Centre, based on the European Town Centre model.<br />
The District Centre will comprise a series of retail<br />

surrounding environs also offer much in terms of amenities.<br />

A Buyer’s Guide<br />
Booking Arrangements<br />
€5,000 booking deposit made payable to BCM Hanby Wallace Solicitors.<br />
€15,000 will be payable on signing of contracts, subject to contract.<br />
Step 1: Booking<br />
You can reserve your new home with a €5,000 booking deposit. Having checked that the details on the receipt are correct, you will be given a copy<br />
for your files. The agents will confirm by letter, to both you and your solicitor, the relevant details of the sale. The booking deposit paid is fully<br />
refundable prior to signing of formal contracts. Contracts are required to be signed and returned to the developer’s solicitor within 21 days of issue.<br />
Step 2: Solicitor<br />
You need to appoint a solicitor who will look after all the legalities in relation to your signing/closing of contracts. If you do not have a solicitor,<br />
you can appoint one from our panel at a special reduced fee.<br />
Step 3: Finance<br />
To assist you in the purchase of your new home, we have arranged a specially tailored Adamstown Castle Mortgage Plan, which will save you<br />
both time and money. Talk to our independent mortgage advisors in the Marketing Suite.
Step 4: Signing Contracts<br />
Contracts will be sent to your solicitor who, having examined them, will ask you to<br />
sign them so they can be returned to the developer’s solicitor within 21 days. At this<br />
stage, you must pay a further €15,000.<br />
Step 5: Homestyle<br />
You will have a choice of interior paint colours, tiles and kitchen design and you will<br />
receive a letter requesting your choices. Your Homestyle options will be on display in<br />
the Marketing Suite (excludes pre-finished homes).<br />
Step 6: Completion Notice<br />
When your property is completed, the developer’s solicitor will send your solicitor a<br />
Completion Notice. This gives you 14 days to complete the sale of your new home.<br />
Step 7: Snag List<br />
On receipt of the Completion Notice, the builder will be in contact with you in<br />
relation to carrying out a snag list. This must be submitted in writing to Castlethorn<br />
Construction within 7 days after the Completion Notice has been sent out.<br />
Step 8: Final Inspection<br />
Inform your bank/building society/broker that your new home is ready for ‘Final<br />
Inspection’. After the final inspection, your lending institution will forward your loan<br />
cheque to your solicitor.<br />
Step 9: Checking the Snag List<br />
When the builder completes the snag list, he will request that you check the list. If you<br />
are satisfied that the house is ready, you can inform your solicitor to make a closing<br />
appointment.<br />
Step 10: Closing the sale<br />
The Closing normally takes place in the office of the developer’s solicitor. You may<br />
not have to be present, provided you have signed all the relevant information in your<br />
own solicitor’s office. Once the sale is closed, you can collect the keys of your new home<br />
from the Adamstown Castle site office. If you would prefer to collect the keys at the<br />
developer’s solicitor, please inform the finishing foreman so he can make arrangements<br />
to get them there in advance. A welcome letter and pack will be issued to you by<br />
Castlethorn Construction.<br />
