Lighting<br />

The main levers for reducing electricity consumption for lighting<br />

consist in promoting widespread use of low consumption light<br />

bulbs and building control systems to control lighting areas and<br />

time periods.<br />

• In Donauzentrum, in Central Europe, 95% of lighting uses<br />

low-energy bulbs and building control systems have been<br />

installed in public areas and at entrances.<br />

• In France, a programme has been launched to replace all<br />

burnt-out light bulbs by low-energy bulbs.<br />

• In the Nordic Countries, building control systems have been<br />

installed in most shopping centres.<br />

Heating and cooling<br />

The main levers for reducing energy consumption in heating and<br />

mechanical ventilation consist in:<br />

• lowering interior temperatures in winter and accepting slightly<br />

higher temperatures in summer;<br />

• using natural ventilation for cooling<br />

- in France, free cooling is practiced in most of the shopping<br />

centres.<br />

- in France, an incentive contract providing for fl at-fee invoicing<br />

of annual consumption for urban heating as well as air<br />

conditioning was adopted at the Part-Dieu shopping centre<br />

in Lyon. These projects, designed to encourage an energy<br />

savings approach among tenants, will be extended to other<br />

shopping centres.<br />

- in Spain, Parquesur shopping centre windows open<br />

automatically at night to benefi t from cooler temperatures.<br />

- in Central Europe, natural ventilation systems are used in all<br />

the shopping centres;<br />

- in the Nordic Countries, a system for recycling air has been<br />

installed in all shopping centres.<br />

Use of green energy<br />

The Group promotes the use of green energies such as solar,<br />

photovoltaic and trigeneration at its existing assets and for all<br />

new projects:<br />

• In France, a vertical axis windmill was installed at Vélizy 2,<br />

following the example set by Carré Sénart, where the Group<br />

installed the first windmill at a shopping centre as early<br />

as 2001.<br />

• The installation of photovoltaic panels has been studied at<br />

Labège 2 in Toulouse and at Porte de Versailles and investment<br />

programmes are now being examined.<br />

• In Spain, green energy is widely used: photovoltaic panels have<br />

been installed at the Vaguada shopping centre.<br />

• In 2008, new initiatives were developed, including modernisation<br />

of hydraulic systems for cooling, cogeneration and widespread<br />

introduction of photovoltaic panels. The study underway shows<br />

a reduction of 2,360 tonnes of CO 2<br />

emissions.<br />

Reduced water consumption and waste management<br />

The main levers for water consumption reduction lie in:<br />

• reusing rainwater;<br />

• adapting installations to reduce water consumption.<br />

- In Donauzentrum in Vienna, rainwater is collected and reused<br />

for toilets and watering plants.<br />

- In Spain, water consumption was lowered by 2% in <strong>2007</strong>. The<br />

target for 2008 is to cut consumption by an additional 10%.<br />

- In France, <strong>Unibail</strong>-<strong>Rodamco</strong> is currently working on the<br />

possibility of installing equipment for rainwater recovery at<br />

its French centres.<br />

In all the regions, the Group is pro-actively engaged in waste<br />

sorting and has launched programmes to reduce the volume of<br />

waste:<br />

• In Donauzentrum, an eco-friendly business plan was presented<br />

to the city and implemented.<br />

• In France, hand dryers have been installed at all shopping<br />

centres to reduce paper consumption.<br />

• In La Vaguada in Spain, 3,558 kg of batteries were collected<br />

using dedicated containers installed in <strong>2007</strong>.<br />

• In the last few years, <strong>Unibail</strong>-<strong>Rodamco</strong> in the Nordic Countries<br />

has been putting strong emphasis on waste management and<br />

energy effi ciency with very signifi cant results.<br />
