while the more homely all-day restaurant seats 108. The terrace has another 120 seats with fantastic<br />
panoramic Alpine views.<br />
The large open fireplace adds a very special ambiance to the bar-lounge in the entrance area. Top<br />
priority is placed on choice cuisine and fine wine. The food is fresh, naturally from regional produce,<br />
and the expertly compiled wine list is one of Switzerland’s best. The style of service in the entire lodge<br />

Melchsee-<strong>Frutt</strong> is located at 1920 metres above sea level and belongs to the municipality of Kerns<br />
in Canton Obwalden. The sunny high plateau is a historic health resort (since 1865) and enchants<br />
visitors with its stunning scenery in unspoiled nature and the Alpine world with an idyllic mountain lake.<br />
Melchsee-<strong>Frutt</strong> is traffic-free with restricted access for cars.

The climate is typically Alpine with pleasantly warm days (to 25°C) and cool nights in summer<br />

The Melchsee-<strong>Frutt</strong> high plateau fascinates visitors with its wealth of Alpine flora and fauna<br />
including rare Alpine flowers and herbs. The relative isolation and proximity to a large ibex colony are<br />
a rich source of encounters with wildlife. And chamois, marmots, snow grouse, wood grouse and eagles<br />
can also be spotted in addition to ibex.

The New Aerial Gondola<br />
The new Stöckalp – Melchsee-<strong>Frutt</strong> aerial gondola will start services in December 2012,<br />
making the holiday destination much easier and faster to reach.<br />
With 30 gondolas carrying 15 persons each, transport capacity will increase by about 75%,<br />
to 1325 persons per hour. The planned aerial gondola and wind-sheltered top station will ensure that<br />
Melchsee-<strong>Frutt</strong> can be comfortably and safely reached even in adverse weather conditions. There are<br />
also plans for bus parking and a three-storey parking garage with two sheltered floors and an open roof<br />
next to the bottom station. The parking garage will be primarily for guests staying overnight in Melchsee-<strong>Frutt</strong>.<br />
This means that hotel and holiday apartment guests can arrive at any time and benefit from<br />
reserved parking spaces. The more comfortable ride, shorter travelling time and much improved access<br />
to the aerial gondola are convincing reasons for also making use of the aerial gondola in summer.<br />
At the same time, a vertical lift will be installed at Melchsee-<strong>Frutt</strong> to overcome the 32-metre<br />
height difference between the lake and village with ease. The exit is just five metres above the level<br />
of the «<strong>Frutt</strong> <strong>Lodge</strong> & Spa» <strong>Hotel</strong>. This vertical lift, with a unique, breathtaking vantage platform, is<br />
guaranteed to be another great attraction, as it means that reaching the lake from the top station will<br />
be effortless. In addition, the top station will be located in the centre of Melchsee-<strong>Frutt</strong>, within easy<br />
reach of most of the hotels, holiday homes and ski pistes.<br />
The proposed overall project means that Melchsee-<strong>Frutt</strong> will remain competitive in future,<br />
offer guests increased comfort, safety and quality and thus secure long-term jobs in the region. The<br />
government of Canton Obwalden has also recognized the potential of Melchsee-<strong>Frutt</strong> and defined it<br />
as a tourism focal point in the 2006-2020 strategic planning.

Melchsee-<strong>Frutt</strong> is an ideal starting point for all Alpine sports: hiking, Nordic walking, mountain<br />
biking, climbing, alpinism, snowshoe trekking, cross-country and downhill skiing. The snow-sure wintersport<br />
area has 32 kilometres of blue, red and black pistes as well as a snow park for freestsyle skiers<br />
and snowboarders. 14 modern transport facilities provide access to the mountain slopes surrounding<br />
the high plateau.<br />
The longest sledge run in Central Switzerland is yet another attraction. In addition, the tranquillity,<br />
security and an untouched natural landscape create the ideal environment in which to relax, unwind<br />

Melchsee-<strong>Frutt</strong> is located in the heart of Switzerland, close to the country’s geographical centre. The<br />
holiday region is reached from the Swiss Mittelland on a well-developed road network with a connection<br />
from the national route in Sarnen, from where a cantonal road leads to Stöckalp. Melchsee-<strong>Frutt</strong> is<br />
traffic-free (health resort) and access by own transport is restricted. The high plateau is usually reached<br />

Guaranteed interest yield<br />
The investor receives a guaranteed interest yield of 3% per annum on the investment sum (ROI), during<br />
the first 5 years from the opening date of the «<strong>Frutt</strong> <strong>Lodge</strong> & Spa». In this case, own use of the hotel<br />
room is limited to three weeks per year and excludes the high-season periods of Christmas and Fasnacht<br />
(carnival). If own use exceeds three weeks or takes place during the above mentioned high-season<br />
periods, the guaranteed interest yield will be reduced accordingly. The basis for this calculation is the<br />
published room rate.<br />
The concept of co-ownership already functions to perfection in other sectors and regions. It is the<br />
fastest growing investment model in the fields of resorts, the hotel industry and residential development.<br />
Participation on rental income after expiration of the 5 year period<br />
The above-mentioned interest yield guarantee expires after the first 5 years of operation of the «<strong>Frutt</strong><br />
By purchasing co-ownership, for example a hotel room, you invest in Swiss property. You become<br />
a co-owner of real estate in Switzerland. Your co-ownership share is registered in the Swiss Land Registry<br />
and is thus safely established. Your share can be freely traded and of course can also be mortgaged.<br />
<strong>Lodge</strong> & Spa». Subsequently, investors will be entitled to a participation of 25% of the total rental revenue<br />
of the hotel, less 8.5% for the accrual of a renewal fund for maintenance of the building, facilities<br />
and rooms including the inventory (CAPEX). The net rental revenue (Rental Pool) will then be distributed<br />

Rental (use) Agreement<br />
The owner (investor) may use the acquired hotel room himself during the year, but enters into a separate<br />
Rental (use) Agreement with the hotel operator of the «<strong>Frutt</strong> <strong>Lodge</strong> & Spa», in accordance with which<br />
he makes the room available for letting through the hotel operator. This Rental (use) Agreement is completed<br />
for a period of 20 years, with the option of extending it for a further two periods of 5 years each.<br />
Use of hotel rooms by the owner<br />
The owner (investor) also benefits from free use of the hotel room during three weeks (21 days) per year,<br />
subject to prior reservation and sole payment of a fee for ancillary costs (heating, water, electricity and<br />
cleaning). If the owner decides to occupy the hotel room for more than three weeks or during the highseason<br />
periods (Christmas, Fasnacht carnival), he will be charged 80% of the published room rate. This<br />
will be deducted from the guaranteed interest yield/rental revenue. Reservation for own use should in<br />
principal be made 6 months in advance.<br />

«<strong>Frutt</strong> <strong>Lodge</strong> & Spa» offers 58 standard/superior rooms as well as 3 suites. They will be of high quality and<br />
outstanding architecture; high standard of fittings, finishes and furnishings. Price range of the standard/<br />
