<strong>Letting</strong><br />
The management process begins once the tenant<br />
has been checked in. The tenant is given 7 days<br />
for the inventory to be returned. If the inventory<br />
is not returned, it is assumed the tenants have<br />
no problem with the inventory and this therefore<br />
becomes a binding document. If the tenant has any<br />
issues with the inventory or would like to amend it,<br />
we will meet them at the property to agree to these<br />
changes.<br />
<strong>Tay</strong> letting is responsible for collecting the tenants<br />
rent and remitting it to the client with a detailed<br />
statement.<br />
LETTING PROCESS<br />
Initial Consultation – If you are a landlord with one property<br />
or a portfolio of properties and want to benefit from the<br />
<strong>Tay</strong> <strong>Letting</strong>’s superior service at an extremely competitive<br />
rate, we would be delighted to offer you a bespoke<br />
service that is tailored to your needs. However, if you are<br />
a reluctant owner of two homes and can’t sell one of your<br />
properties, temporarily letting is a way of circumventing<br />
the problem. As well as offering a rental opinion we can<br />
also offer advice on decor and furnishings which will assist<br />
achieve the highest possible rent. At this consultation we<br />
will outline the whole letting process and state all the legal<br />
requirements and responsibilities which we will deal with<br />
on your behalf.<br />
Should you decide to let your property with <strong>Tay</strong> <strong>Letting</strong> we<br />
will complete all the necessary paper work together. We<br />
will commence by photographing your property with a<br />
specialised wide angled camera. The best photographs<br />
will be selected and accompanied with an in depth<br />
paragraph illuminating the main selling point’s of the<br />
property.<br />
At <strong>Tay</strong> <strong>Letting</strong> we do not believe in Tier advertising. We<br />
will advertise the property to the best of our ability at a<br />
fixed cost. Your property will be advertised on over twenty<br />
five distinct letting portals. We expose your properties to<br />
more websites and potential tenants than any other agent.<br />
Your property will also have the correct signage erected<br />
and on occasions we will advertise your property in local<br />
papers to generate more interest at no extra cost.<br />
We will carry out viewings 7 days a week from 8AM to<br />
8PM. This gives a prospective tenant a chance to view<br />
the property at a time that suits them. If they want to<br />
proceed and rent the property they are thoroughly vetted<br />
with <strong>Tay</strong> <strong>Letting</strong> bearing the responsibility of completing<br />
both financial checks and credit checks on all prospective<br />
tenants.<br />
A detailed inventory is compiled for the property. Unlike<br />
many of our competitors this is at no extra cost as we<br />
believe this is a vital part of the property management. On<br />
top of this we handle all the utility bills and ensure they are<br />
in the name of the ingoing tenant. This releases the owner<br />
of any responsibility of bills.<br />
Unlike many of our competitors we do a thorough check in<br />
with every ingoing tenant. Many agents will have tenants<br />
pick keys up from their office. We check the tenant in,<br />
agree the inventory and give them any necessary help they<br />
require. Please note before tenants are checked into the<br />
property, the relevant finances must be cleared into the <strong>Tay</strong><br />
<strong>Letting</strong> bank account.<br />
We are also responsible for arranging all repairs.<br />
<strong>Tay</strong> <strong>Letting</strong> has extensive list of trusted contractors<br />
that provide an extremely high quality of<br />
workmanship and a very competitive rate. The bill<br />
for the repair will be deducted of the monthly rent.<br />
<strong>Tay</strong> <strong>Letting</strong> will be the first point of contact for all<br />
tenants. We offer a 24 hour helpline, to enable<br />
tenants to reach us in any case of emergency.<br />
As part of the management we will inspect a newly<br />
let property within the first 4/6 weeks and there<br />
on after a minimum of quarterly. A detailed report<br />
is taken at each property inspection and is sent to<br />
you – giving you piece of mind your property is<br />
being looked after.<br />
The last stage of management is checking the<br />
tenant out of the property. When the check out is<br />
taking place, the property is compared with that of<br />
the date of entry. The inventory is used at this point<br />
to draw any comparison. If the property requires<br />
work to be undertaken, the works are deducted<br />
from the tenant deposit and the remainder of the<br />
deposit is returned.

best local furnishing, flooring / carpeting and blind<br />
/ curtain suppliers, who pride themselves on offering<br />
us quality product, supplied and fitted as quickly as<br />
possible.<br />
Delivering the<br />

At hand we have contracted one of Glasgow’s top<br />
award winning interior designers who offers her<br />
experience to <strong>Tay</strong> <strong>Letting</strong> free of charge. Our designer<br />
will co-ordinate décor and furnishings to suit the<br />
markets requirements, thus ultimately achieving the best<br />
possible rental return.<br />
Between lets we will advise renewal of fixtures and<br />
fittings of necessary to keep your rental investment<br />
desirable.<br />
REFURBISHMENT<br />
Our sister company boasts in excess of 40 years<br />
experience in joinery that can turn there hand to<br />
just about anything. From bathrooms to kitchens, to<br />
complete and comprehensive renovation of properties.<br />
We have been noted for our attention to detail and<br />
unbeatable price.<br />
We can organize everything from a coat of paint<br />
to new windows and doors, to gardening and<br />
landscaping.<br />
REMOVALS<br />
We now offer a removal service, purely for tenants.<br />
This has been developed solely for the convenience of<br />
the tenant. After all, moving house can be a stressful<br />
thing, we are here to care for you and offer you a<br />
“one stop shop” giving you piece of mind and a stress<br />
free home move.<br />
