inspiration?
I vividly remember arriving in Malaysia for the first time. When I landed at
KLIA, the first thing I spotted was the forest in the middle of the terminal.
It immediately struck me as a wonderful demonstration that it really is
possible for man and nature to coexist. This has stayed in my mind the whole
time I’ve been working on the KL Eco City project, and it has fuelled my
determination to make it a genuinely sustainable place.
Another source of inspiration was an old ‘kampung’ house next to a mosque
nearby the project site. The design of kampung houses is based on ancient
traditions and inherited memories. It encapsulates the wisdom of living in
harmony with the natural world. Vernacular buildings like these have much
to teach us – and we’d be fools not to learn from them.
What are the key elements of the design?
At KL Eco City, what we’ve done is to come up with a sustainable master
plan that creates a vibrant destination for city dwellers.
The plan integrates a series of the most vital components that contribute
to a healthy and stimulating urban lifestyle. KL Eco City combines
transportation nodes and mixed-use amenities with an open air landscape
that reflects the variety of Malaysia’s rich ecosystems. Importantly, as this is
a high-density development, we have designed it in such a way as to ensure
that the population will be dispersed into an appealing variety of areas, all of
which feature lush green spaces.
Another thing we’ve done is to lift the tower elements off the podium.
This has enabled us to orient the towers so as to maximise shade and capture
the breezes that blow across the terrain. This is a natural way to temper
the climate of the communal green terraces that link the various spaces
throughout the development. Meanwhile, to connect this ‘urban island’ site
with its context and community we’ve incorporated a series of ‘gateways’ and
pedestrian bridges into the design.
ARCHITECTURE
“We make unique places... places that
attract millions of people, places that
deliver memorable experiences...”
How can you make such
a massive development human?
A dedication to ‘place-making’ is the very heart of
our approach. Our aim is always to foster a sense
of place for the community not just by providing a
comprehensive range of facilities but by creating what
I call ‘cultural spaces’.
Cultural spaces – which can be open or enclosed – are
like a community hub – a kind of urban village green.
They’re the places where people mingle as friends and
neighbours. We’ve been careful to scatter plenty of
these spaces throughout KL Eco City and we’re very
confident that they’ll make a real difference to quality
of life.
How about sustainability?
Like place-making, sustainability is central to our
work. Properly handled, the compact nature of KL
Eco City facilitates green planning by providing
ways to minimise the ecological impact. We are
also significantly reducing the carbon footprint by
introducing an integrated social transport system into
the development – while efficiency of mechanical and
electrical engineering is another key feature.
The development incorporates sustainable building
technologies such as low-energy lighting, waterefficient
fitments, green cooling and filtration systems
and green roofs. From space planning to interior fitout,
KL Eco City is designed to meet the Malaysian
Green Building Index (GBI) Gold Standard – and
also aims to achieve US-based Leadership in Energy
and Environmental Design (LEED) gold rating.
How good is access?
It’s fabulous! KL Eco City is accessible via the Federal Highway, the
New Pantai Expressway and Jalan Bangsar. There are four dedicated
incoming/outgoing ramps and an internal two-tier road system. The
development is also serviced by three major rail lines that link KL Eco
City to the whole of the Klang Valley. There’s an LRT station on the
doorstep, which is being upgraded into an integrated rail transport hub
with a new KTM Komuter Station and a subterranean station for the
proposed MRT system.
All in all, KL Eco City is more than a landmark. It is a 25-acre mixeduse
green development that seamlessly integrates residential, commercial
and retail spaces in innovative ways that enable urbanites to live life to
the fullest.
PU3, pronounced ‘puteri’ (princess in
Bahasa Malaysia), comprises twin sisters
Putri Azalea Ramli and Putri Yasmin Ramli.
The third princess from Perak incidentally is
their mother, Puan Sri Raja Noora Ashikin.
Putri Yasmin explained: “The brand
denotes both our individual identities, style,
similarities and differences as well as the
intrinsic bond between mom and us. It’s
easily distinguishable from other fashion
brands since we’re in the less crowded readyto-wear
segment.”
The girls are also busy making their presence
felt internationally. Their Liberal Rebel
collection was shown in Paris last September
and the twins will be participating in more
overseas trade shows this year. Some of their
products are also available online now.
“Our ultimate aim is to let fashion lovers all
over the world know that PU3 is all about
wearable, edgy fashion that accentuates
femininity,” summed up Putri Yasmin.
Sisters
In Design
Putri Azalea chimed in: “We initially started
designing funky high street fashion but our
designs have evolved since then. However, our
fashion creations are just as wearable then as
it is now. Next year, we will be introducing
our first bridal collection and some couture
pieces that incorporate our heritage.”
Local designer Bon Zainal Harun firmly
believes “it’s not what you wear but how you
wear it”.
The Bon Zainal brand epitomises classic yet
modern menswear; dignified, proper designs
that are suitably conceived for all occasions.
“Whether it’s a formal suit or a casual shirt,
my designs have to be practical yet trendy for
men from all walks of life.”
The veteran designer who studied fashion
marketing in Los Angeles established his
eponymous brand 15 years ago. Besides
the fashion line, Bon’s expertise also covers
His select clientele includes corporate
Currently working out of his home studio,
Bon plans to open his own boutique by July
this year.
“I’m doing a lot of brand-building and
marketing for my ready-to-wear boutique, to
ensure my brand’s longevity. Local designers
fail to realise the importance of marketing
and they lack the know-how. There’s more
to fashion than just designing and making
clothes. You have to balance creativity with
marketability,” says Bon.
For clients who entrust him to solve their
each client’s lifestyle and their profession to
“Since dressing involves feelings and
Also I would never compromise on the
‘details, details, details’ that encapsulate
our artisanal craftsmanship and refined
TRAVEL
Luxury
in Green
The Recipe...
Take one Australian film-maker. Add
his Cambodian wife, megawatts of energy, a
healthy splash of childlike fun, and a bundle
of passion for the natural environment and
local residents. You end up with something
called the Jasmine Valley Eco-Resort.
Nestled amidst a river valley on a lush
Cambodian mountainside, Jasmine Valley
offers a green retreat for body and spirit in
every sense of the word. Owen and Jasmine
Beck, together with their staff have built this
place in the past three years and their labours
are paying off brilliantly.
Construction commenced in 2009 with
just about everything, including the road, was
built with hand tools. Owen’s cinematographic
sensibilities led him to reject noisy equipment,
but more than that. “We could hire many
young men who desperately needed the work
if we built by hand, or we could hire one man
who already has enough money to come in
with construction equipment,” he reasons.
The road twists up the hillside into a
durian orchard, and there Owen started
to put up the resort’s structures — his and
Jasmine’s house, café-bar with wood-fired
pizza oven, game area, kitchen and reception
area, and guest lodgings which now include
eight bungalows and two five-metre high
‘treehouses’. Each structure draws its power
from solar panels on its roof.
The Ingredients...
One of Owen’s goals was to introduce
more sustainable farming methods to Jasmine
Valley. In one season, he demonstrated to his
staff that better results could be archieved
by leaving the leaf litter in place for natural
composting. They’ve since planted a host of
other fruit and nut trees, and the outcome,
says Owen, “is like the original jungle but
with very high food content.” The resort now
supplies its own organic fruits, cashews and
coffee. In a few years it will have Cambodia’s
only macadamia nut plantation, and Owen is
Nestled into the hillside, the Jasmine Valley bungalows offer leafy serenity and long views of the sea.
- 24 -
One of Jasmine Valley’s many cosy nooks in which
to enjoy a cool drink, a snack, or a chat with fellow travelers.
thinking of ways to cultivate edible
jungle plants. They are farming tilapia
and plan to cultivate fresh-water
lobster as well.
Jasmine Valley’s menu is an
eclectic delight. Beside the pizzas and
breakfast waffles from the wood-fired
oven, the café offers a panoply of
vegetarian, fish and meat dishes from
around the globe. Coffee hounds
needn’t fear that a trip to the jungle
means deprivation: Jasmine Valley’s
hand-cranked espresso machine
produces a very nice brew and uses
no electricity whatever – very green!
Owen and Jasmine run this
enterprise with the help of 19 young
Khmer staff, most of whom come
from impoverished villages that offer
little education and few prospects. At
Jasmine Valley, they begin to study
English and learn skills that will
serve them well in the international
hospitality industry. A stellar example
is Srey May, who within one year has
developed sufficient English fluency
and computer skill to manage the
resort when the Becks are away.
They plan to send her to Singapore
for more training and work
experience in the next few months.
It’s a remarkable achievement,
especially when you learn that Srey
May is only 17 years old.
They hope that each of their
staff will move on to productive
employment elsewhere, creating new
vacancies for other Khmer youths
from poor provinces. Although the
staff is in various stages of onthe-job
training, this fact is all but
unnoticeable to guests, who can bask
in their impeccable politeness and
warmth.
Enjoy What’s being Served...
What do you fancy on holiday?
Bird-watching from the balcony?
That’s especially gratifying when a
great hornbill swooshes by. You might
enjoy a cooling dip in the natural
swimming pool, fed by a waterfall
in the wet season. There are inviting
seats scattered here and there, just
perfect to sit and chat, read, reflect,
or listen to the jungle sounds whilst
sipping a lime juice.
Maybe you’d like to play
billiards, foosball or table tennis.
Perhaps try skateboarding. Yes,
Jasmine Valley has its very own
skating bowl, and the boys on the
staff are by now quite probably
the best skateboarders in all of
Cambodia. “I’d been wanting a
skating bowl for 31 years,” Owen
confesses with a sheepish grin.
There is, of all things, an
amphitheatre built into the hillside,
and the acoustics are remarkable.
It’s a great place to stand and sing,
if you’re so inclined, and musicians
show up periodically for concerts.
A trail behind the café leads a
short distance up the hill into Kep
National Park, with its clearly marked
trail system affording long views of
the coastline and islands, and myriad
wildlife spotting possibilities.
The sleepy coastal village of Kep
is the antithesis to highly-touristed
Sihanoukville. During the colonial
era, the French repaired to their
elegant Functionalist villas along
the Kep seaside when they sought a
break from Phnom Penh. Only the
shells of these homes remain today,
bearing witness to passing time
and shifting power. They are oddly
captivating modern ruins, allowing an
eerie glimpse of decades past.
Today the Cambodians themselves
come to relish the offerings at Kep’s
renowned seafood market. Freshly
grilled prawn, squid and fish tempt
visitors into each little waterfront
restaurant. The pepper crab —
fished from underwater cages
moments before cooking, the stems
of green peppercorns plucked from
Kep’s plantations — is sumptuous.
Boats run daily to nearby Rabbit
Island and it’s a short tuk-tuk ride
to salt fields, pepper plantations, or
caves containing ancient Hindu and
Buddhist artifacts.
In January this year, the Jasmine
Valley staff began construction of
a natural ‘cave’ – an underground
wine cellar which will remain at a
stable 18 degees simply by virtue of
thermal cooling. If that succeeds as
well as Owen suspects it will, he will
follow the same principles to excavate
some cave guest dwellings, allowing
visitors to choose lodgings among the
treetops, at ground level or, indeed,
below ground. Honestly, when was
the last time you planned a holiday
with that range of options?
Mount Kinabalu
A Natural
Paradise
- 34 -
A four-hour drive from Sabah’s capital
city Kota Kinabalu, lies Kinabalu Park,
dominated by the highest mountain between
the Himalayas and New Guinea – the
majestic Mount Kinabalu.
In truth, it is generally for the mountain
that tourists trek to the Park. Whilst Mount
Kinabalu is just the most obvious of the park’s
many wonders, there are plenty more almost
an infinite number, most of them virtually
unexplored by visitors. And it is for these
that, back in 2000, the park was gazetted as a
UNESCO World Heritage Site.
Becoming a World Heritage Site
is not easy. To achieve such a prestigious
accolade, the Park had to demonstrate that
it is of ‘Outstanding Universal Value’ – which
is exactly what it did. UNESCO recognition
was based on the Park’s ‘biological attributes’.
But the phrase ‘biological attributes’ is hardly
adequate to describe Kinabalu Park’s
natural marvels.
Bigger than Singapore and sprawling
across more than 75,000 hectares, the
astonishingly varied terrain combines tropical
forest with alpine conditions, and precipitous
Jungle Trekking Forest
topography with diverse geology. Together
with frequent fluctuations in the climate,
this has created an environment perfect both
for the evolution of new species and the
preservation of ancient ones.
Natural vegetation covers almost the
entire Park. Rich tropical lowland and hill
rainforest accounts for around a third of the
area; another third is blanketed by tropical
montane forest; while subalpine forest and
evergreen scrub flourish in the higher regions.
More than half the families of all the
flowering plants found on our planet are
present in the park – so the biodiversity
is sensational! As well as an estimated
1,000 species of orchid, there are over
600 fern species (more than in the whole
of Africa) – not to mention the world’s
largest carnivorous pitcher plant and several
species of the rare parasite Rafflesia, whose
gigantic flower is famous for its foul odour.
Fascinatingly, the mountain flora include
such ‘living fossils’ as the celery pine and the
trig-oak, which form the evolutionary link
between oaks and beeches.
Given the abundance of lush Malaysian
and pan-tropical flora, plus flora from
Australia, China and the Himalayas, it is no
surprise that the park has been designated a
Centre of Plant Diversity for Southeast Asia.
From the bizarre to the beautiful, the
wildlife is equally astounding – and some of
it may not appeal to the squeamish! There
are, for example, 21 species of bats, 62 species
of toads and frogs, the Kinabalu giant red
leech and no end of creepy crawlies. On the
other hand, some 850 butterfly species have
been recorded, as have 326 species of bird,
including the spectacular rhinoceros hornbill,
which grows as big as a swan, the eyebrowed
jungle flycatcher and the bare-headed
laughingthrush.
Most of Borneo’s mammals, birds,
reptiles, amphibians and invertebrates
(many rare and endangered) can be found
in the park. Some, like the fruit bats, are
almost unique to the park. Others, such as
the Bornean ferret-badger, black shrew and
Thomas’ Pygmy squirrel, are found literally
nowhere else.
Mount Kinabalu itself is home to at least
17 of the 29 bird species that are exclusive
to Borneo, and on a good day mountaineers
may spot subspecies like the mountain
blackbird, the red-breasted tree-partridge or
the crimson-headed wood-partridge.
Few places on earth are able to justify
inscription on UNESCO’s list of natural
World Heritage Sites. One is Australia’s
Great Barrier Reef, another is Tanzania’s
Serengeti National Park. Some countries
boast several; many have none. Here in
Malaysia, Kinabalu Park shares the honour
with Sarawak’s Gunung Mulu National Park.
Looking ahead, one must hope that the
beauty and wonder of Kinabalu Park will
inspire present and future generations to
conserve the unique natural habitats and
breathtaking bio-diversity of this natural
paradise for all time.
