in the Philippine market since 1995 through a previous association. Part of the CBRE affiliate
network, CBRE Philippines has become the leading real estate advisor in the country
offering the most comprehensive array of services in the industry. These include agency and
brokerage services for commercial and residential properties, asset management services,
capital market and real estate investment services, global corporate services, research and

CORPORATE OVERVIEW
CBRE Philippines, also known as CB Richard Ellis Philippines, Inc., is the country’s largest
commercial real estate services and advisory firm, in the Philippines. By almost every
metric-revenue, profit, head count, business lines, transactions completed and managed
real estate per square meter-CBRE Philippines is number one.
CBRE Philippines is part of the CBRE Group, Inc., a Fortune 500 and S&P 500 company,
headquartered in Los Angeles. It is the world’s largest and most recognized commercial real
estate services firm operating in almost every business district across the globe.
The company, through the leadership of Rick Santos–Chairman, Founder and Managing
Partner-pioneered growth in the Philippine real estate industry.
CBRE is responsible for bringing in many of the largest institutional investors, business
process outsourcing (BPO) companies, and private investors into the country. It was the
first to offer sell side investment advisory, auction and sealed bidding services and
continues to be the leading authority in real estate investment, market research, valuation,
and appraisal.

CBRE CORPORATE MILESTONES

CBRE Philippines has been the market leader in the country for over 18 years—trailblazing
services for both developers and occupiers.
Early Development—1994-1999
CBRE Philippines traces its roots to 1994, when the CBRE’s regional headquarters decided to
expand its operations in the country in partnership with Cuervo Far East. CBRE Hong Kong
appointed Rick Santos as country representative and was tasked to set up operations
in the Philippines.
From 1994 to 1999, CBRE Philippines launched eight business lines: Global Corporate Services
v(GCS); Global Research & Consultancy; Residential Services; Investment Properties &
Capital Markets; Valuation & Advisory; Property Management; Project Management; and
Facilities Management. CBRE Philippines is the first commercial real estate services firm to offer
the most comprehensive offering in the industry. In 1999, CBRE Philippines assumed full
control over its country operations.
Consolidating and Sustaining Growth in the Country—2000 to 2007
In 2000, Asset Management was added to CBRE Philippines’ service offerings. In 2002,
Rick Santos Group completed the management buyout of CBRE Philippines and continued the
company’s operations despite the Asian Financial Crisis.
In 2003, CBRE Valuation & Advisory expanded its services to include plant and machinery
valuation. In 2004, CBRE was instrumental in starting public auctions and sealed biddings
in the country. CBRE Auctions Group (which is under CBRE Investment Properties & Capital
Markets) successfully conducted 56 public auctions and 8 sealed biddings for 2,000 foreclosed
properties of major local and international banks in the country.
CBRE was among the first to recognize the booming property market, specifically in the
office and residential sectors. In 2007, a Cebu satellite office was opened in anticipation of
further growth in the South. Next to Metro Manila, Cebu and Davao have emerged as
leading office and residential destinations. Major real estate industry players and BPOs have
turned towards the South, with CBRE Philippines at the forefront of these developments.
From 2005 to 2007, Santos served as Managing Director of CBRE Hong Kong and as Head of
the institutional investment properties for Asia while overseeing operations in the Philippines.
Unprecedented Growth in the Property Sector—2008 to present
CBRE Philippines now employs over 600 employees across all business lines and has
provided advisory to multi-national companies, BPOs, and developers in the country—a sign of
investor confidence and resilience of the Philippine real estate market.
In 2008, CBRE Asset Services was awarded ISO 9001:2008 Quality Management System
Certified. In 2012, GCS Received the ISO certification.
In 2011, GCS began offering labor analytics. The labor analytics group is a specialty group that
leverages on market intelligence to deliver strategies and solutions for BPOs and companies in
terms of talent acquisition and site selection.
In 2012, CBRE Philippines won several awards in the International Property Awards. These
include Best Lettings/Leasing Agency in the World, Asia Pacific and the Philippines, and
country awards for Best Real Estate Agency, Best Real Estate Agency Marketing, and Best
Property Consultancy Marketing.

CBRE Valuation & Advisory Team has a proven track record of performing
valuation services for retail or portfolio valuations for a wide range of clients –
public corporation, private individuals, local and multinational companies, and
financial institutions and organizations. It adopts and adheres to internationallyrecognized
standards of valuation, and all of our Senior Valuers are licensed by the
Professional Regulation Commission of the Philippines.
The Valuation team is licensed by the Department of Trade and Industry (DTI)
and Bangko Sentral ng Pilipinas (BSP), and has received the accreditation
