“
Successful and sustainable development is not
simply a matter of providing housing, but a case
of ensuring that the infrastructure is in place
to support a growing community. Adamstown
has an inherent government guarantee, in the
case of its SDZ designation, that it will want
for nothing in terms of social and physical
infrastructure in the years ahead.”
An taoiseach, mr. bertie ahern, t.d.,
speaking at the launch of the
adamstown sdz on february 7 th 2005

Welcome to Adamstown. Welcome to the ultimate in
town planning. Welcome to the future of modern living
in Dublin. Welcome home.
Adamstown represents a new era of planning.
Specifically designed to be more than just a suburb,
it will be a self-contained town complete with all the
amenities you need to live life as it should be.
Conveniently located less than 10 miles from the city,
Adamstown will be easily accessed through its new
railway station, two Quality Bus Corridors and a
dedicated road network.
Delivery of a new town centre and a whole spectrum of
amenities such as schools, shops, offices, leisure facilities,
crèches and parks is guaranteed under unique SDZ
legislation, so Adamstown will have everything you
could ask for.
A Strategic Development Zone (SDZ) is
governed by a mandate which ensures that
comprehensive and pre-specified social and
physical infrastructure and amenities must
be delivered in tandem with housing.
In recognition of its standing in modern urban
planning, the Adamstown Planning Scheme recently
won the principal award at the Irish Planning
Institute’s 2005 Awards. It is fitting that Castlethorn
Construction, recently crowned Irish Developer of the
Year 2005, has embraced this scheme and looks forward
to implementing its vision of Adamstown.

Catering for Children
A huge amount of effort has been made to ensure that Adamstown’s youngest citizens
are very well catered for. Residents at Adamstown will enjoy a choice of new primary
and secondary schools. For children below school-going age, there will be ample
childcare facilities at a variety of separate crèche locations. The first primary school is
due to open for the 2007/8 academic year.
Outside of school hours, children will enjoy a superb level of sport and leisure
facilities, including a major new leisure centre with swimming pool, over 72 acres of
parkland, plus playgrounds, tennis courts and numerous playing pitches.
“ My pals in school will still be
my pals after school – we’ll all
live near each other.”

A Town Built Around Transport
One of the major factors which contributed to Adamstown’s selection as
Ireland’s first ever Strategic Development Zone was its location beside
national and suburban rail and road networks.
Adamstown will benefit from a brand new integrated transport system
comprising a state-of-the-art railway station (where commuters can be
in Heuston Station in just 15 minutes), two Quality Bus Corridors and
convenient cycle and pedestrian routes. There will be a new roads network
linking Adamstown via the Outer Ring Road to the N4, the N7 and onto
the M50 orbital motorway, and to the M4 via the new Celbridge link road.

“We’ve needed two cars
before – now we could
almost get by with none.”
New Rail Station - Due to open early 2007.

Adamstown at your Leisure
A prominent feature at Adamstown is the focus on sports and leisure facilities including
playing pitches, tennis courts, all-weather amenities and an impressive leisure centre
incorporating a swimming pool.
It is intended that the leisure facilities will help foster a culture of health and fitness for the entire
community. The presence of plentiful walkways, open greenery and children’s playgrounds within
the 72 acres of parkland will make exercise a genuine pleasure.
“The leisure facilities will be a key contributor to
health and wellness in the community.”
scott wallace, s & p architects,
adamstown leisure centre development consultant

Town and Local Centres
Adamstown will have, as its heartbeat, a new District
Centre, based on the European Town Centre model.
The District Centre will comprise a series of retail
and commercial quarters, and will host a range of
shopping, civic, cultural, leisure and entertainment
facilities including cinemas, restaurants and cafés
arranged around the central Civic Square. The
District Centre will be complemented by two local
neighbourhood centres and a range of convenient
shopping facilities.

“Our vision for the District
Centre at Adamstown is based
on contemporary European
town centres rather than
enclosed malls.”
senior urban framework planner, adamstown sdz

“
Adamstown Castle is the first phase of
a visionary new town that will become
the standard for contemporary living,
building a community and building a
future in equal measure.
”
Castlethorn Construction, Irish Developer of the Year 2005

Welcome to
Adamstown Castle
We invite you to become part of the latest generation which will call Adamstown Castle home. Built near the
site of an historical castle, from which it takes its name, Adamstown Castle is the first phase of this exciting
new development.
In response to the rapidly increasing demands of modern living, Castlethorn has commissioned awardwinning
architects, O’Mahony Pike, to create a wide range of spacious 3 & 4-bed townhouses, 2 & 3-bed duplex
homes and 1 & 2-bed apartments.
Its diverse mix of accommodation styles ensures that Adamstown Castle will appeal to all home purchasers,
welcoming families and singles, young and old alike.
“Our vision for
a new way of living”
Adamstown represents the realisation of a new lifestyle choice in Dublin.
Unlike traditional suburban housing estates, Adamstown will be self-sufficient, containing its own town square
and railway station, shopping streets, restaurants and cinemas, schools, crèches and parks.
Adamstown Castle is a vision of the future. It is designed as a gateway to the whole Adamstown development.
Its grandeur and subtle elegance serve as a precursor to the design of the rest of the town.
This first phase of development is sectioned into different districts: home, park, play, and thoroughfares, with
definitively distinctive buildings celebrating the transition from one district to another.
The entrance to Adamstown Castle is located off the Newcastle Road, and is announced by gently curving duplex
terraces on either side of the gateway apartment buildings. It is the threshold to the new Adamstown, and is
designed to preserve the past, reflect the present, and endure into the future.
John O’Mahony, O’Mahony Pike Architects
“Harnessing the
influences of nature.”
On your doorstep
While Adamstown will be one of the best-served towns in Ireland, the historic village of Lucan and its
surrounding environs also offer much in terms of amenities.
The nearby Lucan Sports and Leisure Centre, and Griffeen Valley Park are havens for the sports or
outdoor enthusiast. Golfers are also very well catered for, with Hermitage, Grange Castle, and Lucan
golf clubs all just minutes away. There is also plenty for equine enthusiasts, with Brennanstown and
Donacomper riding schools close by.

There are numerous sports clubs in the area, including soccer, GAA,
Rugby, and Pitch & Putt.
The Liffey Valley area is protected by a special amenity order, and offers a
wide variety of water sports, including canoeing and rowing.
When it comes to wining and dining, there’s no shortage of excellent pubs
and restaurants in the picturesque village of Lucan and local vicinity. You’ll
be spoiled for choice, with something to suit everyone’s taste.
“
We had no idea there would
be so much to do and so much
to enjoy in the area.
“ We’ll spend less on energy, and feel good
about the planet at the same time.
Homes of
tomorrow
Castlethorn Construction’s homes are designed in accordance with
Sustainable Energy Ireland’s ‘House of Tomorrow’ programme. This
means that all our homes exceed the standard energy-saving regulations.
These new standards not only deliver a more environmentally friendly
home, but also one that will result in a reduction of running costs for
new homeowners.
Smarter Communications Technology
All homes will also have access to Adamstown’s modern
telecommunications infrastructure, and each house will be equipped
for the latest in technology through the deployment of Smarthomes
structured cabling system, which will facilitate the delivery of TV,
Broadband, PC networking and telephony to almost every room.
Castlethorn Construction has engaged Eircom, Magnet, and NTL
as their technology partners and service providers.
A Buyer’s Guide
Booking Arrangements
€5,000 booking deposit made payable to BCM Hanby Wallace Solicitors.
€15,000 will be payable on signing of contracts, subject to contract.
Step 1: Booking
You can reserve your new home with a €5,000 booking deposit. Having checked that the details on the receipt are correct, you will be given a copy
for your files. The agents will confirm by letter, to both you and your solicitor, the relevant details of the sale. The booking deposit paid is fully
refundable prior to signing of formal contracts. Contracts are required to be signed and returned to the developer’s solicitor within 21 days of issue.
Step 2: Solicitor
You need to appoint a solicitor who will look after all the legalities in relation to your signing/closing of contracts. If you do not have a solicitor,
you can appoint one from our panel at a special reduced fee.
Step 3: Finance
To assist you in the purchase of your new home, we have arranged a specially tailored Adamstown Castle Mortgage Plan, which will save you
both time and money. Talk to our independent mortgage advisors in the Marketing Suite.

Step 4: Signing Contracts
Contracts will be sent to your solicitor who, having examined them, will ask you to
sign them so they can be returned to the developer’s solicitor within 21 days. At this
stage, you must pay a further €15,000.
Step 5: Homestyle
You will have a choice of interior paint colours, tiles and kitchen design and you will
receive a letter requesting your choices. Your Homestyle options will be on display in
the Marketing Suite (excludes pre-finished homes).
Step 6: Completion Notice
When your property is completed, the developer’s solicitor will send your solicitor a
Completion Notice. This gives you 14 days to complete the sale of your new home.
Step 7: Snag List
On receipt of the Completion Notice, the builder will be in contact with you in
relation to carrying out a snag list. This must be submitted in writing to Castlethorn
Construction within 7 days after the Completion Notice has been sent out.
Step 8: Final Inspection
Inform your bank/building society/broker that your new home is ready for ‘Final
Inspection’. After the final inspection, your lending institution will forward your loan
cheque to your solicitor.
Step 9: Checking the Snag List
When the builder completes the snag list, he will request that you check the list. If you
are satisfied that the house is ready, you can inform your solicitor to make a closing
appointment.
Step 10: Closing the sale
The Closing normally takes place in the office of the developer’s solicitor. You may
not have to be present, provided you have signed all the relevant information in your
own solicitor’s office. Once the sale is closed, you can collect the keys of your new home
from the Adamstown Castle site office. If you would prefer to collect the keys at the
developer’s solicitor, please inform the finishing foreman so he can make arrangements
to get them there in advance. A welcome letter and pack will be issued to you by
Castlethorn Construction.
