- From the President<br />

The year 2009 represented a significant milestone<br />

for <strong>People</strong> <strong>Working</strong> <strong>Cooperatively</strong>. We expanded<br />

our energy conservation services into a third state,<br />

Indiana.<br />

It’s significant, too, because this year PWC<br />

celebrates our 35th anniversary. Our growth is<br />

made possible because of your support and all of<br />

the tremendous help we’ve received in our local<br />

community.<br />

In our 35 years, we’ve developed a business model of service that<br />

is efficient, cost effective and productive. We believe strongly that we are<br />

a business that provides a charity, a business that has a proven reputation<br />

of providing professional home repair and energy conservation services to<br />

those in need. The benefit to the community is profound, as demonstrated<br />

by the client stories in this report.<br />

The work that PWC performs is needed. In our 35 years, we’ve<br />

learned how to provide those services in a professional manner that delivers<br />

tremendous value to the client, our funders, and the entire community. This<br />

is what’s needed in today’s housing arena, and we are ready to meet that<br />

need. Our home is the Greater Cincinnati community, and our goal is to<br />

better strengthen and refine our mission work here.<br />

Looking ahead, we are evaluating broadening our scope of services<br />

into other communities. The need for PWC’s repair, energy conservation<br />

and modification services, and our unique delivery that utilizes both<br />

professionals and volunteers, literally allows people to remain safely in their<br />

homes. This service model and delivery system can be replicated in other<br />

areas across our country to cost effectively meet the needs of other low<br />

income homeowners.<br />

I encourage you to take the time to look through this report and<br />

see the impact these services are having and how the benefits extend to all<br />

of us. Please consider taking the next step and volunteer your time to help<br />

an elderly homeowner, or donate to help a neighbor with a ramp or other<br />

life-changing modification or repair.<br />

Volunteerism<br />

Repair Affair builds community<br />

<strong>People</strong> <strong>Working</strong><br />

<strong>Cooperatively</strong>’s 28 th annual<br />

Repair Affair served as a<br />

great example of the positive impact<br />

volunteers can make in their own<br />

community.<br />

Held May 8, more than<br />

800 volunteers spread out to serve<br />

100-plus elderly and disabled<br />

homeowners in Greater Cincinnati,<br />

Northern Kentucky and Southeastern<br />

Indiana. Volunteers tackled both<br />

small repairs and large modifications<br />

– all to make a real and immediate<br />

impact in the lives of their neighbors.<br />

“I’m out here because I<br />

believe in helping people. I believe<br />

in giving back,” said PWC Board<br />

Member and Repair Affair 2010<br />

volunteer Beverly Haskins. “One of<br />

the reasons I joined the board was<br />

because I want to promote PWC’s<br />

mission in the community. It’s<br />

important to help these people who<br />

have no other resources.”<br />

Haskins volunteered at<br />

Repair Affair with her company,<br />

Cargill Flavor Systems. She and her<br />

co-workers spent the day working<br />

diligently to assemble a ramp for an<br />

elderly, disabled homeowner.<br />

“We have an obligation<br />

to help people stay in their homes,<br />

especially those who can’t maintain<br />

them on their own; it’s why Repair<br />

Affair is so important,” she said.<br />

professionals with local businesses<br />

and community volunteers.<br />

Lydgia Sartor, a community<br />

development analyst, led volunteers<br />

from the City of Cincinnati. Her<br />

team helped with everything from<br />

guardrail repair to lawn maintenance<br />

and clean-up at homes in Avondale<br />

and Mt. Washington.<br />

“We wanted to take this<br />

opportunity to help people in need,”<br />

said Sartor. “There are a lot of good<br />

people in Cincinnati who need an<br />

extra hand, and we’re making a<br />

difference in their lives.”<br />

Family involvement is also<br />

an important part of the volunteer<br />

experience at PWC. Ten year-old<br />

Noah Nixon served with the City of<br />

Cincinnati crew in Avondale by doing<br />

a little lawn work.<br />

“It’s great to do this, to help<br />

people fix their house with my dad,”<br />

he said. “It makes me feel warm<br />

inside.”<br />

working with volunteers from Messer<br />

Construction and Hollywood Casino<br />

to complete home repairs and ramp<br />

installations in Brookville, Aurora<br />

and Lawrenceburg.<br />

“Our expansion into Indiana<br />

has allowed us to help even more<br />

neighbors whose homes were in need<br />

of repair,” said Jock Pitts, president<br />

of PWC. “Our work, and the work<br />

of our volunteers, truly helps keep<br />

neighborhoods intact and that’s<br />

important for our entire community.”<br />

Volunteerism<br />

Where age is just a number:<br />

Octegenarians bring wisdom, experience to volunteer program<br />

Sitting at a table together,<br />

they trade war stories like<br />

bubblegum cards.<br />

“That was a heck of a job!”<br />

or “Remember that toilet!” flies back<br />

and forth with the type of enthusiasm<br />

normally reserved for veterans<br />

recounting a great battle.<br />

And veterans they are. Meet<br />

Dick Allen, Roy Duff, Jim Garvey,<br />

Bert Goldhoff, Snowden Rowe and<br />

Dick Salzer – six men all in their<br />

80s and 90s who regularly volunteer<br />

for <strong>People</strong> <strong>Working</strong> <strong>Cooperatively</strong>.<br />

Formerly doctors, executives and<br />

career-minded men, retirement made<br />

them ask the question, what do I do<br />

now The answer they found was<br />

<strong>People</strong> <strong>Working</strong> <strong>Cooperatively</strong>.<br />

“I had just retired and was<br />

looking for something worthwhile to<br />

do,” said Roy Duff, who had served<br />

as president of a water company<br />

prior to retirement. “My friend Jim<br />

encouraged me to join PWC, and I<br />

did… It’s a great organization. I think<br />

the world of it.”<br />

Similarly, Jim Garvey had<br />

mentioned his upcoming retirement<br />

to a friend and was encouraged to<br />

volunteer with PWC. “I actually<br />

started volunteering before<br />

retirement,” said Garvey.<br />

The men volunteer on their<br />

own schedules, although volunteers<br />

Roy Duff and Snowden Rowe often<br />

work together. Their projects run the<br />

gamut from plumbing and electrical<br />

work to installing grab bars and<br />

ceiling fans. They tighten leaky<br />

faucets, install wireless doorbells<br />

and look to see if there’s anything<br />

they can do that might help keep the<br />

residents safe in their homes.<br />

When asked what type of<br />

projects he works on, Bert Goldhoff<br />

is quick to answer. “Everything,” said<br />

Goldhoff, “you name it.”<br />

He describes his<br />

involvement with PWC as a<br />

courtship in the beginning. Goldhoff,<br />

a handyman who’d helped people<br />

with house projects after selling<br />

his father’s business, teased that<br />

PWC wooed him to join their other<br />

volunteers because of his work skills.<br />

That was in 1997, and he’s been<br />

volunteering with PWC ever since.<br />

The other volunteers have<br />

similar tenure with PWC. Dick Allen<br />

began volunteering with PWC 20<br />

years ago, and of the six, Snowden<br />

Rowe has been working with PWC<br />

the shortest amount of time – only<br />

seven years.<br />

Volunteer Dick Salzer said<br />

he continues to volunteer because of<br />

the dedication and knowledge that<br />

PWC workers possess. In fact, he<br />

considers himself an apprentice when<br />

he goes out to a job site with the<br />

professionals from PWC.<br />

“I’m always impressed<br />

by the professionals’ knowledge of<br />

their trade,” said Salzer. “I’ve never<br />

seen the dedication, loyalty and<br />

humanitarianism like I do at PWC,<br />

and that’s why I keep coming back.”<br />

New ramp, bathroom help Clayton & family<br />

The Bakers waited a long time<br />

for one miracle. PWC’s<br />

donors helped to create a<br />

second.<br />

The Middletown couple has had a<br />

lifetime of heartache. They buried<br />

twin daughters within a week of their<br />

birth. Three years later, they lost a<br />

stillborn son. So when their fourth<br />

child clung to life after being born 16<br />

weeks early, their hope was simply<br />

that he would live. He did… but was<br />

later diagnosed with cerebral palsy.<br />

Doctors told the couple not to expect<br />

much.<br />

“Everyday is like a gift,” said his<br />

dad, Nick. “We’re just so happy to<br />

have our son, hands down, no matter<br />

what.”<br />

Now eight years old, Clayton spends<br />

most days in a wheelchair or on a<br />

mattress on the floor. Nick, who is<br />

legally blind, is a stay at home dad.<br />

Mom Crystal works fulltime at Pepsi<br />

in the warehouse.<br />

There have been a lot of sacrifices<br />

to raise Clayton, but the biggest<br />

difficulty has been the navigation of<br />

Clayton’s wheelchair in and out of<br />

the house and getting Clayton up and<br />

down the stairs.<br />

Thanks to our donors, PWC’s<br />

Modification for Mobility program<br />

was able to install an aluminum ramp<br />

for Clayton in 2009. But the Bakers<br />

also needed a first floor accessible<br />

bath for their son – not in the family’s<br />

modest budget.<br />

So this year, Clayton was the<br />

beneficiary of Oscar Night America’s<br />

paddle-raiser – and over $20,000<br />

was raised for the project. PWC will<br />

convert the couple’s living room into<br />

an accessible bedroom and bath. Both<br />

Nick and Crystal are helping.<br />

“PWC has been a miracle for us…<br />

this is a dream come true,” said Nick,<br />

“I don’t know what we would have<br />

done without them… I’ve always<br />

been so worried about dropping or<br />

hurting Clayton, He’s so fragile. But<br />

this takes away that worry.”<br />

In 2009, the Modifications for<br />

Mobility program funded 429 jobs<br />

for individuals and families with<br />

disabilities.<br />

Focus on results for weatherization program<br />

When Steve Creed was<br />

hired by PWC a year and<br />

a half ago, he took on<br />

the task of reshaping the agency’s<br />

weatherization program with an eye<br />

on better training and a solid return<br />

on investment for funders and clients.<br />

As PWC’s Energy Training/<br />

Quality Control Manager, Creed is<br />

responsible for inspection training<br />

for PWC’s energy conservation<br />

programs. He trains inspectors using<br />

the latest guidelines and the deep<br />

knowledge base gained from his<br />

experience working for the State of<br />

Ohio as a contract monitor for the<br />

Home Weatherization Assistance<br />

Program.<br />

Creed has two decades worth of<br />

experience gained while working for<br />

the state plus the Community Action<br />

Organization of Delaware, Madison<br />

and Union Counties, and the Clinton<br />

County Community Action Program.<br />

His in-depth professional training<br />

spans many certifications, with<br />

expertise gained at the Corporation<br />

for Ohio Appalachian Development.<br />

“I had been looking for someone to<br />

bring consistency and experience to<br />

the energy program,” said PWC Vice<br />

President Nina Creech. “I had liked<br />

working with Steve as a contract<br />

monitor. His experience has helped to<br />

give us insight into what we needed<br />

to do differently and key us in to the<br />

latest and best training available.”<br />

Creed said his approach and<br />

experience is inline with PWC’s<br />

Whole House concept of serving a<br />

home’s various needs at one time<br />

instead of repeated service calls.<br />

“It’s more cost effective,” he said.<br />

“That’s why training is so important.<br />

To make the most efficient use of<br />

time and materials for the best result<br />

for the client.”<br />

Creed has taken the energy programs<br />

managers and trained them from the<br />

bottom up – starting on an insulation<br />

truck and teaching the proper way<br />

to insulate. From there, they learn to<br />

work every where in the house where<br />

energy is expended or escapes.<br />

“It’s all about attention to detail and<br />

really going through the house and<br />

looking at everything, the crawl<br />

space, the basement, the windows, the<br />

doors… every place the house vents,”<br />

he said. “The end result for the client<br />

is a more energy efficient house and<br />

a lower bill or slower arrearage. It’s<br />

very realistic that they can save 30<br />

percent.”<br />

Creech said that Creed’s experience<br />

has already added value to PWC’s<br />

energy program.<br />

“Steve has helped to bring best<br />

practices and techniques,” she said.<br />

“You can’t have a cookie cutter<br />

approach to energy conservation.<br />

Every house has its challenges, and<br />

Steve is opening our eyes to the best<br />

ways to meet those challenges. Our<br />

people are more aware and more<br />

engaged. They are asking more<br />

questions, learning more current skills<br />

and techniques.<br />

“The bottom line is that with more<br />

and better training we can do more<br />

for the client. And that’s what it is all<br />

about.”<br />

For three years, Norma H. and<br />

her husband, Charles went<br />

without heat.<br />

Though their health was poor, they<br />

didn’t complain about the broken<br />

furnace. Norma just hooked up an<br />

old space heater and would often sit<br />

quietly at night next to the heater,<br />

folding laundry.<br />

“I didn’t think much about it, it’s<br />

just how things were,” she said.<br />

But when other things started going<br />

wrong, she began to worry. The<br />

plumbing in the East End home was<br />

leaking, steps were rickety. Then<br />

Charles became sick – very sick,<br />

and needed to have a leg amputated.<br />

Norma knew she couldn’t do it all<br />

alone.<br />

She saw an ad for <strong>People</strong> <strong>Working</strong><br />

<strong>Cooperatively</strong>. The couple easily<br />

qualified for energy conservation,<br />

then was able to receive a new<br />

furnace, plumbing repairs and even<br />

repairs to the steps.<br />

She is grateful for the assistance.<br />

“I called… and I just couldn’t<br />

believe how nice they were. I had<br />

been so frightened we would lose<br />

the house,” she said. “PWC has<br />

done so much… but the furnace is<br />

the best thing. I didn’t realize how<br />

much I missed being warm.”<br />

Donna Hartman, 59, remembered<br />

PWC in her will because of<br />

PWC’s service to her 88 yearold<br />

mother.<br />

“I became aware of it because<br />

my mother called PWC when she had<br />

some repair needs,” she said. “I’m a<br />

very handy person and I can do a lot<br />

for her but I can’t do plumbing, furnace<br />

work or electrical repairs.<br />

“I have seen the importance of<br />

my mom being able to be independent,<br />

living in her own house,” she said. “I<br />

think people who want to stay in their<br />

own homes should be able to, and<br />

PWC makes that possible for so many<br />

people.”<br />

events and seeing the passion put into<br />

the organization by former associates<br />

at Viox Services, Dan Ober and Bill<br />

Augspurger,” said Board President<br />

“I was also impressed with the positive<br />

and caring attitudes displayed by<br />

PWC's management and its employees,<br />

and attracted by the fact that PWC<br />

is a construction/services company<br />

much like Viox Services. I could see<br />

where Viox Services could make a<br />

quick and meaningful impact on PWC<br />

by the knowledge and resources at our<br />

disposal. Finally, I thought it was time<br />

to share some of Viox's and my own<br />

good fortune gained over the years.”<br />

Accomplishments<br />

Indiana key agency accomplishment in 2009<br />

The big news for 2009 was PWC’s entry into the State of<br />

Indiana. PWC was awarded a $1.8 million dollar grant from<br />

the Indiana Housing and Development Authority to help<br />

with the Home Energy Conservation and Weatherization Program<br />

in Southeastern Indiana. PWC opened an office in Lawerenceburg<br />

with 19 current employees serving five Indiana counties. The<br />

Indiana contract calls for comprehensive work at each client’s<br />

home, with an average of $5,000 per job.<br />

“This is a great opportunity for PWC to reach more people who<br />

need our services,” said President Jock Pitts.<br />

PWC added value to the new program by bringing both Prepare<br />

Affair in the fall and Repair Affair in the spring to Indiana. “It’s part<br />

of what we bring to the table,” said Vice President Nina Creech. “It’s<br />

what seperates us and makes us unique. It adds value.”<br />

Staff and volunteers performed a total of 11,617<br />

home repair, modifications, energy conservation<br />

and maintenance services for 6,001 households<br />

throughout Southwest Ohio, Northern Kentucky,<br />

and, for the first time, Southeastern Indiana.<br />

Program costs as a percent of total expenses<br />

were 85% in 2009, while administrative and<br />

fundraising costs were 15%. This exceeds the<br />

published benchmarks of the BBB and United<br />

Way guidelines.<br />

5,057 volunteers performed 1,632 services for<br />

our elderly and disabled clients for a total of<br />

23,585 hours donated.<br />

745 volunteers donated 3,062 hours of service<br />

for the 27 th annual Repair Affair with 102<br />

homeowners served.<br />

2,291 volunteers donated 9,383 hours of service<br />

for the 22 nd annual Prepare Affair with 924<br />

homeowners served.<br />
