<strong>Tax</strong> Lien <strong>Sale</strong>: Monday, November 29, 2010<br />

Published October 27, November 3 and November 10, 2010<br />

Attention <strong>San</strong> <strong>Miguel</strong> <strong>County</strong> <strong>Property</strong> Owners:<br />

<strong>Delinquent</strong> accounts will appear in the 2009 <strong>Delinquent</strong> <strong>Tax</strong> publication for three consecutive weeks. No deletions or name<br />

changes can be made in the Publication.<br />

<strong>Tax</strong> payments must be RECEIVED in the <strong>San</strong> <strong>Miguel</strong> <strong>County</strong> Treasurer’s office on or before 4:30 p.m. Wednesday,<br />

November 24, 2010 to avoid delinquent 2009 taxes being sold at the tax lien sale on November 29, 2010. No payments will<br />

be accepted day of the sale. If your taxes are sold at the tax lien sale, you will be required to pay investor’s interest at the rate<br />

of ten percent (10%) per annum. Redemption of these taxes should be made within three (3) years to protect your property<br />

rights or the investor may apply for a Treasurer’s Deed. All delinquent taxes paid after the sale must be paid in certified funds to<br />

the <strong>San</strong> <strong>Miguel</strong> <strong>County</strong> Treasurer to clear the tax lien.<br />

Investors wishing to participate in the tax lien sale must register BEFORE 9:30 a.m. Monday November 29th in the Treasurer’s<br />

office at 305 W. Colorado Avenue, in Telluride to receive a bidder number.<br />

<strong>Tax</strong> amounts due shown in this notice are the amounts due at the<br />

November sale including all sales and advertising fees.<br />

The tax year for real estate and personal property is the calendar<br />

year. <strong>Tax</strong>es are paid in arrears, i.e. 2009 taxes are billed and<br />

payable on January 1 st in 2010. Payment due dates are outlined on<br />

the tax notice.<br />

By Colorado law, property owners are responsible for their tax<br />

payment even if they never received a tax notice. To help ensure<br />

you receive your tax statement, please contact the Treasurer’s office<br />

with address changes.<br />

<strong>Tax</strong>es are assessed against the property, NOT the owner(s). <strong>Property</strong><br />

taxes are billed for the entire year without respect to ownership. At<br />

property closings, make certain who will be responsible for tax<br />

payment for the current and following years. If you close on a<br />

property in the 2 nd half of the year, the seller will likely receive the<br />

tax bill. If you sold your property and receive the tax bill but the<br />

buyer received the tax money, notify the Treasurer’s office and<br />

forward the tax bill to the buyer if possible. If you purchased<br />

property and did not receive a tax bill, contact the Treasurer’s office.<br />

<strong>Tax</strong>es are based on your property valuation done by the <strong>County</strong><br />

commencing at the hour of 10 a.m. on Monday, the 29 th day of November, 2010 and succeeding days, if<br />

• <strong>Tax</strong> notices are mailed to the property owner of record shown in the Assessor’s office as of June 30 th of the assessed<br />

year. Mortgage companies typically contact the <strong>County</strong> Treasurer for the tax amount.<br />

• Pay your taxes promptly to avoid interest and other fees. Include the return portion of the tax notice or provide your<br />

schedule number with your payment.<br />

• <strong>Tax</strong>es are based on property valuations done by the <strong>County</strong> Assessor. If you have questions regarding regarding<br />

property valuation please address them to the <strong>County</strong> Assessor, PO Box 506, Telluride, CO 81435 or contact the<br />

Assessor’s office (970) 728-3174.<br />

• Educate yourself about the Colorado taxing system. Inquire at the Treasurer’s Office or call for information and<br />

answers to your questions.<br />

• You may access tax information on-line at www.sanmiguelcounty.org and select <strong>Tax</strong> Information. This webpage will<br />

allow you to view and print your tax bill and also to pay on-line with an electronic check or credit card from January<br />

through late October. Be advised that additional fees apply for on-line payments.<br />

• If paying off a tax lien, payment must be made by certified or cashier’s check, wire transfer, cash or money order. The<br />

Treasurer is unable to accept personal checks in payment of a tax lien.<br />

FULL PAYMENT: Monday, May 2, 2011<br />

• U.S. POSTMARKS ARE ACCEPTED FOR THE THREE TAX DEADLINES ONLY.<br />

• MONTHLY INTERST FEE FOR LATE PAYMENTS: 1% PER MONTH STARTING ON FIRST DAY OF EACH MONTH AND ON<br />

THE FIRST DAY OF EACH FOLLOWING MONTH PAYMENT IS DELINQUENT.
