THE PEOPLE BEHIND THE PROJECTS
CELEBRATING 20 YEARS OF ENDURING RELATIONSHIPS & MEMORABLE PROJECTS
A collection of portraits, milestones and stories
©2013 Project Management Advisors, Inc.

INTRODUCTION
2013 marks a special anniversary for Project Management Advisors: 20 years in
business. To commemorate this milestone, the company decided to publish a PMA
Yearbook to honor past and present clients, peers, business partners, employees
and friends.
The book is aptly titled The People Behind the Projects in recognition of the fact that
the bricks and mortar of PMA’s business is people – people who have hired them and
people they have hired. PMA invited those same individuals to share their memories,
which PMA asked me to capture, as the most fitting way to tell the company’s story.
I was given only one instruction – no testimonials. Befitting of PMA’s culture and
character, the focus of the interviews was to be on the relationship rather than a list
of accomplishments.
As a longtime consultant to the company, I knew I was in for an editorial challenge: to
respect the client’s wishes while at the same time conveying facts about PMA as seen
through the eyes of others. Fortunately, I have learned a lot from my PMA colleagues
in terms of giving the client what they really need – not always what they initially
request. So the yearbook is full of testimonials; however, the accolades run both
ways. In order to appreciate integrity, trust, collaboration and respect in others, we
must embody those characteristics ourselves, and there is no doubt those attributes
are abundant within PMA’s circle.
Worth noting in the following pages is how rarely the contributors mention buildings
when reflecting on the success of the project. Their anecdotes almost always center
on how work got done rather than reciting the details of a specific project. Soft skills
mattered more than hard hats and the bottom line never compromised the company’s
core values.
PMA has cause to be pleased by the legacy of projects it has managed; but even
more so, to be proud of the relationships it has built.
FOUNDING PARTNERS
“I think our greatest accomplishment as a company
is that we’ve created a culture of trust. Trust means you
can rely on people; you can believe people; and people have your back.
If our clients can’t trust our staff, it is an issue. If we can’t trust one another,
it is an issue. In a world where we seem to be measured by very tangible
metrics – the bricks and mortar of the projects we oversee – it bears noting that
our clients consistently mention trust, an intangible quality, as our primary asset.
Trust is the foundation of everything we are doing, have done, and will do.
When I think about our next 20 years, I have no idea about how PMA will look
from the outside. I can’t predict the economy or the market or the size of the
company. The only thing I know for certain is that if PMA is in business 20
years from now, it will be because we have stayed true to our key values and
continued to earn the trust of our employees, clients and business partners.”
- GENE LITTERSKI
“As a company, our greatest accomplishments are twofold,
and they are related - we have consistently been able
to form and maintain great people relationships, which
have, in turn, resulted in us working on great projects.
The quality of our relationships – with colleagues, clients and project teams – goes
hand in hand with the positive project results. I think the bedrock to both is integrity.
Through integrity and fair-dealing, the foundation for relationships of trust is formed,
leading to the perfect client relationship and other excellent relationships with peers
and colleagues. Without integrity, none of the other PMA core values matter.”
- JEFF MARCOWITZ
FOUNDING PARTNERS
“There is an old adage that the secret to
making money in real estate is location,
location, location. In our case, it comes
down to people, people, people and people.
And in particular, people who never stop learning, challenging
themselves, and understanding that collaboration is more than
a word we have on our web site – it is the essence of how we do
business, how we treat our partners, and how we treat each other.
I am most proud that we have been able to attract and
retain great people. That is foundational for the today and
tomorrow of PMA. They are curious. They don’t accept face
value, but want to push beyond the acceptable answer to
the best solution. Those character attributes force the six of
us to elevate the business to keep our staff engaged.”
The People Behind the Projects: 1993-1994
“Mike Tracy gave me
some personal development
advice once. I was going to
go fly fishing in Montana
in October of 2011, just a
month after the 911 attacks,
and everybody thought
the world was coming to
an end. I invited Mike to
join me for a couple of
days. On the third day we
end up with a real estate
guy driving around looking
at land. Mike gets
me all revved
up and keeps
saying how it
is important it
is to enjoy life
and live for the
moment. I came
home from that trip and
had to explain to my wife
how we ended up with 30
acres of land in Montana.”
our boys’ and girls’ water polo
champions for their respective
the state combined. We’ve sent
WHAT YOU SAID...

The People Behind the Projects: What You Said
“Simply put, PMA rescued me. We were building a
softball stadium and it was way behind schedule and quickly heading
south. The issues were related to the people side of the project, not the
budget or timeline. We had factions between the faculty and the athletic
department, and my job was to maintain morale and give employees and
faculty confidence that we’ll get through it all. I appreciated that same
approach with the PMA team. PMA’s ability to work with people was as
important as their technical skills.”
- DR. BENJAMIN QUILLIAN
“You sense something about someone
from the first impression. Mike made direct eye contact,
which really struck me. He knew more about the project than anyone
else working on Fort Sheridan, and it was a massive undertaking. We
had a lot of challenges working with the government agencies and
municipalities and park districts – not to mention trying to manage all of
the partners. Mike got us all to play together. He has a way of
getting people to move forward and get over
the petty stuff, and that’s what made it an
enduring relationship.”
“From the start, the partners were all workaholics.
It was a standing joke that on 4 o’clock on a Friday, they would walk around the
office saying to each of us ‘see you tomorrow?’ And I’d say ‘sure, if you’re going
to show up and help me pull weeds in my garden.’ Back then it was just standard
practice that everyone came in on the weekend. But they couldn’t break me.
And they respected me for that.”
The People Behind the Projects: 2000
“Our company recently
celebrated our
one-hundred year
anniversary, and the
characteristics inherent in
our organization, which
have taken us through
three generations, are
integrity and trust.
We look at projects as a
form of partnership.
We don’t do one and done
work. We always want
to be asked back and we
have found that operating
with a high degree of
professionalism and
integrity to be essential,
which underscores how
PMA works. They
don’t take short
cuts. It is not a
firm that says
one thing and
does another. That
behavior fosters a level
of trust and accounts for
the success we have had
working together.”
“Ours has been a circular-type
relationship. The way they
treat me as a client has made
me treat others in an identical
fashion - both personally and
professionally. Just because
they are a service provider
doesn’t mean we can’t learn
from them and how they do their
business. As they have grown
and evolved, so have we. They
are our partner. They are not
behind me; they are sitting next
to me.” “The answer
‘no’ is never the first
answer; it is the last
answer you come
to after you explore
all of the options.
…The more times I
can say yes to my
client, the stronger
our relationship
is going to be.
I see that same
philosophy in PMA.
WHAT YOU SAID...

The People Behind the Projects: What You Said
“When you do work and you fail at it, that’s the test. It is what you
do after that happens that makes a difference. There was a part of the project
I thought was not done right – it was fairly minor related to the location of a duct in the plant. It was too
low, and the team should have caught it. They had to raise it and it cost more money. They fixed it and
paid for it – no questions asked. When I reflect on why I feel such confidence in PMA, they way they treat
me when things go wrong is probably as important as the success stories.”
- BOB RENDER
President
Maine Plastics
“I worked with Jeff and Roger back in the early 90s when Cal Poly San Luis Obispo built the first
recreation center in the entire state system. The fitness craze in this country was just beginning
and at that point, either you were an “athlete” or you weren’t. There weren’t intramural teams
or club sports, and the idea of a rec center was unheard of at the time. Nobody in the entire
California state system had developed this type of facility - there was no model out there. There
was no blueprint. You couldn’t go to a conference or get a set of best practices. So we knew we
needed some help getting the program designed and scoped.
I can clearly remember our first meeting. We are on the coast and this is an agriculture school.
We’ve got cows and pigs running around, and hay trucks driving by and you can smell the dairy
farm. I’m sitting across the table from two guys with heavy
Midwestern accents wearing suits. I’m thinking to myself,
‘What are they doing here?’ They seemed like nice people,
but I could never figure out why we brought in these guys
from Chicago. What soon became clear was what they
brought to the table, and what they created. We found
ourselves looking into the future and we knew it could be
special if we put our heads together. The rec center has been open for 20
years now, and we’ve grown from a facility that averaged 1,800 people a day to one that draws
4,700. This rec center has literally changed lives, and it all began with PMA.”
“We were at the end of
the project, building a
major research facility. The
contractors had started
taking down the barriers
near the edge of the
roof that would prevent
someone from falling over.
I did something I knew I
wasn’t supposed to do.
I leaned over the edge to
take some photos, and Mike
Barbera called me out. He
actually reported me to
the super and I had to take
an 8-hour safety class or
they wouldn’t let me back
working on the job site.
I can’t say
enough
about the
professionalism
and quality of
PMA and Ken
and Mike - even
when it means
challenging
the client.”
“Working with Roger
and his team is always
intense and never short
on nuance and detail. For
the Sara Lee/Hillshire
headquarters relocation
in 2012, Leopardo, the
general contractor, installed
a remote-controlled flashing
orange alarm buzzer in the
field office to be used when
the group needed a gentle
reminder to stay focused
on the big picture. It got
a good-natured workout
early in the project, but by
the end we all forgot it was
there. I attribute
that a lot to
PMA’s first rate
management of
a very complex
and fast-moving
job that turned
out to be as
much about
managing
relationships
as it was about
construction.”
WHAT YOU SAID...

The People Behind the Projects: What You Said
“We needed a new building opened by August 15. On March 15, it became clear to
me that it wasn’t going to happen. I called Jeff – he had been a volunteer on our
school board, and I explained the circumstances and gave PMA the responsibility
of getting us back on track. Within 10 days, they had us back on track.
That’s how I define performance. The result was we had 600 kids move into
their new middle school that summer - on time.”
- DOUG PARKS
Former Super Intendant of Schools
Aptakisic-Tripp CCSD 102
“I distinctly remember my first meeting with PMA. I was
thinking, ‘Who are these guys to make these suggestions?
Why should I listen to them?’ That didn’t last too long. From those
early conversations, Roger was on my wavelength. He understood his role was to make this thing
better and easier to manage, but not that I was going to give him the keys and he was going to drive.
As the client, I wanted a collaborative team approach and not somebody barking orders and telling
us what to do…It had to be a complementary relationship.”
- DALE SCHEPERS
Public Works Director
Villiage of Tinley Park, IL
“The sense of partnership starts in the first interview. PMA has a very plainspoken
approach. It is not a sales pitch. They’ve bred a culture of no ego. They are
incredibly loyal to each other and there’s no internal competition or backbiting,
which means I don’t have to think about who I’m talking to. PMA as a team gives
me a base of common support so I don’t have to go to one specific person for
one expertise. I get the same level of communication,
involvement, and expertise from whomever I’m
talking to at PMA. It’s not only more efficient, it
makes for a higher-quality product.”
somebody tell
be, rather than
letting me
bang my head
I’m wrong the
The People Behind the Projects: What you said / Trivia Key
“The one thing that has drawn me to PMA
is their honesty. In many cases when there is a problem, the
owner’s rep points to the contractor as the responsible party. PMA takes
responsibility for the problem itself.”
-TIM PUNTILLO
“Polycom had three offices moving into one office – it was a massive coordination job.
PMA’s job was to ensure that all of my people had a place to sit and mine was that they were
sitting in the right places. Our employees are not used to moving. When people
were running around and saying ‘the world is coming to
an end,’ PMA was good at saying, ‘I got it.’ ”
