Settling in The Netherlands’<br />

The <strong>Leiden</strong> <strong>Bio</strong> <strong>Science</strong> <strong>Park</strong> welcomes international biotechnology<br />
and pharmaceutical companies wishing to enter the European<br />
market or open European premises. There are numerous<br />
facilities on offer, catering for the needs of companies at different<br />
stages of growth. Ranging from ‘incubator’ buildings for new<br />
start-ups, to multi-tenant buildings and individual building plots.<br />
The presence of other companies and research institutions<br />
makes the <strong>Leiden</strong> <strong>Bio</strong> <strong>Science</strong> <strong>Park</strong> attractive to start-ups and<br />
established businesses alike. It is already the largest dedicated<br />
life science park in the Netherlands, and is set to grow further<br />
in the years to come, offering more opportunities for newcomers<br />
and existing companies.<br />
Now available<br />
The <strong>Leiden</strong> <strong>Bio</strong> <strong>Science</strong> <strong>Park</strong> offers ample space for settling<br />
and future plans for life science companies. There is room to<br />
take up residence in the existing park area, and there are<br />
opportunities to settle in the new 36 hectares park area under<br />
development. Space is available in the:<br />
· Oegstgeest area (area 9 on the map at the backside)<br />
· Sylvius area (area 3 on the map)<br />
Oegstgeest area<br />
The area of the park in the neighbouring village of Oegstgeest<br />
can accommodate life science laboratories with offices at the<br />
southern part of the New Rhijngeest development. Also offices<br />
related to the life sciences are welcome. The plots are ready to<br />
build on.<br />
The grounds available for laboratories with offices at the Oegstgeest<br />
area are over 130.000 m 2 floor space in total. Also<br />
55.000 square meter floor space is available for offices<br />
related to the life sciences. Eventually there will be a large<br />
choice of residential accommodation in the northern part of the<br />
area. The Corpus Experience museum is located in the Oegstgeest<br />
area.<br />

with Top Institute Pharma and the Life <strong>Science</strong> & Health<br />
consortium, the <strong>Bio</strong>logy Institute of <strong>Leiden</strong> University and the<br />
offices with labs of Hal Allergy. There is over 40.000 m 2 floor<br />
space available.<br />
Near future<br />
Several areas in the park will be available in a later stadium:<br />

The Head of <strong>Leiden</strong> <strong>Bio</strong> <strong>Science</strong> <strong>Park</strong> is at the corner of the<br />
A44 motorway and the Plesmanlaan. It is currently occupied<br />
by the university’s sports facilities. These will be relocated to<br />
the Gorleaus area, paving the way for the development of new<br />
offices. At the Head area 35.000 m 2 floor space will be available<br />
for laboratories with offices. Another 45.000 m 2 floor<br />
space will be available for only offices.<br />
Entrance area<br />
The Entrance area will be developed for laboratories with offices<br />
and for offices only. There will be 12.000 m 2 floor space available<br />
for laboratories with offices and 40.000 m 2 for only offices.<br />
In this area also 22.000 m 2 will be developed shops, restaurants,<br />
a hotel, a congress centre, residences, short stay facilities,<br />
etc.<br />
Sylvius area<br />
The Sylvius area is located in the centre of the park. The area<br />
offers the best opportunities for typical life science companies,<br />
as it can accommodate R&D departments, (small) production

Snellius area<br />
The Snellius area is next to the A44 motorway and is set to<br />
become the park’s strategic supply gateway in the future.<br />
Plots will be available for actual life science companies.<br />
Ancilliary development<br />
About a third of the new park area (160.000 m 2 ) is<br />
reserved especially for ancillary development. Sports facilities,<br />
recreational areas and apartments will be developed<br />
in the following areas:<br />
· Boerhaave area (area 2 on the map)<br />
· Gorleaus area (area 4 on the map)<br />
Boerhaave area<br />
The Boerhaave area is reserved for residences and housing<br />
for students, short-stay facilities and university offices.<br />
Gorleaus area<br />
The Gorleaus area lies in the western part of the park and is<br />
home to premises for academic functions, which will be<br />
extended and intensified. The university’s new sport facilities will be<br />
developed here. The sports facilities will be also open to the general<br />
public and park employees.<br />
Information<br />
The park management helps companies finding premises suited to<br />
their needs. In close cooperation with the West Holland Foreign<br />
Investment Agency (WFIA), we also support newcomers in getting the<br />
right permits, as soon as possible within the limits and we are their<br />
contact for all questions (accountants, lawyers etc) from day one.<br />
