The redevelopment has been planned in two phases.<br />

1<br />

Phase 1: Retail<br />

Phase 1 will be a 102,044 square foot neighborhood shopping center anchored by a 58,600<br />

square foot Safeway and Safeway Gas Pad. Additional tenants include McDonalds and Dryclean<br />

Depot (both on pad sites); combined the site is 72% pre-leased with 58% of guaranteed income. The<br />

potential opportunity also exists for Chaney Automotive to remain on-site. The site is currently zoned<br />

for retail and will have all required approvals for the retail redevelopment by 1Q 2012.<br />

Phase 2: Residential<br />

Phase 2 will be approximately eight acres of multi-family units including townhomes and 120 senior<br />

living units. A rezoning is required to develop these eight acres as residential. Rezoning will take<br />

approximately 2 ½ years. The Master Plan for the City of <strong>Bowie</strong> shows retail and multifamily on the<br />

<strong>Bowie</strong> <strong>Marketplace</strong> site.<br />

The current owner has prepared a preliminary concept plan showing the retail and multifamily<br />

development opportunities which exist on the 20.24 acre parcel.<br />

In and Around <strong>Bowie</strong> <strong>Marketplace</strong><br />

• The City of <strong>Bowie</strong> is the largest municipality in Prince George’s County, 5th most populous city<br />

and the 3rd largest city by area in Maryland. <strong>Bowie</strong> originated as a railway stop in 1853 and<br />

has grown to be one of the largest and fast growing cities in Maryland.<br />

• The City of <strong>Bowie</strong> is home to the <strong>Bowie</strong> Race Track, Prince George’s Stadium (home of the Minor<br />

League’s <strong>Bowie</strong> Baysox), the <strong>Bowie</strong> Center for the Performing Arts Center, <strong>Bowie</strong> State University<br />

and the Belair Estate. Once the premier racing stable in the mid 1900s, today the Belair Estate<br />

is on the National Registrar of Historical Places. These attractions are all within five miles of<br />

<strong>Bowie</strong> <strong>Marketplace</strong>.<br />
